Quaint. Dated. Nostalgic of a better time in New Zealand. We really enjoyed our couple of nights with the whole family here. The owner John was a true gentleman, presenting this hotel in an admirably classy manner. The place has a charming, faded ambience about it. Rooms were perfectly adequate, if not glitzy, making one feel comfortable and at home. Price was most reasonable. Very well cleaned and serviced despite obviously 'kiwi-style' worn-out frayed-looking fittings. We were more than... Read more

If you are looking for a cheap deal, this may be fine for you! It was booked for us by a helpful lady in an iSite some distance from Rotorua, and we should have recognised the price would be reflected in the accommodation. Our room itself was clean, though having stayed in a range of places whilst in NZ, the rest were all better equipped than this. The hotel itself looks incredibly sad, once you leave Reception - fraying and faded carpets, rain coming through and staining walls, abandoned rooms,... Read more

We booked a room, took one look in the room and walked out. Carpet stained everywhere, bed spreads are 20 years old, it's just a mess. They wouldn't give us a refund, 10 mins later, so we had to dispute the charge with our credit card.

I returned to my home town Rotorua to celebrate my wedding anniversary and celebrate the 2016 ANZAC Dawn Parade with some of my Veteran mates. Having lived in Rotorua until moving to Aussie some 20 years ago, I had often had meals at the then Geyserland Hotel with family members, so based on this knowledge I booked into the now new named Silveroaks Geyserland for the weekend, first mistake, should have checked first. The once grand old lady of Whaka was now nothing but a run down poorly serviced... Read more

Booked in at this hotel for a week, for a conference. Arrived with great trepidation, due to the terrible traveller reviews. Whatever is wrong with the hotel, nothing can beat this view! (Only from the "Geyser View" rooms, the extra you pay is well worth it). I spent a great deal of time staring at this geyser which changes all the time. Make sure your camera battery is fully charged before you get here! The hotel? I was lucky to have a working shower head, two of my fellow conference g... Read more

As some others have noted, carpets stained, rough plastering and dirt on wall, paint peeling off window etc. my room had no heating, had to walk down to reception to get a heater because of course the room didn't have receptions number. 3 of the lights and two of the plugs did not work in my room. In general, the hotel is run down and dirty. Have stayed in some cheap places, but the geyserland is really poor. Would not recommend.

We booked this hotel on Booking.Com and when we arrived we found that the pool had been drained. The dining room looked closed and the duty manager said we should see our room first as we may not like it. The entire place looked as though it was shut down(and should be!) We left and stayed elsewhere.Booking.com would not refund us. We called the manager later and he would not refund us either. We had arrive with our 3 young grandchildren .They were very upset until we managed to find a decent hote... Read more

Unfortunately for the purpose of our vacation we could not stay at this hotel after inspecting our room and facilities. We were asked to inspect our room before checking in for suitability. Sadly the pool was not in service which was a drawcard for my 8yr old daughter when we booked and was dissapointing. The room had a wall lamp that was hanging loosely and askew over a bed, and the interior was very tired and old... Sadly i think this was once a lovely place to stay but has been left to degrad... Very run down accommodation with exposed wiring all over the place. My family of 4 adults had to move twice to 3 different rooms because of problems. First move from the family room was due to no hot water for showers, second move was no power in the wall sockets and the third move was to a room that was not up to standard with a manhole in the shower that was ready to cave in (I have photos to prove all this) The drapes at the window were off the railing at one end. Having already moved 3 time... Read more

We checked- in at 11 pm and the recepcionist was not welcoming at all and yelled at us that he was doing overtime because of us. during our sleep, a coackroach jumped into my face. I explained this issue to the manager and no apologies; he just kept asking if we slept with the windows open?!?! TERRIBLE PLACE, DIRTY, UNWELCOMING STAFF. Please avoid this place for your safety. They dont respect customers at all.

Chose not to stay. Extremely run down. Perfect view but even that couldnt sway us. Can't understand why anyone would choose to operate in this way. If it was 75% cheaper than surrounding options it may get close to being value for money.

We had a room with the most amazing view of mud pools and the geyser. The room was a bit 'tired' but it was clean and warm and affordable. Clean sheets, soft towels, clean bathroom, all ok. The staff were very friendly and we had a pleasant stay. In it's day this hotel would have been grand but today it's showing signs of wear. BUT the price for a night here is so reasonable. I'd stay here again.

Lady receptionist was super helpful telling us things to do in Rotorua. Our room overlooked the Pohutu Geyser n boiling mud pools. It's an amazing sight. The lift is rundown so we decided to walk to our floor on the 3rd level. Basic amenities in the room available.

The room was extremely run down, the bathroom had paint falling of the window surrounds, the taps and pipes underneath leaked leaving black slimly gung, the shower head did not work sprayed water everywhere except on you, even up to the ceiling, there where cobwebs hanging over the lights over the single bed, the plug almost pulled out when taking out my charger, there is no where to sit and have coffee, I had to sit on bedside table, made sure I washed the cups with boiled water, my husband ref... Absolutely awful. On viewing our room we were not prepared to stay there. Not clean, delapidated and should not be open to the public. I would suggest a huge makeover is required or they should not be open to the public.

Paid via credit card on check in. Took one look at the room found dead bugs, mould around windows, disgusting bathroom. Place looked like it hasn't been cleaned in a century. Walked out after not even two minutes. Asked for a refund at reception and was told it couldn't be done. Asked to speak to the manager who referred me to the owner via telephone. Owner claimed he was not the owner only a stand in manager. To cut a long story short spent a good portion of my life attempting to get a refund... Read more

Staff also advise us ONLY THEN that the swimming pool, gym and spa is going through some maintenance. What for about a year or more?.place looks rundown and needs to be closed off or taken down from any advertise website. We went to Rotorua with a group of 15 and stayed at this hotel. There were only two good things about this place. We had a beautiful view of the geyser from our room. 832, 833, 834. 933 to 935should be ok too for the view. Rooms were quite warm as well. I have travelled a lot and one of the worse hotels I have stayed in. Other place was a budget hotel in Singapore. Place is not maintained at all. We didn't see a restaurant or a bar. On arrival it became quickly apparent that there is a lack of maintenance put into this property. Nothing short of horrific. As you can see in the photos that I took the silver oaks hotel - geyserland, isn't exactly as the description reads. I wasn't expecting top of the range hotel for $160- but the room was mouldy - after moving rooms already due to a lady next door screaming at us for having the TV turned on at 9pm.. When I say next door I mean literally attatched, a door from our room, to hers. The room which we were moved to was a downgrade, smaller, dirtier and the fridge didnt work. T... Read more

Superb view of the geysers and mud pools from the room; perhaps the best view in Rotorua but the hotel is run down. Staff were nice, except in the 'restaurant' where you could almost sense the embarrassment at the truly dreadful, poor quality 'breakfast'. Pool was in a shocking state, no wifi but staff were very nice.....

The none existent shower. The toilet leaking onto the floor at the back of the cistern. The broken chair that could have really hurt someone if we hadn't noticed it. The broken sliding door. The dirty carpet, dirty bath, dirty sliding door frames. Overall it was a disgrace to New Zealand'S clean imagine. The facilities advertised included a spa and pool etc, however these were in a disgusting state. And the free Wi-Fi was a waste of time.

...as it overlooks the geyser flat. But someone needs to gut the building and start again. Really nice check in staff, but the building is in poor shape, with rust, cladding coming away, a drained and stagnant swimming pool. Room clean and tidy as far as it went; brilliant view of the thermal area, but carpet stained, wall coverings coming away, rust on the balcony. Bed reasonably comfortable and clean. Which makes for a good sleep.
