Large room with pretty vaulted ceiling and fireplace. We loved the balcony by the river and spa tub. It was very clean. The staff was friendly and helpful. We didn't want to leave and will stay again, hopefully soon!

The room was extremely outdated and did not smell good. The bathroom was remodeled but the room and carpet were very old. The balcony, while beautiful and overlooking the creek, was very dirty and dusty. It had not been cleaned in a very long time. The pool was nice and the breakfast was just OK. Have been staying at brook side for many many years. The freshening up of the rooms make brook side the perfect place for a great price and with being minutes from everything makes it the place to stay in the smokes

Great location, spacious rooms, excellent housekeeping staff. Abundant, but starchy breakfast choices (and food service doesn't begin early enough for hikers). WiFi didn't allow me to see Facebook updates (or make my own), but I was able to use email.

close to everything in Gatlinburg. Spacious, clean, little mold in bathroom. Descent breakfast. Door to deck locks you out...need a screen door so you can listen to brook all night. definitely check out Ramseys Cascades while here, Rainbow Falls on the Roaring Fork motor trail is also nice. ask for directions to motor trail. not easy to find but only a couple mins from hotel

Rooms and the bathroom were very small. Being titled a resort we had a different picture in mind. We had no space to put our belongings. We found two bugs under our bed and the cleaning personal did a horrible job cleaning.

This is our first time visiting and we used a living social deal. We are so impressed with the cabin like feel, the view of the creek outside our hotel we absolutely can't wait to visit again. This is one of our favorite places that we have been to so far. We love clean older hotels!

40 years out of date, but that's ok because I'm old myself and don't mind the way things were back then. Rooms were clean. The sound and sight of the flowing brook was relaxing and added to the Gatlinburg charm, which you don't get in Pigeon forge. Good location, but the outside door to the brookside balcony would lock you out of your own room if not propped open. This was a great bargain! My fiancé and I had a really nice weekend there. The view from the back porch was amazing. The room was clean and comfortable. I would highly recommend this room. Great bargain!!

Older motel that has refurbished some rooms, but not others. Staff would not check in before 4 pm (even a few minutes before) despite reservation and hotel info saying check in was at 3. Housekeeping did not attend to the bathroom everyday and room had broken chair and front door threshold and sill. Free breakfast was decent and a nice plus.

We went to gatlinburg for a short trip and picked the brookside resort to stay in, the rooms are spacious, the beds are nice, the private balconies and the river views were reason we picked it and it did not disappoint! The price was reasonable and it was close to everything but far enough away to still be peaceful, I wish we could have stayed longer, we plan to go back later in the year and we will be staying in this hotel again

After reading a ton of negative reviews on this resort I was worried about checking in. I have to say how pleasantly surprised I was when our room was clean. Somewhat outdated but CLEAN. The maids were wonderful and front desk were nice (although one can definitely use some training in personality I have to say the parrot in the front office had more than she did). The cleaning staff at the hotel were very friendly and helpful especially when the shower in our room was clogged. We reported it and they immediately came and fixed it. We also checked in and had no remote control for our T.V. and they helped us get one quickly. We were not allowed to check in until 4:00 on the first day.They had two pools but was only able to swim in one. Close to all action downtown, easy to find, good atmosphere. rooms were great size. Didn't get the room I reserved. Reserved a double and I got a single. Love the view of the stream from the balcony. Pool area was very good. Love the side and the lights at night.

I loved my view onto the creek from my room, rooms were decent and clean, everything is walking distance. Pool is great. Check-in was at 3 but did not get the room until five, which does not really matter you can go to the creek, walk to the strip, or do whatever you want to do.

We visited Brookside the last week in June 2016. We had a very good experience with them. The room, pools, & grounds were clean and nice. We had a double queen room with a fireplace and a kitchen. The only bad thing about our room was that the kitchen was not stocked with the necessary items needed to cook with (pots/pans/etc.) and there were a bunch of little flies all in the room that would just not go away. Everything was great. Staff was friendly and the other guests very down to earth. Free breakfast provided cereal, make yourself waffles, biscuits and gravy, oatmeal and bagels (really more than we expected). Kids loved the pool.

Brookside is an old resort and could use some renovations. The bathroom was outdated and beds were old and uncomfortable. There was also food in the fridge from the previous person that stayed in the room. The elevator was scary I was afraid it would break down any second.

First time staying at brookside our family really enjoyed staying there. The staff was very friendly and and the breakfast is great too. Our family will be back next year. We have two kids so there play ground and pool with two slides was great for everyone. I highly recommended brookside resort to others.

This place was great. The kids loved the pool. The wife and I loved the balcony that over looks the beautiful flowing creek. It was very relaxing. This place is away from all of the hustle and bustle of downtown Glatinburg. It felt more like we were in the mountains and not in Las Vegas. Our room had a newly remodeled bathroom. We had an excellent room on the first floor of the largest building with entrances from the front (parked right in front every day and from the rear to a porch overlooking a great bubbling stream. The very large, clean room was very comfortable and had a refrig and microwave which was not listed in the description of the room. This is an older Hotel but has been remodeled. The room was very large with a fireplace, mid sized fridge, coffee pot and microwave. It had a balcony that overlooked the river. Very nice! They have a large pool with a waterfall and two fun slides.

We had a king sized room with a balcony. When we got there, our room had 5 flies flying around and we didn't think it was a problem; so we killed them and 20 minutes later we had 5 more flying around. The flies were so bad that we had them biting us at night and under our sheets. We started smelling a foul odor coming from the air conditioner and notified front desk and all the said was that they would have housekeeping check it out in the morning, so we had to sleep through flies buzzing around... It was a very nice, comfortable spot to stay. The service and personnel were great. The breakfast was very good. Did not use the pool. Gatlinburg and Pigeon Forge were very busy, Too busy. Would have loved more amenities and relaxation from the busy town. It is too touristy for me, high costs and always money oriented.

The rooms are outdated but very clean. Staff very friendly. They are in the process of updating the rooms. Walking distance to the Gatlinburg strip. The value is there with this hotel. Exercise room was nice also. Even a cable machine..

An adequate room, with decent service. The view of the Little Pigeon River from the balcony was a nice surprise. The hotel is far enough away from downtown that you don't have terrible traffic, and are closer to the outdoor attractions. The pool was nice.

Nice location. Nice pool. Mountain stream flowing outside of balcony is great. Breakfast needs to be open before 830. Bathroom remodel is going well. The next step needs to be flooring replacement throughout.

We arrived to find that our reserved handicapped rooms were given to someone else without letting us know. The front desk clerk seemed unconcerned about it. It did work out with the 3 rooms we got but that's not the point. When I reserve a handicap room for a wheelchair bound person that's what I expect to get. The pool was nice. The breakfast provided had limited choices but it was not bad. The staff were cordial but not too friendly. Not rude or anything just ok. The rooms were ok. Not overly clean but not dirty. The TV and channels available were good. The beds weren't bad. It's just an older facility and I noticed that several other motels in the area were old too. It's an ok place if you're not expecting anything great.

Beautiful view from balcony and spacious room. Would recommend to others. Walking distance from downtown but far enough away from traffic through town. Even has its own event center. There was actually a family reunion going on during our stay. Great stay for a great price

This hotel is located about 0,8 miles to downtown Gatlinburg. A trolley to downtown is available in front of the hotel. The pool is really cold and the breakfast area is too small for all the guest. Most of the time you don't get a seat. The rooms are clean but with old furniture which should be changed.

The room was clean but needed to be updated especially considering we paid 201.00 total for one night. We couldn't check in until 4pm even thought we requested a earlier time the two women at the front desk said they couldn't accomadate earlier times because the system didn't update until 4pm if that's the case why does the website say you can? There was a dumpster sitting in front so that was the first thing you seen. I probably wouldn't stay there again.

Staff was nice and helpful Room was clean just a little dated but bathroom had been remodeled. Rooms are on the darker side. Could use better lighting. Pool area was nice and the I loved the cover walkway over the stream behind resort. Would stay here again.

Thoroughly enjoyed the resort's location as well as the upgrades taking place. Kitchenette and breakfast offerings were only letdowns of my weekend stay. Definitely will stay again once upgrades are completed.

This was a spur of the moment trip. Location not bad, A little far down the strip but still walking distance . Room very dark and smelled like smoke even though it was supposed to be non-smoking. Overall clean. Employees helpful and nice. Not bad but not great.

Got this last minute and the pictures looked a lot better online. Room smelled and was very outdated. Amenities suffered to say the least. Breakfast was very limited. Coffee was weak. The only good part was the room was so poor that the kids stayed out of it and wanted to do stuff instead outdoors. WiFi was also very weak and spotty. My kids devices and my laptop would not stay connected. Overall just greatly disappointed.

The 1st room was horrible! The bathroom had mold around tub,urine at base of toilet, and dust on the blinds. Also the tub was stopped up when you showered and we were disappointed. My husband was able get us into us in another room and I can say that they were nice enough to to move us into a bigger room. Bathroom door would not close shut it would have to be taken down and re-hung (or so my husband says). Carpet had spots where things had been spilled and not cleaned. Lady at desk when we checked out was rude. I was supposed to get a refund on another room that I cancelled and Wendy gave me a cancellation number but it never went through I had to call back again and got Wendy again and she said oops she never did it. So she finally did it and I got it credited about 3 weeks later.

While being outdated, the property had a very nice welcoming feel. It embodied the feel you get while visiting Gatlinburg. It would have been nice to see some of the things updated like the shower. The beds were very comfortable and was very spacious especially having a family of 6.

My husband and I took a weekend trip and stayed here. Staff was extremely friendly and professional. The room was absolutely amazing. Newly updated and the balcony over the water was a wonderful place to sit and relax. Will def be booking here again.

This was our 5th time staying at this resort. The staff is very friendly and accomadating! Trolley stops in front of the office or its just a short walk to Gatlinburg which is nice! Also love the pools!

We arrived a couple of hours early and was not allowed to go to our room the Wi-Fi did not work we had a nice breakfast the pool was very nice the rooms are nice The View was nice like the sound of the river the ice machine on the top floor then work but all in all it was a good trip we only stayed one night so maybe if we would have got to stay longer probably would have enjoyed it more

We enjoyed our stay. The staff was very helpful and nice. We will be planning another trip soon to visit. The breakfast was good. Very peaceful place. So close to down town we walked everywhere. This resort is the best.

Fairly okay Resort for the money. The room we stayed in nothing was updated in what it looked like 30 plus years. Bathtub floor was yellow from age. Since we stayed in what it looked like the old part of the resort, there was no good clear passage to the swimming pool. The beds were not comfortable and pillows were flat. On the plus side we enjoyed the freshly made waffles.

Manger front end name was Rachel. Very rude inconsiderate and unprofessional. Owners need to consider changes in there managerial staff. Overall we enjoyed our stay. Room was very nice and clean. Pools were very nice.

My room was nicely renovated with a little rustic charm. The balcony over the "Brook" (really a River) was very relaxing. Weather was nice and the grounds were good for walking around and exploring. Not far from downtown but there was plenty of things to do nearby.

This hotel beats all around...our queen room came with a FULL KITCHEN...the beds are great...the pool is AMAZING for little ones...about 2 miles from here is a food city to save $$, and yes you can cook in your room....SO HAPPY WITH THIS HOTEL...off tourist destination so you can actually be close to nature.

You are greeted with old lawn chairs and the neighbors nasty ashtrays, open the door and the room is dark. The table lamp did not work, stains on the pillow cases, old set-in stains on the tub, the furniture was tired looking and the back patio overlooking the lovely brook reeked of cigarette smoke. We called chain hotel and left to turn in the cards, the desk clerk had no emotion and did not care that we were checking out only 15 mins after we checked in.

For the price of the hotel I could not be more pleased... It is rustic.. but the Brook is beautiful.. The kids loved the hotel and everyone was very comfortable.. the safe did not work but we just called and requested no services and had no issues. The walls needed wiped down.. Cleaner than some girls I've stayed in... The pool was perfect for the children.. Would definitely stay there again.

Just stayed at brookside on our way back from myrtle beach like we always do. This time I got the third floor room in leconte tower with two queen beds. Absolutely beautiful and cozy. Breakfast needs improved, hopefully they fix that before I come back in two weeks from 20th to 22nd. As long as my room is very clean and breakfast is great I'll be coming here with my kids every summer like I did with my parents. Pool is awesome too!

We only stayed one night in this "resort." Staff was very friendly and nice. Rooms however were a little dated. The main draw of this "resort" was the beautiful creek and I thought for sure there would be some sort of view of it but there isn't. You can open the security door and see it but the only window facing it was in the bathroom and it is frosted for privacy! We had a wonderful stay at this hotel. It was very clean, great amenities, pool w/waterfall, clean room, nice little river view. The beds were very comfortable. It is close to downtown Gatlinburg, had a nice breakfast place across the street. We will definitely stay here again.

Love it. The rooms are large. A lot bigger than a hotel room. Will definitely stay there again soon. The only thing I wish was different was they only serve breakfast from 8-10 if you're an early riser or a late sleeper you will miss out. Other than that I enjoyed my stay at the lodge and will definitely stay there again and will also recommend the lodge to friends and fill.

Owners are in the process of upgrading rooms at a rate of 1 a week. Breakfast was very disappointing as my wife tried it the first morning (a Tuesday.) Oatmeal in crockpot was gummy and oatmeal bar was non-existent as there were two toppings. .Biscuits were cold and gravy slightly warm. No yogurt. Apples and oranges were available. We stayed for a couple days on our way back from Florida. We love the area and have vacationed here. The hotel is not bad at all. I would not call it a resort by todays standards... maybe back when it was built. It does have a nice small pool with a little water slide and waterfall. There is also a shuffle board thing.
