"When we first arrived the room they placed us in was way out dated, torn & dirty carpet, smelled like bug spray, old furniture, an older model projection TV in the living room you could barely make out what was on the screen, the tub/shower in the guest bathroom was dirty and rusted, when i tried to shower there was no hot water. I walked to the lobby and complained the girl at the front desk was very understanding and sent maintance to fix the water. When i described the unit to her she explained that the place has recently changed managment and all the units have'nt been renovated yet. She went on to tell me we were placed in an older unit because we booked on this site and not through them directly, that the renovated units are for owner/time shares. Needless to say after 20mins of complaining she transfered us to a newer unit and it was like night and day. Brand new appliances, granite counter tops, new furniture, flat screens in every room. The girl at the front desk was awesome. So anyone planning a trip to Festiva if you book from this or any other site it'd be in your best interest to call or email Festiva directly to make sure you'll be staying in a renovated unit and if you're not go else where or you will be greatly dissappointed. Nice size heated pool there too, o'in walk in entry great for kids and a hot tub for adults. Other than the 1st unit everything was great, good location right off of 192 about a 5min drive to Old Town and the other direction is plenty of restaraunts Giodorno's Pizza, Colorado House of beef (Mexican Buffet), Miller's Ale House (nice outside bar), a shopping center w/ Publix grocery & Target."

"I am a 62 yr old retired Florida law enforcement officer with years of Florida hotel experiences -both professional and personal.
Arrived at Festiva 1/18/2013 for a 4 day stay with the family to enjoy Magic Kingdom and Kisimmee area attractions. When we checked in we noted the place was really dated but the price made up for the lack of updated amenities. After our second day of attraction hopping we returned to the room for showers and rejuvenation. The washing machine in the room only worked on certain cycles - discovered after washing clothes and they sat in the machine without rinsing. Kids tried to take a shower and noted water pouring from the ceiling light fixture. Called the desk. Maintenance responded and advised us the folks upstairs were using their tub and shower causing the water from the ceiling. Office moved us to another room the same night. Upon arrival at that room we discovered 12 inch animal feces/urine stains in several of the rooms and on the furniture. Rust in the bathroom tub.Rust oozing from he fridge and rust inside the fridge. Offiice told us no other rooms were available. Tired and beat from the attractions and the move we fell asleep. At 1:55AM the smoke alarm started to beep. Called the office. Maintenance had left the site. Security guard sent over to reset the alarm. After 30 minutes of failed attempts to reset and stop the beeping we were moved to another room. We entered the room and found all of the fridge shelves and bins lying on the floor and in the sink. The washer's agitator was also on the floor. Although room was indisrepair we were exhausted and fell asleep with our stuff split between the two rooms.
In the morning, 1/20/2013, called for the manager but she was too busy to talk with us. The night officer worker had told us he would leave a detailed report explaining our night's incidents to the manager. We drove over to the office and got another slap in the face. Supervisor/Manager never apologized for the inconvenience nor did she offer any assistance from her staff regarding resolution of any of the problems from the night before. She said that we could check out early however she would not issue a refund nor discuss moving to another room.
Our family checked out of Festiva and returned home bewildered by the sequence of events that caused moving three times in one and the lack of customer service by the resort manager/supervisor."
