The Historic Rathbone Mansions are two stately antebellum mansions, located where the French Quarter, Faubourg Marigny and the Treme Historical District meet. Both of the mansions are located on beautiful Esplanade Avenue, amongst the ancient Spanish oak trees and 19th century Creole mansions. Immerse yourself in everything the French Quarter has to offer, from the bars of Bourbon Street, to the elegance of the Royal Street antique shops. Cafe` du Monde, the mighty Mississippi River, world-famous New Orleans cuisine, and all that jazz are just steps away!
Enjoy watching life go by on stately Esplanade Avenue from the large front porches featured at both properties. The Treme Historical District is the oldest neighborhood in the United States and the birthplace of jazz itself. Originally consisting of over fifty percent churches and convents, the neighborhood took a drastic turn in 1898 when the city took a section of Treme and named it Storyville. Treme was home to an extraordinary roster of jazz musicians, from Buddy Bolden and Sidney Bechet, to Jelly Roll Morton and Louis Armstrong.
Louis Armstrong Park is only a few blocks from the mansions. Around the corner lies the St. Louis Cemetery, the oldest cemetery in New Orleans, where the infamous voodoo queen Marie Laveau lies buried. The Faubourg Marigny was originally a Creole neighborhood and provides a welcome alternative to the bustle of the French Quarter. Pastel shotgun homes share the neighborhood with cafes and clubs. The main artery of the Marigny is Frenchmen Street. During holidays such as Halloween and Lundi Gras (the Monday before Mardi Gras), Frenchmen Street is blocked off to traffic as it becomes a circus of people, music, fire and dance. Frenchmen Street offers numerous music clubs in two blocks with an astonishing variety of live music - everything from jazz to Latin, to rock to reggae to funk to rhythm and blues. In the same two-block strip there are sevral restaurants offering Jamaican, Thai, Lebanese, Creole, Italian, Soul and Health foods. All these experiences, sights and sounds are just minutes from the doors of the Rathbone Mansions.

- The Rathbone Mansions consist of three separate historical buildings and there are NO elevators or wheelchair/handicapped accessible rooms on property. All guest rooms and suites have steps leading up into them.
- All Check-ins are processed at 1244 Esplanade Avenue.

"The two mansions are charming but in need of a good cleaning, safety check & major de-cluttering. The common area for check in-breakfast are littered it with personal clutter. The hall & stairs to our room were in desperate need of a good cleaning the 4 nights we were guests. Stair rail was very fragile. The common pool area was charming but several patio chairs were completely broken and dangerous.
The owner and chef are very friendly & helpful- but the chef is very opinionated and too personal with guests.
Our room had previous guest hair on comforter, shower, bath floor. The bath sink fixture was not attached to the wall & our shower pan needed replacing. Our private balcony door hinge was rusted & did not lock."

"I've never stayed at a B&B until my stay at the Rathbone, and if this is how they all are, I would probably never do it again. We stayed in a king 'bourbon street' suite, but the rooms were pretty dirty, looking like they havent been tended to in months. Aside from dirt on the walls, crown moldings, and kitchen, as soon as I opened the kitchen cabinets, there were used syringes on the falling shelves inside. I would say that the only upside to our stay was the nice staff and decent breakfast good enough to hold you off a few hours. Wouldnt really recomend this place to anyone, but I guess you get what you pay for. And even at that, I think I paid too much for my stay."

"My husband and I stayed here for 4 nights for the Ironman 70.3 event, and we loved every minute of it! It was a nice change from chain hotels that are big and crowded and all look the same. This felt like we were staying at a friend's house. The place is old of course, but the rooms are cute and a good size. The staff was all very friendly and accomodating. Breakfast was awesome-- there was a huge assortment of items including breads, bagels, fruit, cereal, yogurt, oatmeal, etc. And there would be a daily special that ranged from cheese omlelets to sausage and egg casserole. The pool was nice too. The location is awesome- far enough from all the chaos but close enough to make for a short walk to the Quarter. If you are looking for a laid back, quaint, authentic experience, I would highly suggest the Rathbone Mansions. If you are high-maintenance, look elsewhere."

"We got a good bit of exercise since this house is about 15 blocks from downtown (Riverfront) but the staff was fabulously helpful and friendly. The rooms were appointed nicely and the linens smelled great. The houses are old and needs some TLC but it didn't diminish our enjoyment of it. Rooms right on the street are noisy on the weekend."

"The overall value of the Rathbone Mansions is good only if you are on a super tight budget! I am accustomed to staying in much nicer Bed and Breakfast Inns. This Inn is what I call, charmingly trashy. You get what you pay for, and now I can see why the room rates were so cheap.
The Inn is made up of two mansions. We stayed in the 1227 address, which is NOT in the main house. That didn't really matter too much. Our Room was a double queen suite with a balcony. The home is in great need of repair and updates. The stair railing is wobbly with broken spindles and not safe. Our Room was very outdated, but it was clean. I don't know if the balcony is safe to stand on either. The AC made noise the first night and the second night our balcony door broke at a hinge and rendered it unable to lock. It was never fixed during our stay and we had to prop a chair up to it to keep it closed.
The parking is difficult if you have a car. There are just a few spots and they are hard to drive or back into due to the narrowness.
Bourbon street is just a few blocks up, but it is probably a mile walk to the bars. Frenchman street is closer. Ladies need to wear flats, or get a taxi for high heels.
The staff was nice and courteous, but they are definitely gone by 6:00pm everyday.
Breakfast in the morning is adequate , but nothing fancy.
There also is NOT the usual Wine and cheese refreshments at 5-6 like most Inns.
So, if you need a cheap Bed and Breakfast with no frills this one will do, but if you want to be pampered and have the ambiance of a beautiful, nice old mansion, this is NOT for you."

"The Rathbone Mansions was a really great place to stay. The room was clean, the bed was very comfortable (with fluffy pillows!) and private. We had the majority of our breakfasts at the Inn. The cook was great - both her cooking and personality. The location was perfect and we were able to walk everywhere in the French Quarter - which of course helped us work off some of the amazing food and drink we enjoyed. We were there for the French Quarter Festival and it was great!"

"This 1840s house is a little threadbare, but the staff and service more than make up for any deficiencies. Our room featured a BIG painting of NOLA musician Trombone Shorty - and there is local original art throughout. It's hip and fun. Pat the manager and Peacy our breakfast cook made us happy every morning. Other guests were remarkably friendly. I wouldn't stay here if you don't like people! Our king-sized bed was luxurious and comfy. Fodor's recommended we not walk in the Treme district, but they're wrong, at least in this particular area. The neighborhood is lovely and welcoming. People smile and nod to each other on the street. There's a great bar (Buffa's) down the street, and the Port Of Call (best hamburgers in NOLA) is a short walk away, as is the music scene on Frenchmen Street. Staying at Rathbone Mansions was literally one of the happiest, most fun hotel visits I've ever had. We're definitely coming back next time we're in town."

"The rooms are clean and quaint. We stayed in one of their smaller rooms but it was comfortable and clean. We had cable TV, if you like that sort of thing, and there is WiFi. The staff is really friendly and knowledgeable about the area. Ask them for tips on where to go and what to do. The location of the mansions couldn't be better. They're within walking distance of the French Quarter and lots of other places you'll want to go to. Cabs are easy to call and there's also a bus line that stops right in front of the mansion and takes you all the way down to the Warehouse district. There is a nice back area with tables and chairs if you want to eat a meal outside or relax in the sun. The hot tub is great too. The pool, which is salt water, is not heated but refreshing on a hot day. I'm definitely going to stay there again!"

"We've stayed in New Orleans many times and this was one of the best stays we have had. The hotel staff was friendly and helpful and the breakfast every morning was fantastic - especially the chocolate chip coffee cake!!! We were able to walk just about everywhere we went and never felt threatened or uncomfortable with our surroundings. We were able to park on the street, for free, just a few steps from the entrance to the hotel. This is an old house - it is not a 5-star hotel with staff to attend to every single need you may have. If you are someone who is in need of these types of accommodations you probably should stay elsewhere. But if you're looking for a great value in New Orleans, with comfortable, clean beds and a fantastic staff then the Rathbone is for you! We'll definitely be staying again on our next trip to the Big Easy!!!"

"We chose the Rathbone Mansions because of the location (waking distance to the French Quarter) and ambiance (Victorian). We were not disappointed. We found the rooms as charming as expected, with a lot of whimsical paintings decorating the walls (one of the owner is an artist), antique furniture, chandeliers, dark reds, greens and purple.
We appreciated being upgrade with our room, and getting very helpful information on where to go for good food and drinks in the neighborhood without spending a fortune ('Port of Call' and 'Buffa's'), and how to get around.
I cannot understand the slew of complaints another reviewer had, we found the rooms and premises very clean, towels in abundance, and one somewhat sticky door - hey, we are in a historic building, not at the Holiday Inn!
My only suggestions for improvement: not only white, but also some whole grain bread for breakfast, and a set of cutlery for the kitchenette.

"This was the best trip ever and the Rathbone had a lot to do with that. It was me and my moms first trip to New Orleans so we really didn't know what to expect. Our room was small, but super cozy for us, actually very comfortable and perfect for the two of us. We stayed 5 nights and was overly joyed when we went down stairs for breakfast. Staff was the best and they always had a home cooked breakfast waiting for us as we walked in the door. Yes and the coffee was amazing!!!!! We even got to try grits and greens one morning, which was absolutely yummy!! Perfect location, we walked everywhere and also took advantage of the bus system, which has a stop right out the front door, very convenient. The staff, was the sweetest, I needed batteries for my camera and I wanted to know where a mini mart was near buy so I could buy some, she didn't hear of if, she gave me 2 AA batteries for my camera, no questions asked. So so grateful for that!!! We used the hot tub one afternoon to calm our aching feet, which was beautiful especially with the historic surroundings. On our last day I mentioned to that we had a 5:00am flight out the next morning and needed to leave at 3:30am. She immediately made arrangements for a cab to pick us up, this was such a relief, since the airport shuttle wouldn't come get us that early in the morning. We Loved Loved our stay at the Rathbone and will definitely stay there again on our next trip, which hopefully will be very very soon!!!"

"We came to New Orleans for my step-father's birthday. When my mother and I saw the Rathbone online we were excited. We thought it was pricey, but decided to splurge. We were sorely dissappointed at the upkeep of this beautiful building. We realize it was built in around 1850, but the owners obviously don't care about upkeep. The floors needed replacing in several spots, the closet door in was off its hinges and broken, the patio door wouldn't close properly so there was a gap open all the time, the towel rack fell out of the wall the first hour, the granite room seperator was cracked and loose, the curtain divider looked like it had blood splatter all over it, there was severe water damage on the ceiling in the 'kitchenette,' the bathroom was tiny, paint was everywhere as they obviously did not pay enough to get it professionally done, in both the bathroom and living room they painted over the border instead of removing it so it was curling up in many places, the wood slates in the windows were either missing or broken in many places, you had to yank the door open to the bedroom as it caught on the floor when you opened it and then caught on the door frame when you closed it. For $680 for two nights we could have stayed at a 4 star hotel! If the price had only been half that then I would have been ok with it, but really for the money we paid you would think they would have tried harder. Then the housekeepers didn't even properly make the beds, refresh the drinking glasses, or even take all the dirty towels! Yet they made sure to put 'please tip us' enevelopes on EVERY table in the place. They didn't even provide an iron or coffee pot...we had to go buy an iron because at 4pm in the afternoon their staff was already gone for the day. I called the 'on duty' manager and was told I would have to wait until 8:30am the next morning to get an iron. I would not recommend this place to ANYONE that the extravagant prices they charge!"

"We were upgraded to a king suite in the Bourbon Room, and stayed for 4 nights which was amazing! There is a mini kitchen with a kitchen sink, microwave, mini fridge, cabinets and a table for two. The bathroom is a good size and the closet is a walk in. I do have to mention that I think the room is haunted. Not in a scary way. Every morning the bed would shake about two to three times between 9am & 10 am. Like I said it wasn't scary but my daughter and I noticed it each morning which we thought was pretty cool. We usually stay at the Queen & Cresent but this will now be our place to stay every year. We loved the breakfast and the bed was very comfortable, not hard at all and the breakfast staff are very helpful and friendly. The walk to the French Quarter Market is short but a little far from Bourbon Street bars. I didn't mind because I like to walk. A cab will cost you about $5-$7 to get there, and will be at your door within 5 minutes of calling.. Also there are places to eat in the area if you don't want to mess with the crowd at the French Quarter. Porta Call is just 3 blocks down. Please keep in mind this is not a hotel, but if you would like to experience all of NO then stay here."

"Had 2 rooms for 4 people #7 and 8. First thoughts on opening the doors was - 'interesting'. We were in the main building, the place is old and these rooms could do with a little TLC in the maintainance department. We had room 7. The a/c was very noisey and the controls were useless. The shower was the worst I have experienced in 40 years of using hotels around the world, small, water temp ??? unable to fix shower head, shower curtain useless.(shower comments applied to both rooms). Electrical fittings and DIY attempts at fixing a TV to the wall were also 'interesting' They were taking down the Mardi Gras decorations as we arrived and initially a little off hand. Attitude changed though after that.
However, location was great; (can recommend 'Port of Call' for food - 5 mins walk); the room was clean; bed very comfortable despite looking like a rolling seascape; parking was available; staff great and friendly; breakfast ample.
I would recommend it but with reservations, especially about the showers. We personally would not use it again, preferring something a little more appealing to the eye (even if it was old)."

"Room was adequate, a bit on the small side and up two flights of stairs with a basic cramped shower, but all-in-all the experience was positive. The Mansions were in a great location just outside the French Quarter with bus services just outside the gate. Though I did not find the staff overly friendly (except for the breakfast cook), breakfast was more than continental with fresh fruit, good coffee and juices and a varied hot item every day."

"We loved the mansion from the start. We got a free upgrade and the room was HUGE!!! The bed so so soft and the pillows were great big and fluffy. It was a short walk to bourban street. We never had to take a cab, and it was a safe area. We only ate breakfast there one of the three days because of our schedule, but it was very good and everyone staying there was so friendly. We spent our last night rocking on the front porch in the pouring rain. It was so quaint and pleasant. We definately would recommend to anyone who likes a good B&B. Great value for the money and so much better than a standard hotel."

"The was perfect for our stay. We were able to walk everywhere. We had space to bring our bikes. Even recieved a free upgrade & some beads for the parades. Free parking but only 3-4 spaces for guest but the street parking looked pretty safe. Breakfast is more continental but in New Orleans you need to go out to the great food places!! Area very safe, we stayed in the mansion on the other side of the street and was very comfortable. It was not your typical feel of a Bed & Breakfast since were in a room with an outside entrance but it was in a garden area & behind a locked gate so we always felt comfortable. Esplande was a great street to be on to walk back & forth to the french quarter and only a few blocks from Bourbon Street."

"We arrived to Rathbone, where we had been offered a free upgrade to a King suite (sweet!) The room was huge, the only thing I would say is maybe patch up some of the floorboards- some were so rotten I felt like I was about to fall through the floor in some areas. Bathroom needed quite a bit of touch-ups, Mostly a few cosmetic things, but aside from that, for the price, the size of the room, the free breakfast, it was a great place to stay! Better than you can get in one of those cookie-cutter hotels. We just parked our car in the lot, and it was only a 10 minute walk to bourbon st/french quarter area. Breakfast was excellent, the staff were very helpful, especially the girl who cooked us breakfast. (I wish we had gotten her name, she was awesome, great personality, funny and very helpful!) I also loved all the eclectic artwork in the main house (being an artist myself, I always appreciate when places like this feature local artists) and the old charm. I would stay here again if I ever go back to NOLA."

"First time trip to New Orleans was made all the more pleasurable by the experience at Rathbone. I knew we weren't going to be in ultra-plush accommodation - anyone who books a place like this, for this kind of price, and expects 5 star everything is just asking for disappointment. Or can't be pleased. We arrived on a rainy Thursday and picked up the check in envelope. We'd been upgraded to a king from a queen, which I guess means that you have a larger bed. The room was basic but comfy. Perhaps a bit of cutlery and crockery would not go amiss, but the room had basic cable, a comfy bed, a microwave, a walk in closet/wardrobe and a plain but adequate bathroom. We had a little issue with the toilet on day three, but it got sorted out quickly and with little fuss. Parking is limited, but the first in, best dressed parking pass system worked well enough for us, as we walked or got the streetcar most everywhere during our stay. All the information regarding parking was made very clear in the welcome info. Breakfast was always ready to go at 8.30 and, though I was led to believe it was cereal coffee, fruit, yoghurt and bagels/toast, someone was always on hand to make omelettes, pancakes etc. BEST coffee I've had in three months in America by a MILE. The management and staff are well and truly on top of what they're doing, and are very friendly too.. We loved NO so much we stayed another night. No issues in booking...and we were given 20% off, to boot. If you want quick access to the Quarter and Marigny, Rathbone's perfect. Would stay there again in a heartbeat. Loved everything about The Big Easy, and am happy we stayed here."

"We stayed at a building across the street from the Rathbone, dragging our luggage up 3 narrow flights of stairs. Don't think we ever met the owner, or had any interaction with anyone other than one nice lady we saw at breakfast. Breakfast was a muffin or toast. That's it. And the muffin was burned. The distance was fine - walkable. The room was not very clean - we dropped something and behind the bed and under was trash, and behind the shower curtain opened and used shampoo containers. I think if the breakfast had been better, nicer, the stay would have been OK. If the owner had ever introduced herself/himself to us, that would have been nice. Was good cooling/heating unit - was quiet except when it rained and the outside unit sounded as if it was under attack. Some styrofoam on the top of that unit would eliminate the noise. I guess it is OK for many - but not for us."

"If you come to New Orleans with an open mind for old-world charm you will love this place! It was close enough to the quarter, but closer to Frenchman St. which is great for local food and entertainment. The rooms are unique and quirky, but lots of fun. We had the attic and the veiw was great. The room was huge with mitch-match furniture and creaky floors- we loved it! "My boyfriend and I needed to getaway from our small town and have a romantic long weekend away. We choose New Orleans and the Rathbone Mansion. Skeptic at first, however, turned into a wonderful getaway and we already miss the area. The Rathbone was inviting. We had a late check-in so at first we were nervous. I called that morning and the clerk told us what to expect which helped. That next morning we followed up with our check-in and the clerk helped us book a few tours. She was pretty great. She also allowed us to store our bags the day we left because we had a later flight. They had breakfast each morning. between 830-1030. Worked out most of the days except when we had a early tour but that was ok. You probably would like to try NOLA breakfast anyways. We had a Standard Courtyard room which was perfect for us. Old comfortable feeling and CLEAN! There is a in-room safe however the deposit key if lost is $500.00. The pool is a good touch little cold but relaxing esp. on your feet after long walking tour! The location is good. 2 blocks of the french quarters so you are able to walk to the 'FQ' no problem. My advice is plan ahead for a taxi or bike taxi a few nights to get back to the room after a long day of walking. And bring comfortable shoes. I wore sandal but put padded insoles in them which helped! That has nothing to do with the B&B my feet were just tired! Also there is a Little Cafe on Decatur ST facing the French Market called 'Cafe 91' The best fruit mojotos and Bloody Mary's! The Cats Meow was a treat with their 3 for 1 drinks @ happy hour. And across the street Embers Rest. had a great menu with a greater view of Bourbon St. Cafe De Monde get a beinget box to go and eat it in Jackson Square! Around Jackson Square, Royal St. and Frechman St. you will hear the most jazz. If your lucky you might get to see a wedding tour town like we did! It was pretty cool :) Tour the Market but don't buy anything until your last day! Most of the market stuff you find all over the quarters and different prices everywhere! If you are there on a Monday There is a free walking tour at 10 AM. Beats paying 20-30 dollars! We didn't know about this until Monday :(. Take a Taxi from the airport unless you have a huge crowd but its 33.00 for 2 people or 14.00 /person if over 3 people. United Cab is who we used. Lastly, if you are a smoker bring an extra carton! Locals will beg you dry, although one gave a handmade rose out of vine to my BF for one. Overall, we loved our trip and we revisit Rathbone again! Hope this helps!"

"Mansion was nothing like the pictures or descriptions. I AND MY FRIENDS WERE COMPLETELY DISAPOINTED. The smell of mold permeated the room I stayed in so bad I could not sleep due my sinuses. The smell hit me everywhere I turned. The fixtures in the room & bath were old, the drapes and blinds were barely hanging on. Safety pins were used to help keep them in place. There were no irons in the rooms and the second rm had so much dust on the ceiling fan blades, it could not be used. There were hangers in one but nowhere to hang anything. The entire place looked as though it was falling apart. Water pressure was very poor and the rooms are in need of a good paint job. My group was too afraid to eat there so we never did. Worst place I've ever stayed at. Piles of furniture stacked up in the courtyard was not a pleasant sight. Paid for three nights but could only get through two. I see why there's no refund after the reservation is made. Staff was friendly enough, but I would NEVER, NEVER, NEVER recommend this place or stay there again. RUN! Don't let the pictures fool you."

"Enjoyed our stay at the Rathbone Mansion. Very friendly staff, room/bathroom was nice and clean, liked quirky black & white decor, pretty pool area w/hot tub. Easy parking off street, which was nice. We had a queen bed (actually 2) but my 6'4' husband was a little cramped - he's use to that king size. Also husband is an early riser, so 8:30 was a little late to make him wait for his coffee and breakfast - but was our own fault - sign on front door says all you have to do is ask and they will supply a coffee maker for your room. Breakfast was good, great strong NO coffee, lots to eat. We did have a small refridgerator and microwave, which was nice. Shower definitely small, but also very clean. Close enough to all the activities on Bourbon Street, restaurants, etc. We enjoyed it and would definitely go back. You just have to remember you are staying in an old mansion. Enjoy!"

"Spent 4 nights at the Historic Rathbone in August. Stayed in the main Mansion in room #2. Our Standard room was very spacious. It was clean but could use some TLC ( fresh paint in bathroom and new bathroom fixtures) but it did not bother us at all.
The breakfasts were great but we had to miss it twice due to early tours and it not starting until 8:30am. They did not have another option (like fruit or cereal bars or coffee) if you had to leave before the 8;30am breakfast start. It did have a fridge and microwave in the room though s we just planned accordingly.
Our favorite part of the Rathbone was the 24 hour salt water pool. Very clean and usually deserted. We loved taking a pool break in the afternoon and or after returning in the evening.
We didn't have much interaction with the staff though so it wasn't a big deal.
I was worried after a few reviews about walking at night ( we didn't have a car) but Esplanade is totally fine. I definitively recommend walking straight down Esplanade to either the trolley or to bourbon and then cutting across. I never felt nervous walking back late at night ( and I am big chicken!!). It took about 10-15 minutes to get to Trolley/market area or populated area of Bourbon.
Overall, totally satisfied with our stay. Definitely a great value and we had a great 15 year anniversary trip!"

"My husband and I planned a get-away trip for ourselves. We have always wanted to explore New Orleans and it was everything we dreamed of. Rathbone Mansions are not your typical 'cliche' hotel experience. The buildings and rooms have character and charm and are different. We felt at home and very comfortable. Check-in was easy - parking was not that big of a deal if you dont mind a small walk now and then. The French Quarter was right down the street and we didnt feel in harms way at any time. Breakfast was wonderful - greens and grits - sprinkled with cheese. Little midnight snacks (walnut bread) to take and nibble on - the pool to ourselves, the back courtyard. We loved it - its an old, big, house and it made us feel very welcome. It made our trip feel authentic and not 'touristy'. Thank you Rathbone Mansions for our wonderful getaway!"

"I wasn't a huge fan of having to pick up the key outside of the place where it seems like anybody could just pick it up and use it themselves. It seems pretty unsafe. But other than that it was a really nice hotel. At first I didn't feel like it was safe, but it turned out to be just fine. Overall though, I had a really great time in New Orleans and the place wasn't THAT far from the heart of French Quarter. We walked several blocks, but it was worth it! I would recommend this place especially for the deal we got."

Having stayed at a hotel with just a plain continental breakfast, something fresh and made with love was perfect. We fancied the artwork and the overall look of the hotel and felt very much at home.
As for location... We loved being closer to Frenchman Street and farther away from the craziness on Bourbon. It is nice to walk down Bourbon Street, but we didn't want all that noise and wild behavior near where we were sleeping for the night. If you want to be closer to the French Quarter or Bourbon Street, this place may not be for you, but if you'd like some peace after a fun night with amazing music, food, and drinks, Rathbone Mansions may be your place!"

"I was looking for a place that had a good location, great price and would let me experience New Orleans in a different way than your typical hotel. The Rathbone Mansions were the perfect way to do it. They are an easy walk to the French Quarter or Frenchmen Street. I also discovered the Old U.S. Mint while walking from the mansions. The staff were very friendly, willing to share funny stories and offered information for any question I might ask. The room I had was the Saints room (so if you aren't a fan of the football team request a different room). It was spacious and had a nice little kitchen area with a table and chairs. If you want a taste of the local area this is a great place to stay. I traveled on my own and felt safe in the area and walking around."

"We arrived after office hours, to a dark dim lighted street and buildings, parking a block away, after finding no parking of the property. Our welcome letter was in a open mail box with key code instructions. The key box, after we figured out where it was, was in a dark area of the porch and we had to use flashlight there and also at the door to the house where our room was. It was across and down the street. Opposite from where we found street parking. After climbing three flights of very steep stairs, and difficulty unlocking our room, we found, a cockroach the size of the palm of my hand, nail clippings on the floor by the bed, dust so thick we could write our initials in, shower curtain with 24 plus inches of mold and mildew on the bottom, the bathtub was dirty, and the toilet rocked. We did not stay. We left a voicemail message to the manager who did not return our call until the next day. She stated roaches are a fact of like. She did not apologize or offer any solution. We did return a few days later in the daylight. This location is four blocks outside the French Quarter in a very questionable neighborhood. We were very disappointed with this place."

"We had a great time at the Rathbone Inn. The pool is open 24/7 it is has a very New Orleans feel and is within walking distance or you can take a taxi for about 6 dollars for the fare to the other end of the french quarter. The only suggestion my husband had was that the housekeeper just exchanged our towels and did not make the bed, which was ok by us as they are not there 24 hours like most hotels. The breakfast was great and the staff was super friendly. The price was definitely affordable, not to mention free breakfast, wifi and parking. Definitely will go back"

"My boyfriend and I (both from Ontario Canada) stayed at the Rathbone Mansions for 7 nights: July 15th-22nd 2012.
We arrived in the early morning on the 15th and we were able to keep our bags in the main house while we toured the French Quarter. Although check in is not until 3pm the owners had our room cleaned as soon as they could, called us on our cell phone, and we were able to obtain keys to the room before 3pm, which was fantastic.
The owners provided clear instructions on how to find our room and laminated instructions within our room outlined their policies and how to use their facilities.
We had a standard room which was very cute and included a very comfortable bed, free wireless internet, an alarm clock/cd player, full length mirror, night stands & bedside lamps (2), glasses (2), chairs (2), table, mini fridge with ice cube trays, microwave, and dressers (2), and a note pad and pen. The air conditioning unit was fabulous. Off the main room was the closet (included 5 coat hangers and a luggage stand) and bathroom with a sink, toilet, and bath tub/shower (included hairdryer and towels, toilet paper, soap, shampoo & conditioner which were refreshed daily). The water pressure in the shower was average.
We ate breakfast at the HRM 5 mornings out of 7. Breakfast was served in the main house, which was our building, although some guests would have to cross the street if they were in the other mansion (not far). We ate in the dining room at the dining table with other guests and met lots of friendly people from all over the USA. It was fun to share travel plans and learn about other states.
The dining room was attached to the main office and a living room with a television, books, magazines, etc. The whole setup was very cute, comfortable, and decorated in local art, touches of voodoo, and of course Mardi Gras beads.
With regards to food, everyday there would be fruit, sliced bread/bagels for toasting, 2 types of cereal, yogurt, coffee/tea, orange juice, milk, water, and something made fresh that morning by the staff (for example, chocolate banana loaf, blueberry muffins, grits and greens, sausage and egg casserole). My boyfriend and I had never tried grits and greens before and we were pleasantly surprised. Although all the homemade items were very good this dish was delicious. Portions were large and the staff were always happy to give you more if the items were in the kitchen.
The staff at the HRM were great. The owner was very helpful getting us checked in, giving us a map, ordering a cab for us on the day of our departure, and allowing us to check out later because of our evening flight. Check out is usually 11am but were were able to stay in our room until 6pm for no extra charge. During a terrible thunderstorm, which kept us and a number of other guests in the common area, she made bloody mary's for everyone to drink while we watched the crazy weather.
Behind our building was the tiki bar and picturesque pool area. In the July humidity this saltwater pool was a godsend. Usually we would sight-see after breakfast and come back for a swim in the late afternoon before going out again for dinner and drinks. It was easy to relax in a lounge in the quiet pool area which was usually not being used by other guests.
The hotel was located on a beautiful street filled with large oak trees and creole mansions. I felt safe walking to and from the B&B with my boyfriend even late at night. Typically it was a 15-25 min walk to sights in the French Quarter - often we would allow extra time to pop into gift shops to cool down. While it was hot, overall we did not mind the walks (especially because it helped us to burn off some of the delicious New Orleans cuisine). We only took a cab when it was pouring rain and one day we took the city bus to go to the garden district ($1.25).
If I wanted to nit pick I could list maybe a handful of very minor concerns (e.g. a flickering light in the bathroom, some uneven wooden flooring, somewhat of a leaky shower) but to be honest none of this bothered us and some of it added to the charm of the historic mansion. For example, we joked that a ghost was responsible for our flickering light. Overall we loved our stay and I would certainly recommend this B&B to any of my friends. In short, the Historic Rathbone Mansions are an affordable, friendly, and delicious place to stay in New Orleans."

The b&b was overall a really good deal for the prime location and price. The breakfast I would rate at a about a 4 on a scale of 10. A little protein of any kind would have been nice, even a hard boiled egg. We heard about the hauntings which made it more excited but we didn't experience anything. We will return. "

"I was extremely disappointed. When we arrive the keys were outside in a opened mail box that anyone could walkup and get with the instructions and be waiting on us inside of the room which was very frightening. There were no elevators so we had to carry luggage upstairs. After finding our room and going through a door into a dark hall way where the light were out and having difficulty seeing the key hole we got in. I reported the lights being out for three days. They said the electricain would be there on Monday (I was checking out on Tuesday) so I had to insist that they have lights in the hallway so the 1st time they placed a battery light by the bottom of the door with a dead battery. The bathroom had a door to the walkway outside with sheer curtains so if someone wanted to thay could watch us taking a bath or using the bathroom. Breakfast & Parking was across the street. They got my CC and info so I ask for a receipt for clearance of my card but they said to get it from you. I wanted to make sure there were no charges to my card because I had brought my own iron and they only brought an ironing board to my room. This place looks nothing like the picture. There was not even a kleenex in this room. No phone either. I will NEVER go there again. For the quality of this room and cost there should be a refund."

"This was my 1st trip to NOLA and I am VERY glad I chose the Rathbone which was also my 1st B&B experience. It is VERY charming. I made the reservations so I knew what I was expecting, my husband & mom weren't too impressed at 1st as it is NOT a fancy B&B. However, once there they were quite happy. Our room was a little on the small side but big enough (2 queen beds with a nightstand in between them & a nightstand on each side was the width), a chair with another little table in the corner & a little fridge with a microwave. The bathroom was very spacious although the shower was tiny. We were in the back of the main building (room 10) so we were right by the pool which was very nice & always open. I LOVED that we were walking & bike riding distance from everything since driving in parking anywhere was most definitely a nightmare. Breakfast was awesome and the girl that was there on Sunday & Monday was hilarious plus very informative. They made a delicious breakfast casserole on Saturday & Sunday and Sunday they also made blueberry pancakes as you arrived. Just an awesome experience overall. I loved sitting around & talking to people at breakfast, finding out about the previous day's activities & the current days plans. Couldn't beat the price also, especially to have the parking included. I would definitely recommend it to someone & will more than likely stay there again whenever we go back."

"The room had an old world charm, was comfortable and adequately clean - though the ceiling fan could have used a little help. The shower was on the small size - was big enough for us girls, but a large guy would probably have a difficult time with it. The room's door looked and fit like it was the 200-year-old original, but the inside deadbolt made us feel more secure. The breakfasts were yummy, and being B & B newbies we enjoyed the conversations with other guests and the stories and helpfull information shared by the friendly staff. We didn't have a car and were concerned about what we would do with our luggage between checkout time and our late afternoon flight home, but they were very generous and let us keep our things in the room until we needed to leave. She mentioned that we might even need to freshen up after our final sightseeing, and boy was she right!! We got drenched waiting for the bus back from Canal Street (bus stops right in front of the house) and certainly welcomed the chance to change into dry travel clothes. Thanks again!!!"

"If you are just looking for a place to lay your head after drinking on Bourbon Street this is your place. Our deluxe room was OK. It was dirty, stains on the comforter, walls, & couch. The base boards looked like years of dirt and dust piled on them (& no I usually don't notice things like this, but it was hard not to). The door barely shut, the dead bolt just made the hole to latch the door. It would be so easy for someone to just give the door a kick and it swing open. The a/c unit is so loud when it kicks on you can't sleep with it on. The walking distance to the Quarter is fine. My husband and I just thought with this being a 200 yr old Mansion, they would want to have pride in it and do the upkeep with it. It just seems as if they don't care. I would not recommend Rathbone Mansions to anyone traveling to NOLA."

"Stay here was excellent! Upon arriving, we were given a complimentary upgrade to a king suite. The room was very beautiful. Prior to staying here I read a lot of reviews and some issues were about the upkeep of the rooms, honestly the little cracks here and there aren't a problem and hardly noticeable. Only cons of the room, but they didn't take away from the experience though, were the shower was a bit small, the internet did not work in our room, and the towels we were given weren't the cleanest. 2 of them and our sheets had stains on em, nothing too crazy, but I was turned off. The breakfast in the morning was good.
Even after a night out of partying, we made it a must to get up in the morning to go eat. Pat's grits are delicious!! One of the cleaning ladies was very helpful from the time we checked in to the time we checked out, the girl at front was very entertaining and helpful as well. We really did enjoy ourselves and it was a good distance from Bourbon St. Next time we're in NOLA we would definitely stay here again lol."

"The smell of mold permeated the rm. The fixtures in the rm & bath were old, the drapes cheaply made; the room very dark. The bed comforter & pillows were filthy!
The rugs in the bathrm were dirty & made more for regular flloors. The water pressure was at a trickle. The full breakfast was only for meat eaters- an egg, sausage casserole. The bread offerings were common cheap bagles & cheap store bought muffins. I didn't trust the cleanliness of the food also becuase of a cat roaming in the kitchen while food prepared & the cat bowl on the floor. In fact a guest found a very long hair in her food:(The furniture was nicely wood & antique looking. The staff was friendly.
I will never use this establishment nor recommend it."

"This place is the worst. We had the 'Deluxe Room', which I'm not sure what that means but it felt like we were in the converted basement of this 200 year old house. The bathroom stunk like a damp, moldy dungeon. The finishes were old and nasty. The wood floor slats sunk in as we walked on them and one of them ripped my sock when the end of the floor board came up and caught the bottom of my foot. There was no iron available in the room and the staff was gone for the day by the time we got there (at 7 pm). We had to go to Walmart and buy an iron. On the night before we left one of the other guests told us to be careful b/c she saw a rat in the courtyard not too far from where our door was. I understand old world New Orleans charm but this place is ridiculous. It needs a major renovation."

"We got the the mansion at 1am it seemed to be a scary area as we had never been to New Orleans. The room was on the dark side of the house on the first floor. The window coverings did not even go down over the window. The thought that someone could be watching and we had no privacy was scary, we could not even sleep. The room was small and dirty. The shower head did not work right either. We asked to move the next day and got a bigger cleaner room but that shower did not work either, it scalded you or frooze you constantly.
I have stayed in bed and breakfasts before and was completely let down by this one. I would not go back."

My wife had never been to New Orleans before and I wanted he to not only see, but feel this experience. This place didn't disappoint, the owner and her staff were awesome and very well organized. "This place is horrible. I think its in Treme which everyone can tell you is a BAD neighborhood. Even if it's NOT Treme, which i'm positive it is, it IS a bad neighborhood. Do not stay here if you have a nice car, do NOT leave ANYTHING in your car over night. There are 4 parking spots on premises and they DO fill up, so do not count on having a parking spot. It is 2 blocks to the French quarter, but the residential side. It's at least a mile walk, maybe more to the comercial area. Do NOT walk there alone, do NOT walk at night. I was told by a new orleans police officer it is a bad neighborhood and not to be out at night alone. That was the first nigth I was there.
The room was' upgraded' to a king suit. The room itself was set up neat. The bathroom was up 3 steps, which I thought looked awesome until I took a shower and had to walk down them with wet feet. There was also a minifridge that looked clean, double sided kitchen sink and microwave and flat screen. The lights didnt work in my room so I ran the TV when i needed light. Also, the bathroom light is horrible. The make up towels are just black washcloths that arent even soft and have bleach spots. At least I think they were bleach spots. The extra blanket (the one usually found in closets) was dirty and wasn't even folded. It was shoved onto the shelf in the closet. It was white, and dirty. Also, it had a pin needle in it, that I found the hard way while I was sleeping. Fun stuff, right?
I stayed at the 2nd mansion, not the one you check in to. It looked even scummier than the actual mansion, but the inside was ok. I expected it to be more bed and breakfast-y. It was more like a glorified fraternity house. I expected there to be sitting areas, but they were dirty. There is a porch area with ashtrays everywhere and it needs to be swept. The lounge chairs need to be hosed off and the pathways slept. The pool looked clean from what I saw, but it was tiny. There were 3 people in it, and 2 people lounging when I arrived and I felt like it was too crowded. One of the 3 people in the pool was the manager. She was actually really nice. She told me some places to go and recommended the Imax show. I didnt see it, but it was nice of her to tell us about it. She also told me they only change the sheets everything 3 days. I got the feeling that meant that if someone stayed 2 days and i moved in the 3rd day that my sheets were dirty... My sheets actually were dirty, so I'm not sure if its coincidence or if that is how they do it.
I know everything has been pretty negative. On the plus side, it was totally quiet. I never had any issue with noise and the bed mattress itself was very very comfortable. It was more comfortable then my bed at home. Now, if the sheets had been clean I might have stayed in bed for my whole vacation.
The continental breakfast, is not continental. They have 2 cereals, one of which was cheerios (my fav), a small choice of breads. They had 4-8 slices of 3-4 different breads, first come first serve, so you might get there and everything could be gone. She did cook cheese omelets the first day, but they were pretty gross. It was more cheese than egg and it was such a small portion I wish I hadn't eaten at all. It seemed like it was 2 eggs with cheese and thats it. Some people that works, for me, I was starving and I'm used to getting so full on continental breakfasts that I dont eat again until dinner.
This is NOT a hotel... but for a bed and breakfast it was still disapointing. I pictured something clean, quaint, old fashioned with beautifully crafted furniture and a warm and inviting atmosphere. I did not experience that. "

"The place was nothing like what the pics show. The staff was great and the breakfast was great! The experience would have been so awesome had it not been for the room. It was tiny. The bathroom had tiles coming up from the floor and the shower curtain was so low that water would shoot out the top. When I got in the shower the first time, the was a roach on the shower curtain. When I pulled down the bath mat, there was a spider on it. I think the place just needs a SERIOUS makeover.. because the staff was absolutely wonderful. "

"Girls weekend away was tainted by this interesting place. It has character and charm but the staff was not friendly and the room was hot as haties when we arrived. When we called to complain the girl on the phone said, 'turn on the air conditioner' well duh, it had been on for the better part of an hour by then and it was still hot. No I'm sorry, no acknowledgement by the staff in any way. The room eventually cooled down by midnight and the rest of the stay was uneventfull. Breakfast was okay, the pool was awesome! Bed was comfy, but the bathrooms need a serious cleaning. Not aweful, not great."

"you could not find a better place to make a home base in new orleans. The staff is friendly, the pool area is exactly where you want to go to cool down and hang out with the other cool people who are staying there. Breakfast everyday was great, ranging from omelets, to chocolate chip pancakes. We had an early flight in, and even though checkin wasn't until 3, they fed us breakfast. We really truly enjoyed this place. We will definitely be staying here again the next time we go to New orleans! And we will be going back to New Orleans!"

"We just came back from the most incredible few days away! The Rathbone Mansion in New Orleans, LA was wonderful. From the moment we arrived, everything was just perfect. Our room was immaculate as was the entire place. Each morning breakfast was delicious as it was freshly cooked when we came into the dining room. The house was filled with guests. Sitting with other people from all over the country was both interesting and enjoyable. I would definitely recommend this place to everyone. The Rathbone Mansion is just the right distance from the French Quarter. We were close enough to walk back and forth from the house easily a few times during the day, yet far enough away that we were not in the hustle and bustle of the district. "I agree with the amazing race comparision when arriving in the evening! I loved the location, very easy to get to everything even walking. There were four of us so we felt safe in the evening but we stayed away from dark streets. My one complaint would be the time of breakfast. I think the main dining room should open more like 6 or 7 for coffee with breakfast served from 7am-10am. Really enjoyed everything overall and would recommend to others! Dawn and the rest of the staff were very welcoming and the breakfast was yummy."

"First off I have been to new Orleans so many times I can't count so I know the area very well!! There is absolutely nothing wrong with the area of this hotel and we are two girls from the suburbs .its literally 4 blocks from bourbon but remember its at the end of bourbon where the famous la fitte bar is! These whiny reviews I've read are just pitiful people that are hard to please. Yes there are only 3 parking spots but if u have common sense and know what a passenger zone is and can read signs then parking will be simple.and also remember this not a hotel chain and these mansions are circa 1850! Absolutely beautiful and btw the pool was just what we needed after a night of dancing and drinking! Yes we will be back to this hotel!!!!Thanks rathbone mansions!!!"

"I traveled to New Orleans with my Mom for a mother's day/birthday trip, along with my dog. I could not have been more pleased with the mansions. We had a beautiful room with a comfy bed, couch, desk, and big closet. We had a small courtyard with tables, a hammock, and trees that we mostly had all to ourselves. At the location across the street, we were treated each morning to a lovely sit-down breakfast with homemade treats including muffins, breads, and a sweet biscuit casserole. The staff were kind and helpful throughout our stay. We were only a few blocks from Bourbon Street, and some great food and bars."

"This Hotel should not be listed aa a Three Star - only a one or two. The room we had was very dark and dirty. There was flooring problem in the bathroom that needed to be redone. The air conditioner in the room made so much noise when the compressor came on that you couldn't talk on the phone. Some previous person had taken a book of matches to try to quiet the buzzzz it made. We had to go the first morning to a graduation program that started at 9:00 am about twenty minutes from the hotel. When we asked for an earlier than 8:30 breakfast she said no way. "

"We enjoyed staying in the old mansion. Our only disappointment that breakfast was served so late. We are early risers and like to eat between 7 and 7:30 so 8:30 was definitely late for us. It might help if you moved your time at least to 8:00 a.m. The parking is also tough as well. You need to let your customers know this."

"I give this 4 stars, but would give it 5 stars if it was not for the horribly cold/hot (no in between) shower in room 9. The hostess was well aware of the shower and plans to fix it. Here are the reasons I would otherwise give 5 stars: 1. Great location-5 minutes to french quarter, 10 minutes to Bourbon st, 5 minutes to Frenchmans Street (far superior to Bourbon and not stinky) 2. Despite what others say, safe to walk, even at night. Please note, any street in NOLA is unsafe at night if alone and not hypervigilent to your surroundings. I felt comfortable walking it with my husband. 3. The best, by far, hospitality and customer service of any place I have EVER stayed-they gave us a ride to jazz festival when we couldn't get a taxi, and home, and let us hang with them during the fest! You're the best and typical of NOLA style southern hospitality! 4. Other people who stayed at this BandB were return customers, and they were all so cool! We just loved it! I'll be back! (Great pool too by the way!)"

"I would not return to this hotel. The best features of this hotel are the location, which is an easy 10-min walk to the French quarter, and the friendliness of the staff. We stayed in room 315 which is a 'deluxe suite'. The room was quite large, with a kitchenette; however, the room was shabby and in need of repair, and not that clean. Most of the lightbulbs in the room were out, the kitchenette was not stocked with any supplies at all. The bedspread was noticeably dirty. Housekeeping was very basic -- the bed was made, but the floor in the bathroom was not cleaned for the entire time we were there, and the dirty glasses in the kitchen sink stayed there for four days (we did not even have dish cleaning soap in the kitchen to clean them ourselves). For breakfast -- the coffee was great, but the rest of the breakfast was very basic (we would have liked some fresh fruit, and some local flair to the cooking -- instead we were offered toast, bagels, yogurt, and on one day an egg casserole). Overall, sub-par experience."

"I must say a few things about our stay. I cannot recommend it as there are too many things that need to be fixed, wall plug ins, a pair of pliers to turn on air conditioner. The bathtub had nothing to keep from sliding in the shower. SHower head sticking out of wall and a leak under the vanity in bathroom. No land telephone or directory. Out high poster bed was leaning and not secure or safely stable. The parking was horrible, and for the price it should have a parking arrangement, as well as a Valet to assist with luggage. Being 71 and 79 years old climbing 21 flights of stairs and luggage was too much. The food was good, but was not impressed, too many couples arrived for breakfast and no place to sit, so that put those eating to try to hurry for the couples who were standing around waiting. My next visit will be at a 5 star hotel so the many duties that the B&B did not provide will be provided. I also noticed many small jobs and time could have made our room more comfortable. No real down home personal touch here, Sorry but honest. "

"Our room was up a large stair way which since my husband was handicap I requested no stairs. No parking spaces. we stayed in number 2 mansion which was not convenient to pool, spa or breakfast. However breakfast was very good. Room had no phone which we did not care we had cells. But lighting very poor in bathroom and in room.Long ways to quarter 2 miles up and back not very convenient. But there was good and bad. Probably won't stay again to far for us to walk."

"The location is just a few blocks from the French quarter. It is a safe a easy stroll. The properties have some very nice bones and are well furnished with antiques. The two complimentary breakfasts at a common table were good and hearty with good company of other quests. Final Four weekend too. Parking on street easier than in lot in back. Park appropriately to avoid ticket and tow. Downside was cleanliness left a little to be desired and a coat of paint, especially around the entry way of the extended house would make it more likely that we would return. Attention to mold around bath is a must. An instant turnoff. Attention with spackle and touchup paint would round out the improvements for a lot of gain at a modest cost. A hairdryer and Kleenex would be appreciated as would a room coffeepot for the price. The potential is there with a little soap, elbow grease and a can of paint. There don't have to be tradeoffs for location to make the value very attractive. Maybe we just got a room with wear and tear."

"My boyfriend and I had an excellent 5-night stay. The location was perfect-- we were within walking distance of the French Quarter, Frenchmen St, and everywhere we wanted to be! The staff was very friendly-- check-in was easy (and we got there at night and did the lock-box check in), rooms were cleaned throughout the week. Parking was also very convenient! We were able to park my car on the street for the whole week (no charge) and the bed and breakfast also had parking available, but we didn't need to use it. I would highly recommend this bed and breakfast to anyone who is looking for a great value and a great location for a trip to NOLA!"

"Unable to book anything close to Bourbon street, so we stayed here from 3/22 - 3/26. What we liked was the friendly atmosphere and the lovely pool and courtyard area. What we didn't care for too much was that the office and lobby are only open between 8:30 - 4:30. This proved to be somewhat troublesome. Also, since it is located on Esplanade, it is a bit of a walk to & from French Quarter attractions."

"This is a hard review to write beause we got what we paid for. We stayed in room 3, there was no lighting leading to the room, when we asked about it they said that they needed to call an electrician. There were holes in the floor that you could see that termites or some wood eating insect had been chewing through, the sink was falling off of the wall (yes, we have photos of the floor and the sink) dirty floors made you not want to walk barefooted. The bed squaled so, that you couldn't move a leg (say nothing about other things) without waking the neighbors. Water leaked horribly in the shower which caused the floor to buckle and the tiles to stick to your feet. Breakfast was good, friendly staff, a good walk to the French Quarter, but a safe walk. So, yes, we would check into this place again, we did tell the staff about the problems, they were not too awfully concerned. For the price, we would put up with the other inconviences."

"I was very disappointed. We arrived at night and even though they left an envelope on the mailbox we would have had a difficult time finding the key to the room. The manager heard us and did come out. The room felt unclean. Housekeeping came in the first day but not the next 2 days. There was no full length mirror anywhere in the room. The only mirror was above the sink in the bathroom. The location was OK ---- about 5 blocks to Boubon Stree and another 5 blocks to the French Market area. Breakfast was not served until 8:30. Everyday I found guests sitting on the porch waiting for them to open the dining area. Breakfast was good, and there was always something hot served."

"What appears to be a very beautiful, unique historic bed and breakfast was pretty misleading, starting with the picutre posted on the website. The house on the website looks gorgeous, the house we stayed in was much less visually and physically appealing. Cleaning was questionable....unmentionables under the beds. Physcially, leaking and moldy shower, shower head coming out of the wall, with parts of the wall missing, and part of the molding on the floor gone. Shower was a very tiny, outdated affair and the hot/cold waters were sporadic. My sister burned her leg with the hot water. When you back up, even a little, you hit the shower curtain which did not feel clean. TV trays for nightstands, and lumpy beds. Not sure what your expectations are when traveling, but for me, I expect an experience that is equal to or better than what I have at home. I also expect it to be clean and feel clean. This missed the mark big time. Additionally, staff ignored us for about 15 minutes when we first arrived. Not real friendly or welcoming. Parking somewhat of a hassle. Much further than 'walking distance' from most of the French Quarter activities. Feel pretty misled in general. Very disappointing and had a hard time staying a 2nd night."

"Hi there, I was only in town because I'm filming on a show/ When I arrived at the hotel it was late perhaps 11 pm or so and the front door was locked. There was a message on the door to look in the mailslot where there was an envelope with my name on it and instructions to get key for the room from a security box on the side of the porch. It took me almost fifteen minutes to retrieve this key as the porch was not well lit , the instructions were not clear and the box wasn't working right. Finally I had the key. When I pulled in the very narrow driveway I felt like I was gonna scrape the side of my SUV along the wall. There were no parking spots available so I had to back out of that long driveway it was not well lit and very hard to do being that my windows are tented. Anywho I parked on the street, went to my room which was very close to the pool area where there was loud music playing and people walking back and forth by the room making loud noise, mind you this was Tues night. I took a shower and put on my swim suit however just as I was about to go out I peeked out the window if the bathroom and noticed a lady (not decent) getting into the jacuzzi so I decided to change and just go out and walk around Bourbon street. The shade that covers the window was not long enough you could see straight out of the window and in from the other side. I found an extra blanket in a draw and managed to cover the window with it. the drawers were UNCLEAN! one of the tiles in the bathroom was shaky. The tv was very small and with only a few channels, internet signal was very weak kept going out. Bed was small room was small. I couldn't find any ice or soda machine anywhere."

"wonderful value on the far side of the French Quarter away from all the madness. Short walk to Frenchman's Street where the music is excellent, food is fabulous, and the drunken hordes have yet to despoil. Breakfast was family style around a big old dining room table and we chatted with some delightful folks. Pat's greens and grits was a wonderful surprise for breakfast and her walnut pancakes a delight as well. I'm really glad we stayed there."

"The picture of the Rathbone Mansion on the website is not the mansion we stayed at. 1244 was not restored. The first complaint was the outside porch lights didn't work and we had to come in in the dark at night. The air conditionor/heating unit was so loud you either had to freeze all night or stay awake because of the noise. I recorded the awful noise on my iphone along with pictures of the rest of my complaints. I have pictures of white stains all over the brown comforter that was on the bed. Can you say disgusting!! When was the last time the comforter and pillow shams had been cleaned???There were a couple of areas of the floor boards that holes in them, there was a cable outlet on a wall where the wires were exposed and the cover plate was coming off. Wires were hanging out of the ceiling in the bathroom were there should have been a light fixture.The heating/ air condition unit when on smelled like cat and it was filled with dust. There was dust along the base boards. We used the same towels for our whole stay. The only thing maid service did was make the bed. We tried to find another place to stay but, because of all the conventions the hotels had no open rooms and we couldn't cancel our trip because we were there for a confrence. Next time I'll book a hotel or stay home."

"Arrived at night and was unsure of where we were, but morning was better with the old homes on Esplanade. We were not in main house but out back in what was probably mother in law or servant quarters. Very spacy and private. If you expect it to look like Holiday in inside you will be disappointed. It is in older house in NO. Had problem with housekeeping on arrival, but they made it right quickly and had no other problems. Within walking distance of Bourban Street, but bus stopped right in front of mansion if you wished to ride. Would definitly go back again."

"Perfect accomodations for our Mother/Daughter trip to New Orleans! Great location - close enough to the Quarter & French Market but far enough to get a good nights sleep. The staff was helpful and friendly and there was a great breakfast each morning. The only down side to our accomodation was the bathroom shower - it was very narrow but there was plenty of hot water so one small inconvenience can be easily overlooked."

"We stayed in the rathbone for a week in August our first reaction very disapointing we had had a eight hour drive from memphis, there was no body around to ask any information!! our key was left in a box outside, as this was our first trip to new orleans from the uk we expected to be get some advice. "We absolutely LOVED the Rathbone!!! The value was unbeatable! Our room was clean! It was awesome that the pool was open 24 hrs.! The staff was friendly! The brekfast had the local flare and was wonderful! You length of the walk to the Quater was dependant on where you wanted to go. We parked our car there and didn;t use it the entire trip. The average walk was about 15 minutes but could be longer if you wanted to walk farther. It was comletely fine comeing from someone who is not even fit. It was great to go out at night and come back for a swim before bed. This place is not a hotel and no where was I lead to believe that so don't expect identical perfectly decorated rooms. Our room had some great prints on the wall a comfie bed a fridge and a microwave. You couldn't ask for more. I will FOR SURE be going again!"

"My husband and I were looking to get away from Birmingham for a few days, just to relax and treat ourselves. He had never been to New Orleans and I wanted to take him. Hotel was a really great price and right on the edge of the French Quarter within walking distance to everything in the French Quarter. In fact, we spent most of our time walking and never took our own car. When we needed to go further, to the Zoo, we took a cab which cost about 15$ for the trip each way.
The Mansions themselves are two stately old mansions located on the edge of the French Quarter. Our room was huge. Spacious, easy for us to spread out in, with plenty of surfaces to unpack on and drawers to store receipts and souvenirs in. It had a small, separate kitchen with a microwave, sink and mini-fridge perfect for all the leftovers we brought home. There were also cabinets, if we'd planned to stay longer and wanted to bring anything ourselves. The bathroom was obviously older, the shower a bit small, but a comfortable fit. It was clean, with plenty of space to put toiletries in.
Bear in mind, this is an older mansion and they often require a lot of repair. Yes, the floor boards were old and creaked, but to be honest, we never heard any movement from the people next to us. (And we know there were people there, they ate breakfast with us both mornings.) Nor did we hear any movement from the people above us. Very quite and relaxing. There were spots of water damage, but overall, everything was clean, neat and very, very comfortable.
The pool is amazing. A salt water pool located behind the main house, with a mini bar and plenty of seating if you want to just relax. They do have a hot tub which was nice to relax in after so much walking.
Breakfast was continental, consisting of cereals, bagels, English muffins with cream cheese, jelly, spreads. And daily, they offered a hot item, such as blueberry pancakes or banana bread. Also they offered milk and juice to drink. It was nice to just be able to relax with the breakfast around the main dining table and talk to other guests. The staff was amazingly friendly and helpful, answering questions for all of the guests who were trying to navigate the city, and check-in/check-out was fast and easy.
The parking is limited, but parking itself is limited in New Orleans. We went on a Tuesday and were able to park in the Mansion lot and leave our car there until we left. On Thursday, when we left, it was much more crowded and the small lot full. So pre-plan your parking. There is limited parking on the street."

"Enjoyed my stay at The Rathbone Mansion. It isn't a luxuary hotel, but if you are looking for quaint charm, this is it. It is in a quiet neighborhood, and it is close enough to walk to the main sights. I walked home pretty late one night and did not feel at all unsafe. The room was clean and spacious, and I really enjoyed the semi-private courtyard to sit in at night. Would definitely recommend if you're looking for something off the beaten path! The staff was friendly and helpful, but I can't speak for the breakfast as I never made it over for one. (Left to explore early!)"

"The Rathbone Mansions offered an excellent location for experiencing New Orleans It is within easy walking distance of the French Quarter, it is only blocks away from some fantastic restaurants and other important museums and sites in Treme. Located on one of the main bus lines, it enabled easy travel across the city (especially with the $3.00 all day transit pass). The staff was exceptionally friendly and helpful, offering ready assistance and seasoned advice when requested. Admittedly, nametags (and/or consistent introductions) for the staff would have been a nice addition. The staff was extremely accommodating when it came to adjusting check in and check out times if possible. The rooms were quite adequate for those looking for a clean and quiet place to sleep. Those looking for luxury accommodations should look elsewhere - the shower was very small and amenities were very basic, but for those who want to spend most of their time out and about (and why else would you come to New Orleans?), the room was just fine. Breakfast ranged from very good (one meal of grits and mustard greens was particularly excellent) to adequate continental fare. Note that breakfast times are 8:30-10:30am, so this is not a location for early risers! We will certainly look to the Rathbone Mansions when we return."

"I invited some friends to go experience Mardi Gras for their first time. The week of is too crazy, so we went the week before the actual Mardi Gras crazy week. My friends were not to sure of staying in a Bed and Breakfast. After checking in, they loved it. We had a 2 bedroom suite with 2 beds, a couch and a love seat. The ceilings were high and the decorations were beautiful. It was actually 4 or 5 blocks to Bourbon street and about 9 to the Market. We actually drove and parked closer each day to what we wanted to do. Parking at the B&B is a scary thing. We walked out just as the tow truck was hooking up to us. Not much parking offered. Otherwise, great stay. Their all ready to plan the return trip and I assure you it will be a B&B."

We had a wonderful time and were not disappointed with any part of our trip or our stay at the Rathbone. First, you must keep in mind that this is a B&B - not a Hilton or such. It is not new construction; this is an older building. We stayed in the second mansion in the back across from the courtyard. We had a large first floo room with a king bed, hardwood floors, very large closet, a microwave, a small fridge, a large closet with a safe, a small table and chair. It is a good thing we had a first floor; the stairs look very small and difficult to maneuver, and my husband would not have been able to climb them as he is disabled. The bathroom was the only major disappointment; the shower is TINY, like the size of an RV shower. We walked to the mansion every morning for breakfast. There is nothing glamorous about breakfast: toast, bagels, cereals, a coffee cake one morning that we had for left overs the next morning. However, it was perfect. We didn't need a large breakfast because we either had lunch plans in the Quarter or had other plans. It was a good stay. It is a LONG walk from just about everything in the Quarter. We either took a cab down to the Market and then shopped and walked back or we walked down to the Quarter and then took a cab back to the room.
We will return to New Orleans next year, and we will definitely look into staying here again. We loved it; we felt safe; the price is better than reasonable; and it was very quiet and peaceful. Thank you for making our stay so wonderful! See you next year!!"

"The location was fine but the room was not very clean & whoever did the painting & renovating did a terrible job. The hallway & the rug in the hall was dirty from the time we arrived still that way when we left.Also there were plugin air fresheners in every plug & I am allergic to them. Makes you wonder what they were trying to cover up. We had two rooms & the bed in one was soft & lumpy in one & hard as a board in the other. Most important to us is a good bed & a clean room. If we had had those it would have been worth the price. Definitely would not return to the Rathbone Mansion"

"The B&B was nice enough - maybe if I were in the main house, I would've felt a little more connected. Didn't bother me to not have wifi-never even used the computer! Used the desk to make coffee, since there was little to no counter space anywhere. The bed was WAY too soft-slept wonderfully, but was up by 7:30 a.m. both mornings-too uncomfortable to stay in and lounge! I give the owners and staff a tremendous amount of credit - they've really tried to make it a true and warm New Orleans experience. Thank you!"

"I stayed at the Rathbone Mansions for 4 days. Boy was I in for a surprise. I paid over $320 bucks to find out that there is NO cleaning service available. The outside of the property is nice, a cabana, a hot tub and pool...nice touch but the toilet, sink and shower in the room was and is NOT cleaned! I had to request the cleaning the 1st day. Someone did come and do a light cleaning but when I requested cleaning on the 3rd day I was told by house-keeping that they DO NOT clean the toilet, sink and shower but they would provide clean towels and change my linen. I asked what about sweeping the floor and/or vacuuming the rug, I was told that they only do it 'If it's necessary'. And the continental breakfast is meager to non-existing. For $5/$10 more per night I would have opted for cleanliness and a better continental breakfast selection."

"We had a wonderful trip to New Orleans, but out stay at Rathbone Mansions was not a highlight. First, we had asked for limited stairs as we are both disabled. We were given a room up the longest most narrow staircase I have ever encountered. I had to stop and rest at least three times to get to the top. It was horrible. The room itself was not bad, but there was no guide for TV listings.....i.e. 24 for Fox....44 for Fox news....11 for ABC. That would have been very helpful. Also breakfast was not served in a manner that made it possible to take it back to the room. I would have appreciated a magazine that told of New Orleans activities and gave unbiased restaurant reviews, something like we have found on every visit we have made to any city of the size of New Orleans. The problem with the stairs was so great that we were unable to take advantage of the hot tub."

"We got a great rate from Bookit, arrived late and found instructions waiting for us. The room was nicely furnished with all new mod cons. We were right in the back in a small room so the wifi was patchy but the comfy sofa in the communal living room and tables on the deck out front were better places to sit anyway. Breakfast was great, staff were extremely welcoming and friendly, as were other guests. Convenient for French Quarter and highways in/out of town. Top Marks!"

I was put in a hotel which they said was pet friendly, turns out it wasn't. They switched hotels after offering a few others just to fin out even though their website says they are pet friendly they weren't. Finally found the Rathnone Mansion, only to he getting phone calls on my trip there to find out after book it told me they were expecting us and our pet that they had no idea!! Was supposed to if gotten a refund and was charged twice! The whole experience with Book It has been a nightmare. Customer service people are great if you don't mind being on hold for 20 minutes at a time when they tell you two to three minuets and I you don't mind calling them for times to have the same problem constantly fixed over and over again!!! Will never book with book it again!!"

"The positives outweigh the negatives at the Rathbone. On the positive side the staff is very friendly and helpful,the breakfasts are delicious and walking to the French Quarter is safe which was a concern for us. It was also very convenient to have an outside private entrance to our room.
The cleanliness of the room was 'OK' but the bathroom left a bit to be desired.Towels are very good quality which was appreciated and changed when requested.
Would also recommend a handyman/woman as our outside door had huge gaps at the top and side which might invite critters and a heat/cool loss along wih some cosmetic items in the room.( I stuffed this gap nightly with plastic bags to keep it closed.)
Really enjoyed the prepared breakfasts of sausage gravy and biscuits,omletttes,best ever gritswith cheese and greens and daily home made pastries along with fruit,cereal,muffins, etc..

"Our stay was great, the room was slightly small, but couldn't beat the price. Our only complaint is when we woke up to have breakfast in the main dining room, there was a very loud 'employee'... when I say loud, I mean loud...with a negative attitude to boot. We had to take our breakfast to the room. Other than that, we had a great stay. The hotel is close enough to the FQ, that walking everywhere was easy and fun."

"Rathbone Mansion was beautifully decorated inside and out for Halloween by the caretakers- interior has loads of character. All the staff (the housekeepers included) were friendly and available to answer any questions we had about the place and activities, however, they didn`t know that much info on the brochures they carried. Our room was ok, not fancy, no frills but it is all that we need and pretty clean. No wifi though in our room which was somewhat disappointing. The main house where breakfast is served, however, did have wifi. Every morning was a different warm breakfast cooked to perfection with an addition of an assortment of continental breakfast items. The location was very central. Easy and safe walk to the French Quarter and Frenchman street, day or night."

"I stayed in the smallest room which was plenty for me. It is very comfortable and had plenty of room. The shower was a little small but the water was great and towels were thick and comfy so that made up for it. Staff is wonderful, friendly, helpful and the breakfast was enjoyable as well. "Two beautiful Mansions. Lovely host, fun cats in front room. Friendly guest & great conversations at breakfast. Also delicious. Our room was beautiful & more of a suite. Location is near the residential side of the quarter on Esplanade. Beautiful houses everywhere under Oaks. A quick walk to Frenchmen, busy quarter & french market if you like. Real history all around in modern times. The best of both worlds. Trust me this is New Orleans, not a franchised hotel in the busy, loud part of the Quarter. Nearby is Treme, Frenchmen St & the exact area that jazz originated. Eat well, drink at local watering holes & soak in the best American music ever. Had cocktails next to saltwater pool & hot tub in the backyard. Inviting & warm"

"The hotel is well situated for walking access to the French Quarter.
We found the reception friendly and welcoming, room was clean and if you like traditional furniture, then you would be happy.
There wasn't really enough seating for breakfast and we decided not to even try on the second morning, checking out early and making our way to Dennys! I guess all the guests chose to have breakfast at the same time on our first morning but it did put us off having a second attempt."

"We just returned from NOLA and can't say enough about the Rathbone Inn. There was a slight mix-up in the room size, we were booked for the smallest room, so we were given a free upgrade to the biggest suite. We also arrived a little early and left our luggage at the main house and they hulled it across the street and up 2 flights of stairs, into our room for us. And the room was amazing with a balcony too! The beds were a bit hard, but still slept well. It was on the 3rd floor but that was good exercise to burn off all the food calories.
The staff was amazing and so helpful and gave us maps and suggestions. Breakfast was a very good continental, much better than a hotel and there was always a homemade baked goodie. We took advantage of the hot tub and pool at the main house, they're wonderful and open 24 hrs a day. The houses are in a residential neighborhood, very quiet and friendly neighbors. And if you're missing your pets, there are about 4 adorable kitties at the main house. And they are kept in another room until breakfast is over, so no worries about fur or anything. Def recommend this B and B."

"after a few days ride on motorbikes from omaha , we were more than impressed with staying at the best house on esplanade st, absolute perfect location, 5 min walking distance from all the shops, the markets and bourbon st french quarter. it had a very clean and tiki torch lit private pool area behind the mansion with just birds and lizards to stare at while you bask in the 'nawlins' sun. Our balcony suite was unbelievable for breakfast tea. We also parked our motorbikes on the street a few houses away and across the street while we stayed for 3 days and had no problems or worries about theft or vandalism, i will definatly be back and will recommend this to my friends an family for a perfect quiet and historic place to stay without the party crowds and loud late night traffic. three thumbs up "

"Fantastic place to stay in New Orleans! The room was quiet, clean, comfortable, cozy, and convenient. The breakfast was great; although it was continental, they had something homemade every day! "I booked this trip as a package deal and me and my boyfriend had the best weekend here. Other than the fact that the room was a little smaller than I anticipated and the shower was extremely small...it was a wonderful experience. I would definitely return, but I would ask for a larger room. The pool and hot tub are amazing and the fact that it is not a chain allows you some privacy and a homey feeling."

"My fiance and I stayed at the Rathbone Mansions in September 2011. We came all the way from New Zealand and were very excited as it was our first trip to NOLA. The Rathbone Mansions did not disappoint. It is located on the border of the French Quarter so within walking distance to everything. The first room we stayed in was nice but halfway through our stay Pat (the manager) was nice enough to upgrade us to a gorgeous room as we were staying seven nights. The rooms are beautifully appointed and very authentic. Pat was also very helpful in letting us print off game tickets on her computer and calling taxis etc for us. The breakfast in the mornings was amazing. I cannot recommend this place highly enough!"

"It's what one would expect from a non-chain hotel. TV's not great, the bathroom is a little creaky, the shower pressure and temperature varied greatly, and the loud AC ran constantly. And yet because it wasn't a giant hotel chain: The staff was very friendly, breakfast was outstanding, the Cafe du Monde coffee fantastic, the pool was open all night, fun antique-y furniture in the room, walk-able distance to the french quarter. Overall a good value for location and amenities. Highly recommend it. "

"My husband and I got married in New Orleans in 2010. Our ceremony was at Oak Alley Plantation and the reception was at Antoine's in the French Quarter. Our special day was absolutely perfect. When we got to the Rathbone, we were so impressed with how easy checking in was considering we got there around 11 pm. They totally worked around our schedule. Our suite was amazing and we had a lovely balcony that overlooked Esplanade Ave. The exposed brick walls and interior was so historic and beautiful. It truly made our wedding night unforgettable. I'm so happy we didn't go with a mainstream hotel. We will definitely be returning to the Rathbone!"

"First of all, I was enthralled by the history of the Rathbone.
When I told Pat McCardle, the manager, that it was our belated
honeymoon, we were upgraded from a double to a two-bedroom suite
with a balcony. The Rathbone has the character of Old New Orleans.
We really enjoyed the pool and the hot tub. The breakfast fare
was first rate with the chef making a specialty every morning.
I would stay there again, and reccomend my friends to stay there.
