LOCATION
Regal Palms Resort at Highlands Reserve has gone to great lengths to create the ultimate vacation rental environment combining family fun, romance, resort activities and relaxation all into one fully contained resort. Situated adjacent to the prestigious Highlands Reserve golf club, Regal Palms Resort is located just outside Orlando, introducing a unique Orlando experience and just minutes away from all the fun and excitement of the popular Orlando area attractions. A 2.5 acre tropical pool complex with two heated pools, lazy river, waterfalls, and water slide surround the clubhouse. GUEST ROOMS
All Vacation Home Rentals at Regal Palms Resort and Spa Orlando offer a fully equipped kitchen including cookware and dining utensils, plates, bowls, cups and glasses, refrigerator, stove top/oven, microwave, coffee maker, toaster and dishwasher. Bath, hand towels and bed linens are provided. There is a washing machine, dryer, mop, broom, dustpan, iron and ironing board in each villa. Guest`s initial supply of toilet paper and a set of garbage bags are also provided.

"'Telephone service is not guaranteed', they told me at the front desk. I explained to them that in the 21st century, customers do not expect they need to verify the availability of telephone service at booking. Not only did I have no service on my cell, but the land line in the unit didn't work. A technician was scheduled but since it was after 9pm and my 1 and 4 year old kids needed a bed I requested a change of unit. There was much resistance from the front desk because they 'aren't in charge of things like that', but eventually we got moved to a slightly less filthy unit that did have a land line.
There are many hidden fees with the resort, so take that into consideration when you think you've found a deal. The cleaning fee is laughable considering how dirty the units are.
I will say that their food was good, when it finally arrived. Again there were service issues at the bar, at the pool window (which is pretty gross), and in the restaurant. Interspersed with the incompetents are a few good staffers that tried to make things right. Thanks to them.
The pool looks nice, but is just adequate. Spa services are performed in the shower of the locker room. There is no cabana service poolside and the tiki bar is in disrepair. Upon check-in we were told 'of course there will be entertainment and fun, it's the weekend!' I didn't see any of the advertised DJs or karaoke near the pool and entertainment area. Probably not a big loss.
Regal Palms wasted my time and I did not have much to spare on this quick vacation. They need a management overhaul - as in get some. I suppose if you luck out and get assigned to one of the nicer privately owned units, this place could work fine, but that's the luck of the draw. The low low rates offered for Regal Palms are clearly made possible by hiring the most inexperienced staff and the least amount of people to get by. Every little thing was a chore here and I will not give them a second shot."

"The townhouse could have been really nice if a little more care and attention would have went into the rooms. There was cobwebs on the light, and black dirt/dust on the downstairs fan. The carpet was old and very used. Several items broke and not working in the rooms. What took us over the edge was the two living roaches and the one dead that was in the rooms. The kind bed was old and uncomfortable. Much nicer resorts elsewhere!"

"The unit was clean but very cheaply and sparsly furnished and decorated. The furniture was tacky and there were burn holes in the sofa. There was one small TV upstairs and one downstairs. No DVD player, no clock radios, no clocks. We were given one roll of TP per bathroom and it was like cardboard. The tubs were all clogged but management did fix the problem promptly. The beds were so hard you felt like you were sleeping on the box springs. I do not recommend at all."

"We arrived at our Villa to find dirty stained rugs, light switches that did not work, mold on the master tub, the drain in the second full bath did not work, & the a/c would never shut off! when we told the front desk they said they would send someone over - no one came. We then asked if we could have a second plastic patio chair (there were qty 5 of us) and they told us no because we were staying in a unit that belonged to a time share person and Regal Palms was not responsible! We asked for extra pillows when we booked our reservations. when we arrived we had to remind them to bring them. They did the next day without pillow cases! The pool was the best part of the trip except for the fact there were no inner tubes to have or rent as pictured in their advertisement. You had to buy them from their gift shop and the cost was between $9-12 ea.. Overall we were very dissappointed."

"We got the run-around immediately when we asked if early check in was possible. They said rooms were being inspected & it may be possible. We checked throughout the day and were continuously told they were just finising the inspection and it will be ready soon. It turns out we waited 45 minutes PAST the guaranteed 4:00pm check in. We would have preferred honesty at the beginning. The front desk women were not particularly friendly. We did finally get a $50 voucher to be used at the resort. Our townhome was about as far as it could be. The refrigerator was warm in the townhome due to the door not closing properly. The carpet was old & dirty looking. The service in the restaurant was very slow. The best part was the pool area. It was beautiful and mostly clean. We loved the live DJ at the pool and the sand volleyball. The waitress by the pool was very friendly. While we had a wonderful vacation in Florida, we will not return to Regal Palms."

"MY FAMILY AND I (THERE WAS 5 US 3 KIDS AGES 7 UNDER AND 2 ADULTS) THESE HOMES ARE VERY NICE WAY NICER THEN I THOUGHT THEY WOULD BE. MY KIDS LOVED THE POOL AND THE SLIDE WE WERE THERE FOR HRS EACH DAY!! THE HOMES HAD EVERYTHING YOU NEED IN THEM WASHER DRYER DISHWASHER EVERYTHING TO MAKE YOUR STAY EASIER...NEVER HAD A PROBLEM WITH THE STAFF THEY WERE VERY NICE WHEN WE CAME TO THE POOL...MY BABY DIDN'T NEED A WRIST BAND BUT HE WANTED TO BE LIKE HIS BROTHER AND SISTER SO EVERY TIME WE WENT THEY GAVE HIM ONE. THEY HAD A GAME DAY ONE DAY THAT WE WERE THERE AND MY KIDS HAD A BALL AT THAT. I HONESTLY THINK MY KIDS WOULD OF BEEN OK WITH US STAYING THERE ALL DAY RATHER THEN GOING TO DISNEY, SEA WORLD, AND LEGOLAND. WHEN WE TAKE OUR TRIP NEXT YEAR WE WILL BE STAY HERE AGAIN!!!"

The shower head has mold, the toilet was leaking. The blender was not working. The dishwasher was not working. . The TV were old, they did not have WI-FI in the townhomes. The townhouse was also great. The blinds didn't all work correctly. There was plenty of room in the home for the 7 of us.

"Regal Palms is a very nice place to stay. The condos were nice and spacious. The sheets were somewhat stiff. When you move they rustled and woke us up (something we were not use to) The AC was turned down to 72, however it did not cool off the upstairs at night. We would wake up sweating (something we were not use to) The pool, slide, and the lazy river was right up our alley... we loved it. The employees were very nice and helpful.
The distance to the Parks.... 15 to 20 minutes was great. We were out enough we did not have to deal with the traffic.

"We were very impressed! The price was great. The town home was the right amount of space for our family of 3 and my mother. We loved having space for everyone to stretch out. I also liked that it was gated, except when someone snuck in behind our car. The villa was clean upon arrival and it was great to have a washer and dryer to do our laundry before we left.
The staff needed some work. When we first checked in (early) we were told the villa was clean and waiting to be inspected so to check back in 40 minutes. We went to Publix and came back an hour later and the girl at the desk said it would be another 30 minutes. 45 minutes later she told us the same thing. I understand we were early but she KEPT giving us the run around. Finally I went in to check (instead of my husband) and she told me it wasn't clean at all and would be another hour at least.
When we checked out my husband wanted to let the staff know that our mattress needed replaced (the springs were TERRIBLE! and loud) and the lady at the desk didn't seem to care.
Over all we loved this place and the space it provided for our family. I was close to area attractions that we wanted to visit, but it was far enough out that I didn't feel like we were in the middle of everything. We look forward to staying here in the future but won't be trying to check in early!"

"I have to say that I am really dissapointed with this resort.....I expected so much more......the town home we stayed in....was missing a lot of things I had the first time I visited this resort.......it was dirty...there were two cups with lipstick on them.....the door to the back yard didnt lock....the iron they had was digusting black.....dirtied my shirt while ironing it.....there was no toilet paper....no trash bags.....and to put the icing on the cake...when I woke up in the morning and I had bites everywhere....yes bites....I believe they are bed bugs....never again......horrible experience.....they didnt want to change the townhome.....horrible service.....they lost a great customer "

"We have stayed here before, and were very pleased, therefore I was so excited to come back. We initially stayed in the back, and for this trip, our townhome was close up front. The room seemed dirtier, much more used. master shower did not drain water quickly, carpets were stained, furniture and linens looked dingy and dirty. Showers/tub needed some caulk work. The a/c vent was filthy and had not been changed since April! ..yuck!!!
I felt the room was poorly maintained, and needed some serious updating and cleaning!
Everything else was ok.
I don't like the cleaning fee especially since the room was not that clean. And I feel that Wifi should be offered in each room!
Other than that, stay was just 'ok'.
I probably will not return.
The book it offer per night is cheap, but when you add in the cleaning fee, and the daily resort fee, you might as well stay in a nicer place. I do like the feel of a townhome though with more space."

"Very nice place to stay and very convenient to all of the Disney World sites plus the Downtown Disney was terrific. All of the beds in the 3 bedroom condo could use an upgrade but all in all very nice. Everything was very clean and they were very punctual to attend to any needs we had. Reported a few things and they were right there for us to fix those issues. Had a terrific time at the pool. Pool was very clean and is an excellent place for children. I had my 5 yr. old grandson with us and he played all day at the pool and on the water slide and in the lazy river. It is very safe as it is only 3 ft. where the slide comes down and also throughout the lazy river which prevented us from having to hold him to go down the slide and go through the lazy river. The planned events for the weekend were wonderful and offered a great way to spend the days at the pool. I would definitely stay here again. "

Mattress in master bedroom was very rundown. I woke up with back ache.
WIFI and Cable not working in my room.
WIFI: - As per description it is available with fee, but none in staff knew how can i connect my laptop to WIFI connection.
Cable: - I landed up using normal/free channel instead of cable.
Pool: - If you are planning to stay for pool, make sure you reach early evening. I went to pool and no towel. It took more than 20 min to get more towel. Seriously with only 50 member in pool, resort was out of towel.
AC: - Policy is not to set your AC below 72 degree...Seriously. How I am suppose to use AC when it is 100 degree outside and it is 80 degree inside. Did not work. I have to keep my window open and sleep.
Money: - Make sure you read bookit.com. I was charged (50 USD per day approx) extra as resort fee.
Good: - Lot of space.
Bathroom are good and clean.
Not going back again."

One of the dining room chairs was broken, the mattresses in the small bedroom needs to be replaced on both twin beds and the master bathtub/shower was clogged. "I booked for our vacation in June for our trip in August. Originally, I was very impressed with the information about the Regal Palms. As our trip got closer I read some reviews from others whom have stayed at this resort, and I got nervous,I'll be honest. I almost cancelled about 2 weeks prior to our trip when my husband pursuaded me to leave as is. Boy was I glad we did, I don't know what previous reviewers where talking about. The pool was amazing, my kids are 10,14 had a great time at the lazy river, my 10 yr old couldn't stay off of the water slide, the pool was very clean,played some sand volleyball, and the events for the kids to partake in was an added bonus (moreso for my 10yr old) our townhome was upgraded to a 4 bedroom, very nice accomdations, only thing I can say that was a negative was in the main bathroom the inner shower curtain was not totally clean. NO bugs,coachroaches,etc that I had read from previous reviewers. We spent majority of our trip at Universal about a 20minute drive, very easy to get to. IT was nice to have the convenience of the grocery store about a minute away for our groceries and restaurants as well. We were very pleased with our stay at Regal Palms. Yes the added fee for housekeeping isn't added in the original pricing, but these are timeshare type establishments so you do get alot more than just your standard hotel/motel accomadations. One more nice gesture the front desk helped printing off my boarding passes for our depature. I would stay at the Regal Palms Resort again with my friends and family, should I return back to this area."

"Overall our stay at the Regal Palms was a '2' out of '10'. It should definitely not be rated an 8.0 out of 10.0. NOT EVEN CLOSE! The bedding was disgusting, stained and worn. The beds were very uncomfortable and the couch in the living room had broken springs and was very worn. The carpets were nasty, very dirty and worn. Upon our arrival and departure we were greeted by cock roaches in our 3 bedroom townhouse. (we saw one on the kitchen counter on the day we arrived and one in the laundry room of our unit when we were getting ready to leave) Also, you were only given 1 'small' towel for each person to use during your entire stay. The pool area was extremely dirty and very small so it would be extremely crowded! I do have to say the the staff at check in and check out were very efficient and the staff the Banana Jack's arcade was extremely helpful and polite! We only used the pool twice during our stay. Overall I think there is much better value in Disney than Regal Palms."

"Stayed in a 3 bdrm townhouse. The place was clean and the streets were easy to navigate. The pond out our back door was not kept up and trash was floating in it. Stores and eating establishments are just down the road and even more are within 5 minutes drive. Booked this place because it says it is in Davenport which should be just 20 minutes from Legoland. Not sure how it gets a Davenport address when it is in Polk at least 25 minutes after you go through Davenport proper. This made the drives to and from Legoland almost an hour each way. If I were to go back I would make it my destination rather than using it like a hotel."

"The pool complex may be 2.5 acres but..... the pool area is only about 1/2 acre usable space which means, the pool is VERY SMALL. This phrase is very deceptive. There were too many people for the size of the so called 'Water Park'. We only used it one time for twenty minutes.
The carpets in the townhouse unit was so nasty and stained that our party had to wear shoes inside because of how dirty it was.
The sliding glass door would not open and the screen door was completely off the door opening."

"Overall, my stay at the Regal Palms was a '3' out of '10'. We stayed in a 4bdrm townhouse for 7 days. The upstairs master bathroom had major water damage and the floor was soggy, squeaky and uneven. When running the upstairs faucet, you could hear water dripping in the walls. Due to all the moisture, there were burroughs on the woodwork with insects (roaches) coming out which I tried to cover by stuffing tissue in the hole. On the 6th day, my son accidentally locked the master bedroom door downstairs which contained my mother's diabetic meds. After 6 calls and 2 hours, she used a butterknife to remove the doorknob to get her meds. Oh and I just rememered that my husband had to remove the comforters from the beds b/c of all miscellaneous hairs that were found entangled in them...GROSS!!"

"Upon arrival to the apartment we found that the mattress and box spring in the master bed room is very outdated and needs to be changed ASAP. The shower curtain's in all the bathroom were very dirty and the hooks were ripped and had to be changed. The bathroom tubs were also clogged and had to be unclogged. The front door dead bolt was not closing and we also had to call for that to get repaired. These are some of the thing that should be checked by the maintenance team for the resort and not for the customer to actually see when they arrive."

"the resort itself was good, great staff but the townhome we was in made this trip one of the worst we have experienced.
no remotes for tv, no cleaning items, like broom, vacs : but they had instruction and product information left. the mop was taped together, yes taped together with red sports tape, trash left on back porch, only one set of towels left for a 4/3 townhome.
I just think the owners need to a little more to insure the place is ready for guest. also on the web it shows this big property with lots to do...not!!! and the kid zone... you have to pay 3.00 here and there?? other resorts we visited all that was included."

"We stayed here for two nights on july 15-17 2012. The checkin process was terrible. We had arrived 4 hours early and I was told by the girl at the desk she would inform housekeeping that we were waiting. We never got into the condo any earlier than 400. As I was waiting for my unit to be ready, there were 5 other people having the same problem! The unit looked nothing like the pics on the website and the beds were all has hard as rocks...the pool and lazy river are ALOT smaller than pictured. THere were so many kids that you couldnt even enjoy yourself without getting trampled by kids running wild with no supervision;. My husband killed 6 bugs int he unit in our short stay. I was always going to exchange my timeshare to go here for our week, but I am so glad I found out the true facts because now I will never go back!"

"When we arrived the back sliding glass screen was leaning against the slider, the carpeting in all the traffic patterns was extremely dirty, there was a tissue stuck to the ceiling in the living room, a plastic door piece in the refrigerator was broken and the furniture looked to need a good cleaning. Reported everything to the front desk and everything was noted on the computer. Second day in while cooking dinner the stove kept tripping the breaker until it wouldn't reset anymore. I went to the front desk because none of the phone numbers giver were answered and they said they would send someone and that my wife probably didn't want to cook dinner anyway. It took an 1 1/2 hrs for someone to come and repair the stove and after that the surface unit light was on for the duration. Other than that the pool area was great and the service people in the restaurant and the pool area were wonderful. I would definitely stay again if I could be assured of a clean house (after all they are charging and additional $65.00 for cleaning) and appliances that work."

"Where to begin, MADE OUR RESERVATIONS ON 6-16-2012 for 7-12-2012 they had no record of the reservation took an hour and a half to find it even though they took my money on 6-16-2012. Then we get to our town house no ac, no lights in any of the bedrooms we had four bedrooms, beds were all warped could only sleep on one side of the beds, shower curtins were ripped, only 2 tv's through out the 4 bedrooms, table had a whole in it could not lean on it , NO HOT WATER to take a shower.The kitchen counter had a big burn mark on it from a pot. For the amount of money we paid for this place was not worth it. Would i stay here again NO!SORRY YOU WANTED THE TRUTH YOU GOT IT!!!!"

"Everything was good we got hit with the $250 deposit which is going to be return with in 10-14 days back. We drove from PA and it was a long drive about 24hrs and the good thing was check in was at 4pm and we got early check in at 11am. We rented the 5 bedrooms luxury home with private pool. Loved the house and everything, they only 2 problems i had was we found 2 dead roaches and we have to sleep with no ac the first night with a 95 degree weather, thank goodenss we had the pool, they fixed the ac the next day. But overall the stay was great. Will def saty again."

"We rented the 5 bedrooms luxery house with private pool. The stay was amazing, the only thing i had to say was we founf 2 dead cocoroaches and another problem was the A/C, when we got there the ac was not working snd we called and said there were going to send someone with in 3 hrs, nobody got there until the next day, and we had to sleep with no ac for the 1st night which was the worst thing being that it was 95 degree outside..ohh boy...but overall the stay and the pool was amazing..will def go again."

"we booked three condos as a group, however they gave us all on different streets, I explained to the staff, but they said they can not change it as they are full, however I did not see that many cars parked at night (almost 60% was empty). two of the condos lost power in the night, Front desk said its the power cut from utility company (its hard to believe as one of the condo had power all night long). Found bugs in all three of the condos (we bought RAID to resolve it). There is no signal from any cell towers (ATT and SPRINT) that made the communication more difficult. Restaurants nearby are great (Indian Restaurant and MIA Pizza place) They charged 96.00 per condo for no good reason. Overall its not so good experience."

"I I thought this was a terrific deal, so I booked it. Upon arrival I was hit with a $117 cleaning & resort fees. Then I was told that a deposit was required, either $100 of which $33 was none refundable or $250 of which would be refunded 7 to 14 days after my departure. Also, I was booked with an upgrade to a 4 bedroom townhome. I was told that they were overbooked & they were not sure who made the mistake. I was told they would check into it & following up.....There was no followup. Needless to say, the pool area was wonderful & the townhouse was excellent.

"The resort price was very good for the number of bedrooms (4), accept it is at least a 20-25 minute drive to go anywhere besides the grocery store. The townhome was very nice and spacious; however, the sheets on my bed had not been washed from the previous people which was pretty gross. The cleanliness on a whole was average. When I woke up on the third morning there was a huge cockroach or palmetto bug crawling on my wall towards the ceiling. I called the front desk to get someone to come and remove the bug and was told 'they would notify housekeeping whenever they got in to work'. I went swimming and came back 4 hours later to find the bug still there. I called again and someone finally came to take care of it. The swimming pool was nice, but very small to acommodate the number of guests. They did have entertainment scheduled and some activities throughout the day."

"I went for a conference in Orlando and decided to bring with my wife and my son so that they can visit Disney. Though it is my second visit to Orlando, an internet will be a great help for me find restaurants etc. When I checked in, the front desk told me that there was no internet connection in this unit. Then I asked if she could find a different unit with internet, she said no and asked me to discuss with the day manager. At the same time, another clerk commented that majority of their customers were here for vacation and they need no internet connection. The mood was as if I am the only poor guy who had to work. They are so unfriendly.
The next day I found there is an internet connection in the unit!
I booked an 3br unit and they gave a unit with 4 brs. The king bed was worn out. It forms a two slant slops (with 15 degree?), starting from the middle. My wife and I had to find twin beds instead. The carpet was dirty and there were crouches, which I did not mind.
The swimming pool is nice and well maintained and the slow river is a plus.
During he check out, I was able to discuss with the manager. She said, some units have internet and some don't. So you can try your luck."

"We were only in town for 2 nights so the resort fees and cleaning fees which came to nearly 100.00 seemed alot. We have stayed at several vacation homes in this area and have to say we were fairly disappointed in this one. Didn't like the upstairs to bedrooms, saw some roaches in the kitchen, and quite small living area. The bar was ok, small kids enjoyed the pool area, but the older kids were bored with it since its only 3 foot deep. Sorry to say not gonna stay here again."

"I didn't know what to expect. I saw some very negative reviews and was a bit nervous. The price was to good to be true and was afraid I booked a dump. All staff was very friendly. In spite of the crowd they were catering too, they were helpful and nice. Our townhouse was spotles, except for normal wear and tear. Place was so big I invited my neice and mom to join our family of four. Stayed fourth of July and they had fun activities all day by the pool. It was awesome. Can't wait to go back again. LOVED IT!!"

"There is nothing Resort & Spa about Regal Palms. The concept of your own space is good; it has the potential to be great, however/
When you enter the town home, the 1st thing you see are the filthy carpets. The beds are the worst thing I have ever come across; they are hard as a rock and makes creaky sounds when you move and the linen is not up to par. The floors squeak when you walk. Little and out of date décor throughout. Ripped, plastic shower curtains, bath towels are not hotel quality, out of date 27 inch tube TVs and No AT&T cell service. The pool needs to be cleaner, even early in the am, the water is cloudy, also bring your own pool towel, theirs are a little bigger than hand towels and hard. The Market Place,.. I think not, walk or drive to Publix nearby. Overall the place just doesn't look or feel clean."

"First lets start with the carpert, dirty and old. Missing blinds, the shower curtains with mildew. The master bedroom tub was not draining, so we had to wait approximately 30 minutes between showers for the next person to take a shower. Had to wash all the plates and glasses because they were full of dust. We discovered the first morning that the refrigerator's door was not closing properly when we discovered some of the food spoiled during the night. The phone was not working. Old TVs and remotes wrapped with tape. Flys everywhere.
Upon arrival they give us a list of poolside activities for the week, so guess what? No activies as they advertised. If you have AT&T there is no cell phone service. So we went twice to the front desk about the phone and the refrigerator and the other mentioned issues and the only response was 'We are working on it.' The place is not close to Disney as they advertise. "

"I booked this resort & spa with our friend refferal. But when we arrived on assigned place. The unit was very dirty & 2 crack tiles in the foyer.So i go back to the office reception to get a pre occupancy checklist coz i dont want to pay extra for damages.I need somebody to see the place or we will just cancelled and drive back to tampa for 45 mins.So the maintained staff came to our unit see the unit. Then we patiently wait at the office ,to have a new unit which 100% different from the first place.I will recommend to a friend only if we can book the unit that is pre inspected and upgraded.The charges for cleaning did not go well to its purpose. Carpets need to remove & replaced with tile in all the units to avoid hazzles & worst reviews."

"I believe there needs to be mention somewhere that there is no ATT cell phone service in the whole complex or in that area. It was a real inconvenience being we had a granddaughter that was coming in on Saturday and no one had service and she had no way of contacting us. After calling our agency we were able to be moved to another unit which pulled low service wifi, which helped some, but not a great deal.
The carpets were very dirty and stained in both units we were in, which grossed me out. The resort had no towels at the pool area the 2 times we went, would expect they would have enough available at all times being we were charged $10 a day additional for amminities. Also the lazy man river was crawling with kids on no tubes splashing and kicking and jumping off rocks ... every lazy man river I've ever encountered only allowed entrance if on a tube -- hence lazy man river!!! We HAD to pay a $65 cleaning fee -- which should go to cleaning carpets after every visit, as we sure didn't dirty anything and left unit cleaner than when we arrived. We also encountered roaches or water bugs -- whatever they are called -- in the unit.
Bearing all that, we managed to have a good time with our family -- outside of Regal Palms."

"We arrived at regal palms and found our condo. We were shocked at how gross the carpet in the unit was. Large black stains and a sticky, crunchy feel to the carpet. Worst beds EVER. We stay in quite a few places and these beds were like rocks. The worst part was on the drive home my son han bite marks on his knees and my daughter had several bite marks under her chin. I went online and these looked like possible bed bug bites. I pray not because I am worried about what the bugs carry. We will watch and see. The pool area was nice but we would never stay at this location again. We also had lawn maintenence men look in our unit and look around. When thay saw us they waved and left quickly. Hated that as we are traveling with 3 young kids. Scary. Please do not sell this location or help them see that improvements are a must. They charged us a 65$ cleaning fee for a 3 night stay. Horrible as it was not clean."

"Minor things:: The shower heads suck a big one, so we didn't ever feel 'clean' per say, but the beds were comfortable to rest our heads on at night. The pillows in the living room were losing threading and the stuffing was coming out of them and the drawers in one room were stuck shut. Other than that, everything was in working order and the staff is very friendly. It rained the entire time we were there, but were very comfortable inside to chill. The TV in the living room is mounted to the wall so well, it took a small set of hands to plug in our gaming system. We do like the Resort being 'far away' enough from the hussle and bussle of the tourist attractions and such. I wish that we had the time to use the Spa and want to book again to use the convenience of it."

"We just returned from a 6 day trip to Orlando. We stayed at the Regal Palms Resort and SPA and we were very satisfied. The condo has everything you need for a comfortable family vacation. Everything worked great. Very clean. Comfortable beds. The only thing I would like is for there to be phones in the rooms and wireless internet in the condo. Other than that it was perfect."

"NOT close to Disney and parks. It was more than 40 minutes to SeaWorld (closer to Disney but still 20 minutes or so). When you have a full day you don't want to be driving for 30-40 minutes each way when you get similar prices closer at properties just as nice. But it does have a nice pool and there is plenty of room in the townhouse. Only real complaints were the distance, a sign at the unit stating if the thermostat was turned below 72 the ac would freeze and there would be a $150 charge to fix, and less clean than I would expect considering they charge a $100 cleaning fee per stay."

"We stay at this resort for the Memorial Weekend. We had a great time. The only two negative issues we had was there was a trail of sugar ants in one of the 4 bedrooms and the microwave was not working. They offered to send over the maintenance for that particular townhouse in the morning but we needed it that evening because our six kids were going to eat microwave dinners. So instead of complaining we just put them in the oven and got over it. In the morning, the microwave started working again and later went out again. We loved the water park.rnOverall, our experience was an awesome one. And we will be visiting again, hopefully sooner than later."

"The house was nice but the ice maker in the fridge was broken, the toaster was broken, the floor in the shower was cracked and water was leaking through it, the shower knob in the other shower was broken, and the trash was already overflowing in the trash can when we got there. My reservation also stated we would have a king, queen, 1 full and two rooms with twin beds in them and the website for the resort said we would at least get one queen, 2 full and the rest twins but we ended up with 3 fulls and the rest twins. The beds were not very comfortable but other than those few complaints the resort was nice and the house was nice. It was very convenient and close to the Disney world parks and it was located in a nice area."

"I have never taken the time to write a trip review, but I never have had a nightmare like this! Luxury 4 bedroom with private pool, that's what we signed up for. The management company was called Vacation Resort Management; they were in charge of the maintenance of the house. We tried to check in early, no luck, got in the house a half an hour early. At check- in they said more than a few times/any issues, I should call the management company, I'm thinking, O.K., you think I'll have issues? We got into the house. It was a very used rental house, the furniture should be replaced. Stained carpeting and sofas, missing hardware on kitchen cabinets, seems OK, I guess? Not the magical vacation rental we were hoping for! I was trying to be somewhat positive about the situation. My kids were tired from air traveling all day. We noticed no skimmer for the tiny pool. And the longer we were there we noticed, ANTS, lots of ANTS. They were coming through the patio even with the door closed, through the family room, into the kitchen, all around the garbage can and counters, it really grossed us out. I called the management company, talked to the answering service; they said someone would come out. No one came that day. We left late morning, I called again. When we came back from a Disney park at 11pm, we had a skimmer, and still ANTS, less ANTS, but still ANTS! These were the small ANTS, reddish. They had a freeway system from the patio to the kitchen area, when we woke in the morning, we spend time killing ANTS so our children wouldn't see them and get alarmed, very NASTY! Next time, if I EVER encounter something so foul, I will just leave, this place needs an over hall!! I would have left the house but our time was more half over at this point, we weren't at the house much at all, at the parks all day long. But, I lost it, when I saw two COCKROACHES in the garage. No palmeno bug here, it was a ROACH - disgusting! By Wednesday I talked with a manager, she said it was not acceptable; she must have made a call, no more ANTS after Wednesday. But now just lots of dead ANTS everywhere. I am completely sieved out at this point, I would not be surprised if they have has other bug and rodent issues. I was very concerned about the things that look like coffee grounds in the master bath vanity drawer and mentioned it to her as well/what is that about? After a Google search (at home), I found out people use coffee grounds to kill COCKROACHES, lovely; this has been a problem for a while. What's wrong with people? Folks work hard for their vacation, and you're playing heads games with people. All this is very unsanitary. The property won't return my calls. The owner of the house lives in the UK, you should be more connected to your investment or take pride in your home! I rented the house the end of April 2012 for a week. Buyer Beware, my credit card company's hands are tied, because we decided to stayed at the place, and not check out, by the way, no one offered us another home. A manager? from Vacation Resort Management, told my credit card company, they fixed my issues, do my issues sound resolved? If you are at a DUMP like this one, just leave, your credit card company can fight better for you if you don't stay, now I know. Hopefully, the word gets out about this nasty rental. The kicker for me was the COCKROACH my child found in the tub as we were packing up, guess it's a bigger bug issue!!! "

"the room that was given to us was not not so great we weren't happy with the room at all , the furniture was not up to par . I called the front desk and complained about it and was transferred to someone, he listened to my complaint and disappointment and ask me to give him 1/2 hour to find me something better. as promised he got me something very nice the furniture was nice flat screen TV everything we needed , we were very happy with what he chose for us. THANK YOU!!!. I do feel that the staff should be a lot more friendlier i sat by the bar and management and staff doesn't even acknowledge who's sitting their poor customer service . scenery is nice pool is beautiful the front desk was wonderful but staff needs to be MORE CUSTOMER ORIENTED. besides that we had a great time."

"we had a great time the kids love the pool, and we enjoyed the home but just a few things that weren't good the beds were horrible very uncomfortable couldn't sleep neither of us we had four bedrooms and yet the kids preferred to sleep on the sofa because it was softer, and we thought we were told we were getting a three bath which we only got a two bath and with four boys in the house and one woman it would have been nice to have the third bathroom but all in all it was nice change the mattress and it would be a lot better"

"The 5 bedroom, 4bath house suited us fine! We were traveling with teenagers and didn't know what to expect... The house was beautiful and clean! Very spacious. We did not pay extra to heat the pool because it was 80 degrees and sunny, the water was a bit cold, but that was our decision. Would have been nice to have some cleaning materials/supplies so we could have kept the place tidy. We had a family reunion and hosted about 20 more people. It never felt crowded! We rented a grill that was delivered the day we requested it and were very pleased with everything. The Resort pool was awesome and lazy river fantastic. We played 3 awesome games of volley-ball with all of our teens and some new people we met and the sand was lovely. The tiki bar awesome. Could not have been happier with everything! I have already referred two of our friends to your resort!"

"We thoroughly enjoyed our time at the Regal Palms. We found the employees very friendly. The pool area was awesome especially for kids. They were all were having a blast. My grandson loved the slid, the lazy river and the pool area was very clean. I was surprised to learn I was sub leasing however it was not a negative in any way. I was prepared to clean up after ourselves and it was convenient to have a washer and dryer at the condo. As soon as we got there we checked in and went to Public supermarket and stocked up on what we needed for the week. It was 15 minutes away from Disney, which we also enjoyed. The food was excellent in the restaurant. We will definitely be back when we need a great family place to stay"

"We had a great stay at this resort. The pool has a lazy river, water slide, outdoor jacuzzi, and a movie at the pool on Friday night. The kids had an enjoyable time there. The town house had been upgraded from a 2 BR/2BA to a 3 BR/2 1/2 BA. It was clean, spacious and affordable, as well as close to Disney. We went to all 4 parks at Disney and still found time to swim & enjoy family time together. The town house was complete with everything needed during our stay to make meals on our vacation. The staff were friendly & helpful. We plan to come back next year to see more theme parks! Big Thumbs Up for this one! Comfortable, clean & convenient. <3"

"The unit itself was ok. BUT the couch in it was totally broken down, the back was broken and on end was on the floor, when we arrived. Three calls to the front desk throughout the week did not get this issue dealt with. Also on our last full day there the Ice maker started to leak all over the floor. They dealt with it by turning the water off to it. ALSO you need to know these units have the MOST basic of pots and pans. AND no salt or pepper or such basic cooki9ng supplies, you'll have to buy all of that. Also NO Toilet paper and not enough towels for the nine of us that stayed there, even thought they knew how many would be there. I would call this a VERY basic rental condo, no where near as well supplied as most condos we have experienced here in Colorado."

"I had a 4 bedroom townhouse and the beds were horrible, uncomfortable, and falling apart... The shower curtains had stains on them. You had to buy your own toilet paper, paper towels, and soap. Nothing was provided for you. You had to wash the bath towels because they don't give you fresh ones. There were only two TVs in this unit which made it difficult to watch TV when there is 7 of us. The TVs were old and the picture quality was horrible and difficult to watch. If you have an AT&T iphone, you will not get service at all in this so called resort. However, the grounds were nice, the staff was awesome and very helpful, and the pool was great. There was no complaints outside the unit... The townhouse itself was just horrible and disgusting!!!!! Never again!"

"We decided to stay at this place because of the size of the unit as well as the pool. When we first arrived everything seemed just fine until we went to the bedrooms. Every bed was falling apart. They were saggy and you could feel the springs in the mattresses they were so old. After being in Universal Studios all day that last thing you want is a horrible bed! Then we took our kids to the pool. All seemed okay at first, but then I realized how cloudy the pool water was. You couldn't see the bottom in some areas. There was a group of people there that was have a ton of fun on the slide however they weren't watching out for anyone else. While this was going on, I noticed a little girl that had been holding onto the side of the wall and didn't seem to be a good swimmer in the middle of the area bobbing up and down. I alerted one of the people that was supposed to be watching her and she grabbed her up. Once the little girl was picked up she threw up in the pool. I went to the staff and told them what happened and they told me that there was nothing they could do. The filtration system would handle it!!!!! To say the least, I got my kids and we left!"

"We booked it for $314 for 2 nights at a 3br townhome thinking that this was a good deal. At the check in, I was charged another $95 for cleaning and resort fee. Had I known that it was going to be $410 for 2 nights I probably would have continued shopping for other bargains. The townhome itself was pretty decent over all. The king bed in the master bedroom was comfortable but had bed bugs that had feasted me all over. The twin beds in the 2 other rooms were very el cheapo. Bed bugs are a fact of life for vacationers so, I'm not going to be too critical on that. However, I HATE that they won't just say that it's $410 instead of hiding in those extra charges that's mandatory in those fine prints. It's a BAIT & SWITCH SCAM."

"We stayed 5 days. The townhouse itself was very nice. The furniture inside left a bit to be desired. The beds were not comfortable and squeeked every time you moved. We had to buy our own tp because our bathrooms were empty. There were also huge stains on the carpet throughout the house. While double checking to make sure we left nothing behind, I found moldy candy wrappers under one of the beds along with some dust bunnies. The staff all seemed pleasant but they should have more than one poor server at the poolside window near the bar. It took 20 min just to get a drink and I was 3rd in line! (A fix to that would be let customers bring in their own.) The pool was nice but very crowded and to get a chair you have to get there before 10am. If I stay at this resort again, it will definately be a different time of year and I will just not look under the beds. It is in a good location with regard to quick trip to Orlando and surrounding areas."

"I was very unhappy with my stay Beacause the 4 bedroom townhouse was very dirty With a very deep stains on all of the carpet, The dining room chairs were dirty as well as the couches were very dirty, it was trash behind the beds and in the laundry room, the bathrooms were dirty and the kitchen was a dirty, none of the furniture was a dusted, the blankets on the bed were dirty, stains on the wall, dead and live bugs throughout the house and the house had a very bad odor.. I called the front desk several times and no 1 resolve any of my issues like they promise, they gave me a $75 certificate to eat at there restaurant but more than 3 quarters of the menu they didn't have available ..and they don't provide toilet paper or trash bag the the trash can and they need to update there, we had 2 very old 19 inch TVs which barely work in the whole 4 bedroom town house and all the beds were very hard and worn down as so were the dirty couches....after I talked to a few other guests they to was having similar issues one guest didn't even have air in her unit.. it wasn't worth the money that I paid and I will never stays there again or recommend anyone else to stay there"

"We travel to Disney monthly. This time we had Friends coming in form GA so we decided to find a large unit were we would all be comfortable. Large was the only thing this place had going for it. There were extra charges, no daily cleaning, no extra towels, toilet paper, tissues or supplies. Our AC unit BROKE! The FAN BROKE IN BOTH UNITS! The POOL was VERY DIRTY. The unit was no properly cleaned. So I had to clean it so I felt comfortable letting the kids and myself be in it. DO not Stay here unless you want to have a working Vacation!"

"We rented the four bedroom townhouse. the house was beautiful, but upon arriving we noticed that there was blood on one of the comforters in the kids room and bloody towels left in one of the bathrooms. Blinds torn down, washer not working, stove not working properly, and carpet dirty. We immeditaely called a manager who lied to us and told us someone would come to us right away. Well they never did. We had to clean and take care of the filth ourselves..We were supose to get a cleaning fee refunded which we never got back. As much as we paid, I am discusted. The pool area was the highlight of our stay and The resort is a pretty place and maybe it was just our house that was nasty, but I still will not be staying here again and i will not recommend it to anyone."

"This is my 3 time staying at this resort. I love the units and the people at the desk are always so pleasant. This time I was a bit unhappy. The gentlemen wrote down the wrong apartment unit on the paper. When we finally got that straight the unit had a lock box in which the number provided did not work. We finally got into the unit and it was late evening after coming out of Universal all day I wanted to get in take a shower and lay down. When we finally got all settled in we proceeded to take a shower there was no wash towels in the bath rooms. I looked in the dryer there was a load of wet bath towels. The unit overall was great!! Beside this little problem i will be back......"

"This resort is appreanace looks are deceaving. The outside is very nice. Our unit was dirty and furniture was falling apart. the first day fridge was leaking water inside. I called service desk and repair service came two hours later. Master bathroom and second bath upstairs shower liners were torn. The a/c was already set and could not be lower otherwise there would be a pentalty charge. Second day more water leaking in the fridge called service again. My son fell in the downstairs bathtub, on first day tube was extremely slippery. Called service again. Went to pool area my daughter went on lazy river and got scratches all on her left leg from the rocks in the lazy river. Turn on stove two of the burners were not working. Called service again. NOT A GOOD RESORT AT ALL ."

"when we arrived at 730 the room was still not ready, even though check in was at 4. The townhome itself was in good shape except some very dirty carpets throughout.I was compensated with not having to pay for cleaning fee. The bamboo tiki bar was a joke. got wrong order one night and didnt notice till i went back to the room. the next day the cook was half an hour late to work. breakfast was not served till almost 10. the pool was nice"

"If you have kids come here, they will love it. There are kids everywhere here and they will love the water slide and lazy river and playing with ALL of the other 100 kids. A perfect 'Family' environment. If you looking for an adult resort this may not be for you. There is no cell phone service if you have an AT&T phone. I had to go up to the corner store to get a cel signal. We had to wait 2 hours after check time for our room to be ready, we came at a busy week...but they compt the cleaning fee which was decent of them, even though i had to ask them for it which made me uncomfortable, they should have just offered it as a kind gesture since we didnt get into our room til 630pm..which is a long time when you have been in the car traveling for 24 hours. Otherwise, its in a nice area of town, quiet yet close to everything. If you stay here, go to the Publix at the corner and try the Portabella mushroom pizza from the bakery there, it was one of the best things that i ate all week."

"The ladies at the front desk were very helpful, but it took 45 minutes to get everything straightened out. The condo was spacious and the washer and dryer is very helpful. The layout is awkward (you had to turn on your side to walk between the master bed and the TV stand it was so close). There is no internet access in the condo - which is just ridiculous in this day and age. My kids (age 12 and 9) loved the pool area, but the pool was not clean (lots of debris and even a used bandaid floating), which really detracted for me and my husband."

"It was a great experience for sure, well worth the money spent. Everything needed was in the condo, food etc was only a 2 minute drive away!
The only suggestion for the owner, PLEASE FOR GOD SAKE REPLACE THE MATRESSES! They were truely horrible!
Would I go back? Absolutly! If they still had the same matresses, well, I would goto Walmart and buy foam matress covers!
Consider this, a decent hotel room with 2 beds will cost you over $100 a night. I spent $81, we had 4 bedrooms, 2 bedrooms were masterbedrooms with their own bathrooms, wow!"

"I stayed at the town home and it was one of the worst places I have ever been to. Do not be fooled by the nice community amenities, the town homes are decorated with horrible tacky old furniture, it has ugly old t.v's only in one room and the living room. The smell of the furniture was horrible, the place was disgusting and the service was bland. I paid 162.00 and it was not worth 19.99. Do not waste your money this place is an embarrassment to go to and if I was management I would shut it down until it is completely revamped."

"Our three bedroom townhome was DIRTY....nasty carpet; bedding; couches. I would never allow any child or grandchild of mine to sit or play on the carpet in this unit. Checked in to nasty coffee table with fingerprints covering the surface. TV only had one color ~ GREEN....no DVD...BEDS were SO uncomfortable...better bedding in two star hotel! The morning of check out ... maids??? standing at the driveway large bag [linens] near front entrance we had to move to load our vehicle. Not many 'resorts' I want to leave....but I was SO glad to depart this area hoping to never return!!!"

"Stayed at regal palms.....great as between Disney and Tampa. Relaxed atmosphere, very friendly and accommodating staff and nice to have your own villa after that constant rush rush of the parks.

"I am pleased to report that our stay at Regal Palms went well. We'd read our fair share of negative reviews and, based on those reviews, we were a touch worried. We arrived early and the resort was more than happy to let us use the pool until our town home was ready. We loved the pool...it wasn't huge but, well spaced none the less. The house wasn't as clean as I would have thought and the staff was right there to correct any issue that I had. There was 4 adults and 5 children in our party and I can assure you there was plenty of space. I couldn't imagine having everyone in a hotel suite. I would say that this is the perfect place to go if you are looking for full accommodations. We stayed for 7 days...went to the parks for 6 of those so, this place was perfect....The grocery store is right around the corner and Disney was a breeze to get to. We would stay here again."

"It took over an hour to get my Girl Scout troop into the townhouses. They lost one of our reservations. They didn't tell us where are units were so we had to drive around to find it. They gave us the wrong address to one of the units. When we finally found the unit, the door wouldn't lock b/c they didn't tell us how to use the code/ locking system on the door. The dishes were extremely dirty. You could wipe the sluge off the coffe pot. The laundry room door fell onto one of the girls when she walked past it because the track was rusted out and damaged. I could go on and on. I will never come back to this place again."

"I wish I would have never stay at Regal Palms Resort They didnt have the kitchen item in order no dish rags and appliances didnt work properly. The bathroom didnt provide enough towels and the bed cover were dirty. The beds were hard so were the pillow. They looked like they were still building the place and going through personal changes and it was very apparent. No wi-fi and a very small work out room with broken equptment. It looks as though Regal Palms Resort put all there money into there pool which was my family of 6 highlight of the stay. I felt like I wanted a refund and an apology when I left. After a long day at Disney I didnt look forward to coming back to this Regal Palms Resort at night."

"Our trip to the Regal Palms was a major dissapointment. The free wireless internet is not in the rooms/townhomes (which was never mentioned prior to checkin). You must supply all of your own household neccessities, (toilet paper, paper towels, dishwashing/dishwasher detergent and soap/sponge.) They supply you with the first roll of toilet paper(half used), and after that it is your responsibility. They charge you a cleaning fee upon check-in, for cleaning when you leave....yet you do everything yourself. You have to start the dishwasher, take linens off all beds and get all towels together. Take all trash out. WHAT DO THEY DO??!!!! NOTHING!!!!!!! The shower bar fell on me and my two year old when i was giving her a bath. I went down to the front desk, and the so called manager said 'oh, we'll have maintenece check it out and put it back up'. not a sorry, are you both ok, or anything. The home was not clean. The carpets and furniture was filthy. The dishes were nasty too. I ended up doing cleaning the first and last day of my trip......kinda defies the point of being on a vacation! The best part of that property was the pool. It was the only thing that was semi worth the cost. I now where I will NOT stay on my next trip to Florida, and where I will tell everyone I know, to stay away from!!!!"

"I was very disappointed in the service! Check in was not good at all! The customer service was something to be desired.
The house was spacious but would have gotten better service at a low budget hotel. There were no sheets for the pull out bed and was told I had to wait til the next morning, once they did come after another call I also asked for more wash clothes, (which they also told us needed to be used for the kitchen) was told they did not have anymore and after asking the next day also, same thing. You would think for a party of 6 we could get more than 4!
There was lots of broken and old used furniture, beds and pillows were horrible.
The only good thing was the pool! we loved that. Would definetly not stay again."

"The pool is definitely it's asset. The townhomes were spacious with washer and dryer. The carpets were dirty. There were cherios under the couch and cobwebs on the chandelier. My mom swears that the pillow case on her bed wasnt changed. (Thankfully she brought hers from home). We never received a welcome package,that was to have laundry detergent , dishwashing soap, toilet paper etc. So we found ourselves running to the grocery store to buy supplies.we had to flip pankakes and eggs with serving spoons until they brought us a spatula. The man in the onsite store was incredible and the people outside were friendly. Not much help from the desk people who did call but didnt bring us supplies ( which was annoying). They expected you to wash your own towels yet they only gave us 6big towels. We had to buy tubes at there shop for the lazy river. The tubes were too small and unstable to sit in. There were people who went that brought there own from home. The oeople outside do inflate them for you. We did have a blast at the pool and on the lazy river. Just bring supplies!

"Overall Regal Palms Resort was all we expected. The townhome was very clean and ready when we arrived. The personnal at the front desk was very helpful and pleasant. The weather was too cool for us to enjoy the pool area but it looked very inviting. CHeck out was just as easy as check in. We would stay here again. The only problem we had was that we were not aware of the $79 cleaning fee that was charged to us upon check out. Not happy about that."

"Even the experience was in overall good, the check in experience was not. The lady at front desk was not courtesy and I did not feel welcome. We call to check early and arrive at 2:30pm and she did not gave us the room until 4:15pm. When we were at the front desk area a couple (Americans) came in on about 1:00pm and they we privileged to get early check in. We had the same experience at check out.
The town house had no remote on the living room tv, the smoke detectors were beeping constantly (one didn't have battery and the other had a low baterry) and the hair dryer one didn't work and the other one trip the bathroom breaker"

"Check-in went good, friendly staff. Unfortunately we will probably wont go back. why? Well we open the door to find this:
1. One lamp was stained orange
2. 2 light bulbs were burnt out
3. Couches were stained and ripped
4. Beds were horrible. Low Quality Spring Mattresses. Back Ache every morning
5. 1 closet door was missing handles
6. Some wood trim had huge junks missing
7. Paid 150.00 for cleaning, then check rules stated we had to remove all trash cans and put all towels by the door.
9. Condo was out dated by 10 years, 2 box TVs. No TV in 2 kids bedrooms.
10. Hanging gutter over front door, could have fallen onto my rental car.
11. The coffee table leg was cracked and ready to fall off.
12. Brown Carpet had bad black stains all over it.
13. Had a patio that was unfurnished, did they think we were going to pack chairs and a table into our carry-on luggage.
14. Washer and dryer was 15 century style, 4 towels washable per time.
What were to happen if you rented this place, paid the $250.00 security deposit. Only, to find out that since the company didn't do there do diligence and be responsible owners, now their blaming you and taking your $250.00 deposit to fix problems that were reported before as non-existing. How would you feel?
One great thing was that they spent millions on the club house and pool. loved it.

"I do not feel like giving a complain, just a friendly reminder; first of all the, the unit was nice, good arragement of the rooms, just some minor corrections, that if done yo will see a more positive feedback. First of all, the center table had a loose leg, the big sofa, had a small hole, the matresses on alll the rooms sounds everyttime you sit on they, you could feel the springs, everytime you move. The pool was excellent, even if they were used only one day by my son and my grandchildren, they were facinated by the place. The service on the front desk was excellent, maintenance, when call, was fast. Chekcing time was fast, I cannot say anything about the restaurant, because I never used it. But overhall, is was excellent. I will really go back again..."

"Thank you to this Resort... We had over 25 family members for the Orlando area as well as members from out of Town, and we had a blast. We loved our 3 to 4 bedroom townhomes with extra space if any late registars wanted to join. Then the wavepool and slide was the best part. Some of forgot our swimware but jump in b/c didnt want to miss out on the family fun.. We live in the area and we will be back soon.. Just would have staff availblty with more Bath Towels/ Had to wash in our suits ourselfs.

"I had a very horrible check in experience. Waited in line for 45 minutes,when it was finally my turn, they had lost my second reservation. Luckily for me I had all of my paperwork. When I arrived to my unit, the keys did not work, drove back to the main office had keys remade. Keys did not work the second time, it took the maintenance man another 30minutes to try and fix door, the supervisor who was off had to be called waited another 30 minutes for him to arrive from home. In the meantime my grand child had to use the bathroom and the maintenance could not access another unit for her to use. Needless to say she wet her pants, she is only 4 years old. I think that by now you can answer the remainder of your own questions . The unit was clean and everyone loved the amenities."

"For me a bit off the beaten path, but still, not really that far from Disney (about 9 miles). It is a condo/resort complex that appeared to be a fairly recent new build, but seemed to only be 50% or even less occupied. It is gated so it felt safe. I stayed in unit 220 which was very clean and comfortable. The resort charges you $140 for clean-up, regardless of how clean you keep the place which in my case was very clean. I would recommend the stay here. As for nearby restaurants, stay away from Applebees as the food was the worst I've ever had at an Applebees location. The Japanese restaurant in the shopping center was quite good and they will serve either sushi or hibachi."

"My stay at the Regal Palms was amazing. I was there to celebrate my birthday for a two day stay...I was upgraded to a bigger suite, and it was great. Even if it's a little drive to some of the attractions, it's worth the stay. I plan to stay there in my future trips to Orlando. I highly recommend it. The associate from bookit.com was so great. They take great care of their customers. He even sent me a thank you card in the mail and well wishes. I don't think I'd choose anywhere else in the future."

I would return a million times.
Only cons: $106 fee that is payable when you arrive.. Bookit put this fee in the fine print, but even with the extra $100 we still saved a ton of money.
And the beds were pretty uncomfortable.. actually.. very uncomfortable.
But everything else was great!!"

"We had a great time, pleasantly surprised at the complex, Very clean, nicely kept. Our townhouse was nice, very sparse with respect to kitchen supplies. One very old frying pan with a halfway detached handle. Kitchen supplies could use an upgrade! The cleaning fee is ridiculously high at $65.00, after paying a $10 daily resort fee, all collected upfront. This won't be a deal breaker for us, but just saying...since resident is required to put out trash(no trash bags supplied) strip beds, placing all dirty linens in foyer upon checkout. Given we were not there most of the time, and the place was just as clean when we left. Extra toilet paper should be supplied, along with kitchen basics. The couch & loveseat could use a steam cleaning, reason for the downgrade on the cleanliness. Staff very friendly and helpful. We will return, see what a different unit provides!"

"Really think The Regal Palms Resort was a great bargain. Tons of room, in a gated area. Very quiet, easy to find. Very nice pool. Lazy river and water slide. Nice staff, very accomodating. Believe that the level of ammenities you get in a condo directly relates to the tastes of the 'condo owners' as these are privately owned and can be equipped differently depending on which unit you get. Our particular unit was nice in most respects. Not overly posh, or loaded with ammenities. This wasn't a terrible thing... we didn't spend a lot of time there. Only complaint about our unit was the beds were VERY FIRM. If this is your taste in beds then you will love it. IF not... Nicely out away from the busy touristy areas.... but only about a 15 minute drive to Disney... We thought it was perfect distance. Conveniently has a grocery store right there by the resort. Again not the best place I have ever stayed but a terrific bargain, very clean, and comfy (well except for the bed) :-)"

"My family and I were very happily surprised that the resort looks exactly like the pictures! We LOVED the townhouse and the pool area, we floated the river for hours. It would've been nice if they provided the rafts for you since you pay such a high resort fee but they do sell them right by the pool and the stand where you get your towels has an air compressor to blow them up for you! The townhouse itself was amazing, my husband and I couldnt believe what you got for your money. The resort fee and cleaning fee is pricey and you have to put down a decent size deposit when you check in but it is so worth it especially if you have small children that sleep best if they're in their own room. We loved the resort and will def be going back next year."

"Place was close to Disney World parks. Lazy river was great slide was great. Staff was great. But at food time them seemed a little under staffed. The only downside I have was the cleaning charge. $65 to clean. But we had to but our own toilet paper and trash bags. that was the reason we did not toss anything out. I paid $65 so YOU enjoy cleaning up after us. All in all a great fun trip. Let me stress the cleaning had nothing to do with the place just the people that own it. "

"We stayed in September and there were 'love bugs' everywhere. They were in the house and there was no broom to pick them up. The pool was nice, smaller then we thought. Private parking, nice secure neighborhood. On site dining was decent. Would stay there again during another month (not in love bug season). 35-40 min from Disney world."

"we loved Regal Palms Resort. It is beautiful,up to date,the townhomes are spacious and well kept. The staff was super friendly and professional. The location was good. It was a 15-20 minute drive to the parks but we were very close to grocery stores, restaurants, and gas stations. only complaints would be that we couldn't lower the temp of the townhouse below 73 degrees and there was NO cell phone or internet service in our unit. 547 Miramar is where we stayed. it is was beautiful and clean. a 3 bdr 3 ba..pool area is like paradise...we will definately recommend and stay again..Thanks BOOK IT....we were allowed to check in 5 hours early at no charge and my husband even locked our keys in the car and a staff member tried to helps us get them out, against resort policy...loved this place.."

"Great place to stay and relatively close to disney or Interstate 4 to get to Universal. It was a great place to stay but you will have to pay a resort fee, and a cleaning fee which is additional to the booking price. The only problem I had was when we arrived we had about 30 min before the pool area closed, we tried just to view it as we still had our traveling clothes on and were denied access into the area. Not really a problem but it didnt sit well to pay the resort fee and be denyed access."

"I booked this room at $79 per night, but beware. By the time they added all the fees the real cost was $120. Our air conditioner was very loud and would freeze up if we set it below 78 degrees. We did have 3 bedrooms and 3 bathrooms, which was very nice. The beds were comfortable and the bedding was very clean and fairly good quality. The kitchen was well stocked with dishes, etc. This is not a hotel - it is condos and many of them are privately owned - so we were quite a distance from the pools. "
