"I reserved a few rooms here because of it's convenient location and how how much character it had in it's pictures. It was convenient however the rooms were not as nice as the site had claimed. There were marking all over the walls. The beds were hard and the room smelled. For the price we could have spent $40 more a night and stayed at the Marriott or Hilton. They have a Valet on site but it took 45min to get my car in the morning. Although we didn't spend alot of time in the room, I don't think I will be staying here again."

"Quaint older building with charm. However, we were disappointed when our reserved/confirmed King room wasn't available when we arrived due to 'maintenance issues.' Instead, we were given a room with 2 double beds. My boyfriend had to stay around the next morning to move our things into the correct room. I understand that things happen, but a voucher or some sort of gesture from the staff or management would have been appreciated for the inconvenience on our first night of vacation. However, the Mark Twain was conveniently located around the corner from a conference I was attending at the Hilton Union Square, and much cheaper than the Hilton's $230 per night! Like other reviewers mentioned, this isn't the safest or cleanest neighborhood in SF, but is walking distance from shops, restaurants, other SF neighborhoods, and the BART station."

"My husband & I stayed at the Hotel Mark Twain for our 20th wedding anniversary. When we mentioned that upon arrival, the desk attendant said, 'Let me see if we can get you an upgrade!' They did, and we had a great room (deluxe queen) on the 9th floor at the back of the hotel. It was clean, and we didn't even have neighbors for the first night. The second night we stayed, we only realized that there were people in the next room the following morning. It might have been different if we were on another floor, but I also heard other travelers making comments about what a nice hotel it was. The staff was extremely helpful & friendly - we would definitely stay there again. Yes, there were homeless, but that is to be expected when you travel to big cities."

"I have traveled to S.F many times; but never stayed in any of the hotels/motels. I was excited since this was my Anniversary with my girlfriend and the first time staying overnight. I expected to have many different cultures all around, which is what I love about S.F. Constant stench from the neighborhood wafted into the rooms. I had to walk about 3 blocks over just to feel comfortable and not harassed. This was a complete embarassment for me to think I was giving my girlfriend a romantic weekend in the city and have this surrounding us. I would have expected this from a $50 Motel 6. The room/hotel over all was nice and quaint; but considering what the neighborhood was like - I will not return!!!! In fact, I feel the only place to stay will be near the airport and just travel in the city for the day."

"Nice hotel for the price. Paper thin walls! You could hear everything in the rooms next to you. Everytime a person used the sink or toliet the room seems to rattle. I hardly slept. Thank goodness it was just one night. The valet Parkin was one of the cheapest in the city, close location to BART, bus stops, and cable cars. Union Square is a 5min walk away. I value sleep too much to stay here again. Which is a shame because it was a decent hotel."

"Not many people know, but San Francisco has not city laws requiring establishments to provide air conditioning. Our room at the Mark Twain was extremely warm and the only ventilation was two windows (without screens) that wouldn't stay open. When we finally got them propped open, we could hear the sounds of all the other rooms echoing from the center space.
The walls and doors that connect the room on the other side of our wall were very thin and we could hear entire conversations. I'm assuming they could hear ours as well.
Every time a door closed anywhere in the vicinity, the walls shook and our bed moved.
Overall the room was clean, but found it difficult to sleep with all the noise and warm air."

"It was in a good place for walking distance to catch the cable car, Union Square and a bunch of other things. The main thing that drew me to this hotel was no bed bug reports!! Fish and Farm restaraunt was great. The room itself was ok, but we weren't there to stay in the hotel. The bed was comforatable, relatively quiet outside, but I'm a light sleeper and I could hear the other guests next to us in their bathrooms. The bathroom is quite small, but it had hot water. Staff was super friendly and we were able to check in before our time. BONUS to a weary traveler. It was a great deal for the price. I would stay their again, it is older but quaint and friendly!!!"

"Hotel was just like as it was advertised. For my 3 night stay it was worth the pay as we didnt stay much in the room. My room was always clean and the staff was very friendly and helpful as to activites or transportation near by. Rooms were small but comfortable. I stayed on the 7th floor and had no problems with outside noise or hall way noise. Parents were on the 2nd floor view of the streets never had a problem with noise all thou their room was much colder than ours. There is homeless near by but we never had any problem with them as they stayed to themselves. I would stay at this hotel again."

"I stayed at the Hotel Mark Twain early June. I was very pleased with the price and the room to be a good size and clean.
Front desk staff was friendly and always ready to help me with directions or local spots to eat.
There is a small breakfast spot next door, never ate there because the line was always out the door so it must be good.
There is no AC but adjusting the window was not a problem. And if needed the ceiling kept it plenty cool.
I did read several review about the hot water, I did not have an issue with that but the water did flux ate between warm and cool.
In regards to homeless, I work in a downtown city and we experience the same issue so no worries there.
Location was great, close to Union Square, Chinatown, Powell St station and 30 minutes walk to the ball park.
1 block away from multiple rental car places if needed which I used for a day and it was a very smooth transaction.
Small convenience store 50 feet away for adult beverage and snack needs. Walgreens a few blocks away.
I will definitely recommend to Hotel Mark Twain to my friends and will definitely stay there again.

"When we arrived (a party of 3), our room was a standard 1 bed room. With three people, obviously we either need another bed or a roll away bed. Why the agent didn't request 2 beds is beyond me. In any case,FYI that hotel does not have 'rollaway' beds. The hotel stated they were completely full, at which moment, I thought now what. In the end they were accommodating and gave us a room with 2 dbl beds. The hotel is old, but it was clean. Some updating has been done, however. Beds were very comfortable. On a scale of 1 to 10 (10 being best) it was about a 7.5."

The gentleman at the front desk was extremely polite and friendly but had no power to do anything about our 'problem'. The sister hotel was OK but not as nice as this one. Unfortunate, I have always wanted to stay at this hotel and finally made it happen then........ Fun walk to the other hotel getting fleeced by all the street people along the way, got rid of all my dollar bills and spare change :) Left feeling like I got the bait and switch. "

"HORRIBLE HORRIBLE HORRIBLE....even if I paid $50 it would have been horrible. When I first arrived, they didnt have my reservation...so I powered up my laptop and showed them my reservation and they found me a room with two full beds instead of one queen for my spouse and I. From their, the elevator took for ever and could barely fit four people and our luggage...so we took stairs the rest of the weekend. The heater in the room didnt work....the shower would run from hot to really hot when someone in a neighboring room flushed the toilet...when you flushed your own toilet upon use it soaked your underside. The walls were paper thin...and the Valet parking took 45 minutes each time. The staff was okay....had to wait a bit....but they were just adequate...not overly friendly. Lastly, if someone elects to stay here...when you exit the hotel...go to the left and not the right out the door....Last time I ever stay here..."

"Great rate and, as advertised, in the middle of SF. The location is only a few blocks from Union Square but also right on the edge of the Tenderloin...we were advised to only travel east and north from our hotel. We never felt any danger but expect to see lots of 'down on their luck' folks. The hotel is old, the rooms small, the elevator (only 1) cramped. We could not get the radiator (heat) in our room down and so our first night was restless in a room too warm for us to get comfortable. The staff of the hotel (helpful and friendly) turned off the radiator heat for us the next night. We were on the sixth floor so we didn't hear a lot of street noise however the hotel is currently undergoing some sort of renovation and the hammers started promptly each morning at 7 am. This wasn't a problem for us but might be for those who like a bit more sleep. Overall we appreciated the location and the room rate but wouldn't return to this particular property."

"Overall, the stay was nice. The desk clerk refered me to a great Chinese restaurant on Ellis (close walking distance). The room was well kept, and the bathroom was clean. The property was convenient to where I was going (Moscone). The room that I was put in had an adjoining room door, and, unfortunately, these doors are hollow-core doors, so the neighbors conversations could be heard well past 1AM (keeping me awake). Also, the heat in this place is pretty bad. I turned the radiator on before I went to dinner, and the place was warm when I returned, but during the night, the boiler must have been shut down, and the room got progressively colder during the night (miserable when it is raining outside)."

"We had reservation for 5 nights with breakfast. After arriving we were met with front desk staff member. He started of the checkin process pleasantly, but his tome completely became rude when he found out that we have breakfast included with our stay. He just blamed our travel agency for this. I showed him the printout, he said 'you must have made reservation two years ago when we used to offer this breakfast deal'. I told him that I obviously didn't make it two years ago!! I had the printouts to prove everything and that the reservation was only made a month prior to the trip. His attitude was completely unprofessional and rude. After much resistance, he provided us with one morning's voucher. We frankly did not really care about the breakfast, but he made it a very big deal. Made us seem as we've never traveled before. Anyhow, this was the beginning of our 5 night stay. In the morning we went to the breakfast bar in the lobby area. An old lady met us. The front desk agent told her that we have vouchers for breakfast. After this her attitude completely changed and she became rude, as we are some kind of free loaders! She pointed to us on the voucher that each voucher allows 5 items, so 10 for a total of two vouchers between me and my wife. The items were pathetic to say the least. Cold croissants, yogurt, banana, cold muffin and apple juice and coffee. When we started picking up the items, she kept counting them out loudly, making obscene gestures. We accidentally picked up an extra item, and she made us feel as if we were thieves. I couldn't take this anymore and had to tell her we're not some free loaders off the street trying to steal your muffins! It was the worst possible breakfast and the worst possible experience with the staff that I've encountered in my entire life, and I travel a lot, both business and pleasure. I've stayed in hotels from 2 to 5 stars, but this was the worst I've ever encountered. It wasn't just bad service, it was actually hostile service, both by the front desk guy and the old breakfast lady. On the 4th day of our stay, with only one morning to go, Another guys and the person at the front desk told me that they've been trying to get a hold of me to give me the rest of the vouchers, as our travel agency has informed them that breakfast was supposed to be included! He conceded his mistake, but it was our last day!! I told him how were they trying to get a hold of us? the other guy at the front desk said that they've been calling the room. I told them, I'm in San Francisco for the first time, why would I be in my room during the day times?? Why wasn't a note left in the room? to this he had no answer. I said that these vouchers are no good to me since we had a morning flight, and asked that they could show me the courtesy of one nights free parking instead. To this he just flatly refused. We loved San Francisco, but this poor service left a bad taste for us. The area is close to Union Square, but also close to a homeless shelter. Dangerous at night. The walls are very thin. We could hear people next door! DO NOT RECOMMEND!!"

"Very friendly and nice front desk people, all of them. They help you with genuine happiness showing on their faces. You are on vacation and they help you feel that way. Elevator is small, room was clean and quiet. Parking is expensive but that is the case all around in SF downtown. Didn't try the restaurant. My booking was without bf. Noticed other guests booked through Expedia packages including bf. Rate is very reasonable. Perhaps some luck with last minute deal. I would definitely recommend it."

"Enjoyed the trip to San Francisco and the stay at this hotel. The hotel is within walking distance of Union Square and Chinatown, which was great. The staff is friendly and helpful. The restaurant had a good menu and the food was excellent.
Stayed on the street side of the hotel, the weeko-end noise was loud, but not to the point where it kept us up. Would recommend this hotel and would stay there again."

"The hotel is an excellent value. We were given a choice regarding the location of our room and were told that the rooms in the front would have street noise. We opted from the street view and the noise was minor. The front desk staff were very friendly. We enjoyed walking everywhere and took advantage of the great coffee/breakfast cafe next door. Would recommend and stay there again."

"Enjoyed our recent trip to San Francisco.
The rooms at the Mark Twain were nicely decorated and very comfortable and the hotel was close to the Cable Cars, Union Square and Chinatown. I would definitely stay there again. Really a good value for the rates.
The only downside was the water temperature in the showers wouldn't stay consistent.

"I thought the stay at the hotel was pretty good. No big complaints. The walls in the tub are kind of high but I didn't hit my leg or anything but I did have to be careful. It was an old hotel but it was a good deal for the price. You can stay at a really nice hotel for the same price by the airport with a continental breakfast but you have to commute into town which is time consuming and expensive. I stayed by the airport last year and used the Bart train; $8.00 for a one way 20 minute ride from the airport to town/ridiculous. Not worth staying there. The location of the Mark Twain hotel was great and it's true, not the best area of town; crack heads, and homeless people but they didn't bother us. On a positive note it's only about a 5 minute walk to union square. I didn't have any problem with the street noise and I stayed in the center of the hotel. The front desk staff was very courteous and they were helpful with the questions I asked. I would recommend this hotel and I would probably stay here again. "
