Me and my partner stayed here on Friday & Saturday night. We arrived late and were greeted by the night receptionist. The hotels decor is lovely, the reception area is welcoming and the honesty bar and seating area was very cosy. We stayed in a compact room which was small but still had room on the floor for bags and to move around,the bed was also very comfy. Lovely hotel, very friendly staff, lovely quirky room. Breakfast delicious. Lounge and outside area perfect. My wife and I recently enjoyed a brilliant overnight stay in Edinburgh at the Brooks Hotel. Just a short walk from Edinburgh 's Haymarket, a short ten minutes from Lothian road leading up to the usher hall and the city centre and just fifteen minutes from the Grassmarket this hotel has the perfect location. Stayed here for just the one night. We had a great deal (upgraded room, prosecco and chocolates) which we booked direct with the hotel along with secure underground parking around the corner for which you pay extra. The staff without exception are very welcoming and helpful. Our room was good and bed very comfy. Our son booked me and hubby a two night stay for my birthday at Brooks. We went by train to Haymarket station as 'a five minute walk away from the hotel'. Maybe for a speed walker! On our return journey we went straight to Waverley Street instead after realising the number 34 bus goes from the end of Grove Street where the hotel is located and stops right next to Waverley station. Checking in was a drama, we were asked to show or voucher, even though emailed it to the hotel in advance, we suggested to show it later because we could not find it, they refused and after 20 minutes they let us go to the room and show it later, this was very disruptive after 5 hours of driving; but the worst thing was the lady in the reception, who called herself the manager was rude and disrespectful. Stayed 2 nights. Location not quite as central as reviews would lead you to believe. A good 20 minute walk from Waverley Train Station. Rooms nicely decorated but very small with creaky floors. The bed was comfortable but a very small double. Bathroom was the smallest I had seen. There was a nice courtyard out the back with seating plus a guest lounge with honesty bar. Breakfast was cooked to order which was lovely. Staff were friendly.

When we eventually found the hotel from the car park the hotel suggested as they had no reserved spaces outside the hotel, we found a clean room with a comfortable bed. As we are on the larger size found the bathroom very small not even anywhere to hang toilet roll. We decided to sit in the garden as it was a warm evening but in need of a good gardener more weeds than plants

Budget hotel, yes. But good sized non fancy rooms, great breakfasts, and I really liked the location. Close to everything but with none if the noise and crowds. Liked the lounge and the honesty bar too. Great Wi-Fi. I'd stay here again for sure. I was there for a conference and friends stayed at fancier, pricier hotels but I actually preferred the Brooks hotel. Low key and had all the things that matter to me.

Stayed here for one night. Two single beds with very squeaky bases. Small room, even smaller shower room. On a very busy road and lots of students in the area. Even on the 3rd floor we could hear conversations outside, and footsteps. When the nightclubs emptied sleep was impossible, even wearing earplugs. Get double glazing fitted. If there's planning problems, fit secondary. Charging £135 for room only is outrageous for this standard. I've stayed in better hostels. Will NOT return.

Stayed here one night with my mum. We were delighted with it for the price. Good location, super friendly staff, delicious breakfast and very comfy. The only downside was that it was ever so slightly tricky to access the parking and that the parking wasn't free. Wouldn't put me off returning though.

A very convenient hotel, well located among old city and new city, so if you have to do some errands on the new city, still the old city is in a walking distance (10 - 15 minutes as maximum) to the Castle. The personnel is kind and specialy patricia and the Manager, made my trip more confortable. Patricya and The Manager itsel dealed with a complicated situation with HOTELS.COM and manage as is must be. Nice hotel, delicuious breakfast and very good balance price /location. Thanks a lot !!!

Lovely boutique hotel in a great location! Firstly is messed up my booking, so when I arrived it was a week early, the staff were so helpful and changed it for me so we could stay (and with minimal extra cost). Loved the rooms, clean and great decor. Really happy with my overnight stay here while packing up my daughters uni flat nearby. My room was compact but cosy, bed very comfy, shower fab! Staff were helpful. Breakfast was great, nicely cooked and lots of choice, although the items weren't Replenished very quickly. Was happy to pay for parking but it was awkward to have to go in to collect and drop off fob.

The Brooks Hotel is a very nice, comfortable hotel in a quiet part of Edinburgh. It is a good 20min. walk to Prince's Street however and I would recommend getting a taxi from the railway station if you have luggage. The only problem we had was the fact that the reception for the television was very poor so we couldn't use it at all, a problem we were told was caused by the weather and was the same all over the city ! Otherwise it was really nice.

Stayed here with my Husband for 3 nights as part of an Edinburgh city break for his birthday. I stayed in a King twin room with breakfast included. Lovely big bed - clean & comfy rooms, good wardrobe space, great shower. Its a really nice clean hotel with a friendly staff that can't do enough to help you in your stay.. exactly what you need in a hotel... and it has a fabulous breakfast.. the eggs benidick is lovely a must try.

I really liked this hotel. Rooms are very comfortable. Wi-fi works fine. Bathroom a bit small. They have a nice lobby with comfortable sofas and chair,s and you can have a drink. You just have to get it and write your room number and what you got. They also have a patio. The staff is very friendly and made excellent recommendations for restaurants: Atelier and a pizza place (can't recall the name). Both were great. Location is perfect (castle is a 5 minute walk away)

Room was comfortable and clean. Overall good value for money paid. Staff was friendly and informative. Location is central with easy transportation connection, restaurants nearby and food stores. The only surprise was having to pay £8.95 daily per person for breakfast. If you want breakfast cooked to order every day, it's good value, but if you just want coffee/tea and a bun, it's the same price. I gave a rating of 4 stars, but the food surprise almost caused a 3 star.

The price was that of a room for 4, the room was sold as a room for 2 but the bed was a bed for 1. Super expensive super TTTiny room. Seriously I am a big guy but I and my wife could not sleep together in a bed that small. Good decent location, clean. The staff were also kind. But really this hotel is too expensive for what it is.

We took the King Size Room B&B. Room was a fair enough size, but was nice and comfortable and bathroom was fairly appointed. TV could have been larger, but was sufficient for the time spent in the room. Full Scottish Breakfast was really nice, and staff were all friendly and helpful. Can't complain about the rate, as it was the cheapest I could fine in Edinburgh at this time. All in all, with its central Edinburgh location, I'd definitely stay again.

We arrived a little early, so staff tagged and put our luggage in storage while we went for lunch. Once we got to our room, we were very happy with what we got. Very spacious, clean and overall really nice. The only issue was that my bed was quite uncomfortable as it was just what appeared to be a sofa and not a sofa bed, so there wasn't a mattress. Booked for 2 nights for marathon weekend. Room very compact especially the bathroom - shower only. Downstairs lounge area with honesty bar was very comfy and great place to chill with friends. Plenty of restaurants in walking distance.

We stayed here for two nights. Staff were very friendly. Room was quite large and looked like it had been recently redecorated. We had an alarm go off in the middle of the night which I think was the fire alarm. It only lasted a few seconds, enough to wake everyone up but then stopped, no staff came to tell us what was going on and the alarm didn't go for very long so we assumed it was a false alarm. Its a bit pricey for what it is but couldn't find much cheaper that close to the city

It's the second time I stayed at the Brooks hotel. I liked the atmosphere and the guest room (nice Whisky bar). Rooms located on the Grove Street are exposed to the traffic. The service is good and the team cares about the customers (my luggage was delayed by the airline)

We found the staff extremely helpful. Overnight parking is a short walk away in a secure underground park. The room was very clean and the bed extremely comfortable. We had an excellent nights sleep after a hectic day. Exit time at 11 am meant that we could have a lie in and a leisurely breakfast. Fantastic. Will stay again.

Basic hotel, but clean & tidy . Rooms are quite "Petite" well the 1 we had ..!!! The bathroom the same, not for the Larger Couples ..! but the Shower it self was Amazing ?????? Breaky not worth the money if we go back , will be going elsewhere for it ???, Used this Hotel for the Tattoo, 10-15 mins walk from the Castle , Princess Street 10 mins away ... Can't say much about the staff as they don't speak much English ???.

Very expensive for the size of the room which was pretty small, comfortable bed, could do with some firmer pillows. Clean, nice shower. View to back of hotel. Coffee, tea making facilities were not practical as the kettle was in a different place from the cups etc. due to lack of room. About a 20 minute walk down into the heart of the city, quiet road.

We stayed here in August to go and watch the Tattoo. Lovely little hotel. Website says about £4 in a taxi from Waverley but in reality it was costing between £7-£9 as it's all a one way system so taxis have to go the long way round. We stay here quite often and reviewed it a while back. The standard is still very high, staff friendly and breakfast excellent. However, there is a courtyard garden to the rear of the hotel which is sadly neglected. It was lovely when the hotel first opened but has obviously never been maintained. This is such a shame as it would be lovely to enjoy a glass of wine outside on a summer evening.

I stayed in this lovely hotel in Edinburgh's west end and thoroughly enjoyed it. It is a good location about a ten minute walk from Haymarket station and close to individual shops and nice delicatessens with food for every occasion. A pleasant, friendly hotel, with a very good breakfast, freshly cooked to order. However, room pokey and with a few maintenance issues - very overpriced, stingy on the pillows/towels and bit like a bedsitter. A bit sloppy on the service side of things - staff seemed to be multitasking. The honesty bar is a great idea. Staff working in the breakfast room very nice indeed - reception staff could learn from them.

Not sure how to describe it really. Staff we met were lovely, it was lovely and clean but it was so noisy. Doors slamming, constant flushing toilets and the drunks outside on their way home, ( not the hotel's fault) but didn't add to a restful night. We were greeted with the news that we had been given a free upgrade, which was lovely but I dread to think what the original room was like. The upgraded room was so pokey, we must have initially booked the broom cupboard. A tad overpriced I think.

The room was a king size twin and was lovely, we had afternoon tea and breakfast and both were fabulous. The staff could not have been nicer or more helpful . We would definitely stay again. We also used their car park £12 per day which was just around the corner. The bus stop was less than a minute away and buses ran every 10 minutes both ways.

Hotel was in easy to get to from Airport via airlink bus, 5 minute walk. it was within walking distance of The Old Town and plenty of bars and restaurants. We had probably the smallest room, but it was sufficient as we only had to spend the night to catch our early flight in the morning. Therefore we can not judge the breakfast, we missed it. It was not included in our booking. The lounge and the Lobby of the hotel are really pretty, the room was decorated in a shabby chic style. We had our view on a brick wall. Staff was friendly and helpful.

The Brooks Hotel is only a 10 minute walk to the Centre of Edinburgh. I would class it as a boutique Hotel. In my price for the hotel I had afternoon tea and cakes and Proseco offered, I di not like Proseco so the hotel changed this for red wine at no extra charge. We stayed at this hotel early November. Lovely little place, about 5-10 mins stroll to centre. The location was ideal for us add it was away from the busy centre but close enough to reach everywhere we needed. Friendly staff to meet and greet you on arrival and treated us well throughout our stay. The room was spacious and comfortable but needed a little TLC. It is ideally located for a visit to the Capital with plenty public transport within easy reach. We will use this Hotel again.

Stayed for one night as we wanted to have explore Edinburgh and this hotel was perfect for that purpose. Very close to everything and walking from here to any place was made very easy. Everything in the room worked the way it should and the bathroom was quite nice.

This is a quaint little place about ten mins from edinburgh old town. Rooms are fine. Nothing amazing but plenty nice enough. Breakfast was nice and the staff were pleasant and helpful. Recommended for a short stay.

Very comfortable bed. Nice bathroom. Lovely quaint hotel lounge area very nice and Staff helpful. Just a 5 minute walk to princes street or about 10 mins to old town. Great location. Only downside is parking is a little far away if you dont get into their carpark its about a 5 min walk, but it isnt expensive as they validate your ticket. All in all i enjoyed my stay.

Just returned from 2 nights B+B..Room on the small side but spent very little time in there. Comfortable bed, nice clean bathroom and good shower. Breakfast was very good and if you're on business or the weather's bad, the lounge is excellent for work, reading or board games etc. The staff are very friendly without being overly so. Bus outside goes along Princes st. so location is fine.

ROOM 106 - 11th & 12th November 2016 Arrived, staff very helpful, but didn't inform us until checking out that you get charged for the parking, Room ok, very Hot so heating turned down and window opened, clean enough. Afternoon Tea, WELL!! Stayed just one night in this hotel and have got to say that was about right with regard to comfort, the room was very small and very compact. No issues with cleanliness however the mattress was of a low standard and very uncomfortable (108). The hotel in general had a warm atmosphere and we were very impressed with breakfast and the professionalism of the breakfast staff. This was my third visit to Brooks Hotel in Edinburgh. It's a really friendly place to stay - I was on my own and felt entirely comfortable to be a solo traveller. It all works well, and breakfast is delicious. I'll look forward to staying again soon.

We had a single night in this hotel and thoroughly enjoyed our stay. The room was clean and warm with good facilities. The afternoon tea with prosecco was excellent as was the breakfast. The best way into town from the hotel is to either walk (15 mins) or the bus stops at the end of the road and is quite cheap. Overall, a lovely stay and will, hopefully, be returning

Stayed there on an offer for one night in November. Location is in a residential area wirh lots of eateries nearby and aboit 20 minutes walk into the New Town. There is also a fair bit of construction going on in the area. Overall first impression was that staff was friendly and welcoming but over the stay we found a few niggles. From the moment we arrive we felt relaxed and at home. The reception staff welcomed us and made everything seem like it was under control. The room was spacious enough for my wife, 4 month old son and i to stay in. We choose this hotel as we called up regarding a query on the sterilising of baby bottles. Nice location within walking distance of Princess Street. Lovely rooms and spotlessly clean really nice beds, bedding and towels. Had a really nice breakfast and the selection of food available was very good. Afternoon tea was a bit disappointing as I wasn't sure what the filling in one of the sandwiches was and the only cake was a slice of Madeira. We would definitely stay here again just not for afternoon tea.

A great little hotel that provides for an excellent stay in Edinburgh. Its location was within walking distance to the Castle and city centre but for those who might find this difficult there was a good number of local buses with a bus-stop only about 100m from the hotel. When you can't afford to pay £500 to stay right in the hussle and bustle you go for the second best option something that's nice comfortable accommodation that states it's 10 minutes walk from Edinburgh castle... maybe if you're Hussain bolt! We stayed here overnight with a deal the hotel had on their site and we had a lovely stay! The staff were very welcoming and the afternoon tea with prosecco was delicious! We found the hotel was about a 20 minute walk from the centre so it was handy. Rooms were lovely and the bed was something comfortable!! We will return.
