The room was a little dark and dated. It was clean, however, there was mold on the ceiling above the tub and what appeared to be rust down the side of the tub and in the grout. Customer service was good.

I've stayed at this property several times over the years. While some of the rooms are starting to show their age a bit, I've always found them to be clean and fully appointed as described. For my purposes, whether alone on business travel or with my family, the rooms at Hawthorne Suites just feel more "at home" than most of the other hotels I stay in.

A great experience. Would have liked better pillows. A little Disappointed that when we checked out we requested to sign up for a membership and we're told they would get us signed up and send us an email and credit us our discount back on our card. Unfortunately we have not heard anything, so I assume we are still not members.

We were in town over night and stayed in a king room.Comfortable, quiet and relaxing stay. Hot buffet was very good. Lots of choices. We would definitely stay again. The front desk clerk when we checked out was fantastic. She went out of her way to make sure we had the directions we needed to the restaurant where we were meeting friends.

We stayed in a one bedroom suite, and it was fantastic! Having a full kitchen saved a lot of money with not having to go out to eat all of the time. Weather delayed our arrival to this hotel and even though we had prepared and called to inform the hotel we would be late they cancelled our 5 day reservation. The girl at the front desk was obviously overwhelmed. It took 2 hours sitting in the lobby and escalating it to the manager before we got it sorted out. We have stayed at many places in the Olathe and Overland Park area to visit our son & family. This was the nicest, not the newest but the nicest. We had very friendly people greet us to check in, invited to the manager's reception, reminded abt breakfast the next morning and were just generally inviting. We plan on staying there from now on. Sometimes with just us and sometimes with our granddaughter's, who love to stay at a motel with us. Thanks for the great care.

Our room decor was old dated and stained. There was an odor like moth balls. The carpet, couch and chair had stains. There was an incomplete dry wall repair in the kitchen. Overall good experience with one exception, the air conditioner was not blowing cold air. Thankfully it's was cool at night. Told the front desk when we checked out. They said they'd get right to it. The owner(?) was kind enough to offer us water bottles when we walked in the door (it had been a scorcher outside that day), but both of the men working at reception did not acknowledge us at any point. The rooms were clean and comfortable. The staff was great. The breakfast was delicious. The pool was a incubator for disease. No filtration run or cleaning done for our three days in hot Kansas sun. The Pool was disgusting...you could NOT even see the bottom. We would NOT let our children swim. The electronic lock to my room was not functioning properly, even after the maintenance guy worked on it. The result is issuing me different keys 5 times in 2 days. My vehicle was run into in the parking lot. No security cameras to help identify the criminal who left without a note. I will NEVER stay at the hotel again!!!

My 1st room had a bad odor of mold and stale cigarettes even though it was supposed to be a non-smoking room. After I had been in the room a while I noticed ants crawling all over the night stand. My family stayed here for 3 nights. We chose this place because my husband and I have stayed here a couple times and thought it was a good place and the location was nice. The place needs updating. The walls in the room are dirty - lots of scuff marks, what appears to be crayon lines and the HVAC couldn't keep a constant temp. Also - we had someone try to get in our room around 1am in the morning. This Hawthorn is a decent value for the money. It is starting to look a bit dated but clean. The service people made my bed everyday and it was nice to have the option of a warm breakfast in the mornings. The location is unbeatable being close to College Blvd, and the major interstates.

I found this place for a really good rate. I think it was about $75. The grounds were nice. Room was roomy and had a huge bathtub. I was pleasantly surprised to find them still serving breakfast at 945am on the Saturday that I checked out. And the food was amazing! Really nice pool area although I did not use it. Staff was nice.

The location was in close proximity to where I needed to be the next day. There aren't many dining venues close by besides fast food. My room was repainted at some point and had "accidental" brush strokes on the ceilings and walls. The room felt unfinished and left an overall "dirty" feeling.

We have stayed at the Hawthorne Suites for several weeks and could not be more pleased. The facility is very nice- always clean- with laundry and pool. But the real bonus is the staff. Obvious great leadership here when the staff are consistently super nice, friendly, helpful and so quickly responsive to any identified need. Highly recommend this facility.

I was impressed with this hotel! When another hotel lost my reservation they were there to save me from sleeping in my car. Everyone was great minus the morning front desk employee on duty. He looked really really tires though. I wouldn't want to be up at 3 am either.

Stayed here 3 years ago and it was nice and a good value. Our room last night should be an embarrassment to the hotel. The paint job was unbelievable. No outlet covers or pictures were removed for painting. There was paint on the outlets, picture frames, baseboards, and ceiling. You could see the old paint for about 1 inch around a picture. I try to find the best of all the places I review. This hotel does have great amenities except that its so dirty is hard to appreciate them. From the lobby to the room and including the room there was visible garbage, dirt and both the spa and the swimming pools were green. We love this hotel and location for our family reunion! It is off 494 and close to hwy 69. We use the living area of the suites and outside picnic table for sharing meals and conversations. The rooms were in excellent condition, and they were very clean. The front of the hotel was immaculate and very well maintained. In the women's bathroom, in the front lobby, there was trash all over the floor, the first stall was full of urine, and it would not flush. Very nice suite; clean, comfortable and quiet. Among the best we've stayed at. Suites are grouped in separate buildings. Very comfortable bed. Great temperature control. Breakfast offered a very wide range of hot and cold food to choose from. Staff accommodated our special requests willingly and cheerfully. The motel was pretty full the night we were there, so we were lucky to get a parking space near our building.

I found the Hawthorn Suites to be dirty and unkept. The room was dirty, not in good shape, and was definitely not worth the money spent. The carpet was dirty and the bathroom floor was not clean. However, it was quiet and the staff was friendly. I will not be staying here in the future nor recommending the Hawthorn Suites to anyone else.

I stayed for 1 night in the Queen Suite for $190, and was not impressed! The unit was very outdated, the sofa had multiple stains on it, the whirlpool didn't even have warm water...For the price I was expecting something better. Overall it was Okay, but not worth the price.

Just another example of what used to be a great place to stay, that has been run down and not kept up or updated. Pool smelled like and looked like a lake. Hot tub was cold and had brownish water. I wish I could give the Hawthorne a better review but we hit a few bumps. On the first night, water stopped flowing into toilet. I played with float, flapper, and handle and couldnâ??t get it to flow. I called for maintenance, who came about a half hour later after a 2nd call. Overall stay was acceptable. Beds & pillows were great. Paint job in the room was atrocious and the landscaping upkeep was not very great. fairly long wait to check in and again in the morning to request an extra towel. Never did receive the extra towel.

New owners do not keep up with the high standards of previous owners, i feel like they try to cut corners and the rooms are not nearly as clean or kept up. A/C was out for 2 days, after the 1st day we were told it was fixed and would take a little while to cool back down, Then the next day we were told they had parts in and were on the roof fixing it, Finally got it working at 7:30 that evening... were told we wouldn't be charged for the one night

Upon check in the first room I was checked into still had food in the refrigerator and cob webs coming from the wall to the light fixture. I asked to be moved to a room that was clean and was put on the 3rd floor above the first room I was to be in. I walked in on Sunday and there were sunflower seeds on the floor( which were still there on Friday morning when I checked out). Thank you we had a great first time stay. Only advice would be the fold out bed is heavy for a woman to pull out. My sister didn't want to ask us to help her. Cumbersome and difficult to pull on and heavy to manage. But everything else was a wonderful stay.

Overall great stay ... Couch bed was EXTREMLY hard to make out otherwise every thing was pleasant . Breakfast was nice, swimming pool closed a little too early but was very pretty . Staff was helpful . Lots of places to eat close by. Would be a great stay for a family.

I've stayed here before (in March of this year) and at that time, was pleasantly surprised by the value for the large rooms and great location. This time, however, just 3 months later, I was sorry to find that the rooms were not as clean and the property did not appear well-kept. My husband and I are staying for about a month and so far have been pleasantly surprised by the service staff. They have gone out of their way to make sure our stay is nothing short of amazing. My husband had to work close by for work and we decided to make it a mini vacation. We have a three year old so, we didn't want just a hotel room. I loved hawthorn suites! I've stayed at this location several times and it keeps getting worse. 1. The staff is very friendly 2. Rooms are getting worse each time I stay. Cigarette burns in the toilet seat....toilet makes noise....air conditioner makes noise....the rooms smell 3. Breakfast quality is horrible. Even though it's "hot" breakfast, the eggs are disgusting. This was probably my last stay at this hotel unless something gets done. I will stay elsewhere from here on out.

Room had many cleanliness issues as well as a broken dishwasher. 2 lights didn't work, food was left in the cabinet, sofa was torn, drapes were stained and damaged. Capetown was stained etc...Figured out that there was an ownership change and quality was far less than my stay in the previous years. We spend out anniversary here but now need to find another establishment.

Background: Our family of 4 stayed in a 1 queen bedroom suite. The kid slept on the sofa bed. We were there for a week. Very nice room, layout. Great breakfast, however seating was hard to come by. Only real complaint was that we asked a staff member where we could find the ice machine and was instructed to go into breakfast area and take used ice that was dumped into the steam table wells. That was just weird and gross.

Have stayed at this hotel several times when traveling to Kansas City. Hotel is reasonably priced and usually has a good breakfast. It is ok, but lots of little things. Room is spacious, but it is time for an update. There were some broken parts in the bathroom, along with a burnt out light. The carpet seemed gross to walk on. The room and building smelled funny. The room layout was odd. It made us think that perhaps it was once an apartment building. For the area it was one of the less expensive choices and it was a place to stay.

I am a Platinum Wyndham Rewards member so I am aware of the varying quality of hotels in the Wyndham chain. This one is WAY at the bottom end of the scale. We stayed here twice in the last week. We chose it because we had stayed here before, two years ago, and enjoyed it. It is NOT the same hotel it was, it has gone completely downhill and is now a dump! Which is sad given that the hotel layout, location, and amenities could offer much more. Although my room was updated, the walls were patched poorly and there were long black hairs in bathroom. I was travelling with another person and she said the carpet in her room was disgusting and ruined. The hotel is set in building 'pods'. Not all buildings were close to parking, as mine was not. Parking was at a premium for this site. The later you returned, the farther you were from your building. The rooms could use a good thorough cleaning - the cloth chair arms were matted from use; makeup smears on the tissue holder in bathroom upon arrival; fridge froze what I put in due to a huge block of ice in the tiny freezer compartment. The place that my daughter and son stayed was vandalized while they slept the first night. They felt very threatened and not safe. I feel that a refund or a compensation of another night at a future time would be very much in order.

My wife and I wanted to get a way for the weekend and decided to get some much needed rest in Overland Park. The check in process was easy and smooth although the staff was not really friendly. The room was nice and we really like the comfortable bed and spacious bathroom and closet. The only issue we had was there was no iron in the room initially but they rectified it the next day. The breakfast was really really good to be included in the room. Overall a good stay for the price.

The complimentary breakfast, pool, and set up of the rooms bring us back to this hotel every year. The wifi is minimum. We had a two bedroom suite with a complete kitchen. The handle on the faucet in the kitchen sink came completely off. We reported it and someone came and put it back on. First usage it came off again. Been to this place with a couple of my friends, and concluded that I paid for something worthy. Truly an amazing ambience. The rooms were neat without any sort of dirt or dust. The food served here felt homely and I did not had to go somewhere else for my food as this place was serving the best breakfasts.. finally kudos to the management who have been constantly working on maintaining the quality and raising the bar for hotel industry standards day by day

My first room smelled like stale smoke. I called front desk and they offered to change my room. The second room smelled nice, but could have used some maintenance repairs. The carpet was rippling. The vanity in the bathroom was all scrapped up. I think there needs to be an ice machine in every building. The bed was very comfortable and breakfast was great.

We enjoyed our time at Hawthrone Suites. We stayed with our children and found the staff helpful, and enjoyed all that the place had to offer. The full breakfast was a great service, especially when you are traveling with kids and don't want to have to buy another meal out! They kids also enjoyed the pool and the spacious rooms were nice. A few things were off during our stay. They were small things that did not effect the overall stay. Remote for TV did not work and they said to bring it down to the front desk. We did and they never brought it back to us. We had our bathroom light out for 4 of the 7 days without it being fixed. The elevator went out and was out for the final 4 days we were there. this hotel is very old. the carpet is so old and dirty looking that I wouldn't put my feet down without first putting my shoes on. There was a lounge chair in the room that I only used for my luggage. I just couldn't see myself seating on it. I have to say though that the bathroom was clean. But I guess what can you expect for such a low price. One thing though everybody who worked there was very, very nice.

Overall not bad but the lightening in the parking lot was very bad and made my wife uncomfortable since it was also small and easily assessable for crime. The room itself was fine. Very disappointed in the quality of the room. One of the main lights over the sink was burnt out. Don't know if the room was even cleaned. There were food remnants on the floor in front of the refrigerator. The freezer section of the mini refrigerator was so full of ice, I could not put my two small freezer packs inside. The beds sagged badly in the middle. The toilet would not flush correctly. The top third of the television screen also was not working.

An employee doing a "room check" just came into our room with out knocking. There are not any swing locks on t he doors so there's no way to stop unwanted entry. Furthermore I was granted a late checkout, 1 p.m., and one of their staff knocked on the door at 12 and rudely told me checkout was at 11. I told him I had requested a late checkout the night before and he still questioned me again about the latest checkout.

We thoroughly enjoyed the hotel suite. Was able to entertain family and enjoy our visit. The continental breakfast was good but after a week I was done. Staff friendly and easy to work with. My only real complaint was the pool was murky. They over filled it with chlorine. It was gross and we were looking forward to enjoying it. The last evening was a horrible storm that kicked off the power. I was surprised they didn't have backup generators. Would I stay there again? Yes.

At first glance the apartment looks very nice and is quite spacious. But as you settle in and start to use the amenities, you notice the shortcomings. Considering it has a full kitchenette I did not have the tools to put a simple meal together. A small saucepan and one frying pan is just not enough. I thought by the photos that this hotel was very nice. It looks like a bandaid was applied to a lot of old rooms and problems in this hotel. I did not know that our room door would be out door. I have stayed at this property in the past and the owners seem to continue to up grade the facility. Breakfast is typical but adequate and large airy room. Outdoor swimming pool is small but centerly located. Rooms are large and clean. Had problem with the first room given this trip, A/C did not work, had to move to another. When checking in your loyalty membership is not recognized, no bottles of water. Would recommend this to others and plan to stay here again myself.

The hotel was noisy all night long. There were guests drinking on the staircases, and in the hall ways. I had to turn on music to drown out the noise so I could sleep. Couldn't shut off or turn on shower handle so no water for shower. water ran all night long. Reported the issue to front desk that evening but no maintenance available. Person behind front desk was not sympathetic at all next morning. Glad stayed only one night. Can't not believe previous guest or house keeper has reported the issue prior to my arrival. My friend and his family stayed at same hotel that night and they had issue with water not draining in the tub as they showered.

Arrived late Saturday night, front desk was very helpful and quick on getting us checked in. 10 minutes after getting up to our room, received a call to make sure the got into the room and make sure we had what we needed. The set up and buildings are really nice however the exterior of the buildings are falling apart. The heated pool was dirty and the hot tub wasn't hot. My stay at Hawthorn Suites by Wyndham was excellent. My room was clean and had plenty of washcloths and towels. The refrigerator was turned down so I turned it up to 3/4 way to max. I had put in 4 cans of soda at 4:00. At 5 my soda was cold so took out a can. At 8 I got a 2nd can of soda and it had ice chips inside so turned it down to 1/2. The rest of the sodas were perfectly chilled. The continental breakfast buffet was terrific and everything was great. Very nice stay.

Property set-up like an apartment complex. Terrible smoking policy where other guests sit on the staircases and smoke which fills the common corridors with strong smoke odor. This hotel is unique in that it is set up in clusters which provides each with its own outside entrance, almost like townhouses. The bed was comfortable and the extended cable appreciated. I also enjoyed the large garden tub. The breakfast buffet was the same each day, but has plenty of variety.

Was disappointed with the place. The beautiful pictures on the website were very misleading. Our room was clean, but looked as if it was under construction. It was half painted and looked like they hadn't finished but needed to use the room. My husband and I stayed for 2 days, looking forward to working out each morning. Staff could not get breakfast out by 6AM due to oven malfunctioning constantly. Staff said owner in Chicago doesn't care about the place. Place is very dated.

My prior review was negative due to maintenance issues. This visit was excellent. The suite with full kitchen is great for extended stays. There was a maintenance issue with the first room (no lights in the bedroom) but Ronnie at the front desk moved me to a different room. He was very friendly and helpful. doors are on the outside; the door to the fitness center would not lock; most of the machines in the fitness center would not work. not a very clean place to stay.

This hotel is not well maintained. Room had stains on carpet, furniture, and walls. Layout is like that of an apartment complex. Breakfast was the best part of the stay. Location is convenient to shopping and restaurants, otherwise would not recommend.

This is a nice place. The room was really a surprise. I had seen a few negative reviews and was a little concerned. This hotel was probably built in the late 90's, I guess. The kitchenette in our room had the old style stove with the coiled burners, almond color. Also, Large oval soaking tub in bathroom (don't make 'em like that now, but very nice). I have stayed there before and I like the "apartment style" set up, allowing folks to have more privacy and ability to come and go. The rooms are modern and clean. The food service in the main building is great too! Prices had gone up since I last stayed there - but what hasn't!

Having an apartment instead of a single bedroom is awesome. Just wish it was a little cleaner. (especially the couch mattress)

I am staying at this hotel due to cost. My first stay the room was horrible. Liquid splattered on wall, not cleaned when I requested it to be. Mold in 3 of the different rooms I have stayed in. The breakfast is a quality breakfast. But quality depends on who the morning staff is. Some mornings, it is not as good as others.

We were in town for our daughters soccer tournament. Love the room layout. Little wear and tear here and there. Very disappointed at bedtime when we learn our sofa sleeper was broken. Didn't want to deal with it that late so daughter just slept on couch itself. Told staff next day but no one came to fix it. Breakfast was good but same offerings both Saturday and Sunday.

Five years ago, this was a superior property for the money and, therefore, a value. As a general rule, we would stay here at Christmas-time only because of the room rates. The property is in decline, and the consumer cost substantially exceeds the quality received -- the rooms are so-so and look dingy (scuffed up walls, carpet needing replacement, fixtures that did not work, etc.). We go to KC every Thanksgiving and have stayed here for the last four years. It is a great place to stay and the management is keeping the place in good order. We will return next year. We fixed our own breakfast, but they did have a complimentary one in the center building.

We had stayed at this Hawthorn Suites a couple of years ago over the Christmas holiday and the stay was very pleasurable with nice amenities. This year we chose this same hotel based on our previous experience and it was an entirely different experience. The property seemed to have fallen into disrepair. The fitness room has two treadmills. Both are out of order. They are missing numerous pairs of dumb bells. Ended up walking outside for exercise.

Hotel looks tired. Have been going there for many years and noticing rooms looked run down. Stained couch, noisy ventilation fans, weak shower heads, used pull out sleeper and mattress was stained. Buffet service was mediocre and choices were more limited.
