Right in the noisy centre of Manchester, so don't expect much sleep, rooms at the rear of the hotel are seriously exposed to drunken loutish behaviour from the side streets, refuse bins were noisily collect at 6.15 each morning in the rear side street (outside our window) and drinkers thought it useful to topple over said bins in the early hours. It was like a pissed skittle alley. One plus: The breakfasts and waiter service was good.

This hotel is in the center of Manchester and as such ideal for exploring the city. Almost any place that is interesting for tourists can be reached on foot. The reception was very friendly and helpful. The building is a bit old, so allow for some squeaking and some noise, although not much. The rooms offer all that is needed. We only stayed in the hotel for one night, but it was all fine. The room was nice and quite clean. The only complaint would be the receptionist who was working upon our arrival, after 5 minutes of ignoring us, when she finally checked us in, she could not have made us feel less important if she tried! Booked an executive room on the top floor and was impressed by the space and how modern it was. Strange arrangement as you take the lift to floor 4 then steps to 5th. Enter the room (which has its' own stairs) to the 6th - kind of 'quirky' but I liked it. I stayed there for one night after a long flight,the room was average,clean ,staff was nice but there were a group of men standing in front of the hotel who were obviously high which wasn't nice when you are entering the hotel . The hotel is in a great location being in the centre of Manchester and close to Piccadily Station. We stayed here as we were going to a concert at the academy which was about a 15-20 minute walk away and the Arena is not too far away either. The price was fantastic £72 for 4 people all because the rooms we were in didn't have windows. This hotel was reasonable and right in the heart of things. I wanted a hotel close to Piccadilly train station and it is only a 10 minute walk. The room was basic but okay. If you step out of the front of the hotel, go left and you are at the train station, right and you are at the Arndale Centre, straight and you are in Chinatown and behind the hotel is the Northern Quarter where all the bars are. My husband and I stayed here for 2 nights. We booked directly with the hotel and received the best rate including breakfast. The rooms are dated yes, however there is everything you need and the staff are very helpful if you need anything extras, we asked for extra towels and they were brought within then minutes. Stayed here as going to a concert at The Etihad Stadium. Was short notice and this was the cheapest that was close to the venue. Went for a bargain room. Paid £30.00. They should have paid me to stay there!! Room smelled of wee. It was gross and made me feel unclean from the minute I walked through the door. Had it not been extremely late at night and had I not been exhausted I would have demanded a refund and walked away. Unfortunately I just had to stick it out but never again, ever!!

The only positive thing I have to say about this hotel is its central position between Piccadilly Station and the Arndale Centre. The dated room I was given had no window and no air conditioning. It was really hot, stuffy and airless. A fan was provided which was noisy and just pushed the hot air around the room. There was only one plug socket which was being used for the fan so nowhere to charge phone or laptop. At £116 I felt completely ripped off.

Stayed here midweek The room was clean but basic and very warm. Had to open the window but that made it very noisy i didn't sleep do to this. It is central but the area is a little rough and when we arrived we had to walk through a group of men clearly on something. We won't be booking here again.

stayed there Saturday 18th for the stone roses gig at the etied stadium great central location though the decor is a bit dated I found the place to be clean and the staff were very helpful and breakfast was good. overall i would say it was good no real issues and would stay there again

From the street one might imagine this place rents rooms by the hour. But, appearances are deceptive. It's not that sort of place. What it is is a hotel straight out of the early 1990s. If you've stayed in a chain motel in the USA you'll know what I mean. Furniture that's been around a while - clean, serviceable but wearing - worn stair carpets, luggage scuff marks on the walls peeling paint here and there and patches of black around some windows that ought to be sorted. Don't take any notice of the terrible reviews. Yes the hotel could do with an internal face-lift but the rooms are comfortable and the staff are incredibly friendly. I would recommend putting door closers on the room doors though as they do tend to slam. Central and comfortable. I will be back.

The reception staff were lovely, even kindly lending me an umbrella in the rain. The restaraunt staff fine - although one waiter didnt appear to be overly happy to be there. The hotel itself was the let down as per pictures. I had to keep a fan on constanlty to cope with the heat and lack of ventilation. For under £35 I got a small double room, a window (overlooking a plant area) a decent shower, breakfast, free (good) wifi and a complementary drink from the bar. The hotel is a bit tired but the staff are friendly and its in a fantastic location for the city centre. I've stayed a couple of times and will be back again. For the price bracket - I think it's great value.

Unfortunately, no other hotels were available in Manchester due to a concert therefore we had to stay here. Our room had no windows, the room smelt of dust, the toilet would barely flush, our electricity didn't work so we had hotel staff in and out our room, there was a kebab box left on the corridor of our room. I could go on and on... Dreadful stay. We were also charged £150 per night which was daylight robbery. Never again!

I'm writing this at 5.30 in the morning whilst still at the hotel. I've been kept awake for most of the night by an extremely noisy air conditioning fan positioned just outside of the window of my room. It's been like Chinese water torture. Location fantastic for access to city centre. Everything you would expect to find in a hotel room without setting the world alight and for a great price. Staff really friendly and helpful. OK, I liked a fair bit about this hotel. Our room--602--is at the top, and was a good size, with skylight windows and sloped ceilings (I love sloped ceilings). Location-wise, it is quite cose to the train station and within walking distance of a great many interesting things. ON the othert hand, the neighbourhood seems a bit sketchy. We booked the wrong night on hotels.com and turned up ready to stay over. The manager on reception pointed our mistake to us (I'd accidentally booked for august) and was unbelievably lovely and put me at ease despite the fact I'd made a bit of an idiot out of myself. He then cancelled the booking (which was non refundable online) and waived the refund. A man of his word. Will definitely be back... hopefully on the right date this time!

My friend and I stayed here for 3 nights, and had a great stay! Loved the free breakfast, and was a reasonable price for travellers on a budget. The only thing was we could hear everything, but that's what you get for being right in the main area.

I considered the pro's and cons. Two main things to look for in a hotel are a comfy bed and good shower. The hotel delivered on both. Twenty years ago I got my first job as a weekend chambermaid and at that time the hotel I worked in was dated and I have to say the rooms here were reminiscent of my first job. Reception area is smart. Overall, I would say the hotel is not bad

Stayed for one night. Location is excellent right in the city centre 5 mins walk from Piccadilly train station and 15 mins from Victoria station. Room was average size , clean with comfy bed and good shower. I got the summer deal which costs £50 and included breakfast and a free drink voucher. Breakfast was nice - continental buffet and cooked to order full English. Friendly staff and the wi-fi was good. Would stay again especially if theres deals on again.

I booked a single room with window, it was a disaster. The window was broken and I couldn't open it. I think there were 25/26 °C in my room. I informed the reception and they said me that there was a fan in the room. A little fan!! I paid for room with window but it would have been better if I booked for a room unless window. I got what I paid for. £65 for two nights b&b is the cheapest I could find for a half decent hotel. Basic no frills room. Tv, shower, tea and coffee etc. My first room had a broken window and the fan was just circulating 22 degree heat around. I asked to switch rooms for the second night and it was much better although the weather had generally cooled. No air conditioning ok but window couldn't be opened to which would allow an air flow through the room. Toilet slow filling and after 10-15mins can only be used again and review card left from customer before us so clearly shows how much they care about people opinions. But other than that fantastic location for city centre and great valve for money.

Was it the hottest day in the year? Was it the fact that there is NO WINDOW? Was it because there is only one electric socket? Was it because the aircon didn't work? After being messed about for payment by a very rude staff and being put into such distress by them, my arrival with free breakfasts for the hassle made me think it would be a good place to stay. A good place to stay in a great area of the city. The staff is really friendly and the accommodation is good and clean. The only problem I found was the sound of the air conditioned that sometimes makes a annoying sound, but nothing to worry about. It's a nice place to stay in Manchester. :)

I have stayed in this hotel many times over the last 10 years as it is handy for work, I have never been able to fault it, it is cheap and clean and staff are always friendly. If you arrive at the hotel expecting 5* deluxe then you will be disappointed as that is not what you booked or paid for, if you are expecting a clean, friendly hotel with an excellent breakfast to set you up for the day then you have found perfection. Can't wait for my next excuse to visit.

We went on a team trip, booked 2 rooms with windows. The hotel was well located, near transport links, shops bars etc on Piccadilly Gardens. Stayed here with my boyfriend overnight because of the brilliant location and how close it is to the shops, restaurants e.t.c. We were originally staying in a room with no windows and a fan but the fan was just blowing warm air and did not cool the room down at all. The hotel is well located if you want to be right in the centre of town, but with that comes the sound of the night that is unescapable in certain areas. As there is no air-conditioning, a warm night required the windows to be open. With that comes the sound of sirens every 20-30 minutes though until 05:30. Stayed here in July when we were going to see a show in Manchester. Brilliant location but the hotel itself is in desperate need of refurbishment. We stayed in a suite, and the bathroom was lovely, but the room itself was tired and old fashioned. My hubby didn't sleep as the bed was uncomfortable. The carpets in the room were horrid and the carpet in the corridors was dirty and stained which put me off before we got to the room. Like many, we left our plans for the weekend late. We heard about Manchester pride taking place and optimistically searched for a reasonably priced city centre hotel. The gardens location is perfect. Good Points - excellent location. Clean. Good value for money. Really nice lobby area. Easy check in/out. Bar not overpriced. Helpful staff. Arrived here on a Friday PM for an overnight stay as attending a gig in Manchester. The hotel is a fantastic location, especially for the price I paid. I stayed here very recently and was pleased with the central location and pictures of the rooms I had seen online. Unfortunately check in wasn't a smooth transaction as they couldn't find the booking I had made from booking.com. It cost £72 for the stay on a Saturday. Wir waren sehr enttäuscht. Der Teppichboden war total verschmutzt, Schimmel im Badezimmer, Dusche defekt - es gab nur brühhei?es Wasser, Fenster undicht - der Stra?enlärm war kaum zu ertragen. We were very disappinted. The carpet was more than dirty, the window did not close properly - so the noise from the street was terrible. Quite possibly the worst sleep I've ever had in a hotel. Feeling like I've woken up dehydrated and dragged through a bush backwards after being baked alive for the last 12 hours in this room. The heat is insane even with the fan on full all night and the window open as far as we could get it(1inch) we still struggled to sleep and have to start our big day of exploring exhausted. I've not stayed at the hotel for a while and the mid-week rate has increased quite a bit over the past year or so. However it's still great value for the money. Room comfortable and clean. We stayed at the side so it's not as noisy as the front. Staff very helpful. Breakfast is great and you don't get anything half as good as that in any other budget hotel in town.

Worst hotel i ever stayed in the rooms are filthy and def not worth 89pound..rooms so old fashioned window in room doesnt close and stains on everything would not recommend staying here...reception staff also very rude and not very helpful

Can't understand the bad reviews, my cousin and I have just returned from 2 nights here. Although very basic, our single rooms were a good size, bed was comfy and clean, with nice clean white towels in bathroom, and modern flat screeen TV on wall. We asked for extra pillows at reception and were given them with no problem, and we found reception staff friendly and polite. Hotel was in a great location, the staff are friendly and didnt charge me for a late check out.this hotel is ideal for stags and a lads weekend away,the rooms are very very basic,most of the rooms have no windows and the rooms can get very warm. but if you are looking for a cheap basic hotel then its the perfect one,

We arrived off the plane from Australia late in the evening and were greeted by very friendly staff who kindly upgraded us from the room we'd booked on the internet. It was a good, large, clean room with four poster bed. Despite overlooking the main street it was also quite quiet. We had an excellent full breakfast the following morning, all included in the price. Excellent value for money and convenient to everything in the city

I needed to stay in Manchester overnight on a Sunday to be at a conference by 9am and I wanted to keep costs down.I was only really sleeping in the place and just needed a bed. The Gardens Hotel did the job just fine. I had a single room which was very basic. The advertised 'view' was of the back of the hotel inside well but it did have a window. The free wifi worked fine. This is the second time I have stayed at this hotel this year, and just as with the first time it was again excellent value for money £21 each for 2 people. Room was clean, bathroom was clean, the beds were really comfy and the staff were very friendly. I was in a twin room this time and perhaps the only down side to the room was it only had one plug for the entire room which was a bit tricky when there are 2 people sharing a room. This hotel may be cheap and centrally located, however if you are looking to be refreshed after a good nights sleep you may want to look elsewhere. We were in a room at the front of the hotel overlooking Piccadilly. This meant there was significant noise until the very early hours (Saturday night). Room was OK but nothing more. Book earlier at more modern hotels is my advice to get same price point.

Good location, in the centre of the city. We chosed this hotel because the price was very convenient, for a night staying is fine. the room was looking clean. The style of the hotel is a bit old. Poor breakfast and I got charged 14£ for an English breakfast which wasn't that good to pay this price. If you're staying in the city for a night out is okay!

We had 3 rooms booked all together for the hen party group. A quick walk from Piccadilly station. The staff were very friendly when we arrived and got us sorted quickly. My room was a twin room on the first floor. Was perfect for the two of us sharing. The shower was lovely. Plenty of space. My cousins room was on the forth floor. We stayed here for one night and the hotel was in a good location right on Piccadilly Gardens so easy access to the train station and main shopping / eating / nightlife areas and the staff were very friendly. Unfortunately the rooms were very tired looking and the bathrooms were quite dated but did come with some toiletries and plenty of towels. For a cheap hotel in the middle of Manchester this hotel is the staff are friendly and it is clean but it is in a really noisy part of the town so if you can put up with that then you will get on fine. The trams are literally 3 mins away so is on a good transport hub to take you to all parts of Manchester. The rooms are quite dated and the bathroom needs major upgrading as it is pretty scuzzy with cracked toilet bowls and badly stained bath's but they are functional and clean. On the whole there... Was pleasantly surprised as had read other reviews and was expecting the worst. I had booked a non-refundable double room with no windows and received a double with 2 windows much to my surprise. Staff were very pleasant and helpful and provided me with a fan in a very hot room. I did manage to turn the radiator off and didn't use the fan on the second night. I stayed here for one night at fairly late notice. It was much cheaper than other options in central Manchester - slap bang in the centre, just 5 mins walk from Piccadilly station. It's seen better days - there's a sense of faded grandeur. But I had a nice welcome on arrival and my room was comfortable and clean (albeit, yes, it was a bit shabby). We stayed here for one night. When I checked in the staff were so miserable and not friendly. Lucky when my friends checked in was change of staff and were opposite. The room was small no window and red hot. Really needed a clean but bedding was clean The beds we actually amazingly comfy. Will avoid this hotel in future

i recently stayed here for 2 nights as was working in Manchester. I had a room at what seemed the back of the hotel, and it was incredibly noisy. People were screaming and shouting late at night, road sweepers were out at 11.30 pm and machinery being used at 06.30 am. It was possibly the worse 2 nights sleep I had in a hotel. This was the cheapest hotel we could find that offered a cot and it is in a great location for the Christmas markets and city shopping. We used the hotels website to book our stay, and all seemed to go smoothly. Stayed for 1 night before flying from Manchester airport. Room quite small with no window and very dark/dim lighting. Had to have light on in the passage to be able to see anything. Have stayed previously and first room was much better. Asked for wake up call which failed to arrive! Luckily we woke up without it.

The room seemed very small for what was identified as a double for single occupancy. There was a lot of noise from both outside and other rooms. The storage unit doors were loose and there was a nasty stain in the bottom draw. There was also a crack in the toilet bowl and a small crack in the toilet bowl. Vampires would love it here. Our room had no windows and no air con. Freezing outside but hot and stuffy inside despite the radiator being switched off. The dated bathroom was dirty and in serious need of a re-vamp. If we were due to stay here longer than one night we would have demanded a change of room to at least get some natural light. Old hotel in the city centre (not one of the best areas in the centre). Hotel is not clean, it smells, beds are old and small, bathroom is terrible etc etc. In front of the hotel the local junks have there meeting-point. I would say, avoid this hotel.

I was going to a football match and this was the cheapest option its in a good location with the buses and the trams but you could see the people in the lift I didnt like that at all the rooms were alright

An old hotel with perfect location. A quite outdated interior. Not expensive at all. A really good WiFi. The bed was very hard and there was bubblegum between the window sash. Otherwise the room was clean. The windows were so thin that you could hear everything from the street.

Booked for one night on business. Room was clean,warm and well appointed (ironing board and iron, kettle etc). The reception staff were friendly and efficient. Generally a confortable night. The area directly outside the hotel may feel a bit intimidating for some travellers but it is right in the centre of the city and there are always lots of people around. Valur for money

Great location and friendly staff but very dated and poor room. Very noisy and probably one of the worst nights sleep ever with noise and creaks coming from all over the hotel. Ok for 1 nights stay but that's it.

My friend an I stayed here for two nights, while we explored the Christmas markets. The hotel is in a very good location and a short walk from Piccadilly train station. Our room was one of the unrefurbished rooms on the fourth floor. Our room was clean spacious and we got an amazingly good deal on the price. The staff were very polite, friendly and helpful. We had no problems and we would stay again.

Prime location for Northern quater drinking but seriously not an even average hotel creaky floors dirty rooms over priced rooms and bar would not go again but on a positive note staff were lovely n friendly
