I would give this hotel a 5, if it wasn't for the small rooms. Oh yeah, and a few pictures on blank walls would help. Staff was uniformly welcoming and friendly throughout our 3-day stay. A very warm welcome. Room was clean and comfortable. The bathroom and shower were excellent. Minor criticism - bed was a bit small for a double. Buffet breakfast was more than acceptable. Location was a real plus.

Stayed for 3 nights last week and enjoyed it as much as ever. Location great and all fine with the room. Breakfast Ok. Super for all the sights round the Royal Mile. Could not fault it. Will probably use it again when next in the city as it is so well located and has all the amenities needed for a short stay.

You can't ever go wrong with Holiday Inn Express. Their hotels have the same standard everywhere you go. Clean room, good breakfast and good location. Nothing spectacular, but good enough for a weekend get away.

It's not cheap for the services offered. Room was annoyingly small and bathroom stank of urine. I wasted my personal perfume to make it smell better or tolerable. There is no place to hang your clothes if you are having bathroom. If you didn't wear sleepers, I didn't carry any, your feet would always get wet as the tap in the basin, would spill or the board around the basin always spills over. Breakfast was very basic. I needed a place to stay during the Edinburgh Marathon Festival. I am getting a little sick of staying at hostels. This place gave me the quiet and rest I needed before and after my half marathon. The free breakfast was a good way to start the day. Make sure to go early (7am) or it will be crowded. I intend to stay here next time.

We had a great stay at this hotel during our 3 night visit to Edinburgh. The location was excellent, just off the Royal Mile. Check-in was so easy, the staff very friendly and helpful. Just outside the town centre and close to the old university, this hotel sits on a lower road (so step walks down to it). The road houses several nightclubs so can be a bit noisy at night. The rooms are average, smallish TV, comfortable beds with a choice of pillows. Bathroom OK - some mould on the sealer, and weak shower pressure. Staff at reception were outstanding. A decent hotel if are looking for one in Old town . Very close and at walkable distance to market , walking tours and the castle . Very basic with decent Wifi and free breakfast . If you are travelling with kids like we did , rooms are a little small . While they have a double bed and a sofa cum bed in the room , but once the sofa cum bed is open there is no place to move around . However if we want to use this for only sleeping , then a decent place to recommend

This was a great sport for the royal mile. It is about a 1 mile walk or less to pretty much all the major attractions. Lots of restaurants and pubs nearby. Room was very clean. Breakfast was decent (though not as good as the HIX in Glasgow). Staff were friendly and helped us store our luggage for no cost on our last day since we checked out before we were heading out. Stayed at this hotel five years ago. Still has a helpful and friendly staff. A good English breakfast but not a lot to choose from. On this trip we were traveling with our granddaughte, our first time to be in Europe with a third person. If you are traveling with children expect these rooms to be tight. With 3 people it is functional but Almost no room with the sofa bed open. But a fair price with a great location on the Royal Mile.

Watch out for the corporate theives at Holiday Inn Cowagate, Edinburgh. I stayed there Monday and Tuesday and paid cash for the two day stay. Prior to my arrival they pre-authorised my debit card for the first night for £142.55. On checking out they said they'd immediately refund my pre-authorisation amount - they have not. The real highlight of this hotel is the location. It's only about a block or two off of the Royal Mile, on a quieter street. It's fairly near the middle of the Royal Mile, so you can get to Edinburgh Castle and Holyroodhouse Palace (and everything in between!) on foot. Used the hotel as a base for the Moonwalk on Saturday night. breakfast self service but plenty available. Room and bed clean and comfortable. Staff helpful. Good location for Holyrood Park where moonwalk taking place so easy to walk back to from City. Downside had to use room key to get the lift to move.

We came here for a family stop off after a visit to London. Easy access from Waverley Station 10 min walk and walking distance to Royal Mile where it's all happening. Great visit by using the hop on hop off bus and saw a lot in 2 days. Rooms were recently renovated. Some areas like breakfast room and lobby going through a paint job but did not interfere with our stay. Staff friendly.

Stayed here for a day as city centre was fully booked. 15 mins from princess street and right within old city, so great location for holidays. Reception and bar area is small, but works out ok. Standard holiday in experience and affordable rates.

This was our stop before and after our bus tour of Isle of Sky. The hotel was decent the service was nothing to rave about but at least the locations was not fare of the royal mile about 200 m downhill of the royal mile so every time you want to go shopping you have to climb that hill. If you have older people visiting with you this might not be your best choice for a hotel. The breakfast in the morning was pretty good, it was a continental breakfast.

Stayed two nights for wedding next door at the chapel. excellent location with eateries close by . can't fault and would recommend . Wife and friend used boosh hairdressers directly across road for hair pin up . ate at Holyrood 7a , just 150mfrom hotel , great choices .

It was just what I expected, no frills but everything you need. The room was warm and when we mentioned it we were immediately issued an oscillating fan. Bed was okay, nothing special, and the breakfast had plenty to get the day started.

Name is misleading, it's NOT on the Royal Mile but located in the Cowgate. Colgate is a good location for bars and restaurants. Hotel is new. Room was comfortable. Place is nice inside. One drawback is the area where you get breakfast. It's tiny, possibly about 100, hotel could be 400+, so there would be congestion if everyone decided to breakfast together! There's a 'security' system for using the lift but was NOT told about it when I checked in.

Good: one block off the Royal Mile. Makes walking to Holyrood palace, Edinburgh Castle, Calton Hill, National Museum of Scotland and all the central Edinburgh points amazingly easy. The hotel is perfectly located for exploring the city. It is walking distance from the castle and the golden mile. Facilities are standard to what all HI Express have. I spend there five nights with my family , the location is very good as it's close to old city and Edinburgh castle and only 10 minutes walk to waverley train station. The room size was okay , the room cleaning was excellent also the breakfast is very nice.

I booked two rooms back in Nov 2015 for going to the Runrig concert. The rooms i booked were an accessible room with a connecting room. Many emails going backward and forward with a member of staff making sure i booked the right one as needed one of the rooms to be equipped for someone that was disabled. One of our favorite pubs to visit on The Royal Mile is just a few blocks away - so this was an ideal place for us to stay on our recent visit to Edinburgh. :). Our room was ready when we arrived for check-in, it was clean, and it was quiet. The staff was friendly and helpful (they called a cab for us several times, when needed) and the free/included breakfast options were plentiful. Great value!

Our family of four stayed here on a Friday night. It was a happening place on the streets around us, for sure. The hotel is decent and conveniently located. Stayed here on my loyalty points on an unscheduled stop. Good location very friendly reception and room clean. Breakfast is a bit weak but to be fair it was high season and the hotel was very full. There is no parking also which wasn't great.

This is in a good spot for easy access to the sights. There is a 24 car park a2 minute walk away which is discounted by the hotel to £12 per 24 hours. As a family of 2 adults and 2 kids we booked the family room which is really just a normal room ( the layout plan on the walls tell you all rooms are exact) with a fold down sofa bed option. I booked rooms for my daughters birthday as I have done since 2014. They loved the friendly staff and the excellent location breakfast was great and set them up for a days festivaling. My daughter was annoyed at the attitude of another guest who was rude and unrealistically demanding she spoke to the employee and encouraged her. If she or any of her colleagues read this you do a grat job.

You pay the price for a newer hotel in a rather good location. In this case it was during the Edinburgh Festival in August with high non-refundable rates. Then the rooms are nice but very small. It seems that they have tried to use the ultimate use of space in the smallest amount of space. For me the room was too small and not like other Holiday Inn Express I have stayed in. It seems that it is important to check the hotel before booking. The breakfast was plentiful but not gourmet.

This place is the best. It's a minute walk from the Royal Mile, there are tons of tourists here. It's not the cheapest and not the most expensive, breakfast is a huge selection, fresh and delicious, the rooms are spotless, the wifi works perfectly and it's clean and the staff is friendly. Hands down winner. I only wish they had a laundry service onsite.

A very nice hotel. The location is great a walking distance to anyplace in the old town, and for the fit and brave of heart a you can even walk to the new town. The staff is helpful and kind. Only remark is that the opening sofa-bed is not comfortable at all.

The location on Cowgate off The Royal Mile was perfect as you are situated in the central spine of the City and can easily get to events/attractions on either side. We took the train to Edinburgh and this was a quick taxi ride from the train station and very near the Old Town. It is also right next to a Catholic Church which you may find nice (as we did). We stayed in a handicapped room which was large but the bathroom flooded as the shower had nothing but a curtain around it. I stayed here with my daughter for two nights. The room was fine, as you would expect from a Holiday Inn Express. The air conditioning worked well and so the room temperature was good. Just returned from a 3 night stay. The room was great, the location fantastic, just a street away from the Royal Mile. Staff where very helpful and friendly and always happy to help and provide tips on what to visit. Breakfast was as expected, loads of it and freshly cooked. Landed and caught bus to Waverley station. Went straight to tour bus office. It was 9.00 am. We went for the Grand ticket which covered 4 tours. This is an excellent base for going around Edinburgh. This is a typical holiday inn express, what sets it apart is the friendly staff and its location. It's not on the Royal mile but only 5 minutes walk. Great pubs and restaurants within short walking distance. We had an overall good experience.

We stayed here at the HI Express for three nights. This is a standard Holiday Inn Express. We stayed at four of them this trip. so we have a good basis to compare them. Couldn't be more happy with our stay here! Rooms are absolutely amazing, the rooms are very clean and a great size. Beds are extremely comfy and the shower and toilet are clean and up to great standards. Location is amazing, situated in the heart of old town. Our family had a wonderful stay at this Hotel in September, The rooms, we had adjoining rooms, were very comfortable, spacious and clean, The staff at Reception were very welcoming and nothing was too much trouble for them. The Royal Mile Express has a great location. Our 4 day stay was completely uneventful, which is what I want from a hotel. Cleaning service was consistent. Good wifi throughout our stay. Help from the desk when asked. If I have one quibble, there was no outlet by the bed (I use a CPAP machine), but we made do. I would definitely return.

This is a nice, basic hotel very near the Royal Mile - nice and clean rooms, very friendly staff and within walking distance from the train station (a bit hilly getting to the hotel, though, but that's not unusual in Edinburgh). Not a boutique hotel or anything, but just a very convenient, good and nice and clean place to stay.
