The rudest most discourteous inconsiderate male staff member we have ever had the misfortune to met. This man should never be in hospitality. Appalling! Our agent had requested a specific room a month in advance during the quiet period. He absolutely denied this and throughout the stay was overtly hostile, rude and horrible. While the hotel was well appointed the room was average. Would never return or recommend. Stay away.

We stayed two nights at the San Zulian. It was only about a 15-20 minute walk from the ferry that dropped us off at the San Marco water stop. You actually walk thru San Marco (St. Mark's) square to access the San Zulian. We stayed at the San Zulian for two nights while visiting Venice to celebrate our wedding anniversary and it was pretty much exactly what we wanted. The desk staff were fine, polite and friendly. The room was clean and even a little larger than one would expect in Venice, and it was decorated in a very typical Venetian style. The hotel is on large a very welcoming hotel, staff warm and friendly. The rooms are clean but a bit on the small side. This is to be expected due to the nature of Venician architecture, The hotel is well situated and close to all the main tourist attractions, which are all in easy walking distance.

Perfect location for everything from St Mark's Square to the Rialto Bridge. Friendly and helpful staff. Nice Italian rooms, always clean. Smaller hotel so more personal treatment. Nice breakfast -- not a huge buffet if that's what you'd prefer. Extremely helpful taking care of us to see that we had a personal water taxi to take us to our ship for a cruise that picked us up very close so we did not have to haul our luggage very far and no extra charge. Judging from other review of this property we must have had the worst room in the establishment. The room was small, which is usually not a problem, but when my partner couldn't even stand up straight in the shower things are getting a bit ridiculous (and he is only 5'10" - not that tall). Cleanliness could be improved - the bathroom was ok hygiene-wise but the carpet needed a better clean. The biggest draw for this hotel is its location which is just a few minutes from St Mark's. It's around 10 minutes to Rialto. Room is decent and there are plenty of eateries around. The reception staff are not very friendly. Breakfast is included but choices are limited.

We were a bit concerned about staying at this hotel after reading some of the recent reviews. Hotel San Zulian has a great location, not far from St Marks Square or the Rialto Bridge - it is quite central. The room was quite spacious and clean. The bathroom was modern, although very small. Visited with friends from work. the location of the hotel is brilliant, so close to Piazza San Marco and a brilliant place to explore Venice from. The decor is a little dated however the rooms where very clean. The dining area downstairs is slightly cramped however the do offer a lovely breakfast. Hotel in good location close to Piazza San Marco easy walking distant to other attractions ..the hotel is dated stayed on the 4th floor very hot even with aircon which was set and could not change.... room average ..breakfast average ....overall I would not stay there again

The hotel is nice and clean but room 102 the a/c is not working , and the shower has issues too, it goes from hot water to cold. The breakfast seems to disappear and not be available all the time. The staff is very nice and location too , it has a beautiful lamp and room is very spacious

We loved this cozy little hotel! Everyone always greeted us- all staff! Breakfast every morning was cute and the rooms were very clean! Walking distance to all the markets and landmarks! The room we stayed in was quite small but it was all we needed as we were out most of the day exploring! We loved it!

Firstly I have to say after i reached to san marco island i was lost for close to 01 1/2 hours cause people were diverting me to different locations. As i only had two hours after i reach to visit the island tour. It was my 12th time in Venice and a very special occasion. I sent an email to the Hotel asking for a nice room with a good view. They ended up giving us a superb room on the top floor, in a mezzanine, spacious and with a breathtaking view over Venice. I will never forget the fireworks we saw from our terrace! The staff were incredibly nice; the position is just amazing (literally 2 minutes walking from Piazza San Marco). I can't wait to go back next year. THANK YOU EVER SO MUCH!! :)

During a tour in Venice we chose this restaurant by chance. It was simply on our route We were not disappointed. I took beef steak, it was very good. My wife took rissotto with mushrooms and gave it 8 out of 10. My son took spaghetti with sea food mix, it was very good. The dishes are not really expensive, but coperto is 2.5? and they add 12% service. Both are common in Venice.

The hotel is not really wheelchair accessible inspite of what they tell you. There is a large step at the entrance a wheelchair cant possibly handle The dining room is too small The room is OK,not more, the accessible room is on ground floor,very nolisy Would not come back.- The location was OK did not have to cross bridges and that was my main interest when choosing it, all the rest is bad.

the rooms are not bad but very bad treatment and very poor breakfast. but most important is that i have never seen more rude , stupid, no manners at all, than the italians in venice. in rome it was a little better.

The hotel's location is excellent - San Marco is a very short walk away. The staff were very friendly. We were upgraded to a room with a terrace view of San Marco which was very nice. Breakfast wasn't too bad, pretty good by Venice standards.

The hotel is nice, rooms clean, really good location. 3 out of 5, nothing outstanding but nothing bad as well. Breakfast was small and easy. I would say that it is a good price/quality combination. You can leave your luggage before the check-in, which is good.

We reserved a room for 4 in August, for 2 nights. Upon arrival we discovered that the 4th floor room air conditioning was broken... it was ridiculously hot inside. We complained to the night clerk, who was less than gracious about the problem... but in the morning the day manager agreed that the air conditioning wasn't working and thus advised that we would be moved to a suite with fully operational air conditioning, with no upcharge. This place was an excellent location, easy to get to anywhere in the area. Rooms were clean and comfortable. The front desk staff was not friendly much less helpful; grateful for the locals which were the complete opposite. It's a good place to sleep and run. Maybe you'll have a better experience.

Stayed here for three nights. Great little hotel right in the heart of everything. Had ground floor bedroom which was pretty big. Nice and clean. Bathroom had open plan shower. Nice big bed also had a fridge and free safe. Staff all friendly. Breakfast what you would expect, croissants, rolls cereals. Tea coffee orange. Etc. Stay here if you want a hotel within easy reach of pretty much everything
