We stayed one week in April and loved this place. Our room was very clean and accomodating (bring your own salt and pepper though). Staff very friendly and helpful. We recently spent a week there. The staff was very responsive on the two occasions we had to contact them. We requested a table for the patio and it arrived within an hour and there was a problem with the hot water and we had a response and a fix within fifteen minutes. We love Festiva and stay here every time we visit the Orlando area. The friendly staff members are wonderful-- they always take much better care of us than resort staff at the pricey theme park hotels nearby! Any maintenance issues we've had (rare) have always been addressed immediately and thoroughly. And we love the quiet and secure feel of the resort. I read other reviews that warned about how old the resort is, but I booked it anyway due to lack of availability elsewhere. In the end, I don't regret staying there since everything was clean and seemed to be maintained the best it could (given the age), but just be prepared. Resort very convenient to Walt Disney world. Staff very helpful in providing directions to the grocery store and or Walt Disney World Resorts. The unit we stayed in needs new appliances I know it's an older facility but they do need to do some upgrades. Microwave kratzerville places stains on outside of refrigerator cookware difficult to deal with. I would recommend this again to family and friends I hope they get some upgrades. Staff very friendly unit clean.

Very surprised after seeing all of the bad reviews. Great place to stay, very close to Disney, Sea World etc. It was great having a kitchen and washer and dryer, kids loved the pool! The couch needs replacement and the beds could be more comfy. There was a rust spot on one of the bathtubs. All in all, we enjoyed ourselves!

Just stayed at this resort. I had read the reviews and was worry about what I was going to see when I got there. Customer service was great. I was in Building I37. I had 1 bedroom suite. Room nice but living room furniture needs updating and also the TV's. I really enjoyed my stay there and would go back in the future.

We had a wonderful stay! Very clean and updated room and comfortable bed. I would highly recommend it for Families, couples or anyone looking for a nice Place to stay near Disney. It is just a 15 minute drive to the park and restaurants and shopping near by. Very quiet and safe!

Since we purchased a timeshare with Festiva and this would be our first time to stay at one of their resorts, we were not sure how nice it would be. We had a few reservations as to what we might find at our stay. Depending on your agrnda the resort is close to all Disney parks and has lots of places to eat in the area. The place is dated but it serves it purpose. If you are in the area for a vacation you will only sleep here anyway. The staff was friendly.

The resort is in a great area close to everything. But the furniture need to be updated very old but unstained. Extra pillows and blanket was stored in the closet the blanket was dirty with hair all over it with an odor. The mirror in the bathroom need replacing. Festiva is extremely outdated. The couch was at least 20 years old. I was afraid to sit on it. Bedding was scratchy, hair in the tub. Not worth the money. Paint was chipping off the trim in the corridors. This place is really really old and has had NO updates. Please find somewhere else. This was the disappointment of the trip.

As a owner with Vacation Village we were VERY disappointed in this 2 bedroom condo! As pictures attached 1 TV in the master bedroom was made in 1972 and the other TV in the living room was made in 1985! We read some of the reviews and they were mixed reviews so we decided to give it a chance. This was our first time here and our last! Hope this helps you out in making your decision.

This place is awful. Definately misled by the positive reviews. The lobby is not mich better. When I showed these photos to the Manager she said, "I could move you to another room, but this is one of our better rooms". š??® Leaving now..

I booked this "resort" for the 4th of July and was heartbroken at the condition of this place. The best description of this place i can provide is that it's an OUTDATED, poorly maintained converted apartment complex. I reserved a 2 room lockout, 2 rooms joined by a door along the shared wall. the smaller room smelled like moldy wet carpet. the larger "executive" room smelled fine, but was dismal. A 1 bedroom "suite" only came with a double bed. The sheets were stained and hair on it. Water damage by the windows and smelly. Our toilet needed to be fixed 3 times and still didn't work well after that. They have NO daily housekeeping on site. You are required to go to the front desk to get anything extra you may need. And you are required to take out your own trash at the end of your stay. Horrible resort!

I was hesitant based on previous reviews. I stayed here with my family for the 4th of July holiday. Although the location is dated, my room was awesome. It was clean and big. The tv was dated in the main room, but we were rarely there so it didn't matter. The staff was nice and courteous. If you're looking for all the bells and whistles of a high end resort then this isn't the place. If you're looking for a good,clean location to stay while enjoying the sites of Florida then this is it.

I have to say that I was a little worried after reading some of the recent reviews and looked at some of the pictures....which didn't help coupled with the 950 miles we drove today to get here. The welcome at the customer service desk was awesome. The overall exterior of the resort was really nice. I reserved a 1 room with 2 beds. When I went into the room, I only saw one bed. If a fun filled, relaxing, and enjoyable vacation is in your plans, then Festiva Orlando 'Resort' is NOT the place for you. My family had the worst time ever here. My husband, 5 year old child and I stayed here while meeting friends from out of state. On the positive side the staff was very friendly and the pool area nice enough although the pool water was hot and kids pool much cooler. We stayed in a one bedroom unit on the first floor. I was scammed into coming to this place! I was told that there would be plenty of accommodations including lazy pools, hot tubs, outdoor pools for the kids, amenities for adults, but instead I was mislead to this DUMP! We have a place in Kissimmee but it was not large enough for visiting guests last Fall. We rented a week here thru our Armed Service Vacation Club for them. We visited them frequently and saw a place we would love to stay in ourselves, especially since they will acceptt a pet!! Thanks to (Leann )check in was fast . She even got us in our room early. My room was really nice , quiet area and spacious. I thought it was going to be small after looking at Video on YouTube but it was a very good size apartment . Plenty of eating and shopping close by. When we entered the room the smell of mold was overpowering. We had to leave the room for half a day so it could be treated. The smell never went away. Roaches were everywhere we had to buy spray because the hotel did not have another room. Fixtures in the bathroom were broken off the walls. The shower flooded the floors every time we used it. This resort is very dated and in need of remodeling. Floors were sticky on arrival. Mattresses are very uncomfortable as was the hide-a-bed. Cabinets were really scratched. Several things needed repair like a bifold door and cracked electrical outlet. TVs are old. Resort has no store or restaurant. Location is pretty and pool area is nice. Staff was friendly and helpful.

Were to begin, the worse part was the carpet of the living room was dirty as hell and easily has not been shampoo in years. My baby had an allergic reaction from the carpet in just 20 min of crawling. His socks turn from white to dark grey in those 20 minutes. Went on vacation with my husband to Orlando. Stayed in a 1 bedroom Villa with Partial Kitchen. Kitchen was great for a partial came with new small appliances and a dishwasher. Washer and dryer combo worked great. Spacious rooms but need updating. Balcony overlooking pond was nice it was screened in. Mattress wasn't bad. I booked this hotel because it was all that was available to me, for free, from participating in a previous timeshare in Myrtle Beach. I was very worried based on the prior reviews. My husband, his brother and myself stayed in the Executive 1 bedroom suite. Everything was very clean including grounds and elevator. Nicely furnished and the area was very quiet. The only cons were the pool was too hot and the sofa sleeper sank in too much. The washer didn't work but they came and repaired it very quickly. Everyone was very nice and hospitable.

Disgusting. Asked to change rooms, no better. Let's see..microwave doesn't work, ice maker doesn't work (it was 100 degrees) but everything in 'frig froze. Couch was so dirty I WOULD NOT sit on it. If you have a dog and it barks you pay a $125.00 fine if not back in 30 minutes. (Ever been to Disney?) We were booked for a week but so miserable we left after 3 days. Our stay was short due to the pool renovation. However, EVERY staff member was amazingly helpful and authentic! Lauren was particularly helpful, professional, and assistive. The rooms were spacious and nicely renovated. The resort shows its age in some areas, but attention to guest comfort was obvious.

We've stayed at Festiva several times a year for the last few years. We had some issues during our May trip but chose to return, due to their prior history of great service and our great stays in the past. I do hate the "thermostat can't be set below 72 degrees F or the A/C will freeze up" bit-- we know better! We stayed at Festiva Orlando September 9-16 through the Armed Forces Vacation Club. We had a 3 bedroom suite. The room was nice and the staff friendly. The website said there was a lake on site, it is not a lake, it's a small pond. I did fish in it but but had no luck. I didn't see any fish other than some small brim and other minnows. We stayed for one week. The decoration was old fashioned but everything was well organised. The spaces were large enough, the kitchen was functional. There were not enough lights and the quality of light was bad because cold, which ruins the atmosphere. It was clean except the windows. The bathroom had a bath (very old) without a tap. The people at the reception were very kind. I think this place needs a good painting outside (the colour is not nice) and a decorator.

This one bedroom suite never should have been rented out. It was dirty, furniture very soiled, bathtub chipped, caulking black in places, shower head filthy, tv's old and did not work properly, etc, etc, etc. I read review before checking in, knew there were renovated rooms, hoped for one but never expected pre renovated room would be this bad. We were "assigned" to this resort not by choice but by a sale's promotion. We stayed 3 nights and 4 days. I stayed this past weekend of Nov.4-6 and let me start by saying what a wonderful experience!!!! Very spacious. It was very clean and well kept, The kitchen was everything we needed and more. Apartment also had two televisions! One inside in the family room and outside terrace which was also very spacious. The staff were also extremely helpful and friendly. Would stay here again, especially being a FL resident visiting the parks very often.

First impression, no security monitoring the entrance gate, doesn't give one a sense of security. Upon entering the admissions office, staff was not as friendly as I think they should be. Rooms where far from up to date, horrible patch work to wall and ceilings. All in all this is not someplace we will come back to.

We liked the resort, but it wasn't as nice as the website. We had a room on the 3rd floor and could hear the elevator every time someone went up or down. The pool ad hot tub was nice and it's open until 12am. The oven is actually a microwave oven. There is a washer and dryer, but they are really small. This is a time share/private owner resort. I was looking for a place for my son and I to stay on a tight budget. A key factor for my budget was having a place to cook breakfast and fix snacks.
