I booked the room only, nothing inclusive and cost me about $75/night for 6 nights. First impression was very good, really fast check in and staff was friendly and spoke good English. Traveled May 18-23. The hotel says they accept American Express, but what they fail to tell customers is that with American Express, they charge a conversion fee for each US dollar. We have been to this resort 14 years. Improvements have been made with the exception of the front desk customer service. The beach is the best around Cancun. Food is great. Customer service is wonderful for almost all staff with the exception of the woman at the front desk the last 4 years. She interacts the bare minimum and then with a scowl. Beach remains constant, a true gem, literally the best beach in Cancun IMO. Got the 1 BR suite and I recommend it heavily. However, I was pretty disappointed this visit. The beach bar was shut down for renovations, meaning you had to tip the waiters AND bartender every drink and wait, or walk inside the hotel for a drink. Great place right on the beach! Rooms a bit old decorated, but all in all a nice experience. Recommended for 2-3 nights, but not for too long as the pool is not so big... Other hotels has much more facilities. Good word for reception who helped us get a room in spite the fact that we booked a date for day later then the time we arrived.

We only stayed here for 2 nights after a week in Riviera Maya so we could be closer to the cancun airport to leave and since we had an activity booked in cancun during that time. This place was nice, smaller than the other huge hotels on the strip but was good for what we needed. For the price, location (great walking distance to the main cancun strip) and amenities I would def recommend it!

I really don't want to say this place was terrible because it wasn't, but it it also wasn't spectacular or great. It was OK! We stayed in a suite, adjoining rooms and the rooms are nicely sized. Very spacious. Room could've been a lot cleaner, but I always disinfect the rooms so that really wasn't a big deal. We had hot water issues, no hot water. The rooms were dated. I booked a standard single room and got upgraded to an ocean suite with a great view, a lot of space and great amenities. On April 4th, after spending ten days in Riviera Maya, our scheduled flight from Cancun to Los Angeles was canceled and we were "stranded" in Cancun for three days. A blessing in disguise. The beachscape has by far the best beach of the hotels in its immediate proximity, the complex itself is basic, but importantly it's quite small...which means it's always quiet and relaxed, not a 'party hotel'. Pool and beach are excellently maintained, and the staff are happy to help.

The staff was great, especially Irma our waitress on the beach. However, the room was dated, musty and not pleasant at all. The door connecting our room to the next one was so thin we could easily hear everything in the other room. It did have a coffee maker but no coffee provided.

Beach is the best in the area, specially for kids. Hotel is very quiet,but has great attentive beach staff. Specially "Manuel" the security man who is always looking out to make sure guests are safe. I have nothing but good things to say about this hotel! It is located right by a bus stop for convenient access to the rest of the hotel zone. I really enjoyed staying at this place. For starters, the beach spot of the hotel is really great. It's better than the beachfront of other big name hotels without the opulent prices. Ver ice hotel everyone real friendly. The breakfast was delicious. The private beach was great. The only problem is that they close the pool at 10:00 and the restaurant bar at 11:00. Theirs no entertainment like in other hotels. So if your looking to really relax this is the perfect hotel. I would not stay their next time I visit cancun. We really enjoyed staying at Kin Ha Stes. We had a much bigger room than expected, full kitchen, balcony, sitting area, large bathroom. The beach spot of the hotel is really great. It's better than most of the beachfront of other big hotels without the big prices. We spent 4 nights, 2 adults and one 9 yrs old child. Spacious rooms with balcony, nice swimming pool. The hotel it at the beach. The rom has a samall refrigerator and the hotel has parking available. Very well located, close to downtown, Isla mall, there are a subway, small super very close. The wi fi works great, in summary nice place to spend a few days in Cancun and not to expensive in comparison with other acomodation places . There are also an small gym. Started off badly by being moved to another hotel due to faulty air conditioning in the rooms in our section. This caused us to waste the next day while we waited for a return trip and access to our room. We were not able to book any tours etc. Once we settled in though the next night we were thrilled with the service, the room was 5 star and the view was spectacular over the Caribbean Ocean. The place is not like the big hotels ... But you will get great friendly service and feel at home right away, very relaxing atmosphere... Had a nice 1 bedroom suite but one day the boiler in the room malfunctioned. We were out of the room on day 2 of our 5 day reservation and when we returned their was an inch of water in the living room and kitchen area of the room. The water was spreading to the bedroom but we caught it in time before it reached our suitcases which were on the floor. It took approximately 8 hours to clear up the water and replace the boiler. The hotel was very clean, staff was super friendly and helpful. It is located in a area which seemed and felt very safe. The clubs are at a walking distance and the view there was beautiful! They serve breakfast every morning and it's delicious. You should really consider paying for it upfront to help with the cost of your vacation. It's getting harder and harder to find a decent hotel around the $100 mark in the Hotel Zone of Cancun! This place is one of the few. It's not fancy (by comparison to its neighbors), but it has all the essentials (beach, restaurant, pool and nice rooms) and the price is right. We often use this hotel for family vacations but this will be our last year. We've consistently had problems with reservations. We reserve a 3 room suite for our family and at times we've arrived to hear they have none available and put us in different rooms. The previous trip we took we had a first floor room.
