Lovely hotel, staff were so welcoming. Sea glimpse room (Windows could have been cleaned) was decorated tastefully and the bed huge. Had lunch in the Harbour restaurant, very busy but service and food excellent ! The spa very busy before lunch but went for a sauna and swim at 5.30pm, very quiet. Okay, so the fact that I thought I'd paid in full when I booked and was met by another bill on arrival kind of put a dampener on the stay before it had even began. So read the small print when booking. Anyway, so the lift was tiny with a heavy metal gate to pull across and had pizza smeared up the wall and stank. This hotel bearly even rates 1/5 .... It is a clear breach of the Trade Description Act. We had three rooms (all on separate floors!) and each of them were a joke. We had carpets with stains all over them and black in other places, wires hanging out of walls in corridors, bedding that didn't fit the bed as our double was two singles (at different heights!!) so we asked for another blanket so me and my wife could BOTH be covered. Very good location and close to lanes for food and shopping.No wifi in rooms only on the reception which is a big minor.Also you have to pass from dining room to go to your rooms .Nice breakfast and big rooms.Nothing special but value for money Clean rooms

This hotel was lovely to stay in however unfortunately the night we stayed 6 rooms where broken into and we found the staff not to be very helpful as they where more concerned about there doors being kicked in. However with a slight raised voice the manager finally put on a temporary lock on our room and did refund us. Unfortunately these things happen however it will not deter us from staying again. I chose to stay at The Beach Hotel off the Regency Square and conveniently located next to the Brighton i360 which just opened in August 2016. The Beach Hotel was lovely. One thing I like about older hotels is the quirkiness...The room was nice an spacious. Our room was on the fourth floor overlooking Regency Square and I could see the i360 from our windows. There's a world of difference between old, traditional, classy and tatty, tired, overpriced! Having said that the hard bed and room was clean in general, the furniture was old and scruffy but the bathroom was fairly modern and clean, unfortunately the shower head had a mind of it's own rendering it neither use nor ornament and the rusted towel radiator didn't bother to heat up so pretty cold in there early morning! Stayed only for one night, booked up for a family room, two singles one double, all beds were rock hard very uncomfortable, breakfast was average, found pair of old socks under our bed, not belonging to us. Remote control was not working made it difficult to change channels. No wifi in rooms. It was ok for a one night stay but another night I would need to see a chiropractor after.

We stayed for 2 nights and was pleasantly suprised after reading reviews to have a lovely clean and spacious room (number 12). The location is perfect and the views from our room on the 1st floor were of the sea and i360. Some noise from outside and other rooms but what can you do? Wifi only in lobby area, breakfast was basic but ok for us, staff could smile once in a while! Overall better than expected

Brighton is such an expensive place to stay, and we booked late, so we are happy for what we paid. Location for us was fine, and if you want to ride the BA i360 it's right outside. The hotel is so dated. Worn out round the edges and no interesting furniture. Despite the owners lack of investment in the basic infrastructure, the day- to-day housekeeping and cleanliness are of a high standard, which can't be easy. We stayed on the 4th floor.
