The room itself and the people who work there are fine. However, when I asked if there was anything not loaded with fat for breakfast, the answer was "no." Not even some low-fat milk for the cereal! Full-fat yogurt, port sausages, eggs, and cheesy something. I was thankful for the oatmeal.

They are pouring money into renovations of this motel. I look forward tobseeing whatvthey have done in a few years. Nice, clean rooms. Friendly staff. Good size, clean, family pool. BreAkfast provided, but not outstanding. For Memorial Day, $99 a night was a very good price. Bottom line... save some $, stay here, and put your money to other things!

My friends and I decided to make a spontaneous trip down to Saint Augustine over Memorial Day weekend. We were able to book a room on the drive down from Jacksonville for $99/night. If you are looking for a clean, affordable place, this is it. That was all we needed- a clean, comfortable bed, free parking, and free breakfast. Best thing is the laminate on the floors. I hate carpeting in hotel rooms. However, since they are renovating, we tracked in quite a bit odd dirt into the 1st floor room. We bought a $5 mat at Walmart, and problem solved. A sweet gem located near the historic district. Even though the hotel is currently under renovation, the rooms were comfortable and quiet. The breakfast was pleasant surprise. It changes daily, but we enjoyed huge pre made chocolate chunk pancakes, eggs, sausage, French toast and cheese grits along with a full array of continent options. The staff were pleasant and helpful. We will definitely be back again.

The stay started off poorly as we had booked a ground floor room with a king bed. when we arrived all they had were two queens on the second floor. They said the mixup was the fault of the company we booked with online and they should not have promised us the first floor room. Apart from that, however the room was clean and the free breakfast was good. Beds were not the most comfortable but all in all it's a good, pet friendly hotel in an a convenient location.

My husband and I took a weekend trip down from Savannah. On line we were a little hesitant due to the reasonable price and proximity to downtown. We were so happy we decided to come here. The hotel is going through extensive renovations and we are excited to see the finished product. The hotel is located on a corner. Walgreens across the street and CVS on the other corner. Very nice and clean room, good parking, close to downtown, nice swimming pool. We spend there one night, the only issue we had is you can hear the train at night, more than once. Very nice personnel at reception and cleaning lady. We went two weeks after memorial day so prices still kind of high, probably try again low season.

We chose Southern Oaks for several reasons, price was reasonable, free breakfast and pet friendly. The room was clean and comfortable. I liked that there was no rugs, just laminate and tile floors. They gave us a room on the first floor which was good since we were traveling with our dogs. There is a fenced in dog park which was great. The breakfast was one of the best I have had. Went with my dad and cousin, they gave us rooms next to each other which is what we wanted. Staff was friendly, breakfast was good. Rooms looked and smelled clean. Housekeeping was on top of everything. Beds were soft which we were really hoping for! Nice pool. Conveniently located depending on your plans. Yes this place is dog friendly but you shouldn't have to sacrifice cleanliness for a dog park. We stayed for five night and our room was not cleaned until the fourth day. Even after that we still found dusk on most the surfaces and there was a ball of white dog fur under the bed (our dog is all black). We had to go to the front desk three times for toilet paper because they would restock. The employees would stand around talk and smoke on the clock in front of all the guests.

I stayed in the first floor pet friendly 2 queen bed room. Room was clean and comfortable. Had to call office for creamer for in room coffee and they requested I go to office to get it. I would think since they forgot to replace from previous guests that they would have delivered it to my room. The pool area was clean and nice. Hotel is under renovations but rooms are all done. Very clean and comfortable. Great location especially if you are wanting to do one of the sightseeing tours. Red Train Tours is just up the street only about a hundred yards from hotel. Breakfast was hot, simple but good. Better than the continental breakfast most hotels offer. Southern Oaks Inn is a great place to stay! Friendly people that work there, easy check in. They are rehabbing the property but that did not impact our stay one bit. We stayed in a room recently rehabbed, standard hotel room, but it did have a microwave and fridge. We have 3 kids, so free breakfast is key. Lots of places offer free breakfasts of varying quality. This is a great family hotel. The rooms are clean with hardwood floors. It has a nice, clean pool. But there are two reasons I would come back - the service and the breakfast. After clearing up the problem with the reservation (they showed a second floor room and I had requested a first floor due to my handicapped mother traveling with me), the stay was great. I chose this hotel because of the rating on Trip Advisor. It was okay. Not good , not bad, just ok. There was NO ARTWORK on the walls. The bed was ok. I moved a night stand to plug in my phone and discovered LOTS of dust. The mini frig was not running, so our cold drinks had to wait while it cooled down. The WORST part was the AC. The staff was very friendly and helpful. Free breakfast every day got us off to a good start. It was not your normal continental breakfast. It was something a little different. The service from the entire staff to include the front desk, breakfast dining room, outside grounds workers, and cleaning staff is outstanding. Additionally the staff always inquired if our stay was comfortable and if we needed anything to let them know. We have not received service this good in years! I booked this hotel for a last minute Anniversary surprise for my husband. The hotel is in the middle of renovations that have been going on for quite some time according to one of the construction workers, but don't let that stop you from visiting. First off the staff was really friendly and nice. Second apparently they were doing some remodeling or construction during the day which was fine. The reviews were so good that we decided to reserve on booking.com. It was quite a shocker when you drive up and it looks like an abandoned building. They are currently under reservation. The staff is very friendly and helpful. The room looks nice with the laminate floors, but it still smelled musty and moldy. We knew the hotel was driving distance from the old part of St. Augustine. But, it only cost $3 to get there by an uber taxi. Parking is $10 in the historic area, so the taxi sounds good. The room was updated and very clean. A hot breakfast buffet was included and it was very nice.

Clean room, quiet stay, good breakfast, no issues. I would certainly stay here again. Only issue is that it is not really what is thought of as walking distance to old town. However, the trolley stop was right across the street.

Excellent choice for our weekend stay. Was pleasantly surprised with the vinyl wood floors instead of carpet. Liked the walk-in shower and having the 2-in-1 shampoo/conditioner and the liquid shower and hand soap in dispensers was ingenious. The staff was phenomenal! Everyone was very friendly and always checking up on us. Continental breakfast was the best we've ever had at a hotel. Great variety. Location was perfect for us as well. Would definitely stay again.

My wife and I stayed here for a weekend getaway. It is very clean, rooms have been renovated and are modern. The staff is very friendly and helpful. The free breakfast is basically a small restaurant style buffet. This is a great place to stay especially if you are a family and are on a budget. Be warned they are still undergoing renovation but it did not interfere with our trip or stay. We didn't hear any construction noise that is mentioned in other reviews. We will stay here again.

Southern Oaks is comfortable, convenient, and very close to downtown--about five minutes. It's also very easy to navigate to downtown from. The staff are personable, friendly, and welcoming. The hotel has a free breakfast with pancakes, eggs and the like. I would definitely stay here again!

A friend and I stopped here on a quick overnight in St. Augustine. The front desk clerks were friendly and kind as were the breakfast staff the next morning. Our room was clean and updated. Paid for a dog friendly room, had confirmed email reservations through my company website and was told we did not have a dog friendly room when we arrived. Tried to explain and show proof to the person at the desk named LUCAS and he was very rude and would not hear of it and would also not even look at our email from the reservation. Hotel is in process of renovations, it did not affect our visit. Dog friendly hotel, we did not take our dog but many were there. Staff was friendly and very accommodating - we had an issue with our room - adjacent room people would leave there dogs unattended and barked constantly. We asked to be moved which management did very quickly / pleasantly for us. In general we were pleased - no other issues- likely to return another time.

Southern Oaks Inn is a lovely hotel. The front desk staff made check in a breeze! Rooms were nice and clean, they are in the process of remodeling but we didn't experience any inconveniences. It is right outside of the downtown area and their are quite a few attractions close to the hotel!

Definitely dog friendly, which was exactly what we were looking for. As mentioned by other reviewers, the inn is under renovation, but it did not affect our stay. We were within less than 5 miles of all of the major attractions. We called in our reservation for our on-the-fly trip, because all of the "trip sites" said that they were booked. It was actually cheaper anyway.

Stayed with my husband for a short vacation to St. Augustine. The room was clean and decent-looking--not luxurious but it fit our purpose. The breakfasts each day were great with many more options and some changing options each day. Really enjoyed our stay. We stayed 2 nights in a king room down stairs. We really enjoyed the fenced in dog run so our dogs could roam off leash. Every employee we encountered was very friendly. Room was clean bed comfy. All in all great place when traveling with our dogs

Hotel is about a mile away from downtown. VERY friendly staff, very willing to help, answer questions and offer advice for your stay! Nice clean rooms with mini fridge and microwave. They are going through a cosmetic update and it's really nice! Good hearty breakfasts, NOT those cheap continental breakfasts either; real scrambled eggs, sausage, pancakes, and even French toast on one day!!! Would really recommend!

The room was as we requested and was clean and free of lingering former guest odors (pets, etc). First I must say I was surprised with the facilities and quality of rooms here, it was par excellence as what usually is in motels. Nice rooms, comfortable beds and coffee machine, microwave, fridge. Great staff front desk and in the breakfast place. Breakfast was decent and Aaron was serving it. Aaron was v friendly and courteous and works really hard to make your breakfast a good experience. The motel is located along the main road. The rooms are newly furnished. The air con is noisy, but that is the case in most 2 star motels. Breakfast was reasonable. The pool is very good for swimming in the morning. I would not suggest to walk to town, one can drive and park in the metered parking.

The rooms had just been renovated and were beautifully done. The first time I've ever seen hardwood floors in a motel room. They were still redoing the outside during our visit. The staff were all very friendly and helpful. They have a nice pool but it isn't lit so it closes at dusk. Everything was clean and neat inside and outside. We stayed at Southern Oaks Inn for three nights. The looks from the outside were not very impressive, but the rooms were clean, the breakfasts were good, and the staff was very helpful. We were close to the downtown area, and we chose to use the Old Town Trolley, which picked us up at the hotel. We had a great time in St. Augustine, and this hotel was a good choice.

Clean and friendly atmosphere. The room was spotless and the bed very comfortable. Breakfast was fresh prepared, wide selection and plentiful. I would definite recommend. Everyone was very nice and attentive.

Very reasonably priced accommodations, and what was most important to me was that the room was very clean. The rooms are also recently renovated from the looks of things. I was also pleasantly surprised by the breakfast offered. And it's located a short drive from the old town area, the only thing is it's a little too far to walk so you either have to drive your car or you can hire a cab to get you there.

This was by far one of the nicest stays we have ever had in a hotel anywhere. Our room was clean, comfortable and had everything we needed, which included a microwave, hairdryer, refrigerator, and coffee maker. I can't say enough about the staff. My wife and I were requiring a much needed getaway and booked one at the Southern Oaks Inn. If your looking for clean, quite, and affordable place to stay this place is it. The employees were professional and just plain wonderful to chat with. We will be back.

Everyone at this hotel truly LOVES their jobs. They are always smiling, making you feel welcomed, like home. Making the reservations through Booking.com and then confirming with the inn directly was a breeze. Our arrival was right on time after quite a long drive and the people at check-in were very nice and seemed happy to see us. The room was immaculate and very easy to settle in for our dogs. .....But if you have a dog this is the spot. Get it? the spot for "Spot". We found it clean and comfortable, and the staff was extra friendly. We only got to stay one night,but wish we had more time. The dog run was a perfect place for our pet to get outside and play. We liked that the floor was NOT carpet. I think it was recently remodelled so it's all fresh and new. Minutes from all the sites.

This facility appears to have been a Howard Johnson's from the 1960s. A friendly construction crew was working on it while we were there and they've done a tremendous job - looks brand new! Friendly staff and sufficient hot, free breakfast. Exceptionally clean.

The people were very friendly and helpful. We had a warm breakfast with several choices included with our trip. Front desk was very helpful giving us directions and advices to make our trip pleasant. My daughter and I stayed in April 2016 visiting Flagler College. We found the room to be really clean and nice with hard laminate floors and newly painted and remodeled bathroom. The beds were very comfortable . We felt very safe and really quiet area. The pictures on the website are what the rooms look like. We received a fantastic rate and this was a great location!

Everything was fresh and recently updated. The rooms were exactly as they were pictured online and very comfortable. I loved the walkin shower! Super friendly staff were everywhere: there were always 2 people at the front desk, several people always cleaning or working on the grounds, housekeeping was great, and everyone went out of their way to be helpful. We had great service and the room was nice and clean. The staff was very friendly and helpful. There was a lot going on with a remodel in progress but it did not detract for the peacefulness and relaxation.

I had stayed there years ago when my son's middle school went to St. Augustine. When we first arrived at the property I was surprised to see the improvements that have been made. The rooms are updated and clean. The breakfast buffet was nice and the staff were friendly and helpful. Good choice for the price and close to all the attractions.

This hotel is clean, staff friendly. Close to many tourist spots. Walking distance to to Red Train Tours. Free parking. Staff very knowledgeable about the city and the best places to visit. Very nice and clean place not too far from down town and attractions. Awsome place if you have dogs, they have a small dog run which was great for my two large hound dogs. The staff was very friendly and helpful with area knowledge.

My favorite part was the breakfast service. The large comfortable room had two friendly servers greating guests and serving hot entree items. There was also a well stocked cold service counter. Southern Oaks is a charming older motel that is going through tasteful renovations.

We liked the location and had a trolley for $2.00 to take you downtown. Older hotel but it was clean. Wood floors in rooms. Breakfast was good and actually had a server. If you keep your receipt from a trolley taken within the last three days, you received a discount for the tour on the trolley. We would stay there again.

The location is very accessible to the historic district. The Old Town Trolley will pick you up at the front entrance. The breakfast was great, was much more than I expected. Staff was friendly and very willing to assist. Room was very simple but very clean.

We have been coming to St. Augustine for about 20 years and finding a clean hotel for a decent price is not always easy. My wife booked us for four nights at the Southern Oak Inn for the first time. We were very surprised. Wood floors instead of the normal (nasty) carpeted floors. Very clean rooms. A complimentary (and tasty) breakfast menu and very friendly and helpful staff.
