- Because of the close proximity of the surrounding buildings the hotel does not provide guest parking. There are several parking lots and garages located near the hotel.
A bit of the hotels History. Until the 1940's the building was a private home. In the 1960's the building was refurbished and reopened as a hotel as it stands today.
Take I-10 East to the I-10/610 split, pass the ``New Orleans Business District`` and merge right at the Slidell/1-10 split. Continue on I-10 to the ``Orleans Avenue/Vieux Carre`` exit (235-A). The ramp exit will merge with Orleans Avenue. Move into the far left lane and take the U-turn at the sign that reads "N. Rampart via Toulouse." Immediately merge into the far right lane which will lead you to the Toulouse entrance into the French Quarter. Go 1 block past N. Rampart and turn left on Burgundy Street. Go 4 blocks down and turn right on St. Phillip. Go 3 blocks down to Royal Street and hotel will be on corner of St. Phillip and Royal Streets.
From I-10 East & SlidellTake I-10 West into the city. Exit at Orleans/Vieux Carre exit. At the end of the ramp, take a left at the light. Follow Orleans Avenue (which will go back under the Interstate) for 3 blocks until you reach the U-turn on Orleans at the sign that reads "N. Rampart via Toulouse. Immediately merge into the far right lane which will lead you to the Toulouse entrance into the French Quarter. Go 1 block past N. Rampart and turn left on Burgundy Street. Go 4 blocks down and turn right on St. Phillip. Go 3 blocks down to Royal Street and hotel will be on corner of St. Phillip & Royal Streets.

"As a senior citizen, I requested a room on the 1st or 2nd floor because, there is no elevator and it was 52 steps to my room. I made the request but when I checked in. The hotel never gave me the courtesy of a response.
I did not receive the free harbor cruise tickets because the hotel clerks did not have them and did not know how to get them. The clerk on Saturday was most helpful and tried to find out how to get the tickets, but the office was already closed. I was to come back the next day but it was my last day there and I had made other plans.
The bed linens were clean, but a couple had holes in them from what looked like cigarette burns."

"Hotel location is fantastic- parking is a menace- there is no parking available for hotel - the lot across from Jackson Square is good- $20/day and only 2 blocks away from the hotel if you drive to the end of the outdoor lot.
Staff was excellent and very accomodating and friendly-
The rooms are very TINY and most require climbing narrow, steep stairs- no elevator because of the historical building- rooms are clean and beds are comfy- doors are very heavy and make a loud noise when people go in and out- they could use something to make them squeak less in the middle of the night.
Breakfast consists of cereal, muffins, yogurt, coffee and juice- which is fine to start the day- would probably stay here again since the parking lot is less $ than most hotel lots- would stay here again because of the bellboys- they were very helpful to my elderly mother who had trouble with the stairs- they helped with storing the wheelchair and helped us get our room changed so she could stay on the bottom floor."

"I have stayed this hotel on more than one occasion, and each time, my experience gets worse and worse. I have given them more than enough chances to prove that they are a quality hotel. No elevator, most non-suites require you to climb an awful amount of stairs (steep stairs with low ceilings too). My husband is 6'7' and hits his head on the ceiling when trying to get back down the stairs. The rooms are clean, but the air is set on 71 degrees and in some of the higher rooms, it's uncomfortably warm. The staff WILL NOT change it, and say it cannot go below 71 degrees. Our last stay was our WEDDING WEEKEND (married in New Orleans), we were up in one of the higher rooms, in the hallway outside the room felt like 125 deg heat just sitting in that spot. We asked to be moved to another room immediately after checking in, were told to come back a few hours later, and if we were still uncomfortable, they would give us another room. After coming back several hours later, it was still too warm, but then they said all they had were master suites and we would have to pay for an upgrade. They would not adjust the temperature, give us another room, or provide us a refund. The staff and the front desk manager were rude to us. We left the hotel and had to find another hotel at 10:15pm at night and pay for another room to stay in for the night. Our friends and family WILL NOT be staying at this hotel ever again."

"It must have been newly renovated 5 years ago because it certainly did not appear as new and fresh as one would imagine. We upgraded our reservation to a Master Suite with a balcony and expected for $188.75 per night a suite fit for a king. While the bed was wonderful the rest of the suite was very sparse and the sitting area furniture was worn and stained. The balcony was not covered or even decorated and had very inexpensive table and chair. Not very comfy to enjoy sitting out on the balcony so we didn't use it but for 15 minutes. Storage and lighting in the room was less than you see in a Holiday Inn. We thought an upscale boutique hotel in New Orleans would be our one big treat for our 46th wedding anniversary and we were very disappointed. However, the staff was wonderful.
Also, we were also charged an additional $8.95 per night (mandatory) for amenities. So in essence we paid nearly $200 a night for something we feels was only worth about $50-60/night."

We were in 3 different rooms the first 2 days so we did not get to unpack when we arrived. We did get a balcony room the 2nd day. "This hotel is located in the french quarter. This was the second hotel we stayed at during our stay in New Orleans. This hotel is an older hotel but has been updated. The room we stayed in had marble bathroom that was really clean. The room had exposed brick and a queen size beds. The floors are hardwood. All in all the room was clean and comfy. The location was great. Royal street runs parallel to boubon street. Right around the corner is a fantastic italian restaurant named Irene's. The staff was very friendly. "

"Good points: Clean, large bathroom, comfortable beds, location is great..Bad: Our mini suite was nothing more than a tiny room, although it did have a neat balcony. Nothing in the room could be considered a suite, no refrigerator, no coffee pot, no microwave, no couch or extra chair. There was no drawers of any kind for storing anything, no shelves or anywhere to put your toiletries in the bathroom. If you are staying a few days you need a place to unpack. We did have a closet and stacked things in the floor. Stairs omg don't stay here if you have leg or knee problems, (which I do) the stairs are endless. Would not stay here again."

"I LOVED this hotel. The Bellman was AMAZING!! We came from Baton Rouge after bowling with all our equipment and he took it to our top floor room with NO ELEVATORS! He also took it all back down when we left and made sure we had a taxi big enough for 4 people and all our luggage/equipment. All of the staff was super friendly and helpful. "Spent 4 nights and days in New Orleans with my boyfriend over Easter weekend. We arrived after midnight and the concierge was beyond friendly - he was kind enough to give us names of great restaurants, tourist spots to see, and how to get there easily. He gave us a great first impression. Our room was clean, and had balcony access. The only minor issue we ran into was our bed had a bar out of place underneath and had asked one of the staff members to take a look while we were at dinner, but when we returned, nothing had been done. We were able to fix it ourselves, though. The location was superb, just two blocks from Bourbon, about 5 minute walk to bars. Royal Street itself is lovely and has a number of antique shops and galleries on it. I'd recommend to anyone visiting and doesn't want a big chain hotel!"

"The hotel was lovely. The small rooms have been renovated with all of the quality amenities but the building is an original 1800's Creole Townhouse. Lots of history, interesting architecture, and charm! The location is great & walking distance to everything: food, river, jazz, street car, Rouse Grocery Store, etc. Perfect quiet hotel to return to for an afternoon 'nap' before going out for a delicious dinner in the French Quarter. "Don't believe the pictures, newly renovated means a coat of paint. This hotel is awful, no elevators, first night had to walk up 6 flights of stairs to a roof top unit Room 39, they claimed to be a Jr, suite. It was a box next to an air conditioning unit that cycled on and off all night, No sleep here. I complained and they moved us to a better room on the second floor. I am not sure they understand what a Jr. suite is supposed to look like but this was closer. Breakfast consisted of warm to semi warm coffee with small sweet rolls. Upon check in they charged us a $150.00 cleaning deposit that was not mentioned anywhere in the advertisements, and 9.00 per day for COMPLEMENTRY amenities, which consisted of two small bottles of water and two individual packets of prailines, which if you used them they would not be replaced. It is close to the quarter and within walking distance of most everything. Plenty of great places to eat and have fun. Just not here."

"Very disappointed......expected a WHOLE lot more...the front desk staff had us waiting in the lobby 20 minutes while they tried to come up with change for $100 bill.......room was very small, no kleenex, few lamps, no hairdryer, no ref ridge or microwave, no other New Orleans events listing in room or TV channel guide....small towels and only one one of the two TV's worked......good thing we only stayed one day and knew our way around New Orleans....parked three blocks away from hotel....just a major mistake to book this place...never again...wish I could get my money back...still waiting for a refund on some bogus security deposit on my credit card...oh yeah, lots of added costs not mentioned in the billing...."

"Overall our stay was nice. The staff was friendly and very attentive. I understand this is a boutique hotel( we've stayed in them before), but our room was postage stamp small. We are not big folks and it was hard to get around the room. They also charge you a daily amenities fee of $8.95 for WIFI and other things that we had no plans of using. I'm sure I could have found use of that $ 26.95 for drinks or food.We felt our arms were being twisted and this charge should have been optional ."

"We booked 2 rooms, one jr. suite and asked for a balcony and one deluxe, on arrival we were not give the one with a balcony and was told that we should have asked for one. We told them we did and then the hotel changed and said that they could not always give room that were asked for.... they offered to move us on the second day if a room was avail. but could not say which room nor if we would def. move. Due to the many stairs this was an issue. The second room was not cleaned on the second day!!!. Continental breakfast is not correct, it has sweet cakes and coffee (which was cold). This is not a non smoking hotel - you may smoke in the open areas so if you want to enjoy the patio area or stay in the ground floor rooms you will have people smoking around you. No kettles, hair driers no place for clothes in the rooms."

"I take a trip to New Orleans about once a year. Stayed in this hotel a few years back and happened to get the same room. The renovations were very nice and I was pleased. Would definitely stay here again. Have Stayled in many of the hotels in the French Quarter some nice and others not so nice. This is definitely one of the nice ones."

"Right in the middle of all the antique and art shops on Rloyal. Just steps to Jackson Square. One block to Bourbon. 7-8 blocks to Canal St. 3-4 blocks to the Riverfront. 3-4 blocks to the French Market. Rooms are super clean and the staff is usr friendly. We just had the best long week-end in NOLA that we've had in five years of traveling to New Orleans five times a year.

"Well, it was a very cute looking room! But the bed was blocking the window to the court yard. So there was no view to the outside. Our main complaint was the one wall next to our bed was VERY thin, and the guest that were in that room were fighting literally for hours and hours on end. So to say the least the lack of sleep affected our stay. The other wall was brick so it seemed to echo off that wall. We complained twice which seemed to help for a moment, but they went right back in. It wasn't even like they were raising they're voices, it was the walls that needed padding. If they wanted to talk or argue ALL night should have been up to them. But it was at our expense! Which wasn't fair to us! Things I would suggest is that to do something about the 'wall', and move the bed sideways so that the view out the window can be accessible. Don't stay in 'room 10'. This place does seem like a great place to stay. My thought that it was just that one room. It is also an idea for location. It is very close to Bourbon St., French Market Place, and Jackson Square."

"This was the WORST Hotel I have ever stayed at. First of all, I was told they were PET FRIENDLY but they DONT accept pets! I was there from Wednesday to Sunday morning and only had room service 2 out of my 4 days. The 2 days that they did clean the room, they left the garbage and didnt change the sheets. Towels were cleaned but no shampoo or soaps were provided. They are suppose to have Valet Parking for their guest and their LOT WAS FULL my whole stay. I had to park almost 10 blocks away! One of the front desk personel told me they had coffee 24/7, that was false. They offer a continental breakfast with coffee & pastries only. My husband doesnt drink coffee...they had no juice or alternatives to coffee. The room was LOUD! Couldnt sleep at night due to the constant noise. This is by FAR THE WORST HOTEL I HAVE EVER STAYED OUT. I usually stay at the Bourbon Orleans but changed accomadation because I wanted to bring my dog with me. Bourbon Orleans does not accept pets..This Hotel says they are PET FRIENDLY BUT THEY DONT ACCEPT PETS???? WORST EXPERIENCE EVER and more expensive than the Bourbon Orleans which is an amazing hotel with top customer service and always parking available for their guests!!!!"

"I travel extensively and therefore stay in hotels/motels a lot. I travel to New Orleans frequently and am always looking for new places to stay (and to recommend to friends and family since I am often asked about places to stay). After more than 40 years of travel I can truthfully say that my experience at this hotel was absolutely the WORST!!!!!. I planned and booked this room in June for an October visit. I reserved a 'Deluxe Queen' at this newely renovated place. When I was shown to my 'Deluxe Queen' room my first response was, 'ok, where are the cameras because I know that this must be some kind of practical joke.' When I say that this room was TINY is a gross understatement. I actually have a closet in my home in Memphis that is larger than this room!!! The closet was a hand made plywood box/cube about 3'X4' with a hanging rod on one side and cubicles on the other side. The 'in room safe was sitting under the hanging rod (and NOT secured to the floor or walls in any way) which left very little room for the clothes to hang. My clothes actually piled up on top of the safe. The telephone did not work the entire time I was there even after several requests to fix it. The bathroom was small but adequate. HOWEVER it was 'filthy' with toothpaste (or whatever) splattered on the mirror and the toilet had NOT been cleaned from the previous guests. There was significant 'evidence' that the toilet had been well used BUT not cleaned. The lamp was left over from a very bad yard sale and sat on a homemade table made from the left over plywood from the 'closet'. The initial staff that I was forced to deal with was the absolute worst! They have NO concept of customer service and the attitude of a pit viper. I was actually initially told, 'this is what you booked, there is nothing else, take it or leave and there will be NO refund - have a good evening'. In retrospect, the attitude from the initial staff was what made this stay what it was and could have been avoided. I was forced to stay in the broom closet the first night and thankfully late the next day another front desk employee made the mistake of asking how my stay was going and I told him. He was pleasant and offered to try to find something else - which he DID. So if he could do it, why was the original front desk clerk unable (or unwilling) to do the same? The price was fair for the second room that I stayed in (but not the first) and the location was very convenient for the activities that I participated in while there. If you are looking for a place to stay in New Orleans and you don't mind the glorified broom closet - referred to as their 'Deluxe Queen' - and being treated and talked to like you are less than human and not even worthy of being in the presence of the front desk staff you could stay here. However, there are LOTS of other places to stay that might actually appreciate you being there and spending your money with them. This place does not know the meaning of hospitality and certainly has no concept of customer service. Oh, and the rats in the courtyard were as large as a small cat!!!"

"This hotel was perfect. The location is 1 block from Bourbon Street in a street filled with Art and antique shops. Add bayou music street entertainers it is very Bohemian. The hotel is shiny new, modern yet, not. An owl tooting at night should have annoyed but added to the experience. Its on the Buggy tour, thats how good the location is!"

"This was our 3rd stay in the quarter. The previous two times we've stayed at the Olivier House and while we've always enjoyed ourselves there, were looking for something a bit more modern and closer to the Marigny.
Well we got exactly what we were looking for! The rates were very reasonable and the accommodations were great. We never had any creepy-crawly encounters in our room which is impressive in the Quarter. If you're looking for cookie cutter, boring, new, hotel...keep looking. If you're looking for a clean room in a charming, old world building with character and style, give it a chance! Embrace the fact that the Quarter is extremely old. There's nothing like sitting out on a slanted patio and enjoying the music and culture.
Always keep in mind that rooms are a dime a dozen in the quarter. Be open minded and remember: if there's something you hate for any reason, another room is always about a block away.
While staying here you're so very close to incredible food, art, music, and bars. 1 block from Bourbon but give the rest of the Quarter a chance...there's SO much more to enjoy than smelly Bourbon St.
Overall, enjoyed it very much and will definitely come back!"

"To love New Orleans, you have to love its charm. That's what I love best about Hotel Royal. That and the beautiful room, the courtyard, the view from the balcony, proximity to everything, and especially the staff. From the moment we got there to the time we left, they made sure that everything was exactly what we wanted. It was so nice to come back each morning after walking to breakfast to a beautifully made up room. Our porter couldn't have been nicer. Actually everyone was great and you can tell they are working as a team, and working to turn around from the previous management. It shows. The renovations have hit the perfect mark between old world and contemporary modern. Stay again? Yes Recommend to a friend? Absolutely yes"

"Do not believe what you read from older reviews. This hotel has been totally revamped. I cannot say enough good things about it. I have stayed at the $300 a night rooms in New Orleans and this one was just as nice. The staff was absolutely super. The room was clean and very modern. No parking except street which is common for New Orleans. We stayed three nights and had a nice, comfortable rest while there. The rates were amazingly low especially to be ONE BLOCK from Bourbon. This is a great location and within walking distance of everythng in the Quarter. I WILL stay again!"

"Quirky little place , but in a nice way. Close to everything in the Quarter. Nice big bathroom but had to move a table in to put tolietries on. Very comfortable bed with wonderful pillows.We had two rooms, both with a TV but only one remote. The TV in the sitting room got 100 channels but the bedroom one only 50? The staff was friendly and the room was always clean. Noise was not a problem. Would definitely stay again."

"Just of centre in The French Quarter, by that I mean near enough to walk anyware but far enough away to miss the crowds/noise/music. Is on the buggy tour so historic location. One block from burboun Street, on Royal Street great Art and antique shops and street entertainment. The Hotel is spotlessly clean, modern rooms in old surroundings. No tea/coffee/coke machine but 24 hour grocer 3 blocks away. It is just great, cannot fault it. staff helpfull as well."

"When my boyfriend and I first got there, they put us in this tiny little room with a tiny window and a tiny bathroom and the you had to slam the door just to shut it. The best part is i paid for a master suite. They told me at the front desk that if i wanted a master suite id have to pay extra money and there wouldnt be one open for another two days. So i called book-it and they took care of it for me and we were suppose to move into it the next day. They took hours to get it ready! they kept telling us 'soon', it took 3 and a half hours for them to have it ready. After that, every thing was great. The guy at the front desk told us the best places to go to eat and drink. The house keeping staff was great. Every one was friendly. the master suite was amazing!!!! i will come back to this hotel."

"The Hotel Royal is a cool hotel in the middle of the French Quarter. Our room was very tastefully furnished in mostly a white & black modernish style that worked very well with the old architecture of the building. The staff was very friendly and helpful. The room was clean. The location is top notch.
Our only complaint: You have to ask the front desk for a hair blow dryer and when we asked for one they told us that all of their blow dryers were being used and we couldn't get one until the next day. That didn't go over well with my lady."

"I had read bad reviews of this hotel after we booked in April and was a tad worried. The hotel under went a complete overhaul 3 months ago. The hotel is amazing...clean, modern, marble bathrooms but with definite New Orleans charm. Our room was gorgeous, they were kind enough to upgrade us for our wedding. We loved our room and the hotel!! We stayed at the hotel for 2 weeks and we were sad to leave. The manager and staff were absolutely amazing and attentive. They even helped my bridal party and I get to our ceremony! The hotel is in a fantastic part of the Quarter. It is close to great restaurants and bars. We are definitely going to stay there again!!!"

"Reading some other reviews on different sites I was nervous to stay here but I am so glad we gave it a chance. I fell in love with this hotel and will not stay anywhere else when going to New Orleans. The staff was very helpful and so nice. The only thing I can think of that I wished was different was the size of the room. It was a little smaller that I would have liked but I guess that is our fault for not upgrading to a bigger one!! I would recomend this hotel to anyone and we will definitely be coming back."

"We had a great time at the hotel. The wonderful experience started days before we ever got there when I was assisted with making a last minute room addition (3 days before checking in Halloween weekend). I can't say enough about how great the staff was to us. The guys helped haul ALL our luggage upstairs, and let me tell you, we had some luggage. They also helped haul it back down when we checked out. Those who complain about no elevator, go back and read what this building started out as and perhaps you will be a little more understanding as to the fact that they have no elevator. Complainers should also remember where you are staying, the French Quarter and if you can't huff it upstairs with your bags and not complain, then go stay at the Ritz Carlton where they will gladly escort you to the elevator for a much heftier price than what you pay for this lovely, friendly, and extremely 'New Orleans' hotel."

"This was our second stay at hotel royal, when we left the last time we promised ourselves that we would never return. I called and talked to the employee at the front desk and he assured me that things were not as they were before. We decided to try it again and I am so glad that we did. It was like daylight and dark between this trip and the other one we took. The last time we stayed was in the winter, the room was cold, it was filthy, the tv was a mess, the bathroom was sub-par, it was horrible, we did not even have sufficent linen for the bed, they did to their credit go and get some out of another room. This time we were highly satisfied, my fiance and I would recommend this hotel to anyone who wants a good stay in the city. One issue that arose this time was that the air in our room was malfunctioning and when we reported it, we were told that if it did not begin working in about an hour, we would be moved to another room and it would be an upgrade.We did have to move and it was indeed an upgrade. We spoke to the manager and compared jewlery, he informed us that he bought his bands on Magazine St and we will probably shop there also. The stay this time was remarkable, and if anyone wants a romantic stay in the city, this is the hotel for you. It has improved at least 80% from our last stay, Keep up the good work."

"This was not your standard chain hotel. It was very interesting with most of the rooms opening to a very nice courtyard. The floors were original refinished wood, they updated a lot in the rooms and did a lot with the original structure that was very interesting and different then most hotels. The location was great, close enough to walk to any place in the Quarter and just far enough to avoid traffic and noise."

"Room was clean and modern but small. We ran into the mgr. in the lobby and gave him some suggestions. He told us that he would not have put us in that room (referred to it as 'the cabin room' because it is small like a room on a ship) because there was two of us. Room needed a little dresser for clothes and a hook or two on the backs of the doors. It also needed 1-2 folding chairs (could be stored in the closet) so you could sit somewhere besides on the bed. Courtyard needed more plants and greenery. Towels were soft and fluffy. Beautiful duvet. Staff was very helpful and friendly. Location was perfect for our needs. Manager took our suggestions well and wrote some down. A writing desk in room and/or lobby for postcards would be nice too. Place had a lot of character and history. We had a nice time there. Very reasonable rates. Go for the bigger rooms."

"Got to the hotel early(9 am) asked the front desk clerk if she could call our cell when room was ready. Never got a call so we returned at 3 pm and checked in then. Stated on hotel website that refrigerators were available upon request. Front clerk told us they had none available. We were shown to our room and we were very satisfied with how large the room was, beautiful white bed linens, nice bathroom with shower and most important it was very clean! Heard alot of noise from 2-4 am from people outside room going up and down the steps th their rooms. While we were there they were doing alot of construction in the courtyard-saws and hammering at 8 am. Courtyard nice to sit and hang out but could use some ceiling fans for ventilation. Met the owner,not very personible! All in all decent place to stay for the cost and would stay again. No parking available!"

"First off, You have to understand from the beginning, THIS is one OLD stucture. This is NOT the OMNI/Marriott/Hilton ect... Was it PERFECT, no, but with the few things that i would consider needing to be looked at, I would stay there again, and Recommend it as well.
From the check, in overly helpful, room cleaned, fresh towels. You can see they are still in process of doing renovations. And even with that, rooms in a building this old only so much can be done and be expected.
And the fact that it is right there in the HEART of the QTR, made it that much better."
