The staff are wonderfully helpful and accommodating. The hotel's location is hard to beat: right off a beautiful historic park and on the main shopping thoroughfare through the city - King Street. It is also one of the tallest buildings around, so you can always find your way back. The lobby is an elegant pre-war reception area that has the wonderful feeling of old-world Charleston. I stayed for just one night May 2016 and was very impressed from check-in to check-out. I pulled up after 10pm in the valet lane in front of the Hotel and ran inside to check-in and get information on where to park. The young woman at the front desk was very friendly, professional and personable. I knew from that interaction that the hotel would compliment her attitude. Came here twice two Christmas's in a row. Got both times for around $110 a night through priceline. Picked the prepicked price for 4 star at got this hotel. Me and my wife stopped here for 2 nights on our road trip of the Deep South and the hotel was clean and beautiful looking. The staff were great people and super friendly, especially Vinnie the doorman (and sorry but I can't remember the other guys name) who recommended some great places to eat. This hotel is very conveniently located and has a lovely, spacious lobby. The rooms are nicely decorated but be aware that the bathrooms (at least in the 3 rooms my friends and I occupied) were tiny. It would have been nice to have a small refrigerator in the room - an amenity that most hotels have. Staff was polite and friendly.

We stayed at this hotel for a conference at a "special rate" of $210/night. Note, self parking in the structure next to the hotel is $17/day. We spent a weekend at the hotel as part of a wedding. The hotel is in a fabulous central location near shops, restaurants and the historic district. This is an older hotel that has been somewhat updated. Our room was clean and generously sized but the bathroom was rather old - one small sink area and an older style tub/shower. Bathroom was so small you could not turn around. It would get wet and so steamy that it took 20 minutes before you could see in the mirror. My towel slipped from my hand and fell in the toilet! It would be impossible for an overweight person to use that bathroom.

Getting into this hotel can be a be a wait because of the location. Don't get frustrated - location is part of the charm. Give yourself plenty of time. If you are coming in for a convention that starts the same day you arrive -- try to come in a day early. Staff is friendly and very helpful. If something happen out of the ordinary they will do their best to make it right.

I would definitely recommend this hotel. It was located close to many restaurants and great shops. The park across the street hosts a farmers market too with food trucks on Saturdays. We loved it! We had free wifi in our room and free water bottles. The bed was so comfortable! Staff was extremely friendly and opened the door for us every time we left/returned.

This is an historic hotel built in the 1920s. Good location, easy walk up or down King St to Visitor Centre or to shops. The free DASH trolley bus also stops nearby. Generous sized rooms. No fridge. This hotel was hard to beat for location. Close to all the local stores for shopping, market, bars and waterfront for views. Walking distance to just about all the restaurants. Staff was very friendly and there was always a person available to "cart" you somewhere by bike. I was very disappointed in my stay at FMH. The price we paid was far more than the service we received. We ask three times for a refrigerator, which we were promised prior to our visit and NEVER got in our three day stay.The bathroom was rusty and in need of upgrading. Clean quiet rooms. Not a lot of action in the hotel which was great for sleeping. Rooms were big and clean and the beds were very comfortable. There is a restaurant on the first floor but I didn't eat there. It does have 4 stars. But it is steps away from all the action downtown. Parked the car and walked the city for the whole time I was there.

Loved our stay there. The hotel renovated the rooms since we stayed the last time. What an improvement! They are larger and more spacious. I think they combined two rooms. Our room was very clean and quiet. Staff was friendly and helpful. We had a great view of the park from our room. Was fun to watch the start of the Pokemon go craze from our room. Situated right on the King Street the hotel is a good place to be: walk out of the door and you are in the middle of Charleston. Our room faced towards the park and had a beautiful sight. It was very clean (except for the windows on the outer side). The bathroom was a bit small but ok. The room had a poor sound insulation - thankfully our neighbours were not too noisy. Staff was very friendly. Fitness Room was good.

I stayed here recently with a group of friends for a conference. Our room, 603, was spacious, clean, beautifully appointed with everything we needed except a fridge. Plenty of pillow choices, comfortable bed, cool room. Wifi was free and had good connections throughout the facility. Very nice hotel, staff and location. This seems to be an older classic style hotel or apartment building that was remodeled. Rooms are large. Some seem to be one room made up of what formerly was two smaller rooms. As a result, I had a very unique room that had two beds, two closets, three suitcase holders, a desk, a makeup table, and two bathrooms! The area offered good shopping, eating and site seeing. The conference facilities was kept a bit on the cool side. I would stay there again.

My wife and I were so pleasantly surprised by this hotel. The staff was so nice and actually wanted to help us with anything we needed. From the front desk all the out to the valet's, great people. 1920's nostalgia. This is not a modern hotel, but is still very clean and nice. Room with a view of the park, within walking distance of several restaurants. Walgreens across the street, staff friendly and helpful, can valet or self park in the garage. The lobby is beautiful. This hotel is pure class; lobby beautiful, rooms large, and nicely decorated. Deep cast iron bathtub was a joy! The bathroom was small, but with a tub like that, who cares. I would dearly love to give the Francis Marion five stars. It's a fine hotel with a perfect location, and we were upgraded to an eleventh-floor room with a view over the old town. It was comfortable and reasonably spacious. But the bathroom was as small as I can remember in any hotel I've stayed in for a long time, and that took the edge off it. I couldn't fault the place in any other respect.

My daughter and I had a wonderful time staying at the Francis Marion. Their staff was helpful and courteous. Our room was clean, neat and cool with water bottles for us each day. We were within walking distance of everything with the college. We will definitely stay here the next time.

Arriving at the Francis Marion Hotel was wonderful after a long trip. We were warmly greeted by the bell staff. Check in was easy and the room spacious. The beds were extremely comfortable with an assortment of pillows. Centrally located, it was easy to walk to the restaurants and shops. An unexpected surprise was walking across the street to the park and finding at least 100 people of all ages playing Pokemon Go. Very friendly atmosphere.

I enjoyed a lovely corner room on the 7th floor of this charming historic hotel located right across the street from Marion Square. My room had a queen bed with a comfortable armchair for reading or watching TV as well as the usual desk, dresser, TV console, etc. I had two views of downtown Charleston from both windows. This hotel is all about location! Walking distance to most everything! Rooms are large and beds comfortable. There are no frills or extras, but as locals we chose to stay here for the location. Staff friendly too.

Enjoyed our stay at this old hotel. Staff was very friendly and welcoming and the location was perfect for our CofC activities as well as convenient to dining, shopping and all things Charleston! Rooms were comfortable but the bathroom was a bit small, but that is to be expected in an older hotel. Will look forward to staying again in the future!

We have a child who graduated from the College of Charleston which is right next door. We always wanted to stay at the FM but college costs at that time prevented it. We very much enjoy our stay in the France's Marion. It is located in the main areas of Charlrston that you can walk to it take the free trolley bus that goes right the front door. The stay was friendly and provided excellent customer service and there is parking right next door to the hotel

We were in Charleston for a hospital surgery for my daughter and stayed in a 2 room, 2 BR 2 BA suite. It was perfect and the staff was incredibly understanding to our needs of valet, food, housekeeping, and check in and out changes because of the nature of the surgery. It was GREAT service, updated yet historic, across from a beautiful large park, lovely churches, top of King St. shopping...,,Great hotel. ;).

Favorite place in Charleston! Close to the college, new restaurants on North King, and the shopping south of Calhoun. Valet parking is easy, and the staff is wonderful. There are also a few rooms that have two bathrooms!

Spent a nite in a charming, smaller room at the Francis Marion. The room was clean, bed very comfortable, lots of light and good air flow. Hotel has a great, historic feel and i like it offers a full restaurant and bar, although our schedule didn't allow us to enjoy them. Great location. Friendly, efficient staff.

The FMH is in a great location in Historic Charleston. Many cultural, and upbeat venues are within walking distance. One of my favorite features is that I can drive up,, get out, and the bell service parks my car, and brings it to me whenever I want. The rooms are comfortable, the baths are small. The hotel itself is beautiful.

This is a recently-remodeled "era" hotel - great lobby, great rooms, up to date, fabulous ambiance and location. Good workout room. No pool. Front-desk clerk was great, and got us an upgrade to a suite for a very reasonable price. There was no breakfast, and the coffee bar was decidedly weak (not even any creamer!). Good location, clean, mostly friendly staff. I'm happy we made this choice for our first time visit to Charleston for a girls weekend. Only complaint are tiny bathroom, to be expected in older hotel, and no valet when both our cars showed up to check in. Oh and pack your earplugs if your room has a park view. The park was pretty loud at night.

This hotel is beautiful inside and out! Nice fluffy beds and spacious rooms. Some of the bathrooms are very small but functional. The staff is super friendly and treats you with true southern hospitality. The location is perfect to walk anywhere in the downtown historic district. The people who work here love their jobs and Charleston. Nice historical property with nice rooms, tiny bathroom, city noises (sirens, garbage trucks, traffic) great staff and perfect location. You can park your car in the garage about a half block from the entrance and use the free trolley to explore the city or walk out the door for epic shopping, dining etc.

I was visiting the hotel for a conference. Great, helpful staff but the very BEST thing was they located a lost item. I lost one good pearl earring hugging fellow participants somewhere on the conference floor. Assuming it was lost forever, I nevertheless told the conference organizers and the conference staff. We had a a room with 2 queens and asked for a crib which was okay for a few nights (still would recommend to bring your own baby bed sheets). The room was big enough to fit the crib, stroller and 2 suitcases and not feel suffocating. But there was no fridge and the bathroom is not the most convenient for bathing a 5 months old... The service is excellent, very friendly and accommodating! The hotel is in renovations but we felt no disturbances.

We stayed at the Francis Marion due to the location and historic nature of the hotel. We were not disappointed. The hotel has a beautiful lobby, nice rooms with comfortable beds. Our bath was very small but clean and neat. The staff was excellent, friendly and helpful. Don't miss the restaurant. We Swamp Fox has a terrific staff and wonderful food. We had stopped in for drinks and snacks in the afternoon and they were so good we went back for dinner. We will be back.

The hotel was beautiful and our room was clean and well appointed. My girlfriend loved the food in the Swamp Fox dining room. She especially loved the shrimp and grits. The hotel is centrally located on Kings Street. This is a very convenient location.

My husband and I went back to the Francis Marion this summer and again we had a wonderful stay. This time another couple joined us for the weekend and they too loved the hotel. The central location is perfectly situated in between the "old" and the "new" hot spots. You can't go wrong!!

My wife and I like Charleston. Staying at the Francis Marion let's us park the car for our entire stay. There are plenty of restaurants in the area. Out room was recently remodeled and comfortable. The bar downstairs is cozy. While visiting we misplaced our iPads. A night maintenance worker found them and they were at the front desk in the morning.

The rooms were well appointed although a bit small, especially the bathroom. The lobby of the hotel and rooms have been renovated. Restoration of the outside has begun but was unobtrusive. Because of the weather - hot and humid - we spent more time in the room than we normally would have. The bed was very comfortable. There were no drawers to unpack our suitcases, however.

This is one of the best hotels in the downtown Historic District. Had a 10th floor corner King room with great city and harbor views. Had mentioned we were also celebrating our anniversary and we were welcomed with chocolate covered strawberries along with turn down and chocolates for our bed when we returned from dinner. We never met Tracey the concierge but were very grateful for the kind note and surprise left in our room.Within walking distance to everything in the downtown area.

This hotel is a fabulous location but the rooms are a little tired. The rates are very reasonable and the staff is super friendly, so if you are not looking for the epitome of luxury this is the perfect hotel. Some updating and fresh decor would make this a superb property. Charleston is a wonderful destination so you don't need to be in your room very much anyway!!

Let me first start off by saying it is probably near impossible to get a 5 star rating in cleanliness from me. I am super picky. So, that being said the rooms (we had 2) could have used some fine tuned cleaning (hairs everywhere) and the bottom of the outside of the toilet was a bit "dirty. This is the second time that we have stayed at the Francis Marion and it is the best located hotel in Charleston. Literally in the middle of everything. Room is small but adequate and not unusual for an older hotel. A/C was excellent. Only drawback are the elevators. They are slow! There were 3 weddings in the hotel and it was not unusual to have to wait 10 minutes to get an elevator with many stopping but too full to get on.

This hotel is right in the historic district and about .4 miles from the Battery. You can walk almost anywhere. If you choose not to walk there are usually pedicabs right by the front door. When we checked in our door wouldn't open, but the staff upgraded our room at no additional charge and kept us on the same high floor (10th). Request a high room because of the traffic noise. The bathrooms are small, but are clean.

The room was extremely small and the bathroom...forget about it! Our room was on the second floor and the traffic and street noise was very loud. Also the parking in the garage was pretty inconvenient and for some reason the hotel rate was $1 more per night than their published maximum daily rate. The lobby was however beautiful.

It was a great experience from front to end. The staff very knowledgeable, helpful and friendly. The hotel was under construction but the hotel was extremely well maintain. My room was small but I was in the corner. So I had expansive views in both direction.

Our room was not large by modern standards but was large enough as well as clean, comfortable, and lovely. We experienced great service from check-in and bag handling to parking attendants and housekeeping. When checking in the desk gave us a great corner room. Very clean and loved the fact they had two desk areas and even a makeup mirror! Small bathroom but goes with the age of the hotel. Very helpful valet staff handing out umbrellas and getting a shuttle for us! Attending a conference and don't usually spend what they charged, but well worth it.

I've stayed in a few historical hotels in the past, and this one did a great job of keeping its old charm. The lobby and rooms feel like you've stepped back in time. The lobby and mezzanine are decorated nicely and it's always nice that there's a Starbucks in the lobby. It's also in a great spot in the middle of the action. We booked the Francis Marion through Trailfinders in the UK and were not disappointed. Must be the biggest hotel in the downtown area, very well appointed and very comfortable. High floor room with spectacluar view out to Patriots Point. Esay parking in the garage next door and within walking distance of everything in Charleston. Didn't eat there at all, too much choice elsewhere.

My husband and I stayed here 2 nights for our 5 year wedding anniversarry. Positives included great staff, perfect location, and awesome view from our room. The reason for only 3 star review is that although it is an old hotel I think it could be kept up better. Fixtures were falling off in shower,room was damp feeling, elevators were slow and dirty. The Francis Marion Hotel is in a great location. The hotel staff was so friendly and helpful in making really great suggestions for our visit. I was especially impressed with the front desk staff. We had several rooms and everyone was happy with their accommodations. The Farmer's Market on Saturday was a lot of fun.

Beautiful, classic landmark building, with just enough historical flourishes to be classy, but, deep down, she's a very comfortable Southern grande dame. The beds were comfortable, the service was acceptable-but, not awesome, and the army of bridal parties was like being in a swarm of angry bees. We attended a wedding in the area, and this was the designated hotel for guests. The lobby was fine, front desk personnel friendly. The breakfast food for the wedding guests was also good.
