Major renovation works taking place. Frankly hotel should not be open to public. Outside like a building site. Inside our room was having windows replaced and work not finished. Welcome to this production with Navid starring as Sybil - barking orders at her staff and threatening to sack them when she thinks she is out of earshot of guests. Work being done so looks disappointing on arrival, but warm welcome at make shift reception area. Would like to return when renovations are complete. Room on top floor, although clean needs some TLC which I understand is the next stage of decoration to be done. Although when I pulled up it did look like some sort of bomb had gone off I was pleasantly surprised. I checked in at the make shift reception in the spa area and the check in was quick efficient and the staff friendly. My room was large very clean with plenty of tea coffee and milk. The website looked SO good but it's amazing what you can do with clever photography. This hotel was booked through a booking agent via the internet. When booking there was no mention that the hotel was under refurbishment. Long night driving pulled into this hotel, not usually do impulse stops but needs must. I've read reviews this morning and to an extent the room prices reflect accommodation. To be fair, we were warned that the hotel was in the process of being refurbished. It wasn't the poor condition of the property that was so disturbing. The manager / owner may or may not be a good business man. He, unfortunately is most certainly not the personality to be the 'front' person with the guests. We found this comfortable, the pool and spa are good and the staff kind enough to make us a late bite on our return from a 40th birthday in Guildford. Great walks near by and Olympic cycle routes from 2012 to. The gym is well equipped.

Originally only booked for one night but then ended up having to book for two nights. Turned up to find out that half hotel was under going refurbishment. The hotel is in some turmoil at the moment undergoing a major refurbishment. At present rooms are very tired, with chipped baths and the most uncomfortable mattress I have ever slept on. I understand that the hotel is undergoing a refurbishment (and I was notified- but I did not know this when I booked). Paid for a room by bank transfer and then hotel decided to retake the payment and 15 days later still trying to get the overpayment back even though the hotel are aware of what's happened they are still dragging their feet. £400 overpayment still not returned and reception and owner this is is okay, absolute disgrace!!

Do not believe all you read about this hotel.....the staff are really pleasant and very helpful .....could not be more accommodating for our small granddaughter. Stayed one night for a very reasonable amount. The hotel was a building site, the interior tired at best, the staff thoroughly pleasant and professional, the food perfectly agreeable. f I'd paid >£100 for a night I'd tear it to pieces. I paid £41, and for that it was totally inline with expectation

This is my second visit, I gave it another chance because of work in progress. The entrance work looks superb and if the rest of the hotel was brought up to this standard, great. However, it is still a mish mash, we had new windows put in with the "foam" edging showing, Jacuzzi bath looks ok till you see that the tiling around it was put in by a five year old. As we turned into the driveway we were dismayed to see that the brilliantly white painted facade pictured on the website was in reality a grubby and stained beige that had seen better days. In all likelihood readers of this review will suspect hyperbole on my part. They will be wrong. It is hard to believe that it is legal in a first world country to offer for reward accommodation of such a poor standard. On arrival the receptionist requested payment in advance. This is hotel in desperate need of the current renovation project. It is very tatty, the room was in a very poor state. The bed was exhausted and the mattress had collapsed and made you roll into the centre of it. The balcony had a bucket of cigarette ends waiting for us which was delightful. They're trying. We stayed one night as we were attending a wedding nearby and fortunately didn't spend much time there. Good was clean, bathroom was functional, plenty of hot water, bed was comfortable and we slept well, very quiet. This is a nice older style hotel , few miles from Guildford, but convenient for getting around Surrey and the south east area. To be fair the hotel is undergoing some significant upgrading and renovation. The problem for us was the lack of an elevator. Up and down to the second floor involved 44 stairs. The most horrendous hotel I have ever stayed in, the rooms were dirty major cracks in the walls the decor in bedroom and restaurant was like a time warp to the 70's. Major renovation going on meant corridors were filthy and the bedroom shock with the large mechanical drills. All though staff tried to be help full most of them struggled with English and seemed very unsure of themselves and basic booking in procedures. The lady who owned/ran the hotel was extremely rude. I'm with chrissieche on this one. I got room 24 too, in it as I write. I've kept my socks on in bed as I don't trust the carpet cleanliness. There is very little privacy with the ridiculous curtains providing large gaps for ground floor passers by to look in. Large gaps in plasterwork round new-ish windows. A lovely country hotel set in the beautiful surrey hills countryside, with its very pretty spa for a leisurely swim, sauna, steam and jacuzzi and excellent gym. The mattress was old, poor quality with the springs prominent. The breakfast was overpriced, with rubber scrambled eggs. The room was dirty, poorly maintained (paint missing or peeling off the walls). The restaurant had a couple of large rolls of what looked like insulation or carpet stored along the side of the room. Really not worth the £119 per night, and that was before the £14 for breakfast!! If you're in the middle of a refurb, DON'T CHARGE FULL PRICE!!!

Stayed for 1 night but it was nothing special! Could be a lovely place if the work is put in ! Breakfast was nice but the breakfast eating area could do with a bit of love . Stayed here on Saturday 23rd with group of people before my wedding. Hotel is very run down and in much need of money being chucked in to it. Health and safety wise the hotel is a death trap for children. Website promised a lot but once arrived we could immediately see that we were going to be disappointed. Went straight out for dinner at a nearby pub. Once back there were problems with extra sheets, the night manager is clearly clueless. Calling reception wasn't possible since phone wasn't working. Venue is set in a nice setting away from the road. Nothing was indicated that they were currently undertaking a much needed refurb. The staff were very friendly and helpful throughout the stay. Gym and spa facilities were of a reasonable standard. Would happily return again in the future.

I went to book rooms for Christmas. Rude, unfriendly, appalling attitude from woman who I assume must be the owner. The whole place is a mess and likely to be for a long time. Ourselves and several other couples had to ask to change rooms... and I must say none of them were anything like the website shows. One room had a roof leak on to the bed, one just smelt awful. my friend and i arrived for a wedding. Had to pay upfront which is very unusual... we were charged a 20 pound each supplement as we had a twin room. The room had wallpaper hanging of the walls. No top sheet on the beds curtains did not fit the windows. No phone No bedside lamps bathroom was disgusting. Most disappointing weekend, first of all the scaffolding was visible as you walk outside the building. We had to change the room 3 times. 1st room was damp and smelly, 2nd room wasn't even cleaned by house keeping, bedding on floor and rubbish everywhere and lastly we couldn't be bothered to complain on the 3rd room as we were exhausted from our travels and just wanted to attend a family wedding. Arrived at this hotel and it was a total building site. People everywhere upgrading. Booked a double room and got a family room which was really spacious but dated and in need of new sofas carpet and furniture. It was freezing in the corridors as every window and door was open. My husband and I had booked two nights to stay at The Manor Hotel in Newlands Corner, Guildford and as they say if it seems a good deal it probably isn't and there is more than likely a reason. We were notified that due to renovations entry would be via the spa, we weren't notified that the whole hotel is being renovated. There are new windows throughout, but the curtains dont fit, there's no central heating and cut wires where lights have been removed from many rooms, the wallpaper was peeling off our room. Currently being rejuvenated by substantial re-investment, this Hotel still ok for an overnight stay and the Roma Spa provides a relaxing spot (the changing rooms are scruffy tho). At the moment check in is at the entrance to the Roma Spa. Arrived to find we had to go into the hotel by the back door. Had a meal in the evening in a vast empty room with stained carpets and plastic tables - not a table cloth in sight. Cold water tap handle kept falling off and the lights did not work in correct order. Had to get out of bed to turn them off. The new part looked like it may be good when finished. Please wait to go there until then. I felt they should have not charged us full price for our stay.

This hotel should be re-named to 'Faulty Towers'. Although I have stayed here a few times, my most recent visit has taught me 'NEVER AGAIN'. The staff are apathetic, the hotel is dirty, run down, chaotic and a shambles. I advise you to not even consider staying at this hotel. Upon arrival we entered a building site with no helpful signs where to go or safety boards in place. The website suggests all work was finished in May. We had to check in at a makeshift reception overlooking what use to be the quiet spa area. I book here for a stop over on business because clients of mine were also here. The place was a tip and disjointed and totally disappointing. Nowhere was it suggested that the place was being rebuilt. The bar is not worth visiting and we avoided any of the food options as I was not prepared to sit in a canteen,refectory. Everything all the bad reviews have said x 100. It really is shocking. Renovation? Needs knocking down! I can put up with the mess , but not the extremely rude staff. And filth. ..everywhere. Skipped the breakfast after seeing the dirty glasses and cutlery. Evening meal,went for a curry down the road towards Guildford which was a relief to find ??? I booked a room and received no email confirmation. I rang and rang and emailed so many times to request confirmation it became a joke - no answer and no response. This went on for a few days. Upon driving into the lovely driveway up the hotel I had high expectations, I was then greeted with a gaping whole where the front of the building was, and a make-shift hotel entrance in the spa, signposted poorly in A4 paper, not great when it was pitch black in the car park. Do not give this hotel your card details! We paid by Bank transfer a month in advance for two rooms and then the hotel took payment for one room, it took two weeks for them to return this money and last month they decided to take another payment for a prepaid room in June. Despite numerous phone calls and emails we are still waiting for a refund of £440 how disgraceful! DO NOT use thus hotel.

On arrival reception staffers casually dressed and required payment upfront. As hotel is currently being renovated, wires hanging out of walls and no ceiling or lights in places,made this a little disappointing. Although the location of the restaurant was in the conference room the food was good quality, and the staff (at one point one member of staff doing three jobs) were helpful. Breakfast nothing to write about.

Arrived to find hotel scaffolded up & looking like it wasn't even open. Once we did find our way in (through the temporary reception at the rear) we realised that it was being refurbished. Staff were unwelcoming. Bar was closed. There appeared to be no other guests? Our room was shabby and in need of some TLC starting with some new curtains! Will not be returning!

1st impressions, Fawlty Towers, it did seem a little surreal. There is building work presently taking place, however, this did not interrupt our stay. The staff were extremely friendly and helpful. Our room was spacious, clean and cosy. We will stay again for a get away from the hustle and bustle of city life.

Checked into a building site but pool area looked ok .fair enough they are renovating the hotel but charging full price for rooms. 2 of my work mates had beef strogonoff and pork loins in the restaraunt/bingo hall and both found hair in the meal . There are dogs begging at your table for food .dust from drill holes just above pillows in bedroom . Not be rushing back

The staff were really helpful and kind coping in a dreadful mix of builders and refurbishment, a manager/owner who interrupted our conference shouting Turn off the Lights with two of her staff doing just that! No explanation given! Such lack of courtesy. Our bedroom was dated and the en suite bathroom was in poor condition. The curtains were too short! The pool was good. Location stunning. Sad really. So much potential and the prices were unreasonably high.

Spent last weekend at this hotel for a Conference. I have never seen so many people book into and out of a Hotel within hours after shocking treatment.
