My family stayed here recently, and there were some characters that gave us an unsafe feeling. The hotel staff was friendly, but told us to be sure not to leave any valuables in the car. We asked why, and they said it was mostly due to the apartments behind the hotel. We will probably a little extra money next time for safety and a better location. If my husband was traveling alone, this probably would have worked out great.

I spent two nights here while traveling to Fresno and found the hotel generally unpleasant. The room was tired it had seen little updating if any and it generally makes me wonder about a place when they don't have covers over the electrical outlets. The breakfast was quite unappealing, the staff seemed bored and frankly it was a bit difficult to navigate the space overall. When our AC went out on a very hot night recently, we scrambled to find an inexpensive hotel for the night. Luckily, we found this hotel in a convenient location. While parts of Fresno are not the safest to walk around in late at night, the parking and surrounding areas were brightly lit adding to a sense of security. Decor is terrible, beds sag to the middle and are extremely poor. Shower does not work properly, water is like drip, you really have to play with it to get enough water out to the spout to shower. Fixtures are dated way back. Flooring is wood which was not too bad, make sure you don't have sand on your shoes because it will carry everywhere on these floors. The whole hotel has seen better days. Huge clean room but everything worn and in need of replacing. Free parking and a great location help make up for some of it. The lady at check in seemed more irritated that I disturbed her, but a smile and kind words helped her loosen up a bit.

This hotel, for the price, is terrific! The beds are comfy, the bathrooms clean and the room (with 2 king-size beds) are spacious. The pool and spa were warm & relaxing. Vending & ice machines were provided and a 7-11 right next door. Breakfast was very ordinary but that wasn't too much of a problem - compared to the hotel we stayed in in LA for the same price, this place was positively magnificent!

This hotel has a great little pool, the rooms open out into a courtyard with big sliding doors, lots of light. The wood floors and academic feel was nice. The free breakfast hit the spot. Room was nice with microwave and fridge, great everything and beds were just fine. I would stay here again. We'd read some reviews that said it was a sketchy area, but we found it to be a good location with the mall and the freeway close by. They do tell u to empty out your car at night.

We just stayed here for three nights. It was a really cheap last minute booking and we weren't disappointed due to the value for money. The hotel has a pool which is a nice facility, quite big but not completely clean. Breakfast wasn't brilliant and only lasted until 9am. Literally, the worst hotel I have been to in my entire life. Not only the floors ( covered by a conveniently dark carpet) were stained and dirty, not even vacuumed prior to our arrival, but even when we stayed there, they remained covered with dirt from previous clients. With this hotel you get exactly what you paid for. A typical 2.5 star accomodations. I stayed just for one night and skipped breakfast, so cant comment on that (but its a plus that free breakfast is included). The toom was ok, clean and spatious. Furniture was a bit old and worn. The rooms were nice but a bit worn. The beds were comfortable. The people were polite. The breakfast was better then others. Marie Callender's is right on the corner and gave us a 20% discount with room key card that was nice. Grounds could use some more care.

Recently, my family and I had a trip to Yosemite and Sequoia park. We stayed in this hotel. Even on a day with full occupancy, front desk staff was nice to answer all my questions related to the gym, pool time, guest laundry. Check in was quick.This hotel is recently remodeled with new laminate flooring. Room nice and clean. Breakfast buffet with hot food not continental is a surprise for its rate. For sure it's a valuable one!

We were a family of 2 adults and 3 older children.We had 1 overnight stay at the University Square hotel and had a OK experience. We always check for bedbugs and found nothing. The beds were very good to sleep. Rooms and bathroom were clean. They offered an American breakfast, which was OK.

Quite a large establishment with very large rooms. Clean bed and bathroom. Comfortable nights sleep. Free parking and wi-fi. 24 hour reception was handy as we were driving until late in the night. Priced reasonably.

It is a perfectly fine, clean hotel. However, it does need to be refurbished and little repairs done. If you are at all picky about things being done right then this place will make you unhappy. Details were missed such as, vacuuming the stairwell and badly hung shower curtain. I showed up for late check-in and was informed that the elevator did not work and my room was on the third floor. Great customer service! The room was huge and very clean. I loved how I could walk to the restaurants. The Houseman was very helpful and polite. Actually, I was really impressed. Great room and excellent price!

Thought it was great. Best Jacuzzi I've ever been in!! Not sure why, but the phone in our room rang twice with no one on the line. The second time was at 2am! We visited the Jacuzzi twice but the second time, there were no towels. We had to go back to the room dripping all over.

I had several issues with my stay at this hotel, starting with when I rolled over to turn off the bedside lamp and found a flea sharing sharing my pillow. I killed it, but it was too late, it had already bitten my neck. I convinced myself it was just an unfortunate leftover from a four-legged guest and examined the other bed before switching and turning out the lights. Location of the hotel is great! Close to Fresno State as well as a ton of dining. Rooms are clean, although the beds and pillows leave something to be desired (not all that comfortable). The pool is clean, which is awesome. There is also a hot complimentary breakfast, which was decent but nothing great. Very fast and free Wifi! Overall good hotel for the price, would recommend (we have stayed here twice ourselves)

We had our wedding reception 2 weeks ago in the beautiful Grand Ballroom. Seng, Brandi and the rest of the staff are amazing. They created a magical evening for us and our 300 guests. The decor was beautiful, the staff was very helpful, the food (chicken marsala) was delicious and our over all experience was GREAT! We had many out of town guests who stayed at the hotel. We stayed at this hotel recently while on our business trip to Fresno. I will get straight to the point as we didn't spend too much time here: Pro: Good size and spacious rooms, swimming pool, basic amenities Con: Very noisy, old I would not classify this hotel as family friendly but it is a good place to stay if you are traveling on a budget and wont spend too much time in your room.

I had stayed at this hotel a couple of years ago and had found it clean and an excellent value, so I was surprised by how much things had gone downhill. The bathroom has black mold around the tub, the doors are scuffed. The fitted sheets on the beds are so small they don't cover the sides of the mattress and don't stay on. This place was EXCELLENT when it was Picadilly Inn. I enjoyed the first time I stayed in this hotel. NOW???? What the hell happened? I know it has to be new management. I stayed in the room and the accomodations were ok. Some of the fixtures were old. They didn''t change the bed linens after I left. This really shocked me. My stay was good overall-- the hotel is located right next to Fresno State, which is a plus if you have business there. I was worried about the internet based on other reviews, but I asked to be put in a room with a strong signal, and I was getting speeds of around 50Mb/s which was pretty impressive. I stayed overnight for a kid's sporting event last weekend. I'm usually a pretty positive reviewer, but not this time. Our room was near an outside door, which closed with a deafening clang. No sound proofing at all as far as I could tell. I could hear everything in the hall, and outside our window in the pool area. The room was adequately clean, but that's the only positive.
