While you might map out that this hotel is walking distance or so from the central things to do in Newport, that walk will take you over major freeways with no sidewalks, so it's a bit deceiving. So as long as you are okay driving or cabbing to the attractions, this hotel is fine. The price for us was very good (around $60 a night), and for that, it's a very VERY good deal. "Noisy" is one way to describe my stay...but I'll be kind. The rooms are kinda barebones. I stayed in two different rooms.. see below.. The second night I had to unplug the dorm room-sized fridge it sounded like a frozen food truck was parked in my room. I told the desk clerk about it when I checked out. Called MAINSTAY on a Wednesday morning for a room that night and thursday/We're in for two nights/.We got to Mainstay in time to enjoy a lunch special which is a bargain-7 bucks for a choice of about eight items including Fresh fish and chips. The property was not as I would expect. The screen was shredded on the slider door. The rugs had wear marks.The layout was very poor, my room was not accesable without either walking up or down several steps. We stayed one night at the hotel room and were less than pleased. This being the only thing that was available during the Oyster Festival in Newport we didn't really have a choice. The most pressing problem was the noise. Whenever a shower was being run, it was as if the person was showering in the room with us and the plumbing was with us as well. I stayed at this hotel for 2 nights while working in Newport. It's about a 10-15 minute drive from the main area in Newport and not really walkable to anything. The rooms are very bare bones. The air conditioning unit was extremely noisy and the door to the room felt flimsy and not secure. I wouldn't go out of my way to stay here again, but it was fine for the small amount of time I spent in the room.

One of the better rates on accommodation you'll get in Newport. Our room was clean and the staff were five but what really killed our stay was the noise. The walls are thin and you can hear anything going on in the hallway. Our final night we heard kids running up and down the hallway for two hours and later some guests were having a party with their doors left open.

I have stayed at this hotel a few years ago so that speaks for itself. The room was very clean as well as quiet. Quiet is a must for me. There are onsite laundry facilities, another plus. Newport Mansions are just a few miles away. I will stay here the next time I'm in town.

We only stayed one night but it was wonderful! The room was clean and comfortable! Breakfast was good and was served quickly!! Would recommend to family's and or couples . The location is Nice and is situated pretty close to downtown - with a car.

We typically stay in luxury hotels but because we booked our 4th of July holiday last minute there weren't many reasonably priced options. The Mainstay was basic, clean, with comfortable bed & all necessities. Driving or biking distance to everything. Receptionist recommended great restaurants. Shuttle to beach; so much to do outside you won't care what the room may lack in luxury. My only complaint is that the doors slam loudly. The front desk was very pleasant and helpful. The rooms are very plain and the ones facing the highway can be a bit noisy. The restaurant is not part of the hotel but the breakfast (not included) wa quite good and the service great as were the prices. It is about a 7 mile drive into the tourist area of Newport.

The Hotel has good location, no busy roads, has a pool and plenty of parking. Staff was kind. Good water pressure. Cons: room service forgot to refill the coffee bags and sugar, and that's important as the hotel doesn't offer free breakfast; gym is small and 'unwelcome'; room rug/carpet was sticky on certain spots, fungus was visible between bathtub and the tiles; ice machines were few and far away.

We stopped in Newport on our way to Plymouth and decided to check into a hotel for the night because we were so tired. Bob and the other man working the front desk were hospitable and helped us choose a room best for our family. We stayed in a 4th floor room w/ a fantastic view of the Newport bridge. Very tired hotel on the outskirts of Newport. We stayed on a Saturday and Sunday night in late June. The walls are paper thin and the occupants in the room next to us were very loud. I called the front desk but nothing was done. They were up at 7:00 yelling at each other. Didn't make for a very relaxing morning for us. For the price, I'll stay somewhere else next time.

Just a place to lay your head! Comfy beds, but no extra pillows or blankets-clean and comfy. Restaraunt within this hotel is good atmosphere good food. Pool are nice, great location! Staff friendly, grounds were clean as were rooms. -----------------------------

I stayed there with three teenagers. The hotel room was large and clean. The hotel staff was friendly. The location was good as it was close to downtown. There were no water views. The amenities were average. The breakfast was good, but it took too long to get it and the service was very disjointed. It was a good value for the area.

We stayed here at the beginning of July and got two rooms, one a suite and one a regular room. The suite was only a little larger and was 100 dollars more. The rooms were average the beds were uncomfortable. This hotel was clearly price gouging knowing that the area is a popular tourist destination. There were a lot of bugs in the area as well. I would not stay here again. For the same price, there are nicer places to stay.

We were pleasantly surprised with this hotel! Very clean, updated room with no carpet!! Hard wood type flooring that was easy to walk on and very clean! Room was spacious... We stayed in a king room and the bed was amazing. Staff were very friendly, restaurant reasonably priced with good food and very close to Downtown Newport area!! This is a great option if your not looking to spend a fortune to enjoy Newport. Hotel offers shuttle to downtown!! Big plus

Mainstay is a great place to stay. The price was a little high for the weekend but the service and hotel was great. Would stay there the next time I visit Newport! The restaurant has excellent food at reasonable prices.

This is not a luxury hotel, but the rooms were clean and beds comfortable. The best thing about the hotel to me was the restaurant - casual but very good with reasonable prices. Our rate was very high, but I'm pretty sure that was due to the fact we were in town for the Newport Folk Festival.

The room was very clean with laminate flooring. Fixtures are somewhat dated, and the room was a bit dark. The bathroom really could use a hook or two on the wall or door. Pool looks out on parking lot; it would benefit from some shrubbery; decoration. Overall a good value, and convenient to downtown Newport. Staff was very friendly.

We were there to drop off son at school and when we arrived we requested the view of the bridge and the Naval base. The front desk was very kind and accommodating. My room was huge. Wish I has time for the whirlpool tub. The water pressure was great and with the large shower head, the shower was wonderful. I stayed here recently for a wedding in Newport. At $329/night (tax included) I was very displeased. The toilet paper holder was rusted and falling out of the wall. The shower pressure was terrible and the tub faucet ran the whole time filling up the tub. The hotel itself is quite all right - but the cleaning staff is not. We left our room at 8:45 in the morning and hanged out the sign to get the room cleaned. As the staff was right outside our room when we left, they definitely saw it. Still when we came back at 3:30 it was still not done. The main entrance to the building is in need of repair. The hallways on the third floor should have the old carpet replaced. The room was sufficient and the AC worked good but $288 for a single night is to much for so little. Food at its restaurant was good. Minutes from downtown area and marina. Still not worth the price.

We enjoyed our stay at this hotel. Check in went smoothly and the staff were friendly and helpful. The location is near main attractions. The room was very clean and we had a great sleep as the bed was very comfortable. The price was the most reasonable in the area and we were able to easily get to all the main attractions. They offer a shuttle bus tickets at the time were $8 each which is cheaper than some of parking in Newport

Bathtub non skid strips need to be replaced. Peeling and looked dirty. Sink had plumbing problems. No umbrellas by the pool. 1 desk clerk was curt and rude. Restaurant in hotel had very slow service. Maid service was the only good thing. I do not fault the hotel about this situation. One night there were a bunch of kids who had come from a party. They were drunk and loud until 430am. Had to call front desk. Security came up to speak to them.

My husband and I had a great vacation in Newport last week. We stayed from August 8-August 12th, 2016. The hotel staff is extremly friendly and professional. This is not a luxury hotel, but it was a great place with very affordable rates. The pool was extremely clean and the staff maintained the towels at the pool. If this is all you can afford to be able to visit Newport then go ahead and stay here otherwise there are other options further from town and recommend those options. The hotel and room was dirty, damp and the AC was so noisy it was hard to sleep plus don't plan to get a shower any time soon after you flush the toilet, it runs forever. Don't fall for spending the money on the shuttle, it is cheaper to park in town for the day and you can come and go as needed.

The location was convenient to downtown Newport with easy roadway access. I specifically asked for a first floor room near an exit and they were able to make that happen quite easily, which was nice. We checked in and were given a King Deluxe. It had a sitting area - good I guess if you have kids. Room was clean but showing wear. The hallways need updating. Walls are dirty. If your looking for a cheap route than this place is it . Spent $165 on a room here over Labor Day and that was the cheapest around everyone was 300plus so we stayed here . You get what you pay for .. Small pilllows . Beds are not very comfy . I wouldn't give this place more than 2 stars but if your just looking to rest your head it's ok

Rooms were clean but the television was smaller than my son's computer monitor. Pillows were awful. No fan in the bathroom and no in room fridge as advertised. Very basic accomodations; clean, comfortable, but certainly not pretensious. Location is well removed from the heart of Newport, but a shuttle service is available for approximately $10.00 per person for all day use. Prices were obviously lower than most hotels more centrally located, but as indicated, this is really a bare bones, no frills operation. Halls were quiet with the exception of Saturday night. If you are interested in a bargain in Newport, this would work.

Arrived for a one night stay. Room decor and furniture very outdated and in need of an upgrade. Room was clean but had an overpowering smell of what the use to clean the laminate floor. A basic hotel that we found to be clean and comfortable. It is located directly across the street from the Newport Grand Casino, a slots only casino. We stayed 2 nights to attend a Newport wedding. This hotel is absolutely disgusting. Stay far, far away. The rooms are dirty, moldy and smelly. My husband and I tried to cancel our reservation after seeing smelling our room and we were told that they could not do that because it was their policy.
