The resorts 147 expansive guest rooms offer classic lodging accommodations. There is a separate living and dining area, and premium rooms have a full kitchen. This is our 1st time staying in the South tower. The amenities are awesome. We've stayed in the North Building 3 times previously and always enjoyed the atmosphere and the great location. There are many good eating places within walking distance and many more just a short drive away.

We stayed in a 2 bedroom unit that was very comfortable and clean. Only had parking problems one night. The pool was very clean. There was a wonderful mini-golf course that my young grandson played 3-4 times each day! There is a new basketball court and for the most part enough pool lounges;however, you do need to get out to the pool early to get the better chairs. While driving South on a beautiful Saturday morning we decided to stay in Ormond Beach on the wim of a Timeshare Salesman . Let me tell you this property is FABULOUS !!! Everything in these rooms is completely renovated and new , very comfortable and safe plenty to do there and lots of restaurants walking distance . We stayed in a 1 bedroom condo in the Southgate tower - 7th Floor. Our vacation was perfect...starting with check in, to parking, amazing staff, very clean, quiet for the area. Went to a time share presentation for Spinnaker properties and was actually looking to buy a time share. We were entitled to a free night oceanfront room. We stayed recently for 3 nights. We were offered a promotional rate if we listened to their time share promotion. The rate was very good and and the time share presentation was no pressure. My daughter's had a Lacrosse Tournament in Palm Coast, and since most of the nice hotels that were close to where they were playing were booked, I thought this would be nice little getaway on the beach with a pool. We camped here in mid June. Very relaxed atmosphere, nice front desk, beach chairs and towels available for free. We couldn't get WIFI to work. The spaces are tight but noone was on either side of us. Some spots are oceanfront but were filled. Pool is close, the cottages looked quaint and beach is just feet away. Will visit again!

My husband and I went there for a quick get away. We loved it. Because it is a resort, and not just a hotel, it was a lot of fun to have activities right on the premises. Lot's of young families, the kids were having a ball. Beautiful , clean beach with some nice waves for boogie boarding, but not over powering. The heated pool was beautiful. We stayed from 7/2/16 thru 7/9/16. Check in was a breeze, staff was friendly and helpful. We drove a truck and were told our vehicle was too tall for the parking garage so they gave us a parking pass for outside the main floor, so glad about that because I heard parking was tight there. My hubby of 45 years and I stayed 2 nights in a studio with mini fridge, a king size bed. My goal was to see the Ormond Fireworks off the Halifax River's Barge from our resort. Being friendly , I listened to a pitch about vacation options in St. Augustine . I could stay at a beach resort in Ormond beach and only had to listen to a short hour and half presentation ! Got a freebie, but the 90 minute turned into a 3 hour ordeal. Not impressed with the grounds. A lot for kids to do, too busy and crowded for us. Was awakened at 8:30 to remind us that check out was at 10 am. Very old, in need of repair, very bossy, elevators are soooooooo slow. Walls on very very thin. Won't return.

Just stayed at the Royal Floridian Resort for 7 days. We were in the south building, so all of my comments will be geared toward those facilities as I didn't see inside any rooms in the north building. Check-in was great. We just returned from a one week stay at the Royal Floridian Resort. Our one bedroom unit was located in the newer South building. When we were assigned the ground floor unit I was a little disappointed as I enjoy the upper floors. I will request the ground floor unit whenever visiting here again as I could walk right out onto a grass lawn and a patio area with 8 padded lounge chairs with umbrellas. We were staying here for a week through RCI in the older building - south tower is 5 years old and for Spinnaker owners only. Not bad for older resort, right on beach and we were in a 2 bedroom unit. They close things down outside at dark for the turtle nesting season (May 1 - Oct. 31?) so beware for time of year you go that conincides with this.

We are owners at Royal Floridian Resort (RFR) since 1996. We come here every summer. It is conveniently located at the intersection of A1A and FL40. There is underground parking, easy beach access, kiddie pool, large pool, and a whirlpool. RFR offers a variety of activities. There is a lifeguard locate at the beach as well as a beach access if you care to drive or park on the beach. Rooms are always clean, and all the ones we have used have 2 BR and a kitchen.

EVERYTHING was great! Great resort for families. And had my son not been there it still would have been a great place for couples. The room was gorgeous and clean. Stayed here through RCI, we are members of the Disney Vacation Club and maybe we're spoiled but this place can't compare. Overall the rooms were ok except they are old and tired, could use a renovation. They have rules for everything, you have to turn in your dirty towels at the front desk to get clean ones. Parking can be a nightmare. Will not be staying here again, that's for sure.

My family stayed here for a week and we really enjoyed it. There were many activities for my parents and my one year old daughter. They have basketball, shuffleboard, a kids pool, multiple large pools, and a hot tub. The staff was all very accommodating and the facilities were always kept very clean. There are tons of beach chairs and kids gear that is available for borrowing at no cost. I'd definitely recommend this place to others.

Rooms are nice and roomy. Mattress needs to be replaced. Thought it was odd that on our way out, we had to bag up our trash and throw it out. Otherwise, its great to sit by the pool and see the ocean. Will be back.

We stayed here for a few days before being evacuated by Hurricane Matthew. The pool and beachfront are well kept and seemed nice. We spent our limited time mostly at the beach! The resort is right on the water so you can have quick access to your room any time you need to go in. I would guess in peak times it is VERY crowded, but we had no issues. This is our 2nd of 3 timeshares purchased. We come here to Ormond beach every 1st week of may and are never disappointed. Front desk staff are great and helpful. The tiki hut bartender is good and remembers us e by name every year. There is a food vendee on the beach there every year that sells great food. Where do I begin.....cramped, old accommodations, NO amenities. They gave us ONE packet of coffee our first day. When I finally asked for another on our THIRD day, I was told they would give it to me, but they usually charge for more than ONE packet. Staff doesn't seem interested in helping guests. We are timeshare owners with both Wyndham and Marriott. For Thanksgiving we exchanged into the Royal Floridian. We booked two 2 bedroom units. Exchanged for one bedroom in South building and was very pleased. Our unit was nice and bright on 3rd floor and faced the ocean. Was very clean and had everything you would need including Washer and Dryer. Saw beautiful sun rises in the morning from balcony. Despite the hurricane and the upcoming scheduled rehab/refurbishment, the resort is in good shape. The folks at the check in desk were friendly and funny.
