Though in a central location the hotel is very dated and in need of a major overhaul. Damp on the walls, shower hanging off the wall, peeling wallpaper and these are just some of the problems in the family room we were upgraded to. The reason for the upgrade was because our original room had pigeons in it, yes pigeons. Breakfast was nice and the staff seem nice enough. This hotel is a dark and depressing place to stay. The place is completely run down and I‚??m surprised its even making any money. Everything seems to be dated and crumbling. All I could hear all night was the noise from the traffic on the street outside. I only stayed here on business so it‚??s paid for by the firm but I couldn‚??t wait to leave. They have a car park which costs ¬£5 for the duration of your stay, probably the only good bit.

Thank god I only had to stay here 1 night. Filthy carpets, I took 1 look at the lift it stunk of vomit a d urine. Got to room linen was clean and so was the bathroom. Paper peeling in places and as I was on 3rd floor once I went out I stayed out till later. Very noisy even with secondary glazing. Was out of thereby 8 the next day !!!!! NEVER EVER STAT HERE !!!!!!!!!!!

my daughter and I stayed one night on 22may 2016 no bar no cooked breakfast no room service. bedrooms wallpaper peeling off walls shower mold round bath!! please do not stay here. but the staff were very good Ifeel sorry for them.well done to them

We booked 3 nights (first night added at last minute). Hotel has seen better days and our room was pretty shabby! The bathroom was in need of a complete makeover as the bath panel needed painting, there was a lump out of the bottom of the door, ceiling was patchy and had been patched, shower curtain rail was rusty and the toilet cracked! Does the trick for a quick stay over night out type trip,hotel is tired and needs a good makeover but the bedding is fresh and clean and service from everyone is good,foods ok breakfast excellent,if you're after 5 star then this isn't for you but as a cheap stopover get booked in its central and a car park and pubs and shopping within walking distance,Ile be back ū???

this is a budget hotel but it is a good hotel, good location as it is right in the heart of Lancaster town center, friendly staff very helpful, would visit again as i found this hotel a good value for money

The hotel is dated but in a very good location, we had room 303 with a fabulous view of the castle the bedroom was nice but the bathroom was disappointing. It was old and looked terrible. Really needs to be refurbished.

we stay at this hotel often when we visit friends in Lancaster.. okay, its a little shabby in places but the staff are brilliant, the rooms are clean and the breakfast is superb. the location is great and that elevator is so cute. for the price that's paid this hotel is a great place to stay. I recommend you try it.

I really never write these but I feel as though this is the only option to stop people experiencing what I did. Easily the worst night sleep in my life. Disgusting hotel rooms, below par. Quality of customer service poor. Wallpaper hanging off walls, hair in bed sheets, windows that don't close and covered in mold. After reading some of the previous reviews I was nervous about coming but I can say that we have had a fantastic stay. Yes it may be worn in places but that adds to its charm. The room was 411 and the view was amazing. The room had everything you needed inc complimentary toiletries and shower cap ! The water was hot too. The breakfast was delicious with lots of choice. We will stop here again.

Very old styled hotel. No updates in last decenia. Rooms are not clean, housekeeping doesn't clean badroom...grrr..... Check-in is terrible and not friendly: when you check-in, need to pay the whole stay, even when it is for 3 weeks.

stayed for one night for a family party, having stayed here before i knew the hotel was shabby and dated but my room was awful! Carpet ripped and taped up, paint peeling everywhere, hole in the bathroom ceiling etc, etc. I feel it is such a shame that this hotel is in such disrepair, as it it so close to the train station, and the town centre. But unfortunately it will be my last visit!

Both my wife & I arrived on a Sunday afternoon & as soon as we booked in at reception we were made to feel very welcome, we have never received such a warm, caring & pleasant welcome in our 45 years of visiting countries & staying in differing levels of accommodation, if first impressions is anything to go on the reception staff of Charlotte & Louise are the tops. Great pub friendly atmosphere are very reasonable prices for drinks. Staff were very helpful and willing to accommodate any needs we had. Friendly atmosphere and hardly any trouble at all for a busy Friday night great place to go for a drink if you are in the area

Stayed here for one night and i am disgusted, mold around the windows, smells of damp the springs were coming through the mattress had to sleep on the edge of the bed, the bathroom was the size of a shoe box, no complimentary beverage...highly recommend TO NOT GO HERE!

This has to be the worst hotel we have ever stayed in. On first impressions it is obviously dated and in good need of modernisation. On further inspection the mattress and bed linen are truly disgusting and should not be slept on. The mattress was so stained, as was the duvet and pillow cases. Booking in was swift and trouble free and the hotel although tired and dated has the basic principles right,. Hotel quality bed linen,lovely white towels and the shower was one of the best we have ever had but the torn curtains stained carpets and peeling wallpaper really let it down but the location more than made up for our disappointment. If you just need to get your head down for one night this hotel will fit the bill if its 5* luxury then go elsewhere. Absolutely fine for the price paid.

I have used this hotel a few times over the last 2 years but each time I wonder why I have booked there again.....maybe its because each time I think I will get a nicer room!!! The staff were friendly and helpful and the food is good, especially the breakfast, but the bedrooms are in a desperate poor state, also very tiny single rooms, No good for relaxing in your room after a busy day.....really really really needs a facelift, especially the bedrooms!!!!

Sadly I have too endorse the views of others who have stayed at this awful hotel. The room I stayed in was disgusting in so many ways, dirty, shabby and uncomfortable beyond belief. I can't imagine how the head house keeper was unaware how bad our room was The food is cheap and poor quality. It's only saving grace are the staff, who are lovely. This hotel is beyond "tired"!!!! It is AWFUL..... It's dirty and absolutely EVERYTHING needs attention. Thread bear carpets, wallpaper falling off, beds - well it's best not to look because they are rank. Please Please Please Royal Kings Arms give this lovely old building the refurbishment it deserves.

This is a beautiful old building with some lovely spacious public rooms - especially the delightful, elegant and lofty breakfast room in which my nephew (a Cumbria University student) and I enjoyed a delicious Full Lancashire Breakfast. This hotel could have lots of potential. Such a lovely building however it was let down by the cleanliness of the place. I can forgive that it is outdated but what does it take to wash the black mildew from the windows, dust from the skirting boards and clean the corners of the floors. This hotel is bang in the centre of Lancaster, opposite a great little bar ("The Robert Gillow") You just step out of the door and you are in Lancaster's high streets. The building has seen better days but don't be put off. The rooms are clean, the bedding in our room seemed new. A lovely clean cosy and welcoming place. Visited by Dickens it is full of character and very close to the castle. The staff are very friendly and helpful. They were very kind to little Dotty who had the time of her life.

We see this hotel on the web and wanted a room urgently. We had been traveling for hours and needed to rest. On arrival it looked like the photo on the web. Once inside it looked very tiered and not the cleanest looking/smelling hotel. We checked in and were shown to lift that I wouldn't have been able to got in if I were in my wheelchair. We stayed overnight in the Castleview Room. Initial impressions of the room were of a rather grand, but quite old fashioned and tired room. The four poster bed looks impressive, and there is a comfortable seating area with coffee table. I'd guess that the room was last refurbished during the 1980s judging by the fixtures and fittings. I organised the #uocnurses graduation ball here and it was great. The staff were lively, especially the management who were extremely accommodating and helpful in the organisation of it. The room was beautifully decorated, the food was very tasty and plentiful and drinks were reasonable with some speciality cocktails made up to match our theme. I would definitely recommend this venue for an event and hope to return soon in the future.

This used to be a cosy atmospheric hotel. It has clearly been run into the ground by its present owner- we discovered some staff have not been paid for months. The rooms are dirty and decayed. Tragic.

I stayed at this hotel for 2 nights and experienced probably one of the worst hotels I have ever stayed in. On arrival i witnessed a guest begging for an toilet roll for her room. The room I was given was of the 3rd floor and although the is a lift the night porter advised no more than 4 people in the lift at any one time as it is likely to trip out and you could be stuck for some time. I had the misfortune of stopping at this HOTEL for the third time in three years . I have slowly watch this place go from bad to worse.We stopped there for the golf tournament's the bed were never turned the towels were never changed and the breakfast was the worst I've ever had in fact we ended up having our breakfast at Morecambe golf club to run out of eggs and bread was an absolute joke so stay away please

RKA Management who in the Lancaster Guardian were going to be refurbishing this hotel are in liquidation if that helps understand why the hotel is in need of investment. On Companies House this is a Neil Bromage (disqualified Director) and a Scott Else. Room was awful, staff tried their best, very disappointing. Suggest you stay elsewhere.

We stayed at this hotel for two nights and can honestly said we had a ball,big thank you to Shane the manager, Damian and Louise for making our stay so pleasant. We will certainly be returning soon. We spent another great weekend in this hotel in August. I love this place and have stayed here about 5 or 6 times.
