We stayed here for 4 nights in April/May in a room on the 4th floor. It's a simple place, but clean and comfortable in a great location to hit Old Town. The bed was comfy, and the bathroom was small, but well appointed, and the shower was roomy and had great water pressure. I've stayed in motel one for 6 nights while visiting Edinburgh on business trip. Hotel was able to accommodate my special requests for quite room and high floor. No air conditioning and a maze to walk though with stairs and no ramps between floors. You have to walk through a maze of stairs and floors to get to your room and when you finally get there it's 100 degrees! No phone to call lobby. Another couple on the floor had their door open and needed a fan just to be able to survive in their baking room! I booked this trip for my husband's birthday which falls on a Bank Holiday weekend, so I was expecting to pay a hefty price for two nights in Edinburgh, but was really surprised by the cost of Motel One. Great location, easy walk to food and drinks. No parking and although parking station near by it is quite expensive. Rooms are a little small and stuffy but nice and tody. Staff during breakfast were fantastic, very friendly and welcoming.

I had never been to Edinburgh before and we picked this hotel based on trip advisor reviews. It was the best location possible. 2 minute walk to the Royal Mile and opposite the train station. We stayed for 2 nights. Our room was very clean and when the cleaner came to tidy after our first night she did a very good job. The receptionists are very friendly and efficient. This hotel is brilliant if you are travelling by train, as it is right next door to Waverley Station. The hotel looks from the street like a small boutique hotel, but its only when you get inside do you realise it is half the street. It is very clean, the staff are exceptionally friendly and helpful. The room was clean and functional, but not spartan. I bought the full Scottish breakfast from the Weatherspoon Pub, The Ticket Office across the street on Waverley Bridge.

I stayed her for a long weekend with my partner and I have never been so impressed. The welcoming we got was amazing and the girls at the desk were so lovely. The room was so lovely, slight cobwebs at the Windows but over all immaculate. The bed was a queen size and so comfortable. Large, clean rooms and could not be in a better location. I was staying in the second building which was a mission to get to and when i looked out my window i was back behind reception! Despite going up to the 5th floor, across a glass bridge and then down to the 3rd floor. Breakfast was continental and had a good choice available and the staff were nothing but friendly. Stayed Tue to Thu for daughter's graduation. Staff helpful, rooms expensive and inhospitable. Price was £95 per night. First room, air conditioning didn't work, skylight window that couldn't open, room like a sauna, fan in room to solve the problem simply moved hot air round. This hotel is located at the edge of Old Town and New Town, just beside Waverley train station and 100m from where the airport buses leave you. The room was very clean, with a good shower and comfy bed. Staff were friendly and helpful. Highly recommended.

The strength of this hotel is its location close to the rail station, Princes Street and the old town. As others have said it looks smart and staff are pleasant and friendly. However, getting to the rooms takes a while as it is a bit of a labyrinth. The room had no air conditioning and was a bit of a sauna. You can't beat the location of this hotel - kitty corner to Edinburgh Waverley train station, down the street from an Enterprise, straight down the steps from the Royal Mile, and with easy access to every possible amenity. Our room was huge, and while it wasn't the most expensive hotel, it certainly felt nicer than we paid for. We would come back in a heartbeat.

If you are looking for a solid clean room and can tolerate a bit a street noise, this is a good choice. Nothing fancy, but more than adequate for a stay in the center of town. It is right on the edge of the main rail station, so you will hear the trains until around 10 pm. Excellent internet, and accommodating staff.

Stayed here recently for two nights- amazing central location close to both the old and the new town. Didn't avail of breakfast but it looked great. Air conditioning wasn't working during our stay but reception provided us with a fan- it was well used throughout the stay!! The rooms are basic but have everything you need. The staff here are excellent and so friendly. Have stayed in the princes street property also on another visit and I would definitely return again!

We booked Motel one for our wee family of 3 for a trip to visit relatives. Because its a so called budget hotel we didn't expect much. We were really impressed with the hotel overall. Motel One claims to be a budget hotel. Well, I paid 100 euros per night which is more or less normal price in Edinburgh during the week. The hotel's location is unbeatable - just across the main railway station and Airlink busstop. The rooms are nice and clean, but lack some basic amenities such as a luggage rack. The rooms and public areas are very clean and it pretty much has everything you need. It's steps from the Waverley Train Station, right below the Royal Mile (next to Advocate's Close), steps from the aiport bus, and across the bridge from the Scott monument and the New Town. Booked for two nights on a quick visit to Edinburgh - suggested by friends from Germany who had stayed in 2015. Quiet room, not with a street view but that's probably why it was so quiet. Breakfast buffet with a wide choice including local (Stoats) muesli - very tasty. Rooms have UK and continental European sockets. Great location. Actually in a real wheel chair accessible room with extra wide door into room and into bathroom. Shower screen swings to wall and bathroom floor slopes to drain. Room is let down by arcane air conditioning that was set to 26 degrees Celsius. Like previous guests I have opened window and as the rain is pouring down the air conditioner is working hard to desiccate the air. Best location, best rooms with best view, best breakfast in europe :) no need to doubt, just do the reservation!! The room was very clean and well decorated. I stayed at 7th floor and the view was increadible. The bus Airlink100 from Edinburgh Airport stops just in front of the motel. The motel is actually between Princess Street amd Royal Street, a few min. to walk to both streets. The staff was very helpful.

There really needs to be more explanation in their reservation system regarding the cell-like nature of the lower priced rooms. Simply stating at check-in that the room does not have a window does not capture the cramped and depressing nature of these spaces. Stayed here for the weekend with family and liked the hotel. Was very clean and practical, with a great location. The room was spacious with great air conditioning and a great shower. Also the bed was very comfortable. Would recommend this hotel as the room was modern, clean and comfortable; value-for-money. Love the big bathroom in our disabled-friendly room. Location is right in the city centre, and next to the train station and park. We enjoyed our stay.

The hotel was clean and the staff were friendly but we felt the rooms were small and awkward. There was almost no space for luggage and the temperature was not controlled. The lobby, bar and bathrooms seem to have had the most attention as far as decoration and comfort and they are quite nice. I would say this hotel is good for a couple nights stay, especially if you plan on only sleeping there.

I stayed here for two nights whilst visiting friends. The room was quite basic but spotlessly clean and totally adequate for a short stay. I had requested an accessible shower as I suffer with arthritis and was given a disabled room which was very spacious. All of the staff were friendly and polite. This is a fantastic hotel in a top location, opposite the train station in the most beautiful part of the city. The hotel room was basic but with everything needed for a good stay including a modern bathroom with fluffy towels. The breakfast was cold but extensive and plentiful. The staff are friendly and helpful.

The most likeable feature of this hotel is its exceptional location. It is conveniently across the street from Waverley Train Station as well as the airport transporter bus stop. Stayed at this hotel for two nights bank holiday August to see the Festival, it was in a perfect location just off the Royal mile...everything is within a short walking distance restaurants bars shops entertainment. If you are looking for a place just to sleep at night, then this motel can provide. Others did not really meet the standard. No conditioner, no phone in the room, no alarm clock, no free bottle water, no fridge. Very very basic, but compare to the price I paid for a hotel in Paris in Opera, this is much more expensive. Convenient quaint location - opposite airport bus stop and train station and very central for walking to major attractions. Very attentive staff- nothing too much trouble even letting me use their computer to check-in for my return flight. The hotel is at the front of Waverley station and Royal Mile is just about 100 meters away if you take the street stairs. Airlink 100 bus stop is at the the hotel front about 50 meters. Very convenient. Clean and comfortable.

This Motel One is far below normal Motel-One-Standards! My room didn't have a window but just a small flap, which didn't allow to watch out or to let daylight into the room. Behind this flap was a deep smelling shaft. The room itself was musty, for that reason the girl at the reception gave me the advice to keep the air condition running. This budget friendly hotel may not be suited for everyone. It is a basic clean room without frills. Small room so you better really like your traveling companion. Great shower, staff is considerate and helpful. Restaruant in lobby. Located a short walk from train station.

We stayed 2 nights on our city break and booked a classic double room. While it's pretty basic, it was comfortable, clean, even spacious and fantastic central location. Definitely no frills but if you're planning to spend your time exploring the city rather than sitting in your room the whole time, then it's perfect. Staff very friendly and very relaxed open lobby. We didn't have the breakfast as plenty of places to have breakfast in the area for less!

Catch the Bus 100 from the Airport and it stops literally in front of this cool hotel. Don't be put off by the name - it is a very good, stylish, clean and central hotel. The staff are all exceptionally friendly. The location of the hotel is great. Just cross the road from the train station.It face the busy noisy Prince Street but the room was quiet. The decoration was very simple but still has a stylish feeling. The staff were friendly.

Great Hotel in a great location. We stayed here for our Honeymoon and found it very conveniently located with easy access to both the Old and New town attractions. The only minor wee issue was that the hotel was very warm and not air conditioned which meant we spent every night sleeping on top of the covers Highly recommended

The location is fantastic, it's just over the waverly bridge so if you are coming by bus/train the walk is quite short. The price for us was quite good and even though we couldn't quite figure out he cooling system the double windows allowed for great air flow but also kept out noise at night. I booked here because of its situation - right by Waverley train station and just a short walk (uphill!) to university, museum, castle etc. My room was in an adjacent building but excellent signage meant I found my way very easily to and from. Clean, quiet and comfortable rooms; appealing modern decor. Friendly and helpful staff - wonderful location to explore Edinburgh on foot. Elevators - some distance to get to rooms depending on if you are in the main building or adjoining building, but path is indoors and well-marked. Bar is charming but service is inconsistent - high prices for spirits, stick to ale or seek out other bars. Close to Waverley Station - overall a great value.

After vacillating between this property and the Radison at double the price, I took a chance based on other reviews. This hotel has been somewhat recently redone. It is modern, clean, simple yet well appointed, nice linens, and no noise problems. The location was perfect for restaurants, Royal Mile, train station, most tour pick ups. Lovely front desk staff, got us in our room as early as possible as we had been traveling all night from me the US.

We stayed here for two nights and it was perfectly located for seeing the Royal Mile. The room was small but clean and had everything we needed. The staff at the front desk was great, they were very accommodating in storing our bags until check in. We did not eat here for breakfast but it looked like a nice buffet. If you're looking for proximity to the major attractions I'd definitely recommend this property.

Yes this is affordable as mentioned but this was our experience. Waited till 5pm for a room that we contact reception at 8 am. Room is a difficult journey if you have baggage. Internet was very spotty. Electric plugs are not easy to work with. TV didn't work. Electricity went off for 3 hours making the room very hot as window doesn't open. I found this hotel to be great value for its price. The reception staff were very pleasant and friendly, and the room was perfectly nice. I also really enjoyed the breakfast options, which are continental and are what I prefer anyway. This property was located nearly right across the street from the Edinburgh Waverly train station which made it very convenient coming in off a late train. It's situationed only a few minute walk from the Edinburgh Castle and lots of pubs and fun museums and shops. We stayed here as part of a large group of friends for a wedding and whilst it's not a luxury hotel; and doesn't claim to be, it was great value for the price we paid. Motel One - Royal (there is another one so be careful) is just 50m from Edinburgh Waverley Rail Station and a walk 100m up Cockburn Street to the Royal Mile. It couldn't be better located! This is a nice hotel. It's location is what is extremely attractive about it. Nice bar. Contemporary. Some staff on desk very friendly and helpful. Others not so. Nice area when you walk in. Location of the hotel is 50 meters from Waverley station (airport bus 100 is stopping just in front of the hotel); good size room and bathroom. Breakfast is available for 9.5 pounds and is continental with a lot of selections to choose from. Reception and bar open 24/7. Hotel is a little "maze" but has to be in line with Old City Edinburgh so you get used to it :) Our window room (539) had a view of the hallway...

Motel One on Market Street is conveniently located. It is very close to the railroad station and walking distance to most sights. It is clean, the staff is very helpful, the rooms are quiet (I faced the street and no problem with noise), breakfast was extra but worth the price. I would stay there again any time I come to Edinburgh!

Excellent location, but the room was very poor in terms of design and hanging facilities e.g. we didn't have any desk to unpack our suitcases and even store our clothes, Too expensive for the services offered. Inadequate in terms of value for money. Staying there end of August doesn't justify at all the 160 pounds per night that we had to pay.

When I booked this hotel I never realised how convenient it was to everything. It is clean,quirky and the staff are so friendly and helpful. I would have no hesitation in recommending it to anyone visiting Edinburgh. We did not have breakfast so I can't really review it.

In a prime location next to Waverley Station and 2 minutes walk from Princes Street. The hotel is clean and functional - some may say the rooms are spartan. The staff are friendly and efficient. Not the cheapest or best value for money but central Edinburgh is never going to be cheap. Have used this chain elsewhere and this isn't the best one. Better than a traditional budget chain but not a challenger to the better hotels in the centre of town.

Very central location with Scott Monument across from the park and train station 5 minutes walk. Warm welcome from Claudia. The reception staff very helpful and really do speak your language. during my recent stay at Motel One i was booked in to a Classic Room, which all sounded very nice. However, on arrival i found that i had been allocated a Disabled room, which although it doesn't sound like an issue i found a number of problems. Booked a last minute trip to Edinburgh and my cousin recommended Motel One. It was perfect for my purposes. Less than a 5 minute walk from Waverly Station, it's clean, decent, comfortable and smack in the city centre. it's less than a minute walk from the express bus that goes to Edinburgh Airport, it's a 10 minute walk from the Royal Mile, it's in front of the Princes Garden. Not to mention breakfast buffet was quite decent.

Exactly in the city centre, walking distance to most of the attractions. 3 minutes walk to the Airport Bus stop. 5-10 minutes walk to different restaurants and cafes. Room and bathroom are a bit small. My first time to see a hotel room without closet for clothes. Front office staff are very helpful. Not recommending breakfast there, so better not to reserve it for the whole stay. at least try other options and authentic local choices. They are much better, good value for money and very close by.

You can't get a better location than this if you arriving by train. Waverley is a stones throw away. In addition so is the Royal Mile and walking distance to all that is the beauty of Edinburgh. The service at the hotel was excellent. My room was small but comfortable. Having said that I chose a single room as I was only doing a bit stop visiting old school friends. I will certainly use this hotel next time I am in Edinburgh.

Motel One Royal (on the old side of Edinburgh) was fantastic. It was a minutes walk directly out of Waverly train station (On the Royal side). Modern/new hotel right in the hart of Edinburgh at Waverley trainstation. Airport bus 100 stops at the doorstep of the hotel so no hassle with suitcases through the steep streets. It will take 35 minutes. Check in was efficient and all rooms are 16sq ft. Basic room, no windows//Standers room, window facing a blind wall//Room with a view, streetside. Rooms are soundproof, beds are bitt short and hard but oke and bathroom is oke with good waterpresure. Overall 75£ for a night is well spend.

I just loved this hotel, with its fabulous, comfortable rooms and enticing prices in the heart of the city. I had a 'classic room,' which had an internal view (perfect for me) on the 3rd floor. A nice hotel centrally located by the train station. We had to change rooms as the first room provided was akin to a jail cell with a terrible outlook into a brick wall. This was sorted immediately by a friendly receptionist. The room we then got had a superb vista over Edinburgh.

My fiancé and I stayed here for 3 nights recently. A 5 minute walk from the train station, very easy to find. Check in was quick and easy. Our room was fairly small but had everything we needed. Comfy bed and a nice bathroom. The only negative about the room was the 2 electric sockets and the kettle wouldn't reach any of them, unless you held it while boiling. Stayed at Motel One for two nights for a weekend break. Hotel located right next to the train station so no long walks up Edinburgh's hilly streets. Large rooms with very large king size bed. Very clean and so central. We were able to walk to the royal mile and to Waverley station right out side the door. Have visited Edinburgh before but found this hotel to be in the ideal location to walk to both the old and new town, and very close to the main railway station. Rooms and communal areas downstairs spotlessly clean, bed/pillows very comfortable, wifi reliable and fast. Would definitely stay here again.

The location is fantastic, especially coming from the airport as the bus stops right outside the hotel every 20mins or so and you are only a 5min walk from the Royal mile. This motel one is in an excellent location for travellers who are on foot. We travelled by train and it was very easy to find from the waverely station. The staff were very nice and friendly. This hotel is full of charm and contemporary style. My room was spacious and very clean and up to date - although it looked out to where the double decker buses stop so make sure you're covered up when walking about the room! Bathroom was clean. After changing to this hotel from the other one 300 meters away then i could relax for my holiday. Wi-fi worked and I could to some of the things I like and not stress anymore in the visit that should be very strange since i got very sick half out in the visit. Ok wi-fi is very good. Super place, we were pleasantly surprised. Why? We suspected that the tariff, just 77 euros p.p., indicated a down-market gaff. No way ! Clean, modern, minimlaist, tasteful, friendly service, super sleep and shower, safe and secure in an amazing location. One of the city's very best.

Myself and my partner stayed here for two nights over the weekend just gone. We were previously booked into a charming-looking guesthouse but wished to be more central so swapped somewhat last minute. Upon arriving, the hotel's facade and bar/reception area are fairly smart. Having stayed in lots of different hotels in Edinburgh, I think we have found our best hotel yet. Location is perfect, being situated pretty much across the road from the train station, but if you are driving, there is no car park, so train may be a better option. I stayed for two nights. The location is great, it is really well maintained and confortable. Interestingly the wifi network worked really well and with high speed. All at a reduced cost. It has been a great choice which i recomend without any doubt.

Motel One is has a fantastic interior which is done in turquoise blue & wood, minimal yet pristine and impeccably clean. Staff extremely courteous & helpful. Location would be a 10/10. Very reasonably priced!

The hotel is ideally situated for both the new and old town of Edinburgh, the staff are efficient and friendly. The room was small and basic but beautifully clean and the breakfasts are only continental but there are plenty of places close by including a. Weatherspoons where you can get a full breakfast. Thanks for the tip about the bus 100 which goes from the airport and stops just by the hotel most convenient.

Stayed here for two nights at the beginning of November. The hotel is in an ideal location, close the the train station and near to the Old Town and Royal Mile. Rooms are clean, modern and comfortable.

Perfectly located hotel close to princes street and the royal mile/castle. Nice clean and modern rooms but they are a little on the small side. All the staff were very friendly and helpful. Bar is nice but lacking in options and a little expensive.

The location of the hotel was great. In between the Old Town and New Town, so it was a perfect location for walking to either part of the city. Also beside the train station, very convenient. Lovely hotel in great location and modern fit out. The room was clean and light however it had a couple of design flaws. There was only two power out lets available - both in the main space so none in the bath room. I had to move a desk so I could plug in the kettle and the lack of fridge was a let down. All of the staff were friendly and helpful and I would stay here again.

I asked for a room with a view! I got it. room on fourth floor overlooking Waverly station. I could not have been happier. Left my bag there, before check in to explore. They tried to help me cancel a booking and went out of their way to help. Friendly, and centrally located to the city sight seeing buses and museums and shopping. check out was easy.

Good sized room, comfortable bed, good shower, no disturbance, great breakfast. Able to leave bags free of charge. Long trek to room, staff a bit unhelpful - was ignored a couple of times. Not the cleanest place I've stayed.

Couldn't complain about the location, I needed a place near the train station and it couldn't have been closer! The room was small (but my fault as I booked the cheapest one!) It wasn't as nice as the photos suggested, a bit worn round the edges is probably how I would describe it - altho the bathroom seemed pretty much brand new. Wow. We have stayed in two hotels this week in Edinburgh and this hotel left the other deep in its shadow. For a great price we had a lovely night here. The central location means that you step outside and you are in the very heart of Edinburgh. Stayed here with my partner over the weekend hotel lovely and clean with modern furnishings! Our room got upgraded for us when we arrived which was good meant we had a window! The hotel is right in the centre near waverley so great location! Only down side was that the hotel room was very warm and the window only opened slightly so was very stuffy through the night which meant didn't get a great nights sleep apart from that couldn't fault it and the staff were lovely!

We stayed here last weekend as we were up for the rugby and some sightseeing with friends. The hotel is literally 150yards from the exit of Waverley train station so couldn't be closer. My Mum and I stayed here for 1 night during our recent trip to Edinburgh. We arrived at the hotel around 1pm, hoping just to leave our bags at reception until we could check in at 3pm. This was our second stay at this hotel in the last month.Hotel is modern and very clean.Reception staff friendly and upgraded us to a room with a view over Princess Street Gardens. If you want to have an overnight stay in the city this hotel is an excellent choice at a very reasonable rate. Have stayed in fancier hotels in the city and the quality of sleep has been poor,but we slept no problem on both our visits. Give it a try.

Stayed for 2 nights. Superb location and we had a room with a view of Christmas market which was lovely. Room clean and heated up quickly. Staff friendly and lovely lobby area to relax in. No iron or ironing board in room which was disappointing and no room service. Overall nice place to stay for couple of nights and would return again in future .

This location is in the perfect location for a visit to Edinburgh. The lobby is welcoming. The room decor is nice, tastefully done in a simple design. You get the basics, and it looks good. The only problem I had with the hotel was the bed. The mattress was so hard, I tossed and turned throughout the night and my back hurt. Nonetheless, if I had to do another short stay in Edinburgh, I would consider them again, but ask for a comfy mattress.

We came to Edinburgh to visit the Christmas markets, however booked a lot later than we usually do so had limited choice of hotel. Motel one was well priced and I was able to use flexi book until the day of arrival. This is not a bad value for money hotel very close to Waverley station. Very handy if you arrive at half past midnight like I did. 5 mins from the station and a good location. My room was in the back and the window looked on a narrow alley. Room was nicely decorated and very clean. When I left customers had an interesting to look breakfast next to a feature fire at the reception area. Overall, better than someone's back bedroom in the suburbs converted into a b&b.

The room we had was fairly basic but nice enough. The room was small and the bathroom tiny but it was all nice enough and did the job fine as at the end of the day we were there to see the city and the room was just a functional place to sleep, wash, change and chill at the end of a day exploring. We booked this last minute and got a superb deal. Great location literally outside of Waverley station. ***Top tip*** pay for a room with a view it's gorgeous looking over Princes Park! Especially with the markets being on! Only reason not 5* is because of the plugs in our room was an international one and also the noise from upstairs at around 10am. Highly recommend for a base for exploring though!

The hotel is lovely and clean and you could not get a better location, two minutes walk to Princes Street and one minute from Waverley rail station. Stayed here during the week as we had an early train to catch the next day. Checked in around 19:30 with no hassle even without having a copy of the invoice to say we had prepaid.
