The room itself and the people who work there are fine. However, when I asked if there was anything not loaded with fat for breakfast, the answer was "no." Not even some low-fat milk for the cereal! Full-fat yogurt, port sausages, eggs, and cheesy something. I was thankful for the oatmeal.

They are pouring money into renovations of this motel. I look forward tobseeing whatvthey have done in a few years. Nice, clean rooms. Friendly staff. Good size, clean, family pool. BreAkfast provided, but not outstanding. For Memorial Day, $99 a night was a very good price. Bottom line... save some $, stay here, and put your money to other things!

My friends and I decided to make a spontaneous trip down to Saint Augustine over Memorial Day weekend. We were able to book a room on the drive down from Jacksonville for $99/night. Took a chance on this location and we're so wonderfully surprised! The updates to the hotel are very nice. The room looked great and was especially clean. Let's not forget breakfast: it was amazing! If you are looking for a clean, affordable place, this is it. That was all we needed- a clean, comfortable bed, free parking, and free breakfast. Best thing is the laminate on the floors. I hate carpeting in hotel rooms. However, since they are renovating, we tracked in quite a bit odd dirt into the 1st floor room. We bought a $5 mat at Walmart, and problem solved. A sweet gem located near the historic district. Even though the hotel is currently under renovation, the rooms were comfortable and quiet. The breakfast was pleasant surprise. It changes daily, but we enjoyed huge pre made chocolate chunk pancakes, eggs, sausage, French toast and cheese grits along with a full array of continent options. The staff were pleasant and helpful. We will definitely be back again.

The stay started off poorly as we had booked a ground floor room with a king bed. when we arrived all they had were two queens on the second floor. They said the mixup was the fault of the company we booked with online and they should not have promised us the first floor room. Apart from that, however the room was clean and the free breakfast was good. Beds were not the most comfortable but all in all it's a good, pet friendly hotel in an a convenient location.

My husband and I took a weekend trip down from Savannah. On line we were a little hesitant due to the reasonable price and proximity to downtown. We were so happy we decided to come here. The hotel is going through extensive renovations and we are excited to see the finished product. The hotel is located on a corner. Walgreens across the street and CVS on the other corner. Very nice and clean room, good parking, close to downtown, nice swimming pool. We spend there one night, the only issue we had is you can hear the train at night, more than once. Very nice personnel at reception and cleaning lady. We went two weeks after memorial day so prices still kind of high, probably try again low season.

We chose Southern Oaks for several reasons, price was reasonable, free breakfast and pet friendly. The room was clean and comfortable. I liked that there was no rugs, just laminate and tile floors. They gave us a room on the first floor which was good since we were traveling with our dogs. There is a fenced in dog park which was great. The breakfast was one of the best I have had. Went with my dad and cousin, they gave us rooms next to each other which is what we wanted. Staff was friendly, breakfast was good. Rooms looked and smelled clean. Housekeeping was on top of everything. Beds were soft which we were really hoping for! Nice pool. Conveniently located depending on your plans. Yes this place is dog friendly but you shouldn't have to sacrifice cleanliness for a dog park. We stayed for five night and our room was not cleaned until the fourth day. Even after that we still found dusk on most the surfaces and there was a ball of white dog fur under the bed (our dog is all black). We had to go to the front desk three times for toilet paper because they would restock. The employees would stand around talk and smoke on the clock in front of all the guests.

I stayed in the first floor pet friendly 2 queen bed room. Room was clean and comfortable. Had to call office for creamer for in room coffee and they requested I go to office to get it. I would think since they forgot to replace from previous guests that they would have delivered it to my room. The pool area was clean and nice. Hotel is under renovations but rooms are all done. Very clean and comfortable. Great location especially if you are wanting to do one of the sightseeing tours. Red Train Tours is just up the street only about a hundred yards from hotel. Breakfast was hot, simple but good. Better than the continental breakfast most hotels offer. We were here last year and Ren booked for this year. Quiet and we'll kept. The rooms are very warm and modern. Never had a problem with anything. Very friendly and courteous staff. Highly recommend. Close to alot of places to check out.

We came to St. Augustine for a quick one night get away. We were trying to keep the trip cheap so we decided to book with Southern Oaks Inn because of their reasonable price. Southern Oaks Inn is a great place to stay! Friendly people that work there, easy check in. They are rehabbing the property but that did not impact our stay one bit. We stayed in a room recently rehabbed, standard hotel room, but it did have a microwave and fridge. We have 3 kids, so free breakfast is key. Lots of places offer free breakfasts of varying quality. This is a great family hotel. The rooms are clean with hardwood floors. It has a nice, clean pool. But there are two reasons I would come back - the service and the breakfast. Every employee treated you like you were coming into their own home. They spoke every time they saw you, held the doors, just above the expectation. Then the breakfast was amazing. It was a fantastic hotel; good service, nice people, an easy area. It was very nice and my family throughly enjoyed it. It's definitely a quaint little place I'll be looking into returning to for my next stay in St. Augustine.

Southern Oaks Inn is a great place to stay. Staff is friendly and the rooms are super clean. Actually the whole hotel is super clean!!! A big thing for us. Breakfast is great the room is big and again clean. Price is awesome too!!

Although the location was farther away from where my son and his wife live than I thought I liked the cleanliness of the hotel and breakfast. Very quiet and tastefully decorated. Friendly hotel staff and great housekeeper Amy.

After clearing up the problem with the reservation (they showed a second floor room and I had requested a first floor due to my handicapped mother traveling with me), the stay was great. As noted by other reviews, the rooms are newly renovated and very clean. The breakfast was amazing and breakfast staff were very pleasant and helpful. I chose this hotel because of the rating on Trip Advisor. It was okay. Not good , not bad, just ok. There was NO ARTWORK on the walls. The bed was ok. I moved a night stand to plug in my phone and discovered LOTS of dust. The mini frig was not running, so our cold drinks had to wait while it cooled down. The WORST part was the AC. Finding this hotel by chance on Hotels.com we were at first worried as we approached, as it looked a little deserted, we quickly realized that a refurbishment was in progress.A little confusion at reception, maybe because we arrived a little late, was soon resolved and we were offered a range of rooms. Staying in St. Augustine, Florida? I could not BELIEVE the $80 Pricetag for a stay in Hardwood and Luxury. Kingsize Bed!! Such a treat. Wish every hotel held this quality!! Staff is super friendly. No problem switching payment either. Clean and easy process.

The staff was very friendly and helpful. Free breakfast every day got us off to a good start. It was not your normal continental breakfast. It was something a little different. Everything was fresh and very tasty. The rooms were clean and smelled fresh If you go on week days, you will save money.??? We plan to visit when the weather cools off in a few months. The service from the entire staff to include the front desk, breakfast dining room, outside grounds workers, and cleaning staff is outstanding. Additionally the staff always inquired if our stay was comfortable and if we needed anything to let them know. We have not received service this good in years! I booked this hotel for a last minute Anniversary surprise for my husband. The hotel is in the middle of renovations that have been going on for quite some time according to one of the construction workers, but don't let that stop you from visiting. First off the staff was really friendly and nice. Second apparently they were doing some remodeling or construction during the day which was fine. We were only staying there two nights anyway, and the construction was going on durning the day, which was once fine. The first morning we woke up fine. My sister and I traveled to St. Augustine with my 2 small dogs. We were extremely pleased with our stay at Southern Oaks Inn. The hospitality was wonderful. Everyone was very kind and accommodating. The reviews were so good that we decided to reserve on booking.com. It was quite a shocker when you drive up and it looks like an abandoned building. They are currently under reservation. The staff is very friendly and helpful. The room looks nice with the laminate floors, but it still smelled musty and moldy. We knew the hotel was driving distance from the old part of St. Augustine. But, it only cost $3 to get there by an uber taxi. Parking is $10 in the historic area, so the taxi sounds good. The room was updated and very clean. A hot breakfast buffet was included and it was very nice.

Loved that we could take our dog with us. Kid's had a good time there in the pool. And you can't beat free breakfast aswell. The rooms were clean and the staff was awesome. When we go back to St. Augustine we will stay here again. Thanks for a grate stay .

Clean room, quiet stay, good breakfast, no issues. I would certainly stay here again. Only issue is that it is not really what is thought of as walking distance to old town. However, the trolley stop was right across the street.

Price was definitely right, rooms very clean and beds were comfortable which is a major + for us, microwave and mini fridge was what sold me, hot breakfast which started and ended at a good time, location is great, it was in the historical district. Would definitely return. Staff was very friendly.

The staff was excellent, the continental breakfast was hot and very good, the rooms very clean, loved the hardwood floors!! very clean. The staff recommended a fabulous place to eat with in walking distance, also indicated where we could pick up the tram for St. Augustine tour.

Excellent choice for our weekend stay. Was pleasantly surprised with the vinyl wood floors instead of carpet. Liked the walk-in shower and having the 2-in-1 shampoo/conditioner and the liquid shower and hand soap in dispensers was ingenious. The staff was phenomenal! Everyone was very friendly and always checking up on us. Continental breakfast was the best we've ever had at a hotel. Great variety. Location was perfect for us as well. Would definitely stay again.

Place was beautiful! Staff was amazing!!! Will definitely go back! Room clean, pool was nice, breakfast was yummy! Again, staff was so accommodating! They even called the room to make sure we were happy with our room after we were there for 30 minutes!
