Spend a little more and go to the Courtyard by Marriott instead. This place is not a non-smoking hotel, and it has definitely seen better days. I booked through Priceline (mistake!), and I will never do that again if this is the kind of place they consider to be a 2.5-star hotel.

I opened a TripAdvisor account solely to alert people about this hotel. The entire reason we booked it was because we were moving cross country and had a gap before our rental in Boston began. I had an awful experience during my one night stay at the Extended Stay America - Boston - Waltham, located at 32 4th Ave. First, I was almost run down by the front desk person who ran directly towards me full speed to beat me to the door of the hotel. Its a nice hotel to spend couple of days. All rooms are good but Smoking rooms stinks a strange smell of cigarette. Better to stay on 1st or 2nd floor in non smoking room. This hotel have a small Gym with a treadmill & 2 cross work machines, have coin operated laundry machines. Only problem is house keeping is not clean.

The Hotel has a great location just outside of Exit 27 I-85 Waltham,MA. The Hotel is in good shape overall, but the front desk staff is simply "RUDE". No Customer Service Culture, They don't even look at you when you asked a question. I stayed 3 nights and left to another Hotel across the street. " Free Breakfast" is cold coffee and a granola bar.

Let me begin with the only positive on this hotel stay. Thank you for working with the American Cancer Society in providing rooms with deep discounts for patients, like me, who are in need of treatment away from home. We didn't know they do room service only once a week until after we had paid for the hotel thru Priceline. The room was quite small with one queen bed. There wasn't much place to put our two big suitcases except the sofa. Some luggage racks would have been appreciated. The kitchen was empty. We had to keep asking for items like the coffee maker, cutlery etc. pool was outdoors and had leaves and twigs on it.

Like another reviewer, I was really nervous about staying at this hotel. I did a Priceline Express Deal at the last minute, and this is what I got. I'd requested a three-star hotel and was disappointed because this hotel showed up as two-and-a-half and even two stars on most sites. I have to say that I was pleasantly surprised. Got this on a Priceline Express Deal. Obviously, they can't rent 150 rooms, so they have to go that route. What staff we saw, was not the least bit friendly. They barely did their job, that's all. Didn't know we didn't get the room cleaned each day. Towels and sheets were like sandpaper - very cheap. A/C blew right on you if sitting on couch, so you froze. Don't expect the room to be cleaned every day. Not very clean, smells. Don't count on the breakfast. For the price, they should provide better service. The staff are not helpful at all, it almost seems like a halfway house.

The location is remote from everything. There are some dining places and other hotels nearby, and thatā??s all. No shops, no houses, no locals ) And the public transportation around is poor. Hakim at the front desk needs to be fired. I stayed last week for a few nights, after finding a great deal on Priceline. We typically book hotels on priceline because prices are lower and it fits our company budget since we travel a lot as sales reps. Clean, affordable and pleasant hotel. The rooms are large and very clean. The front desk staff were pleasant and friendly. I have always had a very pleasant experience while staying at the Extended Stay America hotels. I travel frequently on business and have stayed in dozens of hotels over the past few years and ESA has always provided me with a pleasurable experience.

Pros: allowed pets! This was a deal breakers if it weren't an option. Another: room was very clean and had no odors. Third: pull out sofa for our college age son. Fourth: kitchenette..full fridge, a dishwasher ,microwave, stovetop. Cons: unless you ask, no dishes and pots and pans. But all you have to do is ask. But the worst was the grab and go breakfast. My family and I stay in the Boston area several times per year - we love the area. Although the room was clean and functional, the amenities listed for the hotel were very misleading. The two major items that convinced me to choose this hotel were the free breakfast and the swimming pool. The only items provided for breakfast were granola bars, instant oatmeal, and coffee. I stayed here last week while in town for the Forbes Under 30 Summit. The hotel was a little outside the city so not much traffic. The rooms were very nice, well laid out, plenty of room, and had a nice living area. Jeff was a big help in making my stay a very good one, he was very helpful of the few requests I had. This is a budget hotel that is super clean, well located and great staff. Kitchenette with coffee maker help manage both budget and waistline. Location, just off 128 and an exit up from I90 make this great for both business and metrowest family visits. I have stayed here before and will continue to use when in the area.
