Rooms were not clean, had mold on the shower curtains, strings of dust stuck on the vent blowing off when air conditioner was running. Resort/Condo was extremely outdated and not clean. The location of the resort was nice, you can walk to the beach.

we enjoyed our stay here! The price was good, we were close proximity to the beach - ocean view, short walk. Grounds are well kept. we did not use the pool so i cannot comment on that. The location of the resort is a short drive to restaurants and attractions. would definitely stay here again.

The facility was a bit older than others in the area, but over all well maintained and clean. The Hotel is on the beach with easy access and area is kept clean with Lifeguards in the area. There water line has been down and they keep giving us different times it will be fixed so they "offered" us to go down to the showers by the pool and rinse off! The front desk girl was rude!!!!!!!!!! Not worth the money! Go stay somewhere else that charges the same and is closer to pope avenue!

We've stayed here twice. The first time was okay, the second time was disaster! Not all condos are the same. Some are individually owned, so our experience may not reflect all villas. We stayed in building B oceanfront. It was dated and water stains and moldy spots all over the ceiling. The smoke alarm randomly went off for no apparent reason and the door was constantly sticking. While some rooms were old and out-dated, ours had been newly renovated. However, it still seems odd to open the door with a key. Overall nice and comfortable. Big resort so renting bikes is a great idea. Beach access is convenient and multiple pools on the property. We didn't eat at the resort, but heard from friends that food wasn't very good.

We stayed in the Tennis Villas. The condo was very nice and modern. It was two room condo set for six, but I'd limit it to four. The room was neat, but definitely not clean. We found papers and debris from previous occupants and the commode needed cleaning, but we quickly cleaned it up after going to the store for supplies. Usually we have a starter set of paper towels, soap, dish soap, etc but not here. So we had to make a mad dash to the store after spending 14 hours on the road. So be warned... Read more

Had a wonderful condo in Building C first floor, 2 bedroom, 2 baths well equipped kitchen, dining room and living room with balcony facing lagoon. We enjoy less crowds and quiet beach time. This resort totally fits our needs. Amenities well maintained, good food in restaurants and centrally located.We are seniors and will continue to visit as we also have family in Bluffton and Savannah. May even try a winter visit as we are in Pennsylvania.

My husband and I just spent a week in unit A125 and it was a great vacation. No rain the whole week and very hot temps made for some great beach time and kite flying. Our unit was well equipped for our stay and it was cozy with beachy colors and decor. We loved our balcony too. Great sunrise and moon rise from this location. Check in was easy- Trista S helped us with an upgrade to Admiral Row. Great location to beach and nice pools. Ate at restaurants on property-good service and fair prices. Had one issue come up but all the staff was great to work with. Will be back

Condos need to be updated. Carpet stained in two rooms, paint needed throughout. Amenities are nice, two pools, oceanfront restaurant/bar/ice cream stand, cheap bike rentals on site, 10 tennis courts. Website boasted no more than 3 min walk to beach from anywhere on resort, and we were in the tennis villas (not even furthest ones) and it took us 15 minutes to get to beach. Only way I would go back would be using vrbo.com so I could see inside the actual condo we would be renting.

Our Balcony overlooked the woods behind the condo and didn't feel very safe even thou they have security. There was a car that was parked right at our balcony that was occupied and running for hours at a time. We had raccoons trying to crawl up our balcony every night. We called security to have them removed after we had to knock one down. I am in my 40s and have always wanted to go to HHI but always worried about the time and the money. My daughter had never seen the ocean, so we decided to take a trip for her graduation gift. Don't count on streaming Netflix etc.. Engineer husband measured network speed during peak hours of 500 Kbps, which means "paint dries faster" than files download.Its going to take forever to post this review. Been coming for 6 years and wifi just gets worse every year. Beach is great.

This was our second stay. Both times had rooms at the front of the buildings closest to the beach - terrific views. We were first put in a very smokey room; receptionist was very receptive and changed us immediately. This place is not fancy, not luxury, but fantastic for families or people who just love the beach. Stayed in June 2016. Several of the rooms are rented out by the resort and by individuals. Each place is different. The one I stayed in was updated and had a full kitchen. There is security 24/7 on the grounds. The pool is the biggest beach front pool on Hilton Head Island. It was quiet at night...seemed to be families staying. Staff was wonderful, beach was amazing, condo was underwhelming! The ocean view was visible from one end of porch by leaning over railing. Condo was in need of updating and deep clean. It was just sort of sad. My tip is to book through Beach and Tennis website, you can see pics of each condo. This is not offered on Booking.com.

Our 2 bedroom condo was located on Admirals Row. Although a bit dated, it was clean and nicely appointed (we particularly liked the fact that it had beach chairs for us to use). Hallways in the building were a bit musty (smelled like an old museum), but the smell thankfully did not penetrate into the condo. WiFi was very spotty and we could not get cell service in the bedrooms. Great location a short walk from the beach. Good value overall.

The rooms were great. Obviously could be better but great for the price and the amount of time that we actually spent in the room! They have two pools- a bigger and smaller one and we preferred the smaller since it was a bit more relaxing. Super close to town and has amazing tennis courts. The security team was super helpful and nice and they had a great restaurant right on the property-- CocoNutz! This is my second time staying here and we'll probably come again!

This unit was on the fatherest end from the ocean so you could not see the ocean though this was not a hotel it is a condo "unit" it was well appointed, vert nice decor for a "Tuscany" ambiance listed for up to 4 but we found this to be a little bit too small for the 4 of us (2 adults and 2kids) nice furnishings though. and the beach was only about 100 yds away. This resort offered a variety of things to do like bike rentals, teki bar largest swimming pool on the oceanside, live music.

Booked a week starting July 2. Walked in to a mess! None of the appliances worked, except the toaster. Bugs everywhere! Notified the owner immediately and took pictures and was told a long term renter was there before and a deep cleaning would be completed when I left! Ummm... What about the week I paid for? It was filthy,smelled.

Stayed here twice and both times we were amazed with the accomodations and service!! Top notch in our eyes. The beach was well manicured, the pool is very nice and we also enjoyed our time spent in the lounge.

We love Hilton Head and our first two visits we stayed here. It is great because it is right on the beach with several pools and restaurant with bar and lounge on the property. The price is very good and kept very clean. We stayed at two different condos and found them both nice and clean. Our favorite building is Admirals row with each balcony having an ocean view.

We had a very good time at HHBT. Nice location and had everything that we needed. The only thing that I would change is that there needs to be umbrellas available at the pool. There is some shade available there but only on the deep end of the pool and my kids are too small for that. We love the sun but it's nice to relax in the shade too. The beach is beautiful there. The resort is well maintained. Will consider staying there again.

We stay at the Resort during the week of July 23. The property is nice. Clean and conveniently located. (BEACH FRONT) The units are independently owned but we book ours through an online site. Our unit was clean, the bathroom looked like it was renovated not too long ago. The kitchen needed an overhaul. We first found this on VRBO, but booked unit 327A through HH Tennis Club. Nothing on the internet or HHTC said this was a smokers unit so it was very smelly. We chose this resort for its closeness to the ocean and wasn't disappointed. Our condo's ocean view was distant and small, but I was prepared for this as I had booked last minute and paid a reasonable rate. Stayed in C building ocean view villa. Villa was beautiful and had a nice view of the ocean. Liked the fact that resort had security and asked for name and villa number upon entering the pool area. Liked that it was so close to the beach. Internet was good during the daytime hours, but seemed to slow or kick you off in the evening. Would have rated 5 star had it not been for the nighttime internet issues. Would definitely recommend and would stay there again.

We have friends who own the condo & let us rent it for the week. We have stayed several times. Love this resort. We rented bikes for 2 days. The bike rental guy is just a wonderful person!! He helped us get situated by height and added baskets to the handle bars for us. We rode the bike trails. Had such a good time riding to the shops. The beach is clean. We come here every year and stay in a 2 bedroom unit on Admirals Row. This is a safe, family oriented and oceanfront property. The pool with the bar and restaurant is huge. There is a smaller pool on the other side near the Admirals Row side of the complex. We were pleasantly surprised to find out that there is a catch and release fishing pond on the property. Each unit is individually owned so you take your chances when you pay in advance. Our room was located within walking distance of the beach, which was great. Did not appreciate the early checkout time of 10AM, however. Please note that if you book via Groupon you'll be charged a $45 cleaning fee. Spend a little more to book a proper hotel or resort and get decent beds and linens.

We stayed in The B building on the second floor and had an okay view of the ocean. Staying on a higher floor might get you better views. Overall, the place was clean, quiet and we encountered zero issues during our stay. The resort has direct access to the beach which I loved. We just returned from a 4 night stay at The Hilton Head Beach & Tennis Resort. The location of the resort is wonderful, with the ocean being in walking distance from our unit on Admiral's Row. I checked in on 8/20/16 and checked out on 8/20/16. Rented a one bedroom ocean view suite. I can sum it up with one word - NASTY! Don't waste you money if your going to such a beautiful place. Stay somewhere else - anywhere else. Charged us $75 for cancelling the same day.

We came down for a couples get away. We had a great time. The one bedroom condo was very nice and very clean. The staff was friendly & we loved that we had a short walk to the beach and also to the on-site restaurants. The whole island was full of friendly people every place we went. The 2 bedroom 2 bathroom unit was in need of a remodel. The furniture was also very old. The beds were terrible. The kitchen had everything we needed to cook some of our meals. There was a nice view of a pond off of our balcony. There isn't an elevator, which could be a problem for many people. It was a struggle getting some of the luggage up the steps.

The staff is helpful and everything was clean. We enjoyed our stay and the proximity to everything outside of the resort, including the ocean and beach. Resort is right on the bike path which made it a perfect location for my family. The reason I suggest you know which unit you are staying in is because our unit was billed as a ocean view. We loved our time at the resort. We loved the pool and the beach. The staff was great!! Our unit was clean, but showing its age. Our only negative was climbing the stairs to the 3rd floor. It was very hard for this retired couple to carry our stuff up and then bring it down at the end. We would stay here again, but not on the 3rd floor.

When I booked the room I called back several times to ensure this room was oceanfront. On my email confirmation it says oceanfront as well. Obviously, the front end team doesn't seem to care about giving your room away. I specifically paid the higher amount (200) for an ocean view. Resort is very outdated, all the condos are privately owned so the check in is very disorganized. You can't charge anything to your room so you have to bring cash to the pools. Good location near everything.

Love the beach bar, Jamaica Joe's, they make some great drinks. The other restaurant had some decent pizza and burgers too. And the pool was very nice. It's located right at the ocean, so no complaints there. As far as the rooms, they were average, nothing too special, but nothing to really argue about either.

We stayed at room 333 and it was a true oceaview. I had my cup of coffee on the porch overlooking the water every morning. The room size was decent and a bunk bed for my two kids. There was a small full kitchen enough to cook small meals. There was a small table to eat and a living room with a tv. Air conditioning was good, it was hot summer but perfect weather for the pool and beach which was just a walking distance from our place. We had a nice stay!

We wanted a weekend away. Upon check in the staff is friendly and we are hopeful. A dead roach is by the back door and a smaller slightly live one by the front otherwise the place is clean. The couch seems a bit dirty so we covered it with a clean sheet and when we go to the store, we get zip lock bags for any food and wash our dishes to not attract bugs. We came to the resort. Very nice staff. Nice villas on the outside from what we could see (we arrived after dark). Inside the villa, we found everything to be VERY outdated, sandy floors and to top it off, two dead roaches and a small spider on the bed. Nice view of the ocean though. However, we're never coming here again. We've only been here for about an hour so far...but again, we're never coming back again.

I am a certified travel consultant. Reception was pleasant. The requested room was for 2 adults and 2 children (16 & 10). It was SO small; it was about the size of most standard cruise ship cabins. We were totally dissatisfied. The front desk was accommodating and gave an "upgrade" which was only slightly larger. The cleanliness of the room was not to standard and everyone felt uncomfortable. The unit that we stayed at needed a big update. It was mildly moldy and a very musty smell through out the unit. It lacked a good cleaning and maintenance. The furniture was very old and stained and used. However the view was amazing and the resort offered much for your entertainment.

We recently returned from a stay. I must say that the grounds are beautiful, beach access is great.The view from our room (3rd floor, ocean front) was beautiful. We ate at Jamaican Joe's and the food was really good, good prices too. Huge pool area. Security people are a plus, always friendly and always out walking around. Really nice place for the price we paid. Room was a bit dated, but resort amenities were nice. Great pool, great playground, and beachside bar had decent drinks. Staff was superb to us. Room had no bugs, smelled and looked clean upon arrival.

First of all, we did not book through the hotel, so we chose our exact room and it was clean with hardwoods, granite countertops, stainless steel appliances,etc. The room was nicely appointed with cute beach d├ęcor. The amenities were great with a nice pool, bar by the pool and 2 restaurants. We ate at the sports bar and watched football. It was very good. We enjoyed the hotel, but would never book through them after reading the reviews about other rooms.

I booked this resort through a Groupon for my husband and I to get away for a romatic weekend. I read some reviews and learned that the resort was fun and nice, but the "rooms" were very outdated. This is a condo rental venue. Overall not bad, but lots of kids; thus the pool is inundated with them throughout the day and late evening. Me no like ... The unit I rented as nothing spectacular. Poorly remodeled. The bathroom needed better cleaning and/or grouting. The bedroom was not nice and cruddy. An old tube TV in the bedroom. Bottom line, I will not go back. I didn't feel welcome and you roll the dice with the units. Great for families on a budget.

We loved being right on the water, the property was clean and nice, and the pool was amazing. The condo we stayed in could have used some updating which has nothing to do with the complex itself. Would definitely come here again.

The secured complex has everything a vacationer could ask for...on-site sport bar and restaurants, pools, bike rentals and nearby trails, a white sandy beach front that is easily accessible, and condos that have terrific views of the Atlantic. All within a mile of the main highway, shops and restaurants...but you'd never know it.

If all you are looking for is a cheap place to stay this is your stop! The ocean front rooms offer a great view of the pool and the water. The units are tiny and the one we stayed in badly needed updating! You could not even fully open the closet door because a dresser was in the way! I have NEVER seen a gym that opens at 8 o'clock in the AM! That is just nuts. The best part of staying there was the bar on the property. The staff in there could not have been any nicer.

We stayed in a 2 bedroom condo overlooking the tennis courts. It had everything we needed. Enjoyed the balcony. It was a 5 minute walk to the beach. In late Sept. it was quiet. All staff were polite, took their jobs seriously, and were personable. We made use of the extensive bike trails on the island to explore. Bi-lo grocery and Sam's Club were close by.
