The room was disgusting. Dirty and old. Cracked tiles in the bathroom. Dirty floor. Really dirty windows. Didnt try the food... ok for a base but the room was filthy and would certainly demand my money back if it was a visit on a personal trip... certainly not an option for a romantic gettaway

Me and my dad stayed here during new years eve. Even though this is a big event we felt that we payed a ridiculous amount for what we've got. Don't get me wrong, the rooms are ok (even though the bath in the bathroom came with a description) but just not worth the money considering what you get, not even around new years eve and also because it's a bit away of the city centre I'd expect this to be cheaper. You definitely get what you pay for... if you want a cheap, budget hotel then this is it. Cons - dirty toilet seat, food on the floor, hairs in the bath, ignored at the bar when trying to get a glass of water while staff stood chatting to each other Pros - able to control heating, 25 min walk to town.

We prevailed two nights away in separate places and after the first night in a horrendous B&B we were very dubious about our second night stay as the price was half of the first B&B but thankfully the hotel is excellent. Very clean and tidy the staff was very friendly and helpful. Room was clean and spacious and the bed very comfortable. We had our evening meal and breakfast here which was lovely and reasonably priced. Would recommend and definitely stay here again.

This hotel was amazing value for a city centre hotel in Edinburgh..20 min walk to the usher hall..river views and walks to dean village and stockbridge...clean enough ..hot powerful showers..good value breakfast and dinners..nice staff..cannot fault this hotel..what did we pay ..£37 for a twin room per night..would definitely go back..

We only paid £22 for a double room booked last minute via booking.com. So straight away we weren??t expecting to come to a four star hotel. Reception staff at check in were more than helpful and pleasant. Initial impression of the hotel was it??s okay.....fair enough tired in places but generally we found it to be clean etc. Pet hate of mine is smokers standing right by the front door.....the smoke just bellows in. Firstly, I would like to pay a compliment to some of the extremely hard working and polite staff, especially Amy who offered to help me with a parking problem and was so lovely to my mom who is 71. The hotel is old and it shows. We had a twin room on the 1st floor. The room itself was clean. Bed linen was clean and it was more than sufficient for a base for our 3 night stay. Stayed here for two nights for my birthday. We booked in and were given directions to "The best room in the hotel" ten minutes later we were back at the reception asking for further directions - the place is like a rabbit warren. Generally tired with door handles etc missing. The room itself was big enough but it lacked the finishing touches, no wardrobe, just a hanging rail so all you clothes would get dusty hair dryer but the only place to plug it in was a table with no mirror thin duvet but ... Last minute decision to have a few days away. Given a lovely 4th floor room facing the river. Plenty of wardrobes space and draws, Ironing board and iron. Comfortable king-size bed with thin duvet and four pillows. Extra blanket in wardrobe. Clean bathroom with shower over bath, basin and toilet. Modern TV, kettle and hot drinks with carton milk. Stayed as a couple before we could take off to the highlands on a 3 day tour. A nice comfortable stay, extremely reasonable and nice rooms. A phone specially at the reception which you can use to call a cab anytime. Very close to Waverly station and Royal Mile with a 10 minute cab ride.
