Difficult to find reception at first and very unclear on parking. No lift for three flights of stairs and basic room. It was clean and bed comfortable and shower and toilet adequate. For the price there are better. Great location is its strong point. If your after somewhere simple and central then this is fine.

Picked this location as a great deal but hidden until you make the reservation. Listed as similar to Sheraton and other hi-end hotels in this range. Get there it is really a mixture of student dormitories and some being rented out as hotel rooms. No parking, no elevators, one common area for your free breakfast. I enjoyed my stay and liked how close it was to walk to various destinations in town. Free brochures with city maps helped a great deal. The breakfast buffet was terrific and I tried both haggis and black pudding, enjoying both.

really essential and small: student accommodation style. Bathroom small and not comfortable. Anyway it was clean but with clear signs of tear and wear. It offered substantial continental or English breakfast. Location is close to the centre with a nice view to a hill.

This is an old university hall of residence, converted to hotel for visiting staff and the public. What you get are well appointed, clean rooms, where everything works. However you don't get a concierge, room service,etc. If you want that go to the 10 Hill Place Hotel, next door, also owned by the University. This establishment should be referred to a hostel not a hotel. Run down student accommodation. Room smelt if urine as soon as I opened the door. TV did not work. Very noisy with rowdy students all night, no sleep. Too expensive for what it was. Would only recommend to people back packing. Pictures on website very deceiving. Bathroom was tiny.

The Accomodation is basic but spotlessly clean and everything (bathroom/TV) functions perfectly. Comfortable bed & room, although small, well thought out in design. The staff were excellent - polite, friendly and nothing too much trouble. Breakfast excellent and prompt and efficient service. Brilliant location for city centre.

The hotel location was good as it was only a short walk down hill to the centre of the old town, the staff were friendly and helpful and the buffet breakfast was excellent, there is no lift so be prepared to carry bags up the stairs or request a lower floor room, the room itself was small but cosy.

I was met with a really friendly welcome. The room was basic but had everything I needed, including a hair dryer. Breakfast was ample, with buffet and choice of cooked breakfast. Also - importantly - as much coffee as I could drink. It was lovely and quiet - save the gulls' cries - and I had a good night's sleep. Yes it is former student accom. Clean and decent but very minimal. Room on third floor, and no lift. Small room, tiny bathroom. Room was hot at night - windows open, but curtain must be closed to block the light (in summer). Ask for a fan. Bed comfortable. Breakfast is tasty and ample, served in a Common Room with TV, sofas, pool table. This is basically student digs. it is about 6/10th mile from Waverly Bridge, UPHILL. Buses stop along South Bridge morning and afternoon.

We were looking for a central location in Edinburgh at a good price , which is hard to find ! This is a nice/easy 10-15 min walk to the centre, very very basic but we only needed a place to sleep so it served its purpose . Breakfast was brill with lots of choice , no parking but we parked on a side street for the weekend for £10.

In Edinburgh for stereophonics gig at the Castle, so was looking for somewhere close and inexpensive..this is it..ok it's as basic as it comes but was clean , toilet pretty small but wasn't holding a party in there...breakfast was absolutely average but to fair there was a good selection..all in all a no frills accommodation close to centre of Edinburgh that is perfect for a one nighter

The room and bathroom was quite small, but clean and peaceful. Staff was very friendly both in reception and in breakfast room. Breakfast was versatile (toast, porridge, haggis, eggs, berries, fruits...) and included to room price. Kenneth Mackezie building where we were located felt like dormitory and had no elevator. Hotel is located 5 to 10 minutes from Royal Mile.

I read the reviews and was aware of the type of accommodation I was booking.The room was as expected,small and basic.Unfortunately there was a skid mark on the seat cushion beside the bed.The bathroom smelled foosty and there was a long black hair on the towel in the bathroom which smelled awful.The general cleanliness of the place was poor.The breakfast was amazing and the staff in the common room were great
