We stayed here this past weekend and were quite pleased with the accommodations. The room was very clean and though dated, it provided great comfort and wonderful access to local attractions. The water could be warmer in the bathroom for baths and showers.

Rented a motel room here. Rooms are very clean. The Pemigewasset River runs along the back of the property and it was really nice to listen to its soothing sound. Slept well in the comfortable beds with nice linens. The room had a full bath with shower/tub combination, clean towels every day and a hair dryer. stayed here while hiking. was central to the white mountain area as everything seemed to be within a 30 minute drive or so. room was dated but clean, and have a microwave and fridge. the window faced out towards the river.

After a day hiking this was the perfect spot to come back to and relax. We rented one of the motel rooms but since there was availability they upgraded us to one of the cabins at no additional cost. The rooms were a bit dated but bed was extremely comfortable and you can't beat being on a river!!

Good roadside motel, conveniently located at the southern entrance to Franconia Notch State Park. Features friendly staff. Clean and comfortable accomodation among the pines by a babbling river. All the convenience of a chain hotel, but with much more charm.

The new owners are to be congratulated on the recent renovations done over the winter. The reviews we read after booking were not that good, so we were pleased to find new furnishings, good quality bed and new bath linen, which was changed daily during our 3 day stay. You can not beat the location .The hotel is close to Franconia Notch State Park, Clark's Trading Post, Woodstock, NH & Loon Mountain. Our room had a great view of the river and if you open the window you could hear the babbling river. We rented one of the rooms which was nice but a little bit dated. But the rooms were clean and the staff was very nice. You can't beat the price for the location and the view of the river out your window. Next time maybe we will try out the cabin.

The trails are great. We go to NH once a year and like the quiet peacefulness. We get to relax and enjoy the waterfalls. The motel could have been a little cleaner and upgraded. The size was small but it was enough for two people.

Overall, our stay was here a very enjoyable experience. We even stayed for an extra day. The owner had to move some rooms around because a regular was due to take our room on our original check out date. Close enough to all the major attractions: Franconia Notch SP is a 5 min drive, 15 min bike ride away. Town is another 5 min drive, 15 min drive. Area is quiet, quaint. The views are beautiful. A great discovery!!! This motel is a great place to take a break from the Appalachian Trail. The owner picked us up at the grocery store and the next day he drove us back to the trail. All at no charge and he would not even accept a tip. The rooms are comfortable (and very clean!) and they have a bathtub for soaking tired muscles. Clean, recently updated and really cheap. Saw decent reviews on Trip Advisor and decided to go for it .It's a drive up motel. We had a room but there are also little cabins on the property. Bed was new and very comfy... bedding new.. everything clean. That's all we needed. Just $60! We pass thru the area every summer or so and will go back.

My family and I needed a motel to use as an overnight staging area before a hike. We selected this facility based upon location and availability yet found we were totally charmed once we arrived. The proprietor was gracious and friendly, and the two-bedroom cabin we stayed in was charming. We had been camping and wanted to not spend the night in the rain and started looking for a motel. There were no vacancies anywhere but we were lucky enough that someone canceled their reservation. It's close to restaurants, the Flume Gorge and Cannon Mountain. It was a comfortable room and you could here the rushing of the river.

I stayed at this Motel with my family in 1959, and now 57 years later I spent the night for old times sake. Friendly, clean, and like a page out of yesteryear when small roadside motels were the norm. No, you won't find a bar or a night club or an exercise room. You will find a friendly owner, a clean room and a good night's sleep and, yes, internet, in the heart of the mountains. If you are looking for a modern, updated and pristine place to stay, don't stay here. But if you just need a clean, friendly spot with a comfortable bed, this is the place. It is convenient and cozy and I had the best night's sleep that I've had in a long time. I would stay here again. (I stayed in one of the cabins)

Stayed here with the family while visiting the White Mountains. I thought this has a perfect location. Everything is within an hours drive. Kancamagus is about 10 mins away, Clark's Trading Post is 2 mins, Whales Tale is across the street. Cottages are decent sized. Nice and clean rooms with comfy beds. We stayed at this motel for 1 night after visiting the white mountains area. We got a room with king size bed. The bed sheet seems white and clean. The room and bath need an update, and a clean up. The room was small and a little bit dark. Wi fi was poor. The staff was very nice and helpfull. Lincoln main street located about 5 minutes of drive in the highway, and there are no restaurants near the hotel (this is why I gave it 2 insted off 3 points). If you need a place for 1 night, it is okay.

The room was big but not very clean. the shower was small and not clean .it was cold at night. There was microwave and frige, the Wifi was ok. Its fine place to stay on the way, for one night and thats it.

We had a challenge finding somewhere to stay in the Lincoln area on a very busy fall weekend. Decided this would be ok based on reviews here. The gps could not find the address given online. Use Daniel Webster highway instead! The room was very dated and worn, but it was clean and smelled good. The location is out of town, and be aware there is nowhere nearby for coffee or food. You need to drive a way for anything.

I had booked a 2 night stay while planning a hiking trip in the area. I actually did not stay here so can not give a complete review but I wanted to post a thank you! Unfortunately I had a hiking accident the day I was to check in & ended up in the emergency room with a fractured leg. In planning a hiking trip to Franconia Notch with my son, I had found this motel listed at a good price. The reviews all indicated this was a no-frills, but quaint, clean, and friendly place to stay. We stayed in a cabin and it was like glamping. Nothing more but nothing less either. Very basic but it was clean and the heat worked. The rate was very expensive for what you get, but considering the crazy leafing weekend that we were there, and that everywhere else was sold out it is to be expected.

This was one of the least expensive options when we booked our last minute trip to NH over Columbus Day weekend. I understood what kind of place we were going to from the reviews so there were no surprises. The room was heated by a space heater, which kept us toasty warm. Very much an old school mom and pop motel experience.

Looks quite dated from the outside; accommodation is a number of cabins. It was nice to have a fridge and a microwave in the room, which was a bit small, though there was a table where I could use my laptop. In the summer you could sit out on the porch. The guy at reception was really friendly. You could get coffee there in the morning, which I didn't realise - he should have told me. My main complaint is it's so far out of town, though all the hotels seem to be located in that area.

We stayed at this little Motel two years in a row. It's basic but it's comfortable and they let us bring our dog. Beautiful Rocky Brooke/river out back. Close to many attractions. We love it and will go again!
