room was good enough for the price, easy access to the shops down the road, helpfull manager. Shower needs renovation, but the cleaning was ok. Parking our car was easy nearby. Budget hotel, a good option for a short break.

I stayed here for the night before the Brighton Marathon, and probably has the last available room, as I paid about 4 times what's advertised on the board outside! Shower grubby, dusty floor, dribble of water, very poor excuse for a shower. Room, noisy, window wasn't effective at keeping traffic out. Great location on the A23 into Brighton with free parking. Close enough to the city centre to be able to get anywhere in just a few minutes Friendly staff and a good breakfast in the morning Perfect for business visitors Would go back again

Stayed overnight on business because of convenient location and free parking, difficult to find in Brighton. On arrival the receptionist was eating noodles and appeared not to notice're for some time, so not a good start. Had a room at the front, through which all the HGVs in Brighton seemed to pass during the night - very noisy! We had a pleasant stay , staff all polite and helpful. Room was a nice size and very clean. Bed was comfortable, we had a good nights sleep. Breakfast the next morning was good value , slightly over cooked and a little oily but on the whole very filling. A good stay.

Our room 305 was filthy!!! This 'family' room had other peoples dirty stains on the floor (I dread to think which end they came out of) The delightful shower mat in the bathroom had mould underneath it, and the actual bathroom was filthy. The manager here needs replacing or requires further training to do their job properly. This place is not Travelogical to me Thank goodness we changed hotels!!

Stayed at the hotel for 2 nights in May 2016 for business. The location and parking is good.The room was ok but the wifi connection was very poor which made doing work extremely difficult-the receptionist offered to turn the router on and off but this made no difference. Stayed at the Preston Park hotel for one night in May 2016. It's location is good for Brighton nightlife and sights etc but that really is all that I can say works for this place. I had a double room at the front of the hotel. It was very small and really out of date/musty. The rooms are so close to each other with very little wall between you and the people beside you so you fell as though everyone is in your room. Staff where friendly room was clear I would stay there again. But they need to cook the breakfast fresh as it had been precooked and dry the egg was fresh. And they need to sort there website out and state what you are pay for as I thought I had paid for the breakfast.

A little tatty from the outside and tired and dated on the inside. The receptionist was pleasant enough but would have made a better impression with a simple uniform as she appeared scruffy. When we arrived at this hotel, we were struggling with four huge suitcases. When we asked for help with our luggage, we were told by an apologetic receptionist that she was the only person in the hotel, so we were left to wrestle our bags to our rooms ourselves. Just spent a very nice weekend in Brighton. The hotel was nice if in need of a little update. The room was very large and comfortable and the breakfazt was excellent. Staff were all very polite. Didn't use the car all weekend as there was a bus stop right outside the hotel

This hotel is a joke. Fittings falling off walls, taps and showers not working, Wall paper and tiles ripped or missing Tried to get a drink in the bar at 17.00 and they couldn't find keys to open the door to bar. Drink when we got back from meal at 21.00, they had found the keys and it was like bar in Star Wars. I stay in hotels most weeks and this has to be one of the worse I have ever stayed in

Yes its cheap,yes it needs renovation but for the price I could not complain. I read all the reviews and most were hardly glowing but we took a chance bearing in mind we were desperate to find a hotel on specific nights at the last minute. Lady on reception was not polite. Car got dented in their car park (on the top of the boot so this must have been done intentionally). Floors are super creaky. So many doors to get to our room which was up some stairs, through lots of doors, around corridors, down some stairs, more doors, more corridors. Room was not clean. The place is in dire need of refurbishment. Rooms were shabby. We stayed as a family and had two rooms. One room was far too hot and with little ventilation due to old sash Windows that were hard to open. En suite shower was basic inadequate water pressure. Not worth the price by anyone's standards and would not stay here again.

Very poor, very tiered decor, staff rather abrupt. Our room was very tiered, decor very poor, cleanliness was not great either. Television didn't work, hair drier didn't work and kettle didn't work along with socket which was not good. Wouldn't go back or recommend to anyone.

Needing to book an affordable room at quite short notice, I was concerned at some of the reviews I'd read. However, convincing myself it was just for the one night, we'll be fine, I went ahead with the booking. We stayed 2nts here. Beds were comfortable, room adequate in size, bath and over bath shower. Our room was quiet and cooler as it was at the back of the hotel facing the garden. A bit of a rabbit warren, but it is an old building. We ate at a pub 5min walk away but there is a restaurant on site. Free on site parking- this was why we chose this hotel as most hotels in Brighton only have public car parking at extra cost. Bathroom amenities were very minimal as in any 2-3 star hotels.
