"Getting to the check-in location was a little confusing. The process of checking in went smoothly. Yes the daily registration, resort, and cleaning fees are excessive. The discount faded to black. Minus the daily services of a hotel there wasn't very much difference. The room was clean and comfortable for an efficiency. I haven't received my final bill from the resort but I hope there won't be any surprises. The cleaning fee should take care of the cleaning but we didn't leave the room in bad shape. Overall pretty good for a first time but I don't think I would do it again. The hotel experience versus the cost of the condo experience: advantage hotel."

"The room had not been cleaned and had damage that had not been repaired. The bath tub did not drain. The front desk did not answer the phone. The phone, cable, and water were not operational the next morning. We could not get the problems resolved so we checked out after one night. The front desk staff and the management of the property were completely unsympathetic to our experience. We are supposed to get a refund for the 4 remaining nights but are still expected to pay a total of over $250 for our one horrible night at the resort. I plan to write the home owners' association to try to get to someone who can make the situation right. I have never experienced anything like this in my entire life. A horribly managed facility. I would not recommend it."

"Upon arrival we discovered trash left everywhere. Sand on counter tops. A broken chair at the table. Maintenance man showed up to check for missing remote for vcr and we showed him the chair witch he took and said would repair and bring back but we never saw the chair again. Sand and trash left in top bunk bed for kids. The 185 dollar cleaning fee is a joke and scam! Our condo needed painting but aside from very poor house keeping was enjoyable once we cleaned!"

"When we arrived everything was good until the last couple of days. Things in our condo started to break very easily. For example the door hand and the shower rack in the master bedroom. We spotted a couple roaches in our room and got notification from our neighbors that there were roaches. I took a picture and showed it to the staff but they did not believe me. I specifically talked to the Front Desk supervisor Cassie and she was not very considering. Before I checked out we made sure the room was spotless. When we went to the front desk we were told we had excessive trash and would be charged. I asked to see the paper she was reading off of and she ripped the paper in half and told me I can only read a certain portion. On that same paper it said 'Will send pictures later.' could not tell me when they would be sent but I still have not received any photographs about the 'excessive trash' I was accused of having. This problem was not handled correctly and I am highly upset."

"We very much enjoyed our stay at the Boardwalk Resort. The rooms were very nice and clean. The view from our 14 th floor balcany was beautiful. We enjoyed the music played around the pool and on the beech, also the movies on the big screen that was shown on the beech on friday and saturday night. Everyone was very kind and accomidating all the way from the guywho took care of the umbrellas to the DJ. It was a wonderful and relaxing vacation."

"Was a little nervous when I read some of the reviews on this site, but when we arrived I LOVED our condo. I dont know were the people who had anything bad to say stayed, but it was not at the boardwalk condos, because theese condos are super nice! The are Very updated and clean. The entire condo made us feel at home. We stayed in 1005 on the 10th floor. The pool area is awesome and has a restaurant and bar right along. There was a live DJ their almost every nice day! This place is a great family oriented place and this is the place we will go if we return to Panama Beach!"

"We were really concerned with some of the reveiws prior to our arrival however once we entered the 3 bedroom unit we loved it and our worries were gone. Room was clean, very roomy, the bonus bunk room was a plus with 2 eleven year old girls. Resort and staff very nice. We normally stay in a beach house but decided to do something different this year and were not sorry."

"Enjoyed last year so much requested same condo this year. Disappointed that no live music at Pool Bar, and bar staff appeared to be very unhappy to be there. Not worth the price, esp. since it was off season. We will NOT be returning next year for our 3rd trip. The cleaning fee is too high, esp since the condo was not very clean. The furniture was not very clean and not enough comfortable seationg for a 2 bedroom 2 bath. The baseboards were very dirty, the smoke detector beeped the entire trip and the fridge/freezer had been left turned all the way up and was frozen solid. We turned it off and left it off overnight-started working again but made the most horrible noise that we had to turn freezer off. We are done with Boardwalk."

"By the time we checked in and paid the extra fees we really felt no discount in our wallet but the overall trip was great. Why do we have to pay a daily cleaning charge when there was no daily cleaning? We did have enough towels, tissue, etc to last. Very effecient. We spent most of our time in rented chairs under rented umbrellas. The guy in charge of those made sure the umbrellas was set right every time. Very nice. The music on Sat 8/25/12 by the pool/beach was great to listen to and relax with. The weather was perfect-just before Issac was set to come in. We had no neighbors for two nights but when we got some our last night I could tell it would be rough if you had kids or loud people in neighboring spaces. We had a wonderful time."

"Great stay and time. The only negative thing I have to say is that our floor was not clean. It was thick with sand. We called to have it cleaned. Someone did come to mop!! We then had to go and buy a mop to clean it ourselves before being able to walk without shoes. Other than that, we would return. Great location and loved the outdoor entertainment."

"this was our third trip to boardwalk. The overall experience was a bit of a letdown. There were many things my husband and i saw that needed to be repaired or cleaned. the furniture in our room was old and uncomfortable as well as the pillows. also again this year, the wi fi internet did not work in our room. "The Boardwalk Resort Condo was just right for our girls trip this past week! Right by the beach & nice pool to relax/cool off by.
The rental came with tickets for the Shell Island/Dolphin Boat Tour . . . It took forever to get to the desination; however, was worth the adventure ;)

"I feel the resort considers a guest as a cash cow. You have to pay up front fees for exit cleaning, internet use, pool priveleges. We had to pay for resuppling toleit tissue. They provided two trash bags each for kitchen and bathrooms. You would have to pay for additional bags. We had a party of four adults and three children for one week.
We have stayed at a number of resorts over the years. Never have we paid for any additional cleaning or supplies. I assume these fees were included in daily rate."

"The property where we stayed was a pretty nice resort type accommodation. However here are my chief complaints:
The office where we had to check in was not on the property. Very inconvenient.
There were no luggage carts available at the time of our check in.
There is a new local city / county ordinance which requires you to take down all of your beach items daily. I can't hold the resort directly responsible for this, but it is more than an inconvenience to take down a 12x12 beach tent and 6 chairs every night. To complicate this even further, the shortest route to the beach was only open after 9AM because of the resort's Pool Deck hours / rules don't allow anyone on deck before 9AM. This meant that I had to take all my gear an additional 100 yards down the beach out of the way. This was a mega hassle.
The magnetic key card for my room door got 'wiped' out twice. One time it required me to go to the nearby hotel front desk (a short drive down the street) to get it re-keyed. The staff attributed this to me keeping my key too close to my cell phone. Bad system / Fail.
A few of the areas looked like they needed maintenance / overhaul. The kiddie pool had numerous cracks and large gaps of the cork type safety flooring to keep kids safe from falling and scraping themselves.
The large pool looked like it was in need of a complete drain / pressure wash / repaint overhaul. The pool drains / vents showed dirt and mildew.
The DJ that was playing music at the Under the Boardwalk cafe near the pool cut into every song, sometimes twice per song, to do promo's for the on-property cafe, convenience store, and activities for kids, etc. Additionally to being far too frequent, he always said 'check, check' when he broke into the music. I've never heard a more unprofessional DJ. The cafe was over priced and the beer selection was terrible.
The resort was overall a real nice place conceptually, but the experience was anything but a resort type experience. Every turn, there was some sort of inconvenience or 'rule' that created an unpleasant and laborious experience. Not exactly what I had in mind when I booked my vacation."

"When we arrived the condo had our reservation wrong. We booked a 1 bedroom and they had us down for a 2. They were out of 1 bedrooms so without any hassle they upgraded us to a 2 bedroom at no extra cost or fuss to us! The condo was huge and beautiful. The condo was very clean. The condo gym had plenty of equipment. The pool is pretty large and there are 2 hot tubs, but when there are a lot of people staying there it gets crowded fast. My only complaint is the pool hours, 9am-10pm. We wanted to go to the pool and hot tub at night after going out to dinner and playing some putt-putt, but with PCB traffic, by time we got back every night the pool was about to close and security means business when they say it's time to get out. Overall it was a fabulous place to stay and we will be back. I would definitely recommend this resort to my friends and family."

"we loved this place had a great time..read some reviews that had some bad things to say. so we were scared about going but it was great. we had plenty of kitchen stuff to cook an bake with. silver,plates,cups.glasses plenty of that stuff also an the only reason you dont go through the lobby is if you are dripping wet if the floor gets wet you will slip on your butt ..never had to wait for an elevator they were quick.. if all works out we will be there again next year...

"I stayed at this resort a fews years back and it was great. This time it wasn't so great. It was down right nasty. Shortly after arriving there was a power outage for severly hours in which no info was given to us or anyone about what was going on. The drapery in the room was stained with a white unknown substance that was also on the sofa. The fridge wasn't cleaned. Drty walls throghout the condo. We had to buy air freshen to kill the dirty mop water smell in the room and Clorax wpes to wipe down, in order to feel halfway comfortable. The pool was cloudy and way too crowded. I would not recommend this resort to anyone, it is not the same place it was a few years back."

"We were excited about getting such a great deal at the Boardwalk Beach Resort. It was a fabulious price . When we arrived at the check in destination we thought it had to be the wrong address ,It was not a condo and we had to go around construction fences to get to the front door, only to find out they wanted 'everyone staying at the condo please go out this door , drive down the street passed the next 2 entrances blocked by construction to the Boardwalk condo ' so the 7 other families in line all got back in their cars and drove to the condo to check in . I was the first from our group to enter the new check in site only to be told by the 2 girls behind the desk after being asking if they could help me to ' hold on , I guess he can help you ' pointing to the man standing at the far end of the counter , they proceded to talk about personal issues . He was very helpful and curtious . Our room was nice , very lived in .The beds , carpet , couch and chair were worn and stained but clean . Because of the bad weather we only jumped in the pool 1 time and that was just to say we used the pool but we really jumped in and got out before lighting struck. The store had fresh coffee and muffins and beach essentials if you needed them and the tiki bar beach side is a nice touch ( the bartender was friendly ) . the baby pool/play area looked fun . The Boardwalk Beach and Resort has nice ammenities but the staff at the check in and check out and the manager I spoke with after I returned home all from Royal American Hospitality need to take another class on hospitality because they were rude . I called the day after I left and got a lady who after getting my name never asked why I was calling she only said ' I have already talked to your travel agency and you will just have to talk with my manager, I'll have her call you back after she check everyone out'. After lunch I called back to see if the manager was free to talk and was told by the clerk ' I told you she will call you back when she can' . Within an hour the manager called back and without asking if she could help me or ask why I was calling she just assumed I called to get a refund for checking out a day early and promptly told me because I checked out at 11:50 AM and not before 10AM I was not due a refund In a very snotty tone. I told I had already talked with my travel agency about this and understand your policy however that is not why I have been trying to reach you . He temperment and voice changed back to human and she answered my question as to why they still showed I was still checked in the day after I checked out. Their policy is to keep you 'checked in' until your original check out date even if you check out early . I don't think this a safe practice but what do I know ...."

"We thoroughly enjoyed our stay at boardwalk. The condo was very nice and clean. Not a lot of dishes in kitchen but it was sufficient for us as we have breakfast and lunch in condo and dinner out. Elevators were fast and there were plenty (6) I think. Condo was nicely decorated, beds were comfortable, balcony was nice. The whole ocean side is windows or sliding doors, also a door to balcony from bedroom. Nice master bath and sufficient second bath. Washer and dryer were the stacked kind so they don't hold a lot in a load. Everything worked fine in our condo. The pool is great with zero entry, ledges on sides to sit in the water and steps at the other end. 5 feet deep in the middle. Fountains were a nice addition. The kiddie splash area was good but did need resurfacing due to wear areas but my grandson (3) really liked it. There is a 1 foot deep splash pool in that area in addition to sprays (up and down). The bar and grill by the pool served drinks and very good food. Loved the DJ that played music for the beach and pool area. Nice mix of old and new music. Beach service was great... Chairs and umbrellas, wave runners, banana boat and para sailing right at the resort. Condos are right next to pineapple willys, club la vela and spinnaker. Easy to walk to if you want. Giant screen on beach for movie night. And an activity center that did airbrushed tattoos, tie dyed t shirts and shell painting for kids. This is a great resort and we will stay here again!"

"Website makes it look a lot newer than it is! Splash area for kids needs new turf. There were tears in it. To get to the beach and pool, you had to go to the basement and walk up stairs. Very hard with small kids and coolers!
Maintenance came to our room three times. The TV was broke. the DVD was broke and there was a leak in kitchen sink. THey charge $15 for a paper vehicle tag. The first one is free and then you pay $15 for a tag. If you don;t have one, they will tow your car. We like to eat in and the kitchen is not stocked. Bare essentials. We will look for another place for next year."

"All staff we encountered were very friendly and helpful. We arrived 4 hours before check in time and were able to check in. Very pleased with room after reading some varying reviews before travleing. I believe any bad reviews are for the Boardwalk hotel next door and not the condos. Lobby is beautiful, large beautiful pool and right on the beach. Had a DJ at pool area which could be heard on the beach and did a movie night with a blow up screen on the beach. Room had everything we needed in the kitchen as well as plenty of towels, pillows and blankets. Also, pleasantly surprised about how quiet the building was. Never had any issues with noise and slept very soundly. Came with a friend and want to bring family back over Labor Day-thats how much I would recommend!"

"This place is well worth the money! We arrived about 45 minutes early and was able to check on in. The security guards and staff were very friendly. The condo was very clean and accommodated us very well. The pool and hot tub was very clean and they maintained them every morning before they open them for the day. Very kid friendly no wild partying going on like other places we have stayed before in Panama City. I really liked the 24 hour security. "We have stayed at the Boardwalk Beach Resort Condominiums several times over the last few years and have always thought highly of the units but were not impressed this time. It was dirty! The walls were dirty, the refridgerator was dirty, the tiles and baseboards were filthy and the carpet was old and and disgusting. The sleeper sofa mattress was covered in stains and the worse part was roaches were everywhere. When we first arrived we immediately saw two roaches run across the kitchen floor. I then opened the closet and found roaches in them also. I called the front desk and they did send an exterminator 2 days later. I have no real complaints on the complex itself but would never stay in this unit again."

"We stayed in a 2 bedroom unit with a kids rooms and while it seemed clean overall the floors were really dirty. We took off our shoes and the bottom of our feet were black within the first 20 minutes of being there. There was sand everywhere and the sofas had a sticky grime on it. We came across 4 staff members while we were there and while one gentleman was really nice, the others were not so plesant. While making the reservation online, it does not mention that you will have to have wrist bands for everyone that stays in the condo, I found this out from reading reviews online. So I called to try and add names to the reservation and was unable to get a hold of ANYONE for 3 hours. When I finally got in touch with a reservationist, she was extremely rude and made me feel like I was a bother to her by adding more names to the reservation. During our actual stay, we ran into the same staff member on the elevators 2 days in a row and she just looked miserable; no smile, no hi or goodbye. On our last day, we were told that check out was at 10AM but BEFORE that, we had a knock on the door at 9:28 AM to remind us that we needed to check out. Afterwards, I called the front desk to ask for an extension and the young man gave us until 12 PM with no charge. Shortly after the call, we got ANOTHER knock at 9:45 AM by a housekeeper that wanted to come and clean the room. We haven't even checked out yet and we felt like we were being pushed off the premises. Needless to say we were out of the room by 10:45 AM. Though the rates were awesome for the amount of space-but I will not and do not reccommend this hotel to anyone that's a 'germ-a-phobe'. If you don't hold cleanliness as a high standard then this would be a great place for you. Maybe it's because I am in the industry too that my standards and criticisms for a resort are much higher than this."

"The unit was clean and spacious. Although it states that the unit sleeps 8 the sofabed was extremely uncomfortable. It's also highly inconceivable that a guest would be comfortable sleeping in a recliner for any amount of time. Since I was trying to figure out where the other 2 guest would sleep I realized that it would have to be there. There should be more specifics included as far as the accommodations so that guest can make an educated decision as to where and how everyone will be sleeping. It was also disappointing that we had to pay for beach chair rentals and that no beach towels were available for the guests."

"Our initial contact with the staff was a disaster and the desk clerk was extremely rude and very unprofessional. We drove 14 hours through the night to reach the resort and I became very ill during the trip. The fact that I mentioned that I was ill solicited no sympathy from the clerk and to the contrary seemed to make her more hostile toward me for asking questions to clarify resort fees and promotional items that had been noted in our email confirmation. We were not provided a map of the property nor advised where to find our room and trying to get on the elevator was a disaster. The lobby was over flowing with people trying to get on the elevator and the elevators did not appear to be working properly. It was mandated that we wear wrist bands during our stay which made us feel like we were at the County Fair rather than a condo on the beach. The view from our condo was wonderful. The beds were very uncomfortable and the decor was drab. The floors were covered with sand when we arrived and we felt like we had sand on our feet for the entire week inspite of sweeping the floors. Overall our stay was good and relaxing however I would not recommend this property to any of my friends soley due to the rudeness of the staff."

"The rooms were not nearly as nice as they looked on the website. It was pretty clean, except for the carpets. They were all stained up with big black stains. Some of the cushions on the furniture were stained up as well. No wifi the entire stay. When we arrived a guest informed us it had been out the entire week before as well. We had to pay an additional $30.00/day for the beach service. Which I thought was ridiculous considering the condo was definitly not worth the 259.00/ per night for what you got.Plus, they hit you with an additional 200.00 in fees at check in for things you never even get like the internet! An employee in the market tried to sell my husband a card to get into the fitness room for 30.00 when we already paid for the use of it in the additional fees. Wow! They had a securtiy guard who thought he was a stud or something just walking around looking for someone to intimidate the entire time. Saw him giving MANY guests a hard time. The beach view was great, the staff we dealt with was friendly. I probably would not recommend this condo to anyone else."

"The room is where I had the issues with; the first room we checked into was the nastiest, dirtiest place I have ever seen. Draperies were stained, smelled and Furniture was dirty, smelled very bad, nasty pubic hair on the bed steps, quilts and in the restroom, I refused to stay in it: condo 705. needs cleaned and updated very badly! I do not think the room was cleaned before we were checked into it because those things stood out to clearly in the room. The second room was cleaner but not very much after I cleaned the room myself I allowed my family in it. The floor in the room was nasty, I had to mop over the floor with clorox wipes, and no mop was in the room. I have stay here before and it has never been this nasty. The so called cleaning staff started at 9:35 knocking on my door wanting in my room they did this three times. Check out was at 10:00 they stood outside my door like buzzards unitl we left. They also walked in the room with my husband still inside using the restroom. Which I told them he was still in side and they went in anyway. By the way what is the $95.00 cleaning fee for if you have to clean before you stay in the room?"

"Not as nice as the pictures appear! All the room furnishings were worn, dirty looking. Requested a room on the lowest possible floor, received one on the 16th floor. Cleaning people knocked on our door at 9 to make sure we were packing to leave. Pool was closed on Wednesday night for no apparent reason, called the front desk, they said it was open but security was at all the gates, said it was closed. 22 story complex, maximum pool load, 72 people! If you weren't at the pool by 9:15 you did not get a chair or place in the pool. Beach service was not included in the room rate as stated, $30 per day in addition to the high room rate and $300 additional fees payed at checkin. We will not be staying here again!"

"No WiFi for a week!!!! Everyone was so disappointed. No games. billpay, online banking etc. Floor was very dirty, feet black if barefoot. No mop, dustpan or anything to help keep the place clean. Quilts were dirty. One on the bunk bed had a lollipop stick stuck to it. Condo was not as nice as the ones pictured in the video. Expected a jetted tub but just had a regular one. Video should not use anything above just the standard condo. Also had to sleep on the floor as the queen sofa bed was so uncomfortable. Not worth 249.00/night!!!!!!!!!!!!! Will advise anyone to take sleeping bags, and all of the above mentioned items. Pool ,balcony, view, parking, is great. I can not believe the owners ever spend the night there. Cushions on the chairs on the balcony were torn and worn so thin they would tear every time we sat on them. Must just be for an investment. I know the owners never stay there!!!!!!!!!"

"Staff was nice. We did not get our wrist bands upon arrival. We were told we had to go get them. I felt they should have been brought to us since we didn't even know we were suppose to get them. The security guard at the gate actually gave us more information about what was availiable at the facilty Power was out several hours.We didn't know if elevators were safe or not we were on the 18th floor. A Safety plan in the condo would be helpful when acts of nature like this occur. The dryer vent had not been cleaned and was close to being a fire hazard. Still could not get all the lent out it was so packed in. Condo under us and over one was smoking pot on the balcony to where we could not allow our kids out there to enjoy the ocean sounds at night. When I made a comment about this when we checked out the girl just said 'oh I hate when that happens' .
The condo was clean. It would have been beneficial to know we needed to bring garbage bags dish soap,extra towels and wash cloths and kitchen towels. There was no oven mits and no can opener electric or hand. If I had known ahead of time I could have brought these extra items with us. Expected cleaning fees but not 177.00 more fees."

"This is definitely not a luxury condo like they advertised and the rooms look nothing like the photos they posted. We stayed in a unit that needed updating. They charge you a cleaning fee of $45 per BR (so $90 for our 2 BR condo). Daily housekeeping is not available. The floors were dirty and my Mom had to end up mopping it herself. The bottoms of my kids feet were black, so they had to wear flip flops. The carpets were disgusting and had black marks on it and sand in it. There are granite counter tops, but the appliances were not stainless steel. The exterior of the fridge was rusty. Overall disappointing experience. Do not stay at this resort if you have small children because the standard of cleanliness is subpar. OTHER FEES: $45 non-refundable damage waiver. $6.95 daily resort fee. $15 registration. $15 plus tax for parking. (All these fees were stated clearly when you make the reservations.)"

Upon going to Pier Park, I was advised by the person at the kisok that our problem was not new and he was sorry that he could not help us with our meal coupon. "This was the most horrible place we have ever stayed! We stayed in room 305C and it was so outdated. First we was charged a cleaning fee..which would have been fine but when we arrived the condo was dirty. The furniture was so dirty we had to put towels down. We also had to pay a fee for internet....which was fine but guess what...we did not have any internet. The poor maintance guys came several times but never managed to get it working. When we called to express our concerns a lady from house keeping was sent. She quickly saw exactly what we was talking about: 1) The carpet was disgusting and needed to be replaced; walking from the kitchen to the living room you would get your feet cut by the tacks and nails sticking up. It also had holes and burns in it. 2) The furniture...chair was covered in black dirt and couch had spots on it. 3) not one lamp in the entire place had any bulbs. 4) We had to stand on the bed to turn the light on in the bedroom. 5) The blankets on the bunk bed was older than me....we had to buy blankets for our kids to sleep on. I think the thing that surprised me the most was the service we received from Royal American. After the lady came and agreed how bad the room she advised us she would get with her supervisor and they would call us. Well a couple of hours past and no call....we called them and the lady that we needed to speak with was gone for the day. Finally the next morning I was able to reach her and she was not helpful and basically could care less and said well you was suppose to call me back....I ask for her supervisor which she transfered me and I had to leave a voice mail. I have tried to contact him several times and received no response. Trust me there is NOTHING lavish here. This was so extremely disappointing especially given what we paid. Royal American has the WORST customer service!"

"Nice stay. The king bed was very comfortable, but the queen bed was really uncomfortable.....all week! The 1/2 bedroom with bunkbeds had a door which was very nice for privacy! Great balcony!! We were not given our offer of 2 free cocktail coupons and coupon book for shopping when we checked in and it was just too far to go back to the check in building and get them. Our freezer was frozen, not making ice, and fridge not cooling, but called the maintenance man and he came right over and repaired both! The only mirror was in the bathroom, none in the bedrooms. Made it slow getting ready with 6 people! No major problems."

"This was, overall, a good stay. My only complaint were the comfort of the beds. I have shoulder and neck issues, and the beds did not mix well with those issues. It was VERY firm in the master bedroom, and the queen sofa sleeper was beyond uncomfortable. The twin bunks were even hard. I feel that this is something that is crucial to be pointed out, because when you go on vacation, you go for rest and relaxation. Due to the bed issue, I was in pain the majority of the time, and didn't sleep much at all. Other than this problem, we enjoyed the resort. The pool is great! The staff is amazing!!! We were always greeted with a smile, and everyone was eager to lend a hand if needed. If I can find a room with a better bed option...we will return!"

"Nice place with only a few minor complaints. Condo was very clean and in good condition, We arrived during the tropical storm and was uncomfortable on the 21st floor. Extremely windy and noisy. We were also by air conditioning units which were noisy. We liked not having room service every day however, we didn't feel we had enough towels, wash cloths or soap. Mini kitchen also needed more than 2 plates, 2 glasses, etc. We also didn't have a kitchen sink stopper. Pool was nice snd clean but needed more lawn chairs. Also, need a couple shade areas for those that need a break from the sun. Noticed handicap individuals with no shade, Check in and check out was easy but would have been nice to have someone give you a little info on the area and things to do."

"BEWARE of additional costs. After paying $1844 for 4 nights, we were told we owed an additional $220 for cleaning, maintenance etc. Our condo was very sparsely equipped. Four towels for 7 people. No mop, dust pan, oven pans. The paper goods appeared to be from a dollar store. The pool was great. The splash pad needed resurfacing. Overall, we were disappointed. "Just spent our 2nd year at the Broadwalk. We were in 1903. The Condo itself was not as nice as the one we had last year. The carpet was stained, the coach and chair where stained and need to be replace. The sofa bed was horrible. But the resort itself is as always wonderful, the staff are friendly and we enjoyed our beach stay. We all discussed it on the way home and think we will head back to Destin next year where we can get as good or better accommodations for less. I agree with another responder that although the condos are owner maintained, when they get to a certain point, they should not be rented until redone."

"They say that each condo is maintained by the owner. They need to make the owner of the one we stayed in (707) fix it up or simply not be allowed to rent it again. First the floor was ceramic tile; it was nasty with sand and dirt. There were no rugs for wiping your feet anywhere. The walls were nasty. The safe was locked 'open' and when I called Maintenance to fix it I never got a call back which meant we took all of our valuables with us everywhere we went. The beds were absolutely the worst part of the trip. The mattresses were the old thin kind and really needed to be replaced. I have never had a worst week of vacation ever. The Resort itself and Panama City Beach were great. I wonder if the rest of the condo's were as bad. I won't be staying here again. I talked to several people that stayed in area hotels that paid less and had better accomodations."

"This was our fourth stay at the Boardwalk Beach Resort. The quality was not what it had been on previous visits. There were some minor issues, but also
larger issues.
Most minor issues were in the kitchen; no pot holders, not enough flatware, rolling papers left in the drawer (obviously from a previous guest), the glasses in the cabinet were dirty. Major issues were the condition of the appliances. Obviously from the condition of the glasses in the cabinet, the dish washer was not working properly. The ice maker did not work, and the dryer did
not work.
I did notify maintenance the first morning. The staff was wonderful. They sent maintenance personnel as soon as they started their day. He replaced the ice maker, but the replacement didn't work either. He found a pair of blue jeans behind the dryer, and shortened the dryer hose. The dryer did perform a little better after the repair, but not as well as they had performed in the past.
Overall, the staff was wonderful! I do like the security around the pool. I hope that the Boardwalk will invest in better appliances, and make needed repairs. Holes in back of doors from door stops, etc. We will stay with Baordwalk again
due to the efforts of the staff. Hopefully, our next visit will be as nice as the first
three visits."

We stayed in a beautiful 2 1/2 bedroom unit this year and it was just as nice. When I book next years trip, I am planning on staying at the hotel again. With a family of 5, we never felt crowded and we had all the conviniences we needed. "We had a great time at panama, our stay at board walk condominiums was top of the line. great clean room with an excellent gulf view, only minutes from local attractions and accross the street from wal-mart. During our stay the ocean wasn't open to the public until the last 2 days, but we went to St. Andrew's state park and found that in this area, even with a 2 red flag warning that we could get in the water with our 4 yr. old and have a blast. We could walk a really good distance into the water and the water never came over our waist. Great place for kids to play and an abundance of sea shells (which we weren't abloe to find many of on the beach in which we were staying due to water levels). Will definetaley visit panama city beach and stay in the boardwalk condo's again...Dolphin show at Gulf World marine park was awsome."

"It was an awesome trip until we came back to our room a half our before check-out to one of the cleaning staff members eating my children's food. Not to mention we had a 16 hour trip back home. We went to get ice and then had plans to eat before packing up our stuff to check out. He was trying to rush us out of the room and told us to go check out before it was time to check out or for that matter before we were ready. Our stuff was in the room and since we was hurried out of the room we made a complaint. They did say they would fire him and gave us one hundred dollars back of our cleaning fee. However, when we got home and unpacked everything, we were missing our portable DVD player and our phone charger. We found this to be very unprofessional. The only other issue we had with staying at the Boardwalk Central Condominiums is the security officers harassed us daily about wearing the pool bracelet, after we had already showed it to them and they seen us everyday."

I wish the bedrooms had carpet. The room was not swept good you could feel the sand on your feet when you walked in. The amount for the condo was not worth the stay. The fees are just wrong. "Very disappointed. The floors were filthy and too much furniture in the room. Several things were broken in the room and had a stopped up sink. Maintenance came up at 930 PM the night before we left to fix the drain. High Speed Internet was slower then dial up and with being charged in addition to the room for the internet you would think it would be fast. The kiddy pool was COLD! I would not get it in it myself much less let my 21 month old in it. I would not recommend to someone who does not like having grocery store feet the entire time or needing to use the internet as it is worthless. If you just need a bed to sleep on it would not be bad if you could get it heavily discounted."

"We visit Panama City Beach every year! We search for the nicest, cheapest condos we can find. Boardwalk condominiums are fairly inexpensiveand nice. My only problem was calling for two towels and never got them. Luckily we found two in the closet. I didn't like that we were charged $15 per vehicle to park. I liked this place, but will continue to look for better places."

"Overall, we had a great family experience. We loved the condo. It was very clean, convenient & family friendly. Kitchen was extremely nice! It came out to be more than $400/night once you add in the hidden fees but I will say the staff was incredible & we felt we got what we paid for. They constantly check on you & ask if you need anything, etc. The beach was stunning & we love the fact that it is 20 minutes from the airport! We usually go to Destin & love it but since we flew family in , we decided to give PCB a try & we were impressed. They have definitely sunk some $$$ into the area & I am sure they had to in order to compete with Destin. I would definitely stay there again. In fact, we are looking in to purchasing a condo there."

"This as my first time staying at this particular resort. It was in a great location. The rooms were very nice. The only negative thing I would say is the mattress need replacing on the bunk beds and the sleep sofa. There were spring actually almost poking through. We actually had to remove the cover off the spare bunk bed and pad the sleep sofa to prevent getting poked . there were plenty of security guards securing the resort which made me feel safe."

"This is the second time we have made the mistake of staying here. The first time several years ago the air conditioner in our room quit working and it took them all day to even come to our room to look at it. My husband had finally got it fixed by then. This time, housekeeping stole change out of our room. The housekeeping supervisor called and stated that he had asked her and that she didnt steal anything. Of course people that steal dont like, right? haha We requested that no one else come into our room the rest of the day and next thing we know the next morning here comes someone barging in our hotel room door with trash bags and didnt even knock. So unprofessional! We like the location of the hotel, as it is off the main strip, but refuse to stay there ever again."

"everything that could go wrong,went wrong. had to drive to two different buildings to check in. there was an extra 145 dollar fee from the boardwalk. there was bike/running race going on, that started at the only entrance to the condo's . so if you parked in their lot you were denied access to your car all day sat.. the beach was closed . the one pool was too packed to get in. the drinks in the building bar were 11 dollars apiece. there was no ice machine and you had to wear a stupid plastic band if you were on their property otherwise security hasseled you. oh yeah the seafood at captain jacks totaly sucked. watched the cops from the balcony of the building sat. night as they ambushed people leaving the lavela club, in the club parking lot... i will never go to this part of panama city again"

"We stayed here last year in an Efficiency Condo; very NICE room. This year I booked a 1 bedroom Condo for the grandkids & their parents. It was WONDERFUL. The kids had a ball at the pool and the kiddie pool area was like a mini WATERPARK. . .they had so much fun. My son & daughter-in-law got to spend a little private time in the hot tub, pool & bar while I kept the kids. The room was very large with lots of space for 3 adults & 2 kids. The kitchen & bathroom were very clean. . . the only thing I would suggest is that housekeeping please clean tile floors better (the little ones feet were dirty from the floor the first day we were there). After advising the front desk they assured me that would be taken care of. Be aware of the additional cleaning fees, etc. before booking. With additional cleaning fees the room should be spotless (IJS). We had a WONDERFUL STAY and I would recommend this resort at any time."

"Absolutely my favorite place to stay in Panama City Beach, FL. We have stayed here countless times! I love it and my teenagers love it. Rooms are always beautiful and clean. A couple of simple, but important things when you go to PCB during busy times such as Spring Break, July 4th, Memorial Day -- Enough elevators that you never have to wait too long even if staying on the top floors and parking is great. Easy walk up parking without having to park in the parking garage. We go to PCB 3 or 4 times a year and we ALWAYS book here! Beach and pool are nice and clean, LOVE the bar/restaurant on the beach, bands play often and lots of fun, kids love the movie on the beach and the large water slide. Never had a problem with check in and check out. Staff always friendly and helpful. Definitely worth the stay."

"We booked a double room in this 'hotel' for $128.00 per night. when we arrived the staff was very helpful, but the room was in horrible condition. The spring breakers have really done a number on this hotel. The smell of fabreeze was so overpowering I was scared to enhale....The floors were not clean, the carpet wasn't touching the walls and I would die before I showered there! We went back to front desk and upgraded for $100. more $$ per night and stayed in a condo. the condo was nice, clean and the beach was nice. Botton line is, if it sounds too good to be true...it is. Just say NO to the HOTEL!!!"

"I just came back from a Mini vacation to Panama City Beach Fl. Where I stayed 5 nights at one of the hotels. Let me start by saying that we had a wonderful time but will never return to the Resort. I rented an efficiency gulf view room. Where I come from Efficiency means to have a kitchen. Their idea of a kitchen is a microwave and fridge. It had a few dinner ware items but the silver ware was taped together. When I called about clean towels I was told that I was responsible to wash them, How we had no washer or dryer? I called one evening about getting a roll of toilet paper and I was told that they provide the 1st roll and you are responsible for the rest. Every time I would call the front desk the female that answered the phone was clueless as to what I was talking about and would have to ask someone else that was in the background. I have traveled around the world and this was by far one of the worse experiences that I have had, What a Disappointment!!!! Wasnt what I expected for the money that I paid up front then with the other fees that I was charged at check in."

"My internet did not work all week and I had to go to McDonald's to log in and work. They kept saying they were working on it. I was told by a staff member that their internet rarely works and they are supposed to change their provider. Finally they said they would credit me one nights stay for my inconvenience but upon check out they only gave me $30!!! Very disappointing!!! The hotel was beautiful and the rooms were great with amazing views. I would return or recommend a friend ONLY IF they keep their word and reimburse me the money I was promised and fix the internet so I can work while my children play."

"This was our third time staying at the Boardwalk and will most likely be our last. The first two times were great except for the extra fees but we were prepared for that. However, this time was awful, the room was filthy, outdated and run down. We stayed in a 2 bedroom standard and there is evidently a BIG difference between a 2 bedroom standard and a 2 bedroom deluxe. We had a deluxe last year at is was pretty nice. This year we stayed in a standard and it was not as nice. The condo was just plane old ugly the beds and furniture were old and uncomfortalbe. The walls, floors, bathrooms and kitchen were dirty. When we complained they pretty much just told us 'o well'. My husband had to demand that they send the manager to our condo. We waited for 3 hours. At least the manager agreed that the place was not cleaned well and reimbursed us half the cleaning fee. We spent four nights there and it cost us right about $1000. Wish I had my $1000 back."

"i would recommend a person to go, but give them a heads up that the condo with one bedroom is rt next to the hall way with a huge window that leads into that main hallway and you can hear EVERYTHING that goes by or makes a sound. THat sucked the worst! the bathroom door stopers were broke off into the 2 doors that lead into the bathroom, the tile floors were pretty but obviously not cleaned since our feet became very dirty walking bare foot in the condo. blankets were kind of grungy - glad we brough some of our own. the view was beautiful, over all there wasnt any loud guests or young party goers. Security was always around the pool and up and down elevators. Id go again, but keep looking for the cheapest rate, id never pay full price for the place."

"This place was one of the most unsanitary places we have ever stayed.Carpet had stains and had a certain crunch to it.. Furniture was old and dirty and bed linens had stains. Could not get into the Gym the first two days because keys did not work. No one on the property seemed to care and when we did get in the gym it smelled like one of my old jock straps. "I was not impressed with the condo or the extra 165 dollars that they charged at check in. The extra money was for cleaning fees and such. Staff is rude and not helpful. Arm bands were required in all areas and were being checked all the time. Kids under 13 didnt have bands and were harassed at every check point. I am not one to complain, but I don't want other families to go through the same issues. I have been to Pcb every year for the last 25 years, and this is the worst experiance I have ever had. If it were the only place to stay at PCB, I would find another beach. Best of luck."

"Be aware of the $160-$200 (cleaning,parking,resort,taxes) fees @ check in. My overall experience was average considering it was spring break. The room that I received was outdated (old TVs), the bedroom had no view of the water. kindof small, and my biggest problem was that the floors were filthy! Tile floors throughout. Our bare feet were black and covered in sand within 30 min. Cost me over $500 for a 2 night stay and housekeeping was standing, waiting outside my door at 9:50am rushing us to checkout so that they could clean the room. AND THEN, I told the cleaning lady that it was going to take me 2 trips to get everything down to the truck, when I came back for the 2nd trip, the 'inspector' came and took my remaining luggage (1 piece), so had to track him down to get it back! I regularly stay in PCB condos and for the money, this is not one Ill be returning to."

They security at the gate was aggrtavated that we asked them where to go to check inn.We had to pay cleaning fees ($200), wrist band fees, Long distance phone fees(never used the phone), and a fee to breath! No one cleaned our room. We had to wash all of our own towels and wash clothes. Our washer and dryer didn't work right. The washer leaked and we had to clean the mess up with our 2 towels then was them. The dryer vent was so clogged it almost caught on fire. This was a fire hazard and we had our 2 year old son with us. We had to find a worker to fix it because no one would help us at the front desk. You had to also do a review when you first got there of the room and what was already damaged. I go on vacation to relax, not review a room i am paying $1000 for!They didn't provide hardly anything. There was phones inthe condo that had a front desk number on it and when you called it, it was for the hotel and they would tell you they couldn't help. When we asked for a trash bag they wouldn't givce us any.until it was time to check out and they left a trash bag on our door and told us to clean everything or they would charge us another $100. You had to wear the wrist band your whole stay and if you lost it you had to pay $20 to get another one. They checked you everytime you came in the gate to see if you were wearing it. If you lost a room key it was $50. All they wanted was money money money! Most Condos in Panama are not like this. They are just like regular hotels. We will never go back."

"Read the fine print when booking, over $180.00 in resort fees due at check-in. Stayed on the 16th floor, view was great. The one bedroom deluxe condo was a little dated but okay--Resort needs some updating-pool was supposed to be heated but it was freezing. Probably will be staying somewhere else next time. Check in was in a separate building around the corner, so when you pulled into the hotel to check in, you were told to go to another place (1/8 mile) then back to the hotel to unpack, then had to fill out paper to :check all contents and condition of room which had to be returned to the first :registration building......this was annoying and would have been much better if all in same building,"

"This is a tough review to write because I want to be positive but we did not find it that. 1. It all started with check in in and about $200 in resort fees most of it for cleaning over the top of the higher room cost. 2. We checked in and the room had scuff marks all over the walls and the quality of room 1607 was not very good. What put us over the top was when we open the couch to set up the bed and we found what looked like 2-3 foot round blood stains. We contacted the front desk and a gal named EJ- she did not care much. She asked if we wanted to move rooms at 11PM totally unpacked and new groceries. They wanted to order a new mattress but that would be a few days. she said there was nothing else she could do. I asked her to contact the manager but neither were there or would answer their phones. With little choice we packed up and moved everything and one. There was a maintenance man I want to give a big thanks to as he was very helpful and understanding. 3. This new room was in much better condition. The only thing was the condo owner added a deadbolt to the closet that housed the router and wireless capability. I spent most of next morning with maintenance getting the internet up (hard wire) but no wireless as the closet held the wireless router that needed to be reset. Our kids with Ipods and notebooks were out of luck the whole week. 4. The pool is not heated and was very chilly. Only my son and I swam in twice for about 10 min. The ocean was warmer so we went there. 5. The age 25 does not mean a thing. College students all over and the worst of it was at the beach where every day my family heard some of the harshest language and horrible behavior. Every day there was some one that was so drunk they could not manage to get themselves off the beach. The beach as beautiful as it is was disgraced by the hundreds of beer cans and bottles left everyday as the students departed. My snorkeling consisted of diving for cans and bottles and tossing them up on the beach daily. The police or management of the resort did nothing on the beach and very little on the grounds. 6. Business. The condo is the newest add to the hotel and convention center. I find it funny they advertise a business center in the photos and on the amenities but they do not actually have any. After speaking with the hotel front desk they were able to print off and fax some documents I needed to complete that week. They were very nice and helpful but it was very inconvenient walking or driving from the condo building to the front of the hotel to get this done amongst those checking in and out. Not a good situation for business people. 7. Parking- above ground got crowed in the evening and because we had a carrier attached to the top of our SUV we could not enter the 7' height limitation to park under the deck and out of the sun."

"We have visited Panama City Beach now for 7 years for Spring Break this year was a disaster we drove 12 hours from Indiana to what the internet website made look like a luxury place to stay well the interent site for this place is a LIE the rooms look luxurious and so do all the amenties and when we checked in on Friday we had a huge rude awakining my mother-in-law and my daughter were to sleep in 1 of the rooms and were tryng to settle in as she noticed there were stains that I will leave for the imagination on the bed comforter disgusting toatally,so I decided I better check mine and yes they were filthy so I called housekeeping to change all of our bedding the housekeeper suggests to just change the comforters and leave the sheets they were just changed I dont think so,then after we were settled in and off to the beach we came back to the room to rest to notice every time we rolled over on the bed it thumped the wall which kept us up all night being our restless 8 yr old was sleeping with us only to figure out the next morning the bed was propped up on blocks wich told me they knew it was broke,then off to the shower while bending over to get the soap what did I look up to find mold growing all through the cracks in the shower, I decided I had paid way to much money to deal with this so I called management to have them come take a look and was told no they would credit the 200.00 dollar fees I was never told about during checking and he would send maintenence up to check out the bed which never happened as well as the reimbursment I would never stay here again and this is the first time with any of our stays I have ever even thought of writing a review but I thought of other people driving a long way and hope they see this so they dont have to deal with it !!!!!!!!!!!!!!"

"My family and I arrived Sat. 7/6/12. I was very disappointed. The carpet was very dirty, ice freezer didn't work, the faucet dripped and the sofa pull out mattress was filty. I called front desk who put me in touch with maintenance. Mgr. came immediately and did what she could do. However, carpet/mattress was out of her control area. Owners were responsible for updating their property. I was told that the carpet was cleaned every 3 mos. Oh I forgot about the patio furniture. Bird droppings had massed on the chairs. It was so intense around there once I inquired about the mainte. fee which I thought I should not have included. They sent some on Monday. I was told it would take only several hours therefore we left early am and arrived back around 5 . they left 2 blowers in the room to dry the wet carpet. I cut it off around 10.30. this was a lesson to be learned, always ask prior to booking...Is the room clean??????This really put a damper on our vacation. The entertainment and pool side monanner was very nice. My kids really enjoyed the pool and we enjoyed the music alot. the young black girl there can really sing a variety of songs. I love the location but we got a raw deal. our room was not worth the amount we paid. I could have gotten a slum room any place."

"The hotel was real nice but the room needed updating, Sand was all in the beds and couch when we checked in. It was in bad need of repainting and the carpet in the bedroom was horrible. We were charged another $177 dollars when checking in for fees. Compared to all the other places I have stayed in, I would rate it around a 2 or 3 on a scale of 10."

"Stayed a week in a one bedroom condo on the 21st floor. Nicely furnished... Floors appear to be clean, however, walking barefoot on the tile left black dirt on our feet. This is the only complaint. Very nice accomodations. Nice large pool...hot tubs were great. Corner Market was nice and friendly. We will stay again and recommend this resort. (Next time, we will request a unit on a lower level) Overall we enjoyed our stay."

"We stayed here in June and stayed in a Two bedroom which was great. This time we stayed in a one bedroom which was not so great. The floors was dirty, the bed was hard and very uncomfortable, and the walls needed painting. I like looking at the ocean when I wake up and not having to walk through the kitchen to see the ocean. The bathroom was small, If I stay here again it will be in a two bedroom. There are extra charges when you check in. The staff was good."

"The people at the check-in location are very nice as well as the security who are on patrol 24-7 which was great!! The room I had had and angled view, which was FANTASTIC to the left was a beautiful golf course, straight ahead was a 'city view' Club LaVela and Spinnakers are walking distance, and to the right was a wonderful view of the beach!! Was quite disappointed with the added fees at the time of check in which totaled to be more that one night's stay! Also if you are bringing teenage children make sure that if they have their own room key that they keep up with, because there is a $50 charge for any keys that are not turned in. Also was not happy with there not being an ice machine in the building, you have to go get a cup of ice from the bar or either PURCHASE a bag of ice from the corner market, both of these places are on the ground floor which can be a little inconvenient if youre on the 18th floor! It seems to be a little outdated once you actually get inside. I enjoyed my stay, but I believe I would have been just as satisfied if not more if I had opted for the suite at the Holiday Inn (which is what I wanted to do in the first place).Its was a little loud, but I was there during biker week. A plus was it was in a great location, a lot of things to do there, the hot tub/pool is great, walking distance or 3min drive to just about EVERYTHING. So there were so many things to do OUTSIDE of the resort that I ALMOST forgot about the small things! long story short (a bit late for that huh? lol) it was nice, but Im sure i wont be staying there again."

"Nice Condo and it was clean. The beach is beautiful. The pool is great. Watch out for hidden costs totaling almost $200 when you check in. Internet works intermittantly. Television had bad reception and there was nothing in the room explaining any amenities. The security staff was very friendly. Within walking distance to Club LaVela, Spinnakers, and Pineapple Willy's. The hidden costs make me unwilling to return or recommend if you are on a budget but if money is no worry would recommend."

"My sister and I stayed 7 days at the Boardwalk. I can't say enough about how nice and convenient and safe the stay was. The condo was beautifully furnished, the views from the 19th floor were fabulous, and we felt safe being able to park in a covered garage which led directly to the elevators, and there was security on site at all times. We were slightly disappointed that we had to pay $218 upon checkin over and above our booked price, for resort fees, registration fees and cleanup fees. Consider the costs and add them to what ever the rate is advertised and you will not be disappointed. "

"We had a great time. THe pool is VERY nice and we had a great view. The room needed a few repairs, the sofa bed mattress had a blood stain on it and the balcony sliding door needed some adjustments. Also, the pillow had a rip in it. As far as the staff goes--the lady who checked us in was on the phone almost the whole time and wasn't very friendly. We never really saw any other staff. ?? "The condo is lovely and everything is very clean and well kept. the balconies are large and have a great veiw. The condo and beach are 100% private and excusive. I had a wonderful time there. Its upscale and very spacious. The convention center is at the hotels as well as the cafeteria, all of which you have access to. Our 2 bedroom deluxe condo was great and spacios, tvs in every room, marble countertops in the kitchen, very pretty furniture, 2 sets of tables and chairs on the balcony, a laundry room, and very nice bathrooms. I really enjoyed my stay ! although i dont know if it was just because we stayed in mid august or what but the slide they show was not there nor was the movie night thing so yeah. but other than that it was good :)"

"This was our first trip to PCB. My best friend and I took our teens and tweens and stayed at Boardwalk. The kids enjoyed the pool and beach, they weren't too satisfied with the arcade/gameroom. Despite the additional upfront deposit, and the first condo we went too carpet had recently been cleaned was still damp and not allowed to dry properly smelled bad but were were moved without any problems or delay.
