Conveniently situated a short distance from Princes Street, this hotel ticks all the boxes as a base for a short city break. The room was clean, bright, quiet and reasonably spacious with good facilities- excellent bed and shower in particular. The reception staff were notably pleasant and helpful. Breakfast was included in the price and, while one would have liked some variety in the cooked fare department, it was adequate. I would have no hesitation in using this hotel again.

I initially selected this hotel based on its location for a short city break but I have to admit; it complete exceeded my expectations. First off, the staff were brilliant. The one star is for the location, nothing else impresses about this tacky accommodation in the heart of the city. The hotel itself does not offer room service or an in-house restaurant. The family room we stayed in had no wardrobe or bath,and shared a door with snooty neighbours who complained about 'noise' when my child cried at 8.30 in the morning and we put on the telly to calm her down. Check in procedure, staff and room size were all good. We got bad vibes when we first arrived in the room and there were only 2 tea bags and enough milk for half a cup of tea in the basket. I wanted to give this alternative IHG hotel a try during my vacation. I used my points for a free room. This was the first time we had stayed at this hotel and it was in the perfect place for us. We even managed to get a place in their small carpark. We were very impressed with their services. In particular the extra's that were put on for the Marathon runners. Good Location for everything. The hotel was very clean and nothing was a problem to them. Location is perfect for Playhouse, shopping, Calton Hill ( great views over the city & Firth of Forth) and a short walk from the train station. Clean and well presented. Breakfast times can be busy though food is plentiful. A good choice would stay again when visiting Edinbrugh.

This is a great, well priced hotel about a mile from the Castle and Royal Mile. They have limited parking but we found a spot and we walked to all the downtown spots easily. The rooms are comfortable, no air conditioning, as is typical in European hotels, but being in Scotland you don't really need it much. Each room has a fan. The room was quiet, clean, and comfortable. The breakfast had lots to offer, with great hours in the AM. Wonderful location, only 10 mins walking from the train station and art museum, around the corner from "John Lewis" shopping center, near lots of restaurants. I made it in 20-30 mins walking to the Castle, Holyrood Palace, and all points in between. Happy to have stayed there.

This is a listed building so there are rooms of all sizes and shapes. It is in a great location - across from the Playhouse, next to John Lewis and 5 minutes from Princess Street. The staff are amazing, so friendly and helpful. Nothing is too much trouble. They have the best Holiday Inn Express breakfast I have ever had.

Two nights in this hotel which is conveniently located and close to shops, taxi stand, restaurants. The stay was really pleasant and no hassle at all. The room is typical small express room. There was a small fan in the room and the lifts helped but the main entrance is several steps above the road and it is not easy if you have big/heavy bags.

We are two families who stayed in this hotel, and our request to be placed in adjoining rooms were accommodated. The place is clean and the staff is friendly. The breakfast has a wide variety of choices and the crew are very polite and made sure we had our cups filled with tea/coffee. Our rooms have a nice view of the city. Holiday Inn has not let me down to date! Quiet, comfortable, and centrally located. Location: I came in from London via train, which is less than a 10min walk away from the station to the hotel. This is definitely an "express" hotel, with very limited parking, but we were grateful to be in a car park space, but could not afford to use the car during the day, because we would not have been able to regain a place. The room was basic with no extras at all. It was very hot in the room, but thankfully worked out how to open the window for some fresh air. The breakfast area was very busy and provided an average breakfast, but seeing this is included in the room rate, one couldn't complain.

Me and my girlfriend came here for a short break (2 nights) and Holiday Inn was ideal for what we wanted as it's extremely well located to princess street etc, you are more or less a 5 minute walk from the centre of everything. We stayed here for 1 night whilst going to a concert. The hotel is in a good location, a few minutes walk from the nearest tram stop, train station and directly across from the Edinburgh Playhouse. 13 of us stayed here for one night to celebrate a birthday. Short walk to station and main attractions. Twin room was spotlessly clean, nice hot shower. check in and out was speedy and efficient although one of the rooms wasn't ready. Twin beds were comfortable although friends said the sofa beds in the family rooms were not comfortable. No complaints at all about breakfast, plenty of choice. Would definitely stay here again.

The hotel is in a wonderful location. Not far from the train station and Princes Street, and an easy walk to the castle. The hotel is in a location near lots of shopping and entertainment without being too loud in the evenings. The room makes efficient use of the space with shelves, but there really isn't much room. We didn't spend much time in our room except to sleep, so that was fine. I really liked this hotel. Great location, nice bar, great breakfast (bacon extra compared to most holiday inn express) and nice rooms. Only thing for me was my room was to hot. I had the fan on full and the window open but the drawback to this was the noise.

Was on a tour and spent 2 nights at the Holiday Inn. The bathroom was just about big enough for one person. I had to wait 10 minutes to get cold water, to take my shower because scalding hot water was the only thing coming out. There were express soap or other extras either. The shower curtain didn't teach the bottom the shower, water was all over the bathroom floor. The pan was shallow and the drain was slow. The breakfast was very good and the staff was helpful and pleasant .

Hotel was ok, not really worth £120 a night for 2 people mind. Room was stuffy with the air con coming in the shape of a fan. Breakfast was ok, staff were helpful but I wouldn't go back there again. The location of the hotel is decent but as the title says, average at best.

Stayed here for 1 night and was pleasantly surprised. Check in was quite quick with a helpful young man who was happy to show us where things were on a map of the city. This hotel is extremely central and has a small private car park at the rear ( for which you pay a small amount per night). We had rooms overlooking Picardy Place which turned out very noisy with traffic and late night revellers. There is no air conditioning and leaving a window open invites more noise to penetrate from outside. We had got the bus to Edinburgh and it was a really short walk from here to the hotel, it isn't far from Waverley train station either. Location wise it was brilliant. We enjoyed our stay at this Holiday Inn Express. You can walk everywhere from this hotel-- I chose it because it was near the Rabbie's cafe where we were taking a tour. Clean room and breakfast included. Very reasonably priced. Hotel staff very helpful. Would definitely stay again.

Hotel is extremely central and is easily accessible from the airport via tram. All the key attractions are within half an hour walking distance. If you want to see the city and enjoy food, I would definitely recommend this place.

This hotel is amazing! Especially if you are going to see a show at the Edinburgh Playhouse. The location is fab. Rooms are comfortable and spacious. Beds are so comfy, sleep quality was brilliant. If you are wanting a good view ask for a room at the front facing the playhouse but the view I had of the houses behind the hotel was nice as well. Staff are friendly and so helpful. There is no downside to this hotel.

I chose the hotel as it is near Virgin Active and I can use it as I am a member of one of their gyms in London. Only problem is that three days earlier it had been taken over by Nuffield Health! There are hotels closer to the Royal Mile, but who wants the crowds? This is in a great location (an easy walk to the Royal Mile) with great pubs and theaters in the area. Struggled with all the stairs down to our room by the garage and carpark down under. Window in line with carparks ground. No air con. Complained next night topfloor. More stairs no air con. but much better. Poor breakfast. Egg and bacon but no cheese or ham.

On arrival could not find the car park ,not well signposted could be better put up some where .When we checked in, could not under stand the lady on the desk had to ask several time what she had said .We found our room it was ok just what we had expected . The bed was to soft for me, but i liked the pillows .Breakfast was ok no fryed eggs or tomotoes only beans more choice would be better .

Check in was quick and friendly. Hotel is pleasant and conveniently located. Our room had an awful view of the parking lot and my husband booked under his points. They said we could move to a nice room on the second day when we were paying ourselves. That is what your points get you for being a loyal member. We planned a three night stop around attending the Sunny Afternoon Musical in the theatre just across the street from the hotel. The hotel is everything you would expect from this type of hotel with perfectly adequate rooms, a basic but enjoyable breakfast and a great central location. There are lots of pubs and restaurants in the vicinity and finally and most importantly the staff in the Holiday Inn were without exception helpful and friendly. Highly recommended

Stayed here for one night when going to the playhouse for a show. I have stayed in other HI EXPRESS hotels and had good experience. Not this time unfortunately. Location - The hotel is near the train station, it is just a short walk from it.. I dislike hotel that is too close from train station, but this Holiday Inn is perfect, it is quiet at night, but it is not too far to walk carrying heavy suitcases. Stayed in this hotel for 3 nights. Very centrally located and close to public transport as well as landmarks. The staff is friendly and professional. We were 2 people so the room were big enough and it was clean. Bed was comfortable. Breakfast is good. Only issue I have is that the ventilation is not good at all.

Centrally located. The room is spotlessly clean. Although it's situated close to pubs and bars I did not hear anything outside my room which was next to the street so I did actually get a very good night sleep. The breakfast area is a bit cramped. Overall it's a good place to stay.

Only stayed for one night as a stopover from the outer Hebrides to back home. Checked in a approx. 7pm and was lucky to get a car parking space (they only have about 10 spaces at the rear of the hotel). We were not able to get early checkin after an early morning overseas arrival but the staff were great at storing our luggage and helping us get parking. This was the first time we have stayed at this hotel but will certainly return. Reception staff very welcoming. Allocated lovely big room overlooking busy road but no problem with traffic noise. Very comfortable. Good breakfast but layout of dining room meant it was quite difficult to get to food area as tables so close together. Easy walk from Waverley Station.

Had a lovely double room. So comfortable wanted to take the bed home. Warm, welcoming and tea and coffee provided. Central to lots of attractions and nice eating venues. Breakfast provided was good but heat the coffee up for goodness sake! One thing I did not like was the fact that a young female guest was allowed in to breakfast wearing only her pyjamas. Feel she should have been asked to go and get dressed. Apart from that incident was a very nice stay indeed. Would certainly return.

Fabulous location, just mins walk from Waverley, across the road from the Playhouse Theatre, John Lewis and many bars and restaurants. Very efficient and friendly staff. Rooms exceptionally clean, and nicely decorated with quality shower rooms. Plenty tasty continental and hot breakfasts options. Extremely great value for money. Just a perfect place for a short stay in this amazing capital city. (Only wee negative is the corridors are very warm)

As mentioned by a previous reviewer not great for cooked breakfasts if you are vegetarian. No mushrooms , no potato scones or hash browns. Your cooked option is beans and scrambled eggs ( neither of which I eat ). Lovely soft rolls but they have stopped offering cheese so nothing to put in them unless sausage or bacon? The location of this hotel was brilliant, handy for Princes Street and the Royal mile both of which were a short walk from the hotel. The Edinburgh playhouse was also just over the road, so no cold walk back after the show. The room was lovely and clean and importantly quiet so we got a good nights sleep. Stayed here for business. The staff is really friendly, the room was alright and had everything you need for a simple stay. Breakfast was okay (except for the coffee). Basic OK hotel for overnight stay only. Thin walls, you can hear the neighbors and people moving luggage in the corridor. Surprisingly good breakfast buffet. Downside: if heavy luggage and no place in the hotel parking place, you have to carry the luggage up to the hotel from the street. There is a steep flight of stairs to get to the hotel and no ramp for the luggage nor inside where it's up and down the stairs to get to your room.

We stayed 3 people, 2 nights at Holiday Inn. Clean hotel, friendly staff and easy check in. However, rooms are small (granted, we had three people in it!) and basic. However, again, they were clean and tidy. The hotel doesn't have a restaurant it does serve a good breakfast which is included in the price of the room. We did visit the bar in the evenings - reasonably priced but the Pinot Grigio tasted like acid! Good location and easily accessible to tram from the airport.

A very centrally located hotel in Edinburgh, within walking distance to everything in the city centre, and right across the street from Edinburgh Playhouse. Lots of restaurants within 1 minute from the hotel. My room was of moderate size, but clean and quiet and with comfortable beds. The free Wi-Fi was OK, and breakfast had a medium selection of pastries, bacon, eggs and sausages, etc. All in all a place I could visit again on my next stay in Edinburgh.

Typical express hotel at centre point of the city & near to main railway station. Easy for getting around the city. Hotel has basic facilities, room do not have air conditioner or any air circulation which is bit uncomfortable in night. Very basic breakfast, however clean & good. Overall good place, priced highly in comparison with express type. We stayed in family room & was comfortable for 3 of us.

I know, not totally comparable as they are in different cities but, having stayed in both in the same week, maybe my experience will be helpful to other travelers. Rooms: Both very clean and tidy. Spent three nights here last week. The hotel is very conveniently situated within easy walking distance of Princes Street and other places in the New Town. This is a very nice Holiday Inn Express, with friendly, helpful staff. The rooms are quiet, comfortable and now an excellent full breakfast is included in the price. It does get busy at times, but didn't cause any problems to us. A ten minute walk from Waverley station is worth it to avoid night time revelry noises!

This little gem of an hotel is located straight across from the Edinburgh Playhouse, and conveniently situated for the heart of Edinburgh, which is a ten minute walk. I've given this one 3stars simply because of the transport links and it's location. Picardy Place is just next to the last tram stop in York Place- so easy access to city centre and the airport. It's within a 20 min walk to the castle or holyrood palace. I've been to a few budget hotels and the majority of others were unfortunately better than this one. We had have a stay on this hotel on 8th of November. The reception was always welcoming whenever we were in or out. The hotel was very clean and tidy all the time. The bed we used was good. The hotel was lovely and very modern. The reception staff were so helpful and the price was more than reasonable. The breakfast was amazing - sausage bacon scrambled eggs and beans for the hot breakfast, full range of cereals yoghurts pastries etc for the continental. Brilliant weekend. Booked two concerts at Playhouse Theatre. Hotel literally over the road. Lovely spacious room, excellent breakfast and nice atmosphere in bar after show. When did this supposedly 3-star hotel become so basic it is now run just a notch above hostels? First, they put bodywash/shampoo in the shower cubicle. What you wash your body with is what you use on your hair. No conditioner. No body lotion. The hotel looks great and is in a really great location. We got the tram from Edinburgh airport and this took us within feet of the hotel door. Check in was smooth enough. I stayed at the Holiday Inn Picardy Place and had to ask a passer-by to carry my luggage up the front steps so I could actually get into the hotel to check in. There was no ramp nor facility to call staff to request assistance. Not impressed and won't be staying again.

On our arrival we had been allocated a ground floor room with courtyard view, when we had specifically requested a high floor, overlooking the street. When we asked for a change, they put us in a room specially adapted for the disabled (we are not disabled). All the fittings and furniture were at wheelchair height. Stayed here overnight when going to see Billy Elliot at Playhouse, on checking in were given the wrong room were moved after speaking to reception staff who implied the error was down to us,perhaps they should improve their website to ensure you get the correct information.
