Great Position, Resort needs total refurbish. This hotel is so dated it's not funny. Carpet is sticky from salt air, tables with metal around glass are rusting, not skid bottoms on baths are peeling off. I given a good scrubbing it would improve. Our daughters room had hair all over the bathroom floor. But saying this the position was great and the included breakfast was excellent. We stayed in Ali Tower 7th floor in a spacious corner room with wrap around balcony, giving us a view of the bay and hills. The hotel would have been spectacular in its early days, the rooms are huge with large bathroom and two wardrobes. The beds super comfortable. Beware if you arrive late as the kitchen closes at 9pm, lucky it's a short walk to a range of eateries along the Main Street. The bar is a great place to grab some snaps of the glorious evening sunset.

We enjoyed the hotel property as a whole and while its "dated" but clean, you can't beat the location (walk to town) and property amenities are quality (food, drink, entertainment) and WOW...the views of ocean and sunsets are perfect! We will stay here again for longer periods as its also close to public beach for swimming and another for snorkeling.

There is a lot that is good about this hotel but it is in dire need of some TLC/remodeling. The staff was amazing and extremely friendly, the restaurant and bar were excellent, the bed was comfortable and had great pillows. Older building, but clean. Beautiful property walking distance to stores, restaurants, and public access beach. Hotel restaurant is pricey for mediocre food but the view is unbeatable. 15 minute commute to Kona airport. Close enough make a quick drive to Wal-Mart and grocery stores but has resort atmosphere. Beautiful pool area, gift shop, and bar.

If you equate the Royal Kona "Resort" with resorts on the Kohala Coast you will be disappointed. The only reason I don't give the Royal Kona five stars is because of its age and the fact that it is in need of renovation/remodeling. First the bad points; a bit tatty, big screen tv in bar way too loud, restaurant poor choice of dishes and overpriced. Now the good points. Ignore the tv bar and restaurant, sit on the terrace with a Mai Tai and some bar snacks, then enjoy the sunset. The best coast view from the resort & walking to the Kona downtown area. Room with enough space and nice ocean & mountain view. The pool, the bar and restaurant are just on the rocky coast, very impressive view. You can spend the whole day in the Resort. Parking fee $10/day, WiFi $9.95 per 24 hours, laundry room washer $1.75 & dryer $1.50.. In our 7 nights stay, the room service did not change the bed sheets once.

The hotel is old and has not been kept very well. The tables at the bar are covered in a sticky substance. The carpet in the rooms could have been changed 10 or more years ago. The walls are all scratched by the many impacts received by luggage and have not been repaired. The views from the main building show the roof of the restaurant area and it is used to store junk

Yes, this facility is in need of some updating. Some rooms have been renovated, others waiting. The staff (especially Ann at the front desk) were very helpful, courteous and efficient. Our first room had a killer view, and a killer noise in the AC unit---they immediately gave us a new and far better room for no additional fee. Run, run as fast as you can if you expect to be appreciated or pampered. You will not get it here. We checked in and were given NO information on pool towels and even where our room was. We went to main tower, discovered our room wasn't there and had to wait in line at the desk to find out where it was. They acted as though they were doing us a favor by helping us at all. I had read reviews about the Royal Kona, and most have some truth to them. The location is the main thing. You are in the heart of Kailua, with lots to do and plenty of restaurants within walking distance. It is an older hotel and does not meet the standards of a Hilton or Sheraton. Good hotel but not amazingly great. Check in wasn't until 4pm which is understandable because they have so many rooms to clean, etc. but it does suck when you've just arrived after travelling for the last 15 hours or so and you just want to relax and put your bags away and all. It's surrounded by lava rocks, not sandy beach. Nearest beach is a 25 minute walk away. This hotel was built over 30 years ago and never updated. Ever. It's rusting... like an old prison... a big concrete prison. It has a small 'private beach' it's the size of two tennis courts, a bit of sand and a cool place to snorkel - for 15 minutes. Just got back from a four night stay. The hotel itself is in an amazing location, walking distance from shops and restaurants. However, the hotel is VERY dated and is in desperate need of a renovation and there was ZERO customer service. The customer service, or lack there of, experience was appalling. We just returned from the Hawaii vacations. This resort has best location in my opinion, right next to the popular beaches, has its own beach as well. The seaside restaurant are walking distance with nice breakfast place as well. For us service was good too, room service was prompt. What a disappointment. You can see that this was once a beautiful and vibrant resort. Today it is more like a 2-3 star HOTEL--which is my main complaint, this is NO resort. My husband and stayed at the Royal Kona for 4 nights. The positive: views and live music at sunset... Fantastic! Also our room view- spectacular, with waves crashing right there beneath lanai.. So nice to sleep to ocean waves. We enjoyed the location and could walk to town. Food at bar was great! Negatives: food at restaurant it was so so. Over priced. Check in was a bit slow. Great location lots to walk to and drive to. From beautiful sand beaches to poke shacks. Great island destination. Rooms a little dated but island charming can't beat the views. Breeze seems to float Thursday the lounge area al the time. Love it, great place to shake off the busy city living and tune into Kona time.

Nice friendly clean good food restful for us may not be for the younger crowd.Loved our ocean view room and sound of ocean.grounds very nice need an update soon but good value for money.Close by local market shops beach and restaurants.lots to do we had visited Honolulu but we found Hawaii more restful and had much more history.

We stayed in Kona for the night because we didn't want to travel back to Hilo and we picked this hotel for the location. The bar was nice and the servers even better. Rooms are a little out dated and beds were hard. I wouldn't like to stay there for an extended stay but it was nice for the night.

We love staying at the Royal Kona Resort. This was my second time staying and we will make it a tradition to stay here every time we come to Kona. The staff is the best! Not the place to come if you are looking to stay in your room, but the rooms are clean, but not the best in terms of bed and furniture. However, the grounds are a nice stroll to downtown Kona. There is an onsite Lua that we are going to attend July 4th, and fireworks can be seen from our balcony over the bay. For Diamond Resorts people, "Silver" means nothing here -- no free wifi or any of the other Diamond Amenities. A little grumpy about that, as much as we pay in fees each year. Probably... Read more

Stayed at RKR for two nights July 2016. Great location but Resort is very tired and could do with a good dose of TLC. Our room smelt musty, outdoor balcony carpet was torn and had heaps of holes, balcony handrail rusty. Our corner room was large, but bathroom really small. Really pleased we were out both days doing activities and only in the room to sleep. Would not stay here again. Too depressing.

The Royal Kona Resort is in a great location ~ easy walk to shops and restaurants. Unfortunately, it is in need of a complete overhaul. Everything is dated and "old" Glad I was only staying for an overnighter. The front desk staffed talked way too much amongst themselves to the exclusion of guests coming to the desk. We stayed at this nicely situated hotel a number of times when it was in the Hilton group. The food was outstanding and we enjoyed several 'Luaus' with pig roasting wonderful Hawaiian music and flower garlands. The views of the setting out to the west and the culture of the Islands is something that we shall never forget. Needs just a little TLC and will be great again

Yes she is tired and in her dottage but our room was clean and spacious. We enjoyed the tidal lagoon and watching the luau from our balcony. Didn't try the food or bar but liked the location. They honoured our anniversary whilst there with a bottle of champagne which was a nice touch.

We stayed here for a few days on either side of a dive trip. The room was clean and sufficient, the restaurant was nice and the food good, although we thought the breakfast buffet was a bit over priced. We found the staff helpful and pleasant and enjoyed our stay.

We chose this restaurant as it was convenient. We asked to be seated by the sea wall right on the ocean - really nice view. Except there were 2 rats running around by our feet. Brazen little rodents that came up right by our feet.. one then climbed the wall and went by the table next to us.. they were a bit startled. we addressed this to our waitress who's only question was - are you a guest of the hotel? not sure the relevance but i'm guessing they would have taken a different course of action ... The staff was friendly and accommodated our request for 3 rooms close together. The rooms had a great ocean view with a large patio. The rooms were large but dated. The beds were not very comfortable. there is no beach at this hotel and you gave to walk down the street for a beach.

The Staff goes out of their way to make your stay comfortable and pleasant. The room was clean maintained everyday. We were offered a hospitality suite after check out to clean up for our late night flight back home. The pool is clean and lagoon are a nice touch.

A quiet place to a short stay, with good location, clean, a small pool, but you can swim in a natural pool, protected by the rocks. There is a also a parklot but the Wi-Fi is expensive. There is lual at night, including dinner, but it problably needs reservation.

The property is nice with a decent pool. Service was decent. What was fantastic was the beautiful views of the ocean. Our room had a giant lanai and the view was spectacular. The local restaurants and shopping were decent too. But, the room was pretty bad. Beds were terrible, linens were stiff and the room has not been updated since 1975. The bathroom was also horrible. Lovely grounds but the rooms are in need of major renovation. Rooms were clean but tired looking and in room decor/condition was moderate at best. Good deal for the location (great location!) and price but I'd choose another hotel over this one next time unless the rooms get renovated. Food and bar are decent but extremely overpriced. Don't waste your money on the breakfast buffet or onsite restaurants. Walk two minutes to a nearby restaurant and get a better meal for much less money.

The location is excellent, very close to the airport, great views and good food nearby. The hotel is greatly in need of updating, the rooms are 'old' but with modernization it would be good again. Plan to spend most of the time out of the room, although the lanai is good and great sunset views.

The Royal Kona is the resort from the 1950s that has kept up it's appearance and up with the times. The people who work here really make it what it is as they are so friendly and accommodating. The ocean-fed salt water pool with it's resident wildlife is a great place to swim, or the freshwater pools near the fabulous lanai. The Royal Kona is my go to place in Kailua, right in the midst of things, and it never disappoints!
