I feel a bit sorry for this hotel. It has recently had a fire however that's not really the problem or an excuse. The remaining building is tired and cold. In short everything is worn out and should be replaced, the staff although pleasant had no enthusiasm for their work just going through the motions.

This hotel is really dated, it has that horrid musty smell on entering reception and although the bedrooms are big and have a lovely view over the lake, the decor is dated and the bathrooms are more like a public toilet and definitely need refurbishing desperately (ours had lots of broken tiles, no toilet roll holder or toilet brush). Finding the hotel in the first instance is not helped by the only obviou signage pointing you in the direction of the Copthorne hotel ( apparently this was its pr... Read more

Very dated and needs a big refurb, feel quite sorry for the hotel and staff - it's like something you would see from the 90's.... It even had big old style tv in the room I stayed in !! Food was ok'ish but not the best, I know it had a fire at the end of last year.... Hopefully they use that as an excuse for a mass refurb

Stayed one evening on business. My TO booked the hotel and I had a quick look on line and thought it looked quite nice. I should of checked Trip advisor first I think, the 28 out of 32 hotels in Reading is a pretty accurate rating. The staff are friendly enough but food was poor and over priced and the restaurant/bar almost had a canteen feel to it. The rooms are a bit dated and half of the hotel was recently burnt down although this only affects the lake view. All in all although not dirty the ... Read more

I had booked in for three nights and on arrival noticed the run down appearance with part of the hotel having suffered fire damage in November 2015. On the Plus side, Large Room over looking the lake with balcony. Friendly staff. The Negative. The food is poor, tasteless and unimaginative. Decor best suited to the 90s Bar / Restaurant soulless Room TV old fashioned and small screen. Would i stay here again, maybe following the repairs to the fire damage and a total refurbishment. The hotel i... Read more

Looking quickly for a hotel near the M4 and booked this place, didn't take me long to wish I hadn't. The pictures show a very different hotel to the one that exists, having said that I could imagine it to have been a decent hotel "in its day", however, a serious fire later and lack of refurbishment has left this place a mere shadow of its former self. It has huge potential to any investor, it's got a good location, off the M4 and right on the lake which all of the rooms overlook. All seem to h... Read more

Stayed for one Friday night at the Reading Lake, as it was the cheapest we could find. Its certainly quiet and hidden away, but its best days have been and gone. Ignoring the fact that a wing of the hotel is burnt down, its not that terrible. Staff were fine, noting that there seemed to be very few guests judging by the empty car park The room was big, but everything is a bit frayed around the edges. The patio doors didn't fully close because the frames were warped and rotten, and obviously pe... Read more

After arriving to a partially burnt down hotel (which was quite a shock) I proceeded to chack in, which went quite smoothly. I then arrived in my room whih was probably as basic as I have ever experienced in a Hotel and looked like it hadn't been refurbished since the 80's. The shower was in a shocking state and the speed of water coming out of it would be trumed by a dripping tap. The smallest TV in the world with a remote that felt like i would catch something by touching. I decided room ser... Read more

Only stayed here for one night, but the view from the room over the lake was beautiful. Food was nice, beds were comfortable & very clean. I would imagine it being the place to be if you were planning a wedding. The setting is really beautiful. I only stayed over with a coach party whilst visiting the O2 arena.

Real shame, has the potential to be a great hotel. Rooms very well proportioned and laid out. Balcony area could be amazing. Great location for travel in the area. Rooms are actually ok but bathroom really tired. Service rather shocking. Bar and restaurant area complete joke. Awful smell of damp throughout hotel. Cheap for a reason! Maintenance needs serious attention.

Stayed on business. Hotel looks okay on first glance but soon start to see dirt and damage. The shower in room was broken and simply like a running tap. The view from the balcony is of the burnt out wreck of one wing of the hotel. The hotel is like the Marie Celeste most of the time with more atmosphere on the moon! My advice don't book until it has its promised refurbishment.

We stayed at this hotel 12 months ago when it was possible to overlook the flood damage because the ground floor rooms were out of bounds. However the fire to the east wing has resulted in a very stark roof scape that is slightly unnerving when arriving at this hotel. The rooms that are still available to guests are now dated and amongst other things there are clear signs of water ingress or leaks almost everywhere. My wife was unable to have a shower because the mixer had failed and I had to... Read more

I have stayed at this hotel last week. Upon arrival, the staffs at the reception were friendly. Got into the room and like the idea of having a balcony overlooking a lake but my room overlooked a murky green water, sadly, which was a disappointment. Step by step, I started to get more unpleasant surprises. The internet connection didn‚??t work on the first day. The TV facilities didn‚??t work at all. The bathroom was a joke, there was no hot water at the tap on my first day but worked on the se... Read more

Stayed recently and booked through an agent, all appeared ok until we arrived, it was dark so checked in and went for something to eat, food stopped and no alternative offered. Get up the next morning for breakfast to be told that it was £16.95, now in another hotel I might have paid this but on looking Closer you see the issues, dated decor, standoffish staff, high prices, and it makes you think, went out to car to a meeting and to get something to eat on the way in. Looked up and what did we... Read more

We stayed at this hotel on a National Holidays trip and i must say we were so disappointed when we arrived. It was so sad hearing that they had suffered a fire and it was good that they were still trying to keep their business going, but i think it really needs some major improvements. Upon first glance the hotel seems clean, but when looking slightly closer i found this wasn't exactly the case, their was also cosmetic issues too such as wall paper peeling off the walls and the wardrobe doors b... This stay was booked by my companies central travel service and hence I'd not had a chance to look at any reviews before I turned up in the evening. The fact the taxi driver didn't really know where it was didn't bode well. It's over £15 in a taxi from Reading station which give some idea how in the middle of nowhere this hotel is located. It may once have been in an attractive lakeside setting, but clearly no maintenance has taken place on the grounds for many years and the lake is overgrown w... Read more

Visited a few years ago and it was ok but tired and in need of a refurb and redecoration. Note in room apologises for recent fire burning down half the hotel. Based on other reviews the fire was 18 months ago and they still haven't started work to repair it. Bar soulless with Coronation street playing on TV with sound turned up. You can't even sit outside the bar overlooking the lake, the balcony has been closed. Most food is deep fried and of a cheap pub standard. Website is totally misleadin... Read more

One star rating is two stars too many. The worst thing that has happened recently to this wreck of a hotel was the fire brigade turning up. It should have been allowed to burn to the ground. There are NO redeeming features, this was obviously once a very nice hotel, but it is a shambles. The corridors stink of damp and decay, the cleaning is of the lowest standard possible. I tried to get room service as it is miles from anywhere [£15 from station}. I peruse do the menu in room and then tr... Read more

The hotel once must have been stunning, but I think even before the fire it had fallen in to disrepair. The rooms and the hotel are spacious but tired and the fire damage is evident. No lift and no air conditioning. Shoe string staff and very low budget linen/food etc. Only 2 pillows per bed and no extras available. Everything is a bit below average. I was on a coach trip so I had value for money. Otherwise would not pay the rate to stay here. Signage to hotel very poor and everything is overgr... Read more

After wife phoned me to ask, why have you booked a hotel with no roof? Alarm bells were ringing! Turns out the place has recently had a fire, taking out most of their bedrooms, no power in half the place so, no gym or activities. 4 star, yes, possibly a long time ago! Needs investing and a lot of TLC. Staff did their best given circumstances but would have been nice to be informed of the state of the building and amenities available! Setting is beautiful, just a shame booking.com is not helpful... Read more

this hotel should of kept burning, the rooms we stayed in were disgusting, very dirty I don't think they have been cleaned for a long time, the staff didn't speak and looked bored, the food was awful nothing to choose from you got was was given we went with national coach holidays so we had no choice to stay there, they cant use the excuse for having a fire because that was a while ago, there has been no attempt to make this hotel a nice place to stay,,,,,,,,, avoid this place

As it was the only available hotel near where we needed to stay with business to booked it for 1 night. No obvious attempt has been made to tidy the place up since the floods on the ground floor rooms and fire. The sorry looking flags withered into the trees at the entrance sums it up. There is no air-con in the rooms. Not even freeview TV.( 6 channels on very old CRT) You are not allowed on to the decked outside area in the bar (on the hottest day of the year) Beer pumps not working in the bar... Read more

This hotel is nothing short of a ruin. Staff are rude and unhelpful. Bedrooms are disgusting. Mattress was broken and is decades old. Floor had wet patches! Iron was faulty and gave electric shocks. Bathroom was dirty, taps broken. Door to terrace could have been fitted by a 2 year old. Ceiling looked as though it was going to collapse. I agree with previous post. They should have allowed the whole place to burn down and start again. There has been no attempted to conceal the fire damage. Avo... Read more

My partner and I and our 2 children checked into this hotel today after a family break away. It was so dirty, and run down with shocking customer service that we checked out again. The lift was out of order with a torn note on the lift door likely been out of order a while meaning we had to lug our suitcase all the way up the stairs. Who knows how they cater for anyone with a disability! There was a horrible musty smell along the corridors. The remnants of someone's dinner left outside their doo... Read more
