David was very welcoming and provided any advice and assistance when requested...he certainly goes the extra mile. We arrived early in the morning after a long flight from Australia. This characteristic Victorian Hotel is located about a 10 minutes bus journey from Edinburgh City and the bus-stops to and from the City (no 11) are just across the road from the hotel. The Ocean Terminal for The Royal Britannia is about a 15 minute walk away and close-by is "the shore" where there are a few pubs and restaurants, so the A-Haven is well located. We stayed here for a family funeral and the guest house was kind enough to allow us an early check in. Nice location, easy to drive to. We had a family room, comfy beds, bathroom was small, all areas were clean. Stairs aren't the easiest for young children to climb. Breakfast was lovely, good selection and cooked as requested. Would certainly consider going back.

Stayed at this hotel in May, Was going to lunch at The Kitchin the next day so this hotel was a great location, big attraction was that it also had secure parking. Was greeted by the owner - really friendly and helpful. Stayed in one of the rooms at the back which are not in the actual hotel and my only comment would be that I would have liked to have stayed inside the hotel as its a truly beautiful building with lots of character and would have preferred that - but will ask for one of those ... We stayed for nearly a week, food was excellent and our host was very welcoming and helpful, its easy traveling in to the town by bus and plenty of them running. The room was ideal and very clean and comfortable. Would recommend here for a stay and if we came back up we would book in again

Having looked on Google earth to pinpoint the location after I had booked did alarm me slightly as it is clearly on a bus route and a main road into Edinburgh. How wrong I was. The hotel is so peaceful and there was absolutely no traffic noise whatsoever. David and his staff are outstanding and all went above and beyond to make our stay special. I have stayed at the A Haven 3 times and is a great place to stay, David is a lovely man and great host. Looking forward to staying again. There is a great bus service every 10 minutes right outside that takes you to the town. Breakfast is great plenty of choice. Rooms are clean and tidy and comfy. I would recommend staying here.

Well maintained Hotel with private parking. The guys were really welcoming and helped us with sorting out buses and directions. We are just home for a weekendish (Sat - Mon) break. I had done some homework on decent places to stay in Edinburgh/Leith that were reasonably priced and was not disappointed. When we first arrived we walked through the stunning little garden, that was very fragrant and welcomed us to the Hotel. We stayed here for two nights and found the staff to be helpful and friendly. Our room was a little cramped, but had everything we needed and the bed was very comfortable. The decor, although appropriate for a Victorian house, is somewhat tired and the skirting boards could definitely do with a good clean. This hotel is a little outdated, but we would still stay again. Great value for the cost and easy access to the city center. The staff are friendly and helpful. We enjoyed our stay, although breakfast service starting at 8:30am was not very convenient.

This was a lovely surprise. More than a B & B but not like a proper hotel, there was a homely, friendly atmosphere. Booked this for 2 nights for myself and mum based on previous reviews from trip advisor. Initially I didn't really understand the hype as on first impressions this presents as a 'normal' guest house. Though, as people have mentioned, this place is not right in the center, there are many benefits to staying here. First and foremost, the owner David is a gem. The place has an old world feel and David, besides running a clean place with a fantastic breakfast (loved that smoked haddock!), contributes much of his time to volunteer and charitable work. The friendly nature of the owners make this hotel a joy to stay in, always happy to help and provide assistance with any enquiry. Rooms are adequate, small bathroom with hot water but could do with a little more pressure. The house is very old and gives off a lot of charm. In a nice area with private secure parking[ we used the bus service to go into the city which was only 10 mins away]. so no need to use the car at all.The owner David was very friendly and helpful,the bedroom was clean and the bed was nice and comfortable. whenever we visit Edinburgh we always stay here. it is in a quiet area, and only 20-30 mins walk to town, or there is a bus route right outside. The food is always excellent and the accommodation so comfortable. The owners are extremely helpful and welcoming, The room rates are more than great value. It is always a privilege to be welcomed here.

Stayed here for one night and chose this hotel because we were attending the area for a specific reason. Its a good location for Newhaven and Leith, can walk to both in 20 minutes and it's on bus routes in to the city. Not much in the immediate area pub and restaurant wise. The hotel is ok but its more like a B and B. It was clean and the bed was excellent although the two single duvets on a king size bed was strange and got in a tangle during the night. I stayed here for one night with my mum as we treated ourselves to an overnight stay when visiting the Edinburgh Tattoo earlier this year (2016). Mr Kay was very welcoming and helpful when we arrived (we were given a front door key so we could come and go as we pleased). From the warm welcome to the hearty farewell this hotel has been a pleasure. If you want fast food, corporate decor and impersonal smile and wave service then you will be disappointed. However if you want quirky, friendly, homely rooms with excellent fresh breakfast and staff with excellent knowledge, personality and a passion for their hotel then come here. Brilliant location can't fault it, we will certainly come back.
