We booked this hotel for it's location near Hollywood blvd. What a great surprise! The price was great, $250 total for what is basically an apartment. It had 2 bedrooms, kitchen, living room, dining room, big bathroom and a terrace overlooking the pool. It was clean and the staff were incredibly nice. It is 2 blocks off of Hollywood blvd. Let's start with the good stuff ... its in a great location if you want to be close to the Walk of Fame, the Hollywood Bowl and all that jazz. The staff are very pleasant and helpful, but maybe because they are trying to compensate for what they know their guests are about to discover. I stayed here for 4 nights, & although there were quite a few things to "complain" about, overall I enjoyed my stay. I had originally booked a room with 2 queen beds, but was "upgraded" to a 1 bedroom suite. The living/dining/kitchen area was pleasant enough, but that was the only area that was airconditoined. Our first room was extremely hot with a broken shower head and weak A/C. They switched our room to another warm room with a broken TV. For the price and location, I am sure there is better in LA. It is very old and needs to be renovated. The muffins and bagels were decent for breakfast.

We had chosen this area because we were going to Universal Studios and The Hollywood Bowl in one day and for that it was perfect. Universal studios is 10 minutes by car and Hollywood Bowl is within walking distance.We stayed two nights. We got a small flat with kitchen, bedroom, living room and a balcony near the swimming pool. So, admittedly, the first day we got to the hotel a little late (approx. 10pm) - we were driving north from San Diego for a stint at Universal for a couple of days. Arriving late - in good faith - my daugther and I checked in at Highland Garden Hotel 7047 Franklin Avenue, Hollywood 17th of October 2016. Reception area looked OK and we were positive and optimistic.We got a studio which were beyond any description. A dirty and shabby room where no one could stay - even for a shorter time. We stayed 3 nights and it was the first hotel on our first trip to the US. The location was fantastic as we could easily walk to the main attractions. The gardens are nice. The reception staff did not seem to want to interact with guests. We are non-smokers and there always seemed to be people smoking along the main outside walkway to the rooms. When I booked the hotel, I read the reviews written by members here. What I'd retain is the issue of cleanliness, not that the rooms are not clean but they need refurbishing and you can find insects. However, the staff were quite pragmatic I have to say, with no hypocrisy, you know the style you see in other hotels "an insect, no way sir, this is the 1st time" on the contrary, they seems used to it and provided a new room directly. Well to start this hotel is where Janis Joplin died The place was like going back into the 70s and 80s style The room was clean and ok Swam in the pool witch was also great a lot of stuff to do in walking distance The price was fair Would check in again
