We have stayed here a few times, but this time in a refurbished room was excellent it was very comfortable and the lighting is a lot better, there are a lot of electric sockets also usb charging points near the bed. The staff were excellent especially on the reception desk sorted out a minor problem straight away. The bar is a little expensive. The breakfast is good, you can have fruit, cereal, scrambled egg sausage and baked beans and plenty of tea and coffee all in with the price.

Have stayed here several times over many years ,and never disappointed. Stayed here earlier this year when they were refurbishing the rooms ,and have just returned after another overnight . Great location for the royal Yacht. Centrally situated but quiet, in Leith which is a short journey from Edinburgh city centre. Rooms good if a bit small. Friendly staff, especially the tall man with beard and long hair who serves breakfast - a smile and cheery greeting for everyone!

We have just returned from 2 nights at this fabulous friendly hotel. Comfortable newly refurbished room within walking distance of Ocean Terminal and The Royal Yacht Britannia.We found all the staff at this hotel to be helpful and friendly.We were pleasantly surprised at the wide range of choice at the breakfast buffet and although very busy there was no congestion at the food.Thank You All.

The hotel was great with a good breakfast buffet. The rooms also appeared to be newly renovated. For a family of four, the double with a sofa bed room was quite cramped which made moving around a challenge. However, we all fit in and worked around each other. It was perfect for a first time visit to Edinburgh and we would definitely stay here again!

As normal Holiday Inn Express don't let us down, family of 4, two adults & two kids stayed one night, room clean and everything you need, normal Express breakfast which is ideal, could not expect more, great location for Edinburgh bus stop right outside hotel. Would we stay again? A Big Yes!!

Stayed for a weekend and found this hotel good value for money. It is in an excellent location, especially if you are driving as there is ample parking. This hotel is on Ocean Drive on Leith waterfront within easy walking distance of the Royal Yacht Britannia and the bars and restaurants of Leith. The hotel was really well situated and on the main bus routes so it was easy to get to the city center. The Hotel itself was clean and neat and the staff were welcoming. We had booked a family room as we had our daughter with us, but with the sofa bed pulled out there was no space in the room at all. It wasn't bad just a little small so wanted to warn other travelers.

I have stayed here on a few occasions while on business. Friendly and efficient staff, good location on Leith, free wifi and clean well equipped rooms. No other facilities and usual basic HIE breakfast but overall a decent hotel at a decent price.

Holiday Inn in good location next to Ocean Terminal. Plenty of shops to amuse you,eating places,cinema and the Britannia ship to look around. The hotel was of a high standard. Bar at night also a vending area. Beds lovely and firm with a choice of pillows soft or firm. Breakfast was delicious and the hot food was hot. Rooms clean and tidy. Staff were polite and helpful.

Stayed here for a night while attending a concert in Edinburgh. The hotel is a little way from the centre of Edinburgh but is well served by buses. We walked to the city and it was a pleasant, if uphill, stroll. The hotel is nice and modern, refurbished rooms are lovely. Breakfast was included and was more then adequate.

Included in the price is an adequate breakfast. The room that we had was slightly on the small side just around the beds but plenty of space for a one night stay. A shopping centre is opposite so plenty of facilities and transport links. Only £8.50 in a taxi from the city centre. The only downside is the parking was very in demand. Nothing bad to say.

Recently stayed here for 2 nights. Rooms are very clean and staff were extremely helpful. I stayed here with my husband, 5 week old baby and my parents. The staff were very helpful to ensure that our room was big enough for all the baby things we had and we were even shown another room to compare sizes. Breakfast was fine! Good location and would stay again.

This is a clean and comfortable hotel which is situated in the Leith area of Edinburgh close to the Britannia. It is reasonably priced and the beds are comfortable. There is a good bus service nearby which takes you in to the city centre. There is free parking at the hotel.

What you'd expect from a Holiday Inn Express. We stayed for one night and everything was spot on. Staff were really helpful and the room was newly refurbished. Breakfast is a typical buffet but there is plenty of it. Plenty of free car parking on site. I would definitely stay again and it is a perfect location for the Royal Yacht.

My wife and i stayed 1 night with some friends as we flew into Edinburgh, and spent the day touring the castle and the Golden mile. Hotel was modern, room was quite nice and bed was comfortable. It is a little out of the way, but an easy bus ride to the tourist area. some great restaurants just around the corner. Breakfast was excellent, lots of options. This is a good hotel that is about a 20 min bus ride from the city (there are even night buses). If you don't mind being away from the action it is a good choice as a lot cheaper than hotels in the city. Breakfast is included and there is a lot of choice. The rooms have recently been refurbished so they were to a good standard.

This is a very clean, modern hotel with quiet comfortable rooms, not far from the water's edge. The check in was easy and the staff was smiling and courteous. The room is quite compact but still space for a double bed and a sofa bed. Nice decoration, same type of furniture that you could find in Premier inn. Air conditioning available. Although we have stayed here before I am prompted to post this review following our recent stay as a "thank you" to the hotel's staff. Despite being very busy with a large party attending a Britannia crew reunion they were friendly and efficient (as before). The rooms have been upgraded since our last visit and are very comfortable. The bed gave us as good as sleep as our own.

Arrived at 10.15am, advised we couldn't check in until 2pm, however we were told we could leave our cases and suit bags. We decided not to do this. On arrival .check in was quick & efficient.the room had just been refurbished every thing was new .bathroom was also new ..location was only a bus ride into the city centre .parking is very expensive in the city so use the bus . The hotel though not in the heart of the city is extremely well connected by buses with 22 and 35 number buses having a stop right in front of the hotel. 22 takes approx 15 minutes to Princess Street the shopping hub and 35 takes 25 minutes to the Royal Mile. Me mum and me are on holies once a year for a week in UK. 3yrs in London, last year in THIS hotel, this year (till last week - July 17th-July 22nd) for a week also. Very clean rooms, great service snd the receptionists / clerks are very friendly, supportive abd helpful! It's one minute to walk to the shore... even a shopping-center with a cinema in it - on the other side... It felt good to stay at a hotel again with in room wi-fi. The room was nice and the breakfast was good. The hotel is located very close to the Royal Yacht Britannia. It is an easy connection by bus into town, assuming you don't loose your bus pass. Would definitely consider this hotel if I am ever in the area again.

I have never stayed at a Holiday Inn Express Hotel prior to this stay. I was thrown off by how small the rooms were but maybe all the Holiday Inn Express hotels rooms are this small. Stayed recently for a couple of nights. Rooms have been refurbished and very clean and tidy, although we had a small leak in the bathroom basin this was repaired as soon as we reported it. Good car parking and easy inexpensive bus access to city. Staff very pleasant and helpful.Nice breakfast supplied. Well worth visiting.

Stayed here for an afternoon in Leith. Plenty of parking and great staff. Ihg level aware and clean new rooms. Felt safe, secure and quiet. We went to mimi's, roseleaf pub then the Kitchin. Ocean terminal a two min walk away.

Our family enjoyed our three night stay in July. We were somewhat unsure about booking away from the city center but we found the busses easy to navigate and the stop was directly outside the hotel. There are a couple busses to choose from, one will take you to the train station, (which is right by the Royal Mile) the other bus drops off directly on the Royal Mile. Stayed here for a couple of nights last week. It is close to HMY Britannia which is good to visit. It is also an easy bus ride into central Edinburgh. Rooms were clean and a good size and as you would expect from a Holiday Inn Express. Breakfast was ok and free as was WI fi which was a bit slow. Don't overlook this hotel as an option for a night in Edinburgh because it is not right in the centre. It's a great hotel in a lovely location with good parking and very easy access to transport into the centre. We were greeted by very friendly helpful staff. The rooms have just been renovated and are very nice. The bathroom is very small but the shower pressure is great. The walls are quite thin and we had noisy people in the room next to us for the first two nights. Over all a great place to stay.

The newly upgraded hotel rates a Very Good rating - updated, impeccably clean efficient rooms with a good basic breakfast. But it is the staff that makes this hotel excel - I experienced a medical emergency & the staff response to it was remarkable. Not only did they attend to my needs but also those of my wife while I was hospitalized --- the staff was above & beyond.

Ideal starting place for touring the area. Welcoming staff and good selection for breakfast although we were unable to find a table for 4 as many couples grabbed these first. Plenty of local choices for evening meals. Good transport network outside the door to get into Edinburgh. Only negative thing was the room was quite small for a family room and the sofa bed was quite (in fact very) hard.

Easy acces for us from the North and good to have parking and a cinema nearby , with restaurants across the road. No need to go in to Edinburgh and we took in a film as well. One night stay as we were attending wedding. The staff were very helpful and pleasant. The rooms were of excellent quality with everything that you would need iron, ironing board, hairdryer TV. Breakfast was good.Tea and coffee available 24 hours no milk but if you were having coffee then that would not be a problem but to be fair we did not ask for milk just took it black. I wanted to inform future customers that although it states free parking, this is apparently private land overseen by the parking eye and I have just received £100 fine though discounted to £60 (could have a free night for that)! The room was very modern and comfortable just like the official photos. The breakfast was somewhat disappointing because bacon wasn't on the menu. We stayed with our dog. There is a good size patch of grass right over the road which is well lit for late night dog toilet trips.

We found this hotel when our AirBnB didn't work out. This hotel was perfect for us because it had an off-street parking lot. The rooms were a bit small - no really good place to unpack, except for a few hangers. They had a nice free breakfast and were very helpful getting us a cab to Edinburgh Castle. We would go back there another time to check out waterfront and surrounding area.

As an alternative to Edinburgh CIty centre, I saw this hotel pop up on the booking form. Access from Princes. St/Waverley Station I'd easy, with a short bus ride. Ticked all the boxes for our 5 night stay in Edinburgh. Rooms recently updated and decorated. Free parking. Free WiFi. Free breakfast. Bus stop to city center right outside. Large shopping center and cinema complex opposite. Royal Yacht Britannia also opposite. Friendly staff. Well recommended.

My wife and I had a short stay (4 nights) starting 20 September 2016. Being able to park at the hotel and get into Edinburgh easily by bus was great. The Ocean Terminal which is a two minute walk away has a number of restaurants which are handy for the evening. The hotel itself was clean tidy and all the staff we met were pleasant and polite. The rooms are fresh and clean and the beds are comfortable. I would definitely stay here again if I visit Edinburgh in the future.

Myself and my mum stayed here as we were attending a show at the Playhouse. Being the September weekend most places in the centre of Edinburgh were outwith our budget. We ended up here and are glad we did. The hotel is modern and the bedroom have recently been refurbished. They still smell new. Stayed here for one night as we were at a surprise birthday The location is great. The hotel clean and tidy.. but he double room a great size. Nothing to fault apart from the breakfast. Have stayed at lots of Holiday Inns and never have I had a breakfast as poor and limited. Self service beans, scrambled eggs and cheap sausages!!!!! White bread no brown!!! Other bits and pieces but sad to say... this was a big let down!

We spent three days at this hotel which, after the hustle and bustle and crowds of Edinburgh, was just perfect. If you don't wish to drive in to the City, a service bus stops right outside the Hotel and it cost £1.60 one way to the City and it takes you through some interesting areas. Stayed here for 2 nights with my parents while attending a wedding at Edinburgh Castle . My dad has poor mobility and the staff here were very good . I went into town with my mother and we left my dad in the main lounge/ reception area to read the papers and use his IPad . I like holiday inn hotels & I liked this one too.It is a short 15 minute bus ride from the centre of town & located next to the ocean terminal. Buy a pound 4 a day all you can ride bus ticket(need exact change for buying your bus tickets)& you can use for unlimited rides on buses & trams,valid for 24 hours.It is a great way to see the city,we even went to the airport for a ride as we were travelling to & from edinburgh only by train . Every member of staff on reception, housekeeping and in the restaurant were charming and helpful providing advice as required. Our twin room was comfortable with spacious single beds and good hard and soft pillows. We slept so well we missed breakfast on our second day! After searching for a hotel in Edinburgh for a couple of days of sightseeing, I came across this one. It wasn't the cheapest but offered a quiet location and breakfast was included in the price. This was my second time at this hotel. Both times the room has been clean and comfortable. The breakfast has a selection of hot and cold food. It is located near Britannia. The bus stop is just outside the hotel and it takes 15 - 20 minutes to get into the city centre.

We stayed one night on a shopping trip to Edinburgh. The location is fantastic - right in the heart of Leith and the docks right next to the Britannia etc. Plenty of free parking. The hotel itself is lovely and easily accessible by bus. What makes it special though is its customer service. I told them in advance that I was vegan and they provided dairy free margarine so I could have toast nd soya milk for coffee. Meant that it was well worth it to go for the B&B option.

Arriving very late, our rooms are already ready. As soon as we walked in, they knew it was us so the formalities were very quick. We hadn't have dinner and the facilities outside are already closed. Perfectly placed for Britannia, and the bus stops outside the hotel door, which are every few minutes. Number 35 takes you to old town in about 15 mins, perfect. This hotel is fairly priced and functional rather than luxurious but this is clearly reflected in its room rates and reviews. But reticent when we booked, but what a pleasant surprise when we arrived. Plenty of free parking, clean reception and very welcoming staff. Pleasantly surprised when we arrived at the hotel, booked primarily because of it's proximity to The Kitchen restaurant (reviewed elsewhere). Reception staff couldn't have been more friendly or nicer, room spotless and nicely laid out. Self service buffet style breakfast pretty good too.

The hotel is nice good location a bus stop right outside for buses to all over Edinburgh. The staff were very helpful. We went to our room (440) which was good my only problem was that when I tried to go to sleep all I could hear was the lift going up and down with what seemed all night so that was a down side. Next time we stay will ask not to go in any room with 00 or 40 at the end of the number. Breakfast was excellent.

First time here since the rooms were refurbished. Ideal for a stay in Edinburgh, especially if you come by car as there's a large free car park on site. There's a bus stop outside the hotel. Edinburgh has a good bus system. The one day ticket is £4 and good value. A single ticket costs £1.60. You can pick up copies of the bus routes etc from the Ocean Terminal shopping centre which is only a couple of minutes walk away. You can see it from the hotel. Easy to park at this hotel on Sunday . Lots of parking Monday . Easy to walk dog. Needs dog poop bucket. I don't like breakfast much. Low fat yoghurts - yuk. We stayed here before. Room 109 modern with grey paint. Nice table and seat. Iron board! Recommend for dog owners.

Myself and my partner stayed here for 3 nights at the end of October. We got the 35 bus from the airport to quite literally the front door which was handy! Bear in mind though the bus journey from airport takes well over an hour (and have exact change too!). Room was spacious and modern. We were on the ground floor near reception and facing carpark. My wife and I come here twice a year and rarely have been disappointed. We park the car and leave it for three days. (Buses outside take us to Princes St or The Royal Mile in 20 minutes so perfect for sight seeing and multiple cinemas in nearby Ocean Terminal only five minutes walk away are ideal for cold early dark autumn/winter evenings). hotel was clean and basic - no thrills here. Slow lifts so if you are on top floor you will have to wait for a lift. Breakfast is provided but hot breakfast is sausage, scrambled egg and baked beans. coffee from the machines does not taste like coffee. Cost was relatively high for a budget hotel!!

All the good things you would expect at a holiday inn express. Number 11 or 22 bus from right outside hotel takes you to Princess St for £1.60 single or £4.00 all day return ticket. Beds comfortable, breakfast was fine and limited car parking for free.

This is a comfortable hotel to stay at. Although not central to Edinburgh it has good links to the center and is an easy walk there. The room was clean and tidy and the staff were friendly and helpful. I would be happy to stay here again.

Stayed here for 4 nights with my mum - room clean and recently refurbished, tea and coffee provided and can ask for more if needed. Fab location that's perfect for getting the bus to Edinburgh or visiting the shopping centre over the road where the royal yacht is. The staff are always amazing, so lovely and friendly. Breakfast is fine - always hot and plenty available. We stay here every year and have done now for several years - it's always fab.

My chum and I were down in Edinburgh for a girlie weekend again. The Holiday Inn Express in Leith is our first choice hotel. Great staff, comfy beds, helpful and polite staff. Easy access to city centre on the bus and great for going to the super bars and eateries in Leith. Close to a big shopping mall if you have shopping in mind but don't want to go in to the centre of Edinburgh. Perfect and will be back.
