I feel a bit sorry for this hotel. It has recently had a fire however that's not really the problem or an excuse. The remaining building is tired and cold. In short everything is worn out and should be replaced, the staff although pleasant had no enthusiasm for their work just going through the motions.

This hotel is really dated, it has that horrid musty smell on entering reception and although the bedrooms are big and have a lovely view over the lake, the decor is dated and the bathrooms are more like a public toilet and definitely need refurbishing desperately (ours had lots of broken tiles, no toilet roll holder or toilet brush). Very dated and needs a big refurb, feel quite sorry for the hotel and staff - it's like something you would see from the 90's.... It even had big old style tv in the room I stayed in !! Food was ok'ish but not the best, I know it had a fire at the end of last year.... Hopefully they use that as an excuse for a mass refurb

Stayed one evening on business. My TO booked the hotel and I had a quick look on line and thought it looked quite nice. I should of checked Trip advisor first I think, the 28 out of 32 hotels in Reading is a pretty accurate rating. The staff are friendly enough but food was poor and over priced and the restaurant/bar almost had a canteen feel to it. I had booked in for three nights and on arrival noticed the run down appearance with part of the hotel having suffered fire damage in November 2015. Looking quickly for a hotel near the M4 and booked this place, didn't take me long to wish I hadn't. The pictures show a very different hotel to the one that exists, having said that I could imagine it to have been a decent hotel "in its day", however, a serious fire later and lack of refurbishment has left this place a mere shadow of its former self. Stayed for one Friday night at the Reading Lake, as it was the cheapest we could find. Its certainly quiet and hidden away, but its best days have been and gone. Ignoring the fact that a wing of the hotel is burnt down, its not that terrible. After arriving to a partially burnt down hotel (which was quite a shock) I proceeded to chack in, which went quite smoothly. I then arrived in my room whih was probably as basic as I have ever experienced in a Hotel and looked like it hadn't been refurbished since the 80's. Only stayed here for one night, but the view from the room over the lake was beautiful. Food was nice,beds were comfortable & very clean. I would imagine it being the place to be if you were planning a wedding. The setting is really beautiful. I only stayed over with a coach party whilst visiting the O2 arena.

Real shame, has the potential to be a great hotel. Rooms very well proportioned and laid out. Balcony area could be amazing. Great location for travel in the area. Rooms are actually ok but bathroom really tired. Service rather shocking. Bar and restaurant area complete joke. Awful smell of damp throughout hotel. Cheap for a reason! Maintenance needs serious attention.

Stayed on business. Hotel looks okay on first glance but soon start to see dirt and damage. The shower in room was broken and simply like a running tap. The view from the balcony is of the burnt out wreck of one wing of the hotel. The hotel is like the Marie Celeste most of the time with more atmosphere on the moon! My advice don't book until it has its promised refurbishment.

We stayed at this hotel 12 months ago when it was possible to overlook the flood damage because the ground floor rooms were out of bounds. However the fire to the east wing has resulted in a very stark roof scape that is slightly unnerving when arriving at this hotel. I have stayed at this hotel last week. Upon arrival, the staffs at the reception were friendly. Got into the room and like the idea of having a balcony overlooking a lake but my room overlooked a murky green water, sadly, which was a disappointment. Stayed recently and booked through an agent, all appeared ok until we arrived, it was dark so checked in and went for something to eat, food stopped and no alternative offered. Trouble finding it as all sign post covered with weeds, lift not working so not able to use restaurant or bar as have mobility issues so unable to get down stairs, mattresses did not fit bed base the base was to small only one pillow each that was very flat one of the chairs were broken and seat all split, leaking toilet, going out on balcony weeds growing every where. We stayed at this hotel on a National Holidays trip and i must say we were so disappointed when we arrived. It was so sad hearing that they had suffered a fire and it was good that they were still trying to keep their business going, but i think it really needs some major improvements. This stay was booked by my companies central travel service and hence I'd not had a chance to look at any reviews before I turned up in the evening. The fact the taxi driver didn't really know where it was didn't bode well. It's over £15 in a taxi from Reading station which give some idea how in the middle of nowhere this hotel is located. Visited a few years ago and it was ok but tired and in need of a refurb and redecoration. Note in room apologises for recent fire burning down half the hotel. Based on other reviews the fire was 18 months ago and they still haven't started work to repair it. Bar soulless with Coronation street playing on TV with sound turned up. One star rating is two stars too many. The worst thing that has happened recently to this wreck of a hotel was the fire brigade turning up. It should have been allowed to burn to the ground. The hotel once must have been stunning, but I think even before the fire it had fallen in to disrepair. The rooms and the hotel are spacious but tired and the fire damage is evident. No lift and no air conditioning. Shoe string staff and very low budget linen/food etc. Only 2 pillows per bed and no extras available. Everything is a bit below average. After wife phoned me to ask, why have you booked a hotel with no roof? Alarm bells were ringing! Turns out the place has recently had a fire, taking out most of their bedrooms, no power in half the place so, no gym or activities. 4 star, yes, possibly a long time ago! this hotel should of kept burning,the rooms we stayed in were disgusting, very dirty I don't think they have been cleaned for a long time, the staff didn't speak and looked bored, the food was awful nothing to choose from you got was was given we went with national coach holidays so we had no choice to stay there, they cant use the excuse for having a fire because that was a while ago, there has been no attempt to make this hotel a nice place to stay,,,,,,,,, avoid this place

As it was the only available hotel near where we needed to stay with business to booked it for 1 night. No obvious attempt has been made to tidy the place up since the floods on the ground floor rooms and fire. The sorry looking flags withered into the trees at the entrance sums it up. There is no air-con in the rooms. This hotel is nothing short of a ruin. Staff are rude and unhelpful. Bedrooms are disgusting. Mattress was broken and is decades old. Floor had wet patches! Iron was faulty and gave electric shocks. Bathroom was dirty, taps broken. Door to terrace could have been fitted by a 2 year old. Ceiling looked as though it was going to collapse. I agree with previous post. My partner and I and our 2 children checked into this hotel today after a family break away. It was so dirty, and run down with shocking customer service that we checked out again. The lift was out of order with a torn note on the lift door likely been out of order a while meaning we had to lug our suitcase all the way up the stairs. When we arrived at the hotel we nearly missed the car parking at reception. After all, one would expect the car park by reception to be full. I think there were about three other cars there. If you check my other reviews you will see I'm not a complainer and always want to give credit where possible. However with this place I feel a sense of public duty to warn my Trip Advisor friends. Stayed for 3 nights in August. Wish I hadn't. Firstly, on their website, it says there is 24 hour room service. But none of the rooms have a phone! I kind of expected something a little more modern so very disappointed. The room is spacious but when you see a TV from the 90's with 5 channels (the additional 3 which were Sky News & Sky Sports 1 & 2 didn't work so not really worth mentioning) you know you've stepped back in time.... After reading the reviews of this we expected the worst. Never judge before seeing yourself. Yes they had a fire. And yes they are trying to fix what happened. But the hotel that is running is lovely. Rooms are nice. Yes a little dated but are lovely to stop in. And the lake view is amazing. Breakfast was amazing too. Good choice and catered for myself and my girlfriend who is vegetarian. Nice place to stay too. Had a lovely time.

Lovely food , nice views , very clean rooms and friendly and helpful working people . We went to the town all day , is nice to come back to a quite please to relax and have a good rest. A little disappointed as didn't know it hasn't had the spa one as they were in reconstruction from a fire last year , but definitely will go back when is all back to normal.

We should have left and found another hotel. But, we had already paid on arrival, presumably so people can't leave!! The hotel is in a state of disrepair, and should not be operational. I was with my son who was doing the 4x4 experience locally, it is mentioned in the itinerary to go there for sustenance etc. On first drawing up looks ok going into reception looks nice went down to the restaurant which only does cold sandwiches at lunchtime, at 12 noon they were still cleaning it with Hoover wire strewn across the floor and signs up with wet floor. After reading the reviews on here, I nearly cancelled the booking, I am very glad I didnt . On arrival the lady on reception was polite and dealt with our booking quickly. We knew there had been a fire at the hotel and work was being done to the roof, we joked with the lady that we would prefer a room with a roof and she upgraded us to a suite. We were told there had been a fire at the hotel by our excellent driver, on arrival the appearance did not look good , However we were pleasantly surprised to find the remainder of the hotel that was open was clean and well presented,Our room was large overlooking the lake,The evening meal was buffet style with 3 courses and 3 options all well cooked and tasty,breakfast was also buffet style and was very good.

I work in Reading and live in The Midlands so from time to time I need an Impromptu stop over and it's not easy to find a reasonably priced hotel at a few hours notice in the area. So on this occasion my seasoned find a hotel research methods were out the window and it was just find something close that was good value for money. Stayed on business for a couple of nights. Room was spacious, clean, good temperature, but basic. Room I was given was one of the accessable ones as had lots of features for disabled visitors. Patio doors opened up to small decking area outside room, bathroom had a really good shower. Old CRT TV but ok as didn't use it. Booked here as it was close to where I was working. I had read the reviews and knew the hotel was fire damaged so my expectations were not high. The corridors did smell sooty. The room was dated but clean and the bed was comfortable. The bathroom fittings were tired but the shower worked well. I really don't know where to start with this one. First impressions were that I'd stepped straight out of 2016 and into 1976, the decor was so bad. Stayed here for one night. Went on a coach trip with national holidays to Bath then to stay at this hotel. Hotel was lovely. Very clean. Abit cold in the hotel but there was only our coach there. I went on a coach trip I seen the reviews but did not believe it is like a haunted house half the hotel is boarded up as was a fire the other half should be, the dining room has been put in the bar most things are out of order, the fire alarm went off several times at night I really believed we was on candid camera, I imagine before the fire it was stunning but not now
