"My husband and I decided to plan, a trip for the kids spring break. We were initially happy with the resort selection until time for bed. The beds were too hard and uncomfortable. The rooms were pretty warm after 9pm and we could not adjust the thermostat, it was fixed so no one could adjust. I do agree with other reviews the hidden fees are just plan old ridiculous."

"The facility facility is no where near as nice as described -- old and rundown but cheap until you get hit with the hidden fees that doesn't tell you about. They also don't have a continental breakfast as described nor do you get the coupons for other activites you are promised. i would not go back. It is a resort in name only and isn't even on the beach!! It does it's users a great disservice with this one!! I will say you have more room than a hotel and a kitchen, dining area and living room. So that is a positive but go expecting a well used hotel setting across the street from the beach with no services or special ammenities away from the main parts of Panama City with extra fees you didn't plan out."

"We've stayed at numerous locations on the PCB, this was close to the Seabreeze Festival, but the fees are ridiculous, $40 non-refundable damage fee, I don't think anything should be broken if everyone's being charged this, there were numerous broken items, faucets, drawer in fridge, soap dish in tub, light bulbs out. Then there's a $88 non-refundable cleaning fee. We don't smoke and the room smelled horrible from smoking, there were cigarette butts all over the patio. The carpets are dirty and smell horrible. We couldn't turn the fans on due to the black soot that covered them, along with the coating of dust all over the headboard and lamps. This was not a good experience. If so many people are paying these fees the condos should be sparkling. Definitely took 30 min to get an elevator at check out. After voicing my concerns I was refunded ½ of my cleaning fee. I believe you should get your damage fee mailed back as well if you've done nothing to warrant the charge."

"My wife and I really enjoyed our stay at the Origin. The booking price is one thing and when you get there they add more fees, but I already knew about them so that wasn't a problem. The rooms are nice, didn't have a beach view this time but on my next stay I will book a room with that view. The staff was friendly and answered all my questions. Overall the place is great. They have some cheaper places around the Origin but BE CAREFUL they put pictures up on the internet that are deceiving and them places were a complete dump in my opinion...."

"The building is worn but the room was clean and was as described. Beautiful gulf coast view and the sliding doors opened so you could see and hear the ocean. That was amazing. The front desk personnel were very sweet and very nice. They explained everything, told us that they weren't a hotel, so no fresh towels daily and no mid service, but it does state that in the details very clearly. This was my second time staying here. Will stay here again. The elevators were being repaired it seemed. This is not a new building, but it's not old either. It just seems as if it's always under repairs every time I visit. Overall it's worth the money. It aint a five star but it is exactly as described and very affordable. Fridge was very cold, stove worked (I didn't cook but it worked), there was enough toilet paper. No complaints. I will be back soon!"

"The room was OK, although I was expecting a 1 bedroom condo instead of a king bed and sofa bed in one room. There was nothing mechanically wrong with the room, however the overall facility needs some work. Being this was spring break, there was an overflow of guests and to have most of the elevators NOT working was an absolute joke; in a 17 floor building, C'MON! On our check out day we had to wait for 45 minutes to get an empty elevator. The parking garage is also a joke; with 17 floors and only 3 level parking garage, REALLY??? The cleaning fee is ridiculous, they don't clean your rooms while you're there and don't refresh your towels, so you are stuck with the same towels your whole trip unless you bring your own. We did have a beautiful view of the beach on the balcony, which my children enjoyed, that was the one bright spot of our trip; will not stay here again until upgrades are made, like cleaning the carpets and having WiFi in the rooms, not just in the lobby or by the pool; everyone doesn't travel with a laptop anymore therefore the Ethernet cable in the room was useless as we had an iPad!"

"I will never ever return to Panama City or to the Origins again. It was dirty, kids were destroying the hotel. They were loud all night. The elevators were ridiculously slow and dirty. They advertised a gulf view and when we got in our room it was on the opposite side of gulf and faced a swamp. FALSE ADVERTISING! The carpets were stained in the rooms and in the hallways. The only positive thing I can say is that there security guard at night was seriously the nicest man I have ever met! He tried to keep control of the kids. My husband became very ill and had to take him to the hospital and the security guard did every thing he could to clear traffic and help me out!"

"Everything was great!!!! The only possible complaint that I could find was that the sheets on the king size bed were a little small. The biggest difficulty is the walk to the beach. Since they are no longer owned by Seahaven the beach access is a little bit of a walk and a dirty one. You have to share the access with beach vehicles. The pool deck was great and relaxing, Both sunrise decks were completely amazing. Already saving for my next trip!!!!"

"Only had 1 week I could possibly take a vacation and the Origin was absolutely wonderful. Even with the things I would change I still have to give it a 5 star. We decided to come in early and get a cheap room for 2 nights. I the day we checked into the Origin we were actually 6 hours early for check-in and they rushed our cleaning and got us into the room ASAP. The room even though it wasn't a Gulf View it had a distant view of the Bay or lake. I the only negative things about our stay was the sheets were a little to short for the king and the walk to the beach. The walk was very short however the path was very dirty from the city using it to pull the tractor down. (can't really blame the Origin. ) The only suggestion for this resort company is pay the money for a better beach access. We are already saving for our next trip back to stay at the Origin."

However, You must bring all toiletries and also brin extra quarters and washing powder o wash your towels to have clean ones because none are supplied. Washing machines are located in a wash room not in your room. Also bring soap and more toilet tissued because again... none is supplied!!"

"The Hotel was very nice but it could of been alot cleaner-It had a very odd smell on most of the floors and they were in the middle of remodeling so equipment was laid out everywhere. None of the ice machines worked the entire time we were at the hotel. Every time I tried to contact the front desk no one was avaliable. "DON'T STAY HERE!!!!! I don't know if I even have the words to describe how poorly we were treated and or how old and nasty this condo stay was...To start the booking for a room with an oceanview...Was a unbelievable view of a SWAMP! Oh how I wish I were joking...Then the carpet was nasty...Needs a fresh remodel BAD!!!!Old box TV...No kidding again...NO towel exchange and a dive to wash your towels in that by the way doesn't dry!!!!Three attempts...Parking is the worst...I can't say enough to warn anyone from this bad experience!!!!!"

"Overall very pleased with this hotel. Based on previous reviews, I was originally a little worried about the hotel. But the initial staff during checkout were very helpful and curteous. Received an upgrade to a one bedroom unit, and that was a plus. Beach access was across the road, but very convenient. Never had to use the overflow parking which would have been a pain, but does not seem to be an issue as there is a lot of parking available. Room was Clean, Pool Area wonderful for both adults and children. Overall expeience was very good."

The pool was very nice and has a view of the ocean from it and they even have a free theatre which shows movies all day. "We arrived in Panama earlier than planned, and 3 hours before check-in time at the Origin. However, we wanted to take a look around the hotel so we went ahead and parked and walked in. We were greeted by a very friendly lady who informed us that we could check in early if the room was clean. The room was not clean yet, but she took our phone number and within an hour our room was clean and we were getting our keys. The room was amazing. Huge balcony with an awesome ocean view. The hotel is not located directly on the beach, but rather directly across the street from it, so it is still a very good location with only a 2 minute walk to the ocean. The hotel itself was extremely clean and modern. The staff was very friendly. Our only two complaints: No one answering the phone when we called the front desk, and the very small parking garage. During our first night around 2 am, a group of kids were running around on our floor, yelling, knocking on doors, and turning door handles. I tried to call the front desk multiple times to get someone to come take care of it, but no answer any time. Our third night, we went to see a midnight movie, and when we arrived back at the hotel, the parking garage was swamped. There is a lot of wasted space in it- parking spaces with huge pillars directly in the middle so that no one can park there. Had the pillars not been there, we wouldn't have had to visit the 'overflow parking lot,' which is located down the street and down a gravel drive. We were the only car in the dimly lit 'parking lot' which was basically just a dirt patch behind some other parking lots. We did not feel comfortable parking here, so we went back to the garage and made our own parking spot. Another level of parking in the garage would be a wise decision for the Origin. Other than those two snags, this hotel was awesome. They have a pool, hot tub, game room, fitness room, and even a movie theater. We would definitely visit again and recommend to friends. Great value for the price and prime location."

Yes, there is a cleaning fee but if you read before you purchse you will see that they do tell you before you buy online. So for us there was no unxpected fees. "Nice decor. large rooms,. asked for ocean view, got a side view, barely could see the ocean, no washer and dryer,(had the closet and hookups, just none located). One small boiler inkitchen, no fry pan. we ended up going to walmart and making a cheap purchase so we could cook. Mold around edges of tub. There is a $40 fee for damages that you do not get refunded if there is no damages. and a cleaning fee added based on your room type, Read the fine print when you make your reservations. Mine was $124.00 more for these two charges. Most places give you back your damage fee if there is none.

"This hotel is so very nice and the staff is extremely nice and friendly. It is under new management so those who had a bad experience may have a change of heart. We had the best 1 bedroom condo and the room was SUPER clean and VERY VERY nice. I will definately stay here again I had the best time and really loved the room and how it was down a little bit away from LaVela. Sharky's accross the street is awesome and dusty's further down is so very good. Super close to pier park and tons of stuff to do. I am very impressed with this hotel!"

"Stayed at Origin Beach resort memorial weekend and overall it was a pleasant expeierence. Upon checking in we were notified that our room had been upgraded. What an awesome upgrade it was, we were right in the front of the hotel on the 10th floor with a great pool and ocean view! The room was a good size and we had plenty of room. The room was pretty clean the only points I take away from this resort is when we pulled out the sofa bed the linen had not been changed and it looked like someone had been sleeping on it and the staff just folded it back up. Also one of the blankets that was folded up in the closet was full of sand! I mean if you have to pay a cleaning fee it would be nice if the room was cleaned thoroughly. Other than that this is a nice place to stay and I would recommend future travelers to stay here."

"This is the best condo that we have ever stayed at in Panama City Beach. We were on the 12th floor and could not ask for a more beautiful view of the ocean. The staff was extremely friendly, the rooms were very nice and clean. I will definitely return to this hotel in the future. People have to realize that a condo is your home away from home. I loved the idea of being able to cook, wash clothes and relax without going out to eat and spending so much more money. I have to say we had a blast at the pool also, I had a 7 yr. old and two 15 yr olds and all of us enjoyed our stay with this hotel. I do understand that it had recently been taken by new management and if it stays the way it was with us they will be the best on the beach. Thanks for the wonderful week!!"

"I've stayed here now a few times. The first experience was a little shaky, it seemed that staff was unorganized and confused. This most recent experience was pleasing. The hotel is under new management, so that may have something to do with it. I think that it's important to remember a few things: 1. This is a Spring Break complex. Let's be real, PCB can be a family destination (lots to do!) but spring breakers and college students keep everyone in business. The complex is very nice, but SB has definitely taken its toll on the quality and cleanliness. 2. Be aware of all fees that are associated with the booking. I'm a young professional and manage a small team of personnel and a few hundred-thousand-dollar accounts... though since I'm under-25, the hotel is going to charge me a fee as I might damage their property. There is also a registration fee. Simply take this into account when booking, as a surprise cost is never pleasant. Finally, be sure to call ahead should you have any specific requests. This goes with many hotels, but since this is a condo complex on the beach, each room is unique in terms of view, balcony and amenities. Just my thoughts - always best to know what you're getting yourself into. Would I recommend this complex to families? eh. But for friends, parties, young couples - definitely."

"My wife and I took our two sons to Panama City for our second grader's spring break. We were very impressed with this place. The staff was very friendly and helpful at check in. We had trouble during the stay with our electronic room cards staying programmed, but that was the only problem we encountered during the stay. Every one was friendly and welcoming. Our room was clean and spacious. Apparently our stay fell right after the college spring breakers because the resort was nearly empty, parking was great and there was no noise at all. I would highly recommend this to others. In fact, my mother and father in law are planning a trip in the fall."

This was probably the last year that I get the opportunity to take my daughter and her friends for Spring Break, but you have made this a less stressful and fun, exciting experience. "On first appearance you think the hotel is nice but looks can be deceiving. I was there for a week and noticed...run down room, tight & over crowded parking and and over kill of teens/young adults!!! If your a college student looking for a low budget room and noise is not a factor, then this is the place for you. But if your more family oriented and looking for a nice place to call home for your stay then LOOK ELSEWHERE!!!! (You pay for what you get...lesson learned!!!)"

"At check in the clerk failed to give my husband a parking pass and he unfortunately didn't realize he needed one. The next day the car was gone and had been towed. Hotel security gave him a ride to pick up the car and he did not have to pay, but several hours were lost. To add insult to injury, the clerk was less than apolgetic about the whole thing! At check out there was a small line and for some reason the clerk bypassed my husband and called over the person in line behind him. Other than those 2 really bad things the resort was very nice. Would probably give it another chance."

"You think your getting a deal until you confirm and pay for your room online. ONLY AFTER you confirm are you hit that you are going to be charged a cleaning fee at this resort varying on the room. For a 1 bedroom which I booked the cleaning fee for 3 days was a nonrefundable 80 dollars which I did not see anywhere before confirming. Also up on arriving to the resort was I told that there would be a damage fee of $40 dollars that must be paid for upfront upon check-in and was also NONREFUNDABLE. This was not explained when reserving or on the confirmation page so in addition to the total you pay for the room and taxes NOTE you WILL be charged additional fees not explained only until after confirmation and other not until you go to check-in the room. The resort for the price which I thought in total would be $306.00 which was charged when confirming/reserving the room ended up costing me a little over $420.00 once I arrived at the resort. The resort only had 1 elevator(working) the majority of the time I was there out of 4 they had. The hot tub was hot, but the jets wern't working. The 2 huge roaches running around the hottub did not earn them any bonus points. I asked the lady at the front desk for an extra towel and bar of soap and she said all rooms were adequately supplied and that they did not hand out any extras. READ THE FINE PRINT! Thanks for not disclosing the hidden fees charged the resort and Origin you need to fix your elevators with my damange fees that you take from everyone. Its the least you can do!"

"Loved our stray. This is the second time we have been at the Origin and have had a good time both on visits. The rate we received was great, however there were some fees we were not told about and I was so happy that the hotel upgraded us because our room was actually a studio, which was in fine print on our reservation. The room was clean, the service was excellent and when we had a problem they were there to fix it in minutes, (like messing up the TV remote during the Olympics). They did tell us about the toiletries and as luck would have it, I did not bring any soap and or shampoo and our room had none. But not an issue, the stores are close by. The location is great and loved that you could walk places. Also, it was not crowded like the other end of the beach. Can't wait to go back next year."

"We have stayed at The Origin many times...this was the first time under their new management...Emerald View. Absolutely terrible!! I've never before had to pay additional fees when I checked in...but I had to pay $114 for cleaning. Also there is no more private beach access...you walk down the road and enter on a public access...no foot wash or shower area. When you pay $200 a night for a condo you expect more than juSt a bed and pullout that's so hard no one can sleep on it. Terrible stay and we won't be back!!"

"Ok we were at first impressed with the lobby and outside of they place. however when you go into your room it is a total and utter dissapointent. The walls were filthy, the garbage disposal didnt work and had been covered up and when we opened it the smell would have knocked you down. the washer in the room trapped some of our cloths inside of it, and the carpet was nasty. the worst part was when we left we got almost out of panama city and found out they tried charging us 250.00 cleaning fee. i called bk and went back to the condo and made them take me upstairs tot he room where we stayed. come to findout the little housekeepers had throwed french fries all over the room and smashed them in the floor and tried blaming us.. and said the charges was for the carpet to be cleaned.. i was furious. needless to say I GOT MY MONEY BK and will NEVER EVER STAY AT THIS PLACE AGAIN!!!"
