Stayed here just for the night very clean and comfortable great shower a very friendly staff , The bistro is modern and nicely layed put but did not dine The breakfast was to die for I travel a lot all over the country and I can truly say it the best breakfast I have ever had great choice and the cooked food was beautifully cooked and the black was fantastic

Put simply, It is a managed converted student halls. I didn't feel I was in a hotel - everything about this place reminded me of my student days. Everything is very simple and bare. Small touches like paintings/flowers etc can make a big difference. Staff are all friendly. Surprised they don't offer baked beans with their breakfast! Would I stay again - I probably would. Free parking, wifi and clean room. I'm happy with that.

May bank holiday, the room was small, but clean. The bed was to soft for us, but that wasn't a big problem. Clean sheets and towels. For a two nights stay it was ok, we didn't spend much time in the room! Breakfast is great, cold and hot choices, fruits, cereals, typical scotish/english breakfast. Basically this is like good student rooms, all ensuite, clean and in a good location. Had plenty of parking places (just park in any space that says guest parking and when you check in they give you a parking pass to put on view). Masson house is a lovely spot, handy for public transport bus stop outside takes you in to princess street about ten minutes ride, next to the commonwealth pool, comfortable bed, clean, staff very friendly and helpful, we only had breakfast which was lovely , plenty of choice, would stay here again.

We had a room on the first floor and it was remarkably quiet given we were in a fairly central location. The room was quite small but functional with a good warm shower . The bed was a bit too soft for us but that is a personal choice. This is such a cute hotel, right within walking distance of the university and museums. It's a converted student dorm, but the rooms seem to have been renovated very recently--mine was beautiful. The hotel has very friendly staff, great service--and a fantastic breakfast! This is such good value it is not true. Located outside the heaving city centre but easily accessible (and with parking), this is part of the Pollockhalls student residence. But actually it's a four star hotel at two star prices. Our room had just been redecorated, the beds were sumptuous, the shower amazing and breakfast fab.

Stayed in a single room for a conference at the same location. The accommodation services staff for Masson House and Pollack Halls more generally were uniformly helpful, cheerful and professional. The ensuite room was clean and comfortable enough, if a little austere and in need of a decorative refresh (scuff marks on the walls, etc). This is a really great place to stay if you are visiting Edinburgh. Located about a mile walk from the train station and not far off the main routes into the city it is the perfect city location. Lovely surroundings, comfy bed, and a great breakfast! Cannot go wrong!

This is fairly simple accommodation, but nonetheless fit for purpose. A single occupancy double bedded room was a minimum requirement, going on others' reports on this site. I cannot imagine many cats could have been swung in a single room. But the double I had was fine, though it only had a view of garages and the trees fringeing the main road. We stayed here for one night and what a find. Room clean and bed really comfortable breakfast was great everything you could wish for. Staff really friendly too. Will definitely stay here again. It was just a 10 minute walk to Princess Stteet.

stayed for 1 night with my daughter as we were going to see a show at the Playhouse. Check in great, room amazing, very spacious, beds so comfy, shower wow, tv, free wifi, lovely selections of teas and coffees, towels so large, soft and fluffy. Breakfast was just amazing, so much to choose from. Will stay again as we were very close to all the tourist spots, shops etc.

Well mixed review here initially booked into masson house very welcoming lady called Janice greeted us and made us very welcome, informative and friendly. However on arriving to our room it was not the most pleasent and smelled stongly of urine and the bathroom had bubbled, on retreating to reception to ask Janice if they had just a different room because of the problem she could not apologise or do enough for us. Stayed here for one night .. It was ok not great though. Parking is fairly secure and was what I was looking for as I had just finished touring the highlands and me and my partner wanted somewhere to secure the car Staff at reception were really helpful and the reason why I gave this place a better rate . Stayed for three nights during a conference in Edinburgh, the room needed a little tlc and seemed a bit tired but friendly staff and great breakfast. It's in a quiet spot at the foot of Arthur's Seat opposite the commonwealth swimming pool with some nice places to eat not too far away. Would stay again and look forward to soon.

The hotel is bit off the main market area but not very far. One can reach the main tourist places within 20-25 min by public transport. Rooms are neat and clean however they are quite small. Do not take top floor rooms, they have glass window on the top in addition to the window in the wall. There is not curtain on them so bit uncomfortable to sleep and be in the room. Friendly staff. Very informative. Nice location. Great breakfast but it was overpriced.Had to ask for tea and toast at breakfast. Close to city centre. Nice walk to Arthur's seat. Good place to stay overnight

Read the mixed reviews on this after booking so felt it was a bit of a gamble. Couldn't be more wrong. It was a bit of an unusual location within university grounds but the 24/7 security gate adds to the benefit of staying here. The reception staff were lovely very friendly and efficient. The room was very large but a bit far away from the city. You can walk on clear day and it will talk little less than 35 minutes to reach the place. Frequency of buses is also very good but may have to depend on a parallel road for night services. The toilets were very large but the bath tub needed some good cleaning. The TV and internet was good. We opted for a breakfast and it was very good.

Very friendly and helpful staff in hotel located within walking distance of Royal Mile and with good free secure parking . Frequent buses save uphill walk back ( get off at Commonwealth Pool ) Full range of breakfast options included. Room was a bit on small side but fine for overnight stay .

Came here for just one night & it's absolutely brilliant! Ex student halls of residence so it's nothing glam but it's got everything you need! It's clean & tidy! Staff are so friendly & helpful. The location is great, about a 20 minute walk from the Royal Mile. Right next to Arthur's seat, which is good because you need a walk up there after the fab breakfast you get here! Cold buffet style & also hot full Scottish breakfast too! Will definitely stay here again!

Edinburgh is very expensive at the best of times but during August it is very much so. However, we found this hotel in the grounds of Edinburgh University, and it was great! The rooms are small and basic, but very clean. The staff were lovely and friendly and very willing to help. The breakfast was amazing!!! Central to everything and frequent busses into town. Well worth the money.

We stayed here whilst visiting Edinburgh. It was the only hotel that had free parking as we drove. Once there, we hadn't realised and what it DIDN'T say on the website was that it used to be university accommodation. Really good value, managed to get a deluxe room with a really big comfortable bed, en suite with great shower, enough spare power points to charge everything, large TV, great choice of teas available in the room with ground coffee to use in the supplied cafetière. Really good breakfast choices, would definitely stay here again.

A lovely hotel (students accommodation) 20 minutes walk to all the action. Very clean, sumptuous breakfast with huge field mushrooms! Good bus service if you don't want to walk. Staff so very pleasant, friendly and helpful. Five stars from me.

Myself and 5 family members stayed here during the fringe for £200 per room for 2 nights (edinburgh is extremely expensive during the fringe so this was to be expected). The rooms themselves were basic but clean and did the job. The accommodation is about a 20 minute walk from the main performance venues and there is a great bus route. Stayed in deluxe room, very comfortable with everything you could need. Bathroom lovely with large shower head. Very clean and beds nice and comfortable. Reception very pleasant. There was a delay for breakfast but it was Sunday morning and near the end of the time allowed so suppose to be expected. Lots of choice both hot and cold in a buffet style. When I first booked the room months in advance I thought this would be a place to sleep after seeing the sights of Edinburgh and that was all. We were pleasantly surprised at the quality of the room. We did not arrive till after 10.30 due to a delay with our flight but we were still greeted with a warm friendly smile and helpful from the outset. This hotel has very small and old rooms, with a simple bathroom (toilet and shower onIy separated by a curtain, which makes the whole bathroom wet after having a shower). Stayed here for one night whilst we dropped our son of at Uni. Fully booked as the rest of the world was doing the same. The outside looked a bit grim and our expectations were not too high. Stayed at Masson House during our roundtrip in the Scottish Highlands. The staff (reception and the waiters at breakfast) is great. Very friendly, correct and helpful. Breakfast itself is very nice. We stayed here on a Saturday evening to attend a show at the Edinburgh playhouse theatre. The check in was very simple and easy. Room was clean and big enough for our 1 night stay, although was slightly basic. I was very impressed with the hotel. Clean with good basic amenities like a 'no frills' hotel. The staff were extremely nice and friendly. The breakfast spread was very impressive. I went to bed and was enjoying a lovely sleep until I was awoken by a rowing couple in the next room. After the shouting and sobbing stopped, I resumed my slumber. Not the hotels fault at all but a bad experience nonetheless. The hotel itself is a bit tired and the rooms & ensuites need updating.

Nice hotel with friendly staff & decent price for a good city centre location. But & it's a big but, the walls are paper thin, so if you intend to watch TV at a reasonable level, never mind anything else, expect complaints from the neighbours. Sorry to say it's a big let down & I won't be staying here again. It's worth paying a little more to be able to do whatever you want in your room without fear of disturbing anybody else. It's made me want to check out a day early

Stayed here for one night to go to a family party. Small double room so wouldn't have wanted to stay more than one night but comfortable and spotless. Staff were, without exception, brilliant whether at reception, in the bistro, at breakfast or cleaning the rooms. Excellent breakfast with equally good service which was little short of amazing given how busy they were.

This hotel is on a university campus and although we found parking you may have to walk a way with your bags. Check in was slow with one receptionist but our room was spacious and clean with a lovely big bathroom. We went to the "bar" but were shown to the seating area and given a drinks menu but the drinks were very overpriced and with a limited choice so we walked to the pub across the road. The house itself is part of the campus. Free parking which was great so we could leave the car and explore. The receptionist was exceptionally friendly, the room very small but tidy and with a comfortable bed. Breakfast was also very good, a good selection and you could order cooked breakfast too. For a trip to the city ideal, would stay again.

Really easy to get to from A1 or A68 travelling north. Once there, easy to walk into town centre or to get a bus. Every member of staff had a fabulous attitude towards customers. The young lady on reception did us a small courtesy on arrival which made my wife's birthday really special. Staff went out of their way to find us an (albeit unconventional) container for flowers presented to my wife and the young lady server at breakfast was faultless. Fabulous hotel in a beautiful setting.

my wife and hi visited Edinburgh for the weekend of 29th/30th October 2016, we stayed at the masson house hotel, the reception staff were excellent and helped us with everything we needed. the rooms are small but clean, the beds are cheap and uncomfy and you struggle to sleep in them. the food was 1sst class and again the staff were excellent. although it was a short break we would definetly stay at the masson house again

Came here for a weekend getaway with my family that is visiting. The rooms are beyond underwhelming, small and not well maintained. The reception lady couldn't even offer us an upgrade for a better room. I've been to Edinburgh many times before and during high season like the fringe or Hogmanay and paid a little bit more for a way better experience. Very disappointed and will never return.

I was very disappointed with the standard of hotel, especially for the price paid. There was hair in the bathroom, stains on the walls in the bedroom. The wood around the wardrobe was all chipped. The bathroom is very shabby and definately needs upgraded as does the decor in the bedroom. There is no shower cubicle - just a curtain - so water goes everywhere in the bathroom so for the next person coming in to use it. The bath mat provided was pointless. My wife and I stayed here for one night for our first visit to Edinburgh. We chose this place for its relatively low price and decent reviews on here. We were slightly apprehensive, given its campus location, that it would be a bit 'student digs' for us, but we needn't have worried. What a wonderful little find this was! Gorgeous hotel. Large room, clean and comfortable. Lovely modern bathroom. All staff were excellent and check in was very efficient! Breakfast was fantastic - one of the best I've ever had in any hotel! Highly recommended. Also about £8/9 in a taxi to central Edinburgh and a 15 minute bus ride, so ideally located for visiting the city for leisure!

We've stayed here for 2 nights in the deluxe room. We were more than pleasantly surprised when we entered the lovely spacious room. Coffee making facilities are excellent with cafetière and nice coffee. The breakfast is lovely and more than enough choice for everyone. All the staff were absolutely amazing. Hotel reception friendly and efficient but that's about where the good news ends. The rooms although clean are fairly small and basic. However this is not where the problems really lie. The sounds which you can hear from other guests are truly epic. Our neighbours had a hair dryer on and it sounded although we had guests in our bathroom it was so clearly heard.
