The Kolbe hotel is in a fabulous location to explore the city from, a 10 min walk around one corner and your at the forum and the collesseum, the same time in the other direction and your at the Circus Maximus. 15 min walk and your in the Trastevere area (packed with restaurants) the shopping area and Spanish steps are also within walking distance. Found through a travel consultant and we chose because of the location near the Forum. It isn't easy to access the Forum area from the hotel, though, because there is no entrance on the hotel side. However we don't mind walking and it is a nice area. Love the location for seeing the ancient sites. And easy walk to Trastavere for dinner which we loved doing. I stayed at the Kolbe for 2 nights and I had a lovely time. It is centrally located, next to the Coliseum, the Forum and Piazza Venezia, as well as the Jewish Ghetto. Though it is centrally located, the entrance is on a small side street, which makes it just a little quieter and more reserved. I stayed at Kolbe for just one night earlier this week. I was so impressed with the staff, the grounds (omg, gorgeous garden!), the room, and the breakfast! I had a standard room and it was big--even for US standards--with high ceilings and large windows. Bed was comfy--felt like a tempurpedic type mattress--and bathroom was nice and clean. The best part of Kolbe is its location--tucked away in the middle of it all.

After literally running out of another hotel in the middle of the night due to mold, Kolbe took us in and made the whole awful ordeal with the other hotel a distant memory. Staff was beyond pleasant and accommodating. Great location, super clean! Will definitely stay at Kolbe when we return to Rome. Easy walk to Trastevere....a great at night with, many wonderful restaurants.

Stayed here for two nights on business. Really lovely atmosphere inside and outside the hotel. We only ate at lunchtimes but food was very good. Rooms comfortable and my room overlooked the pretty garden. Would definitely come back with my family.

Stayed two nights in a Quadruple Room. The room was 2 floors and was immaculately kept with a view of the garden. The location could not have been better with the Palatine hill across the street and the Tarpeian Rock entrance to the Forum/Campidoglio down the street. The staff was friendly and helpful. If I go back to Rome I will definitely stay here again.

Good points: Efficient reception, large average rooms with either a view of the garden or Roman Forum, accommodating staff (especially Maurizio at the bar and Andrea/Francesca at the front desk). We stayed 5 nights at the Kolbe. The hotel is located right in the heart of the Roman ruins - walking distance to Palatine Hill, Colosseum, Forum, etc. We enjoyed the location of the hotel very much. Nice walk to the FAO building. Clean. Worlds weirdest shower - a vertical jacuzzi? Tip - church bells go off at 7am, no need for an alarm... There's a farmers market on sat and sun just two buildings along, good cheese, meats and some preserves.

Whilst location good we found front desk staff off hand and abrupt. The first such time after 5 weeks in Italy. Our first night we found very noisy and our bed extremely hard. We requested an upgrade to a better room which overlooked the garden. Farmers market in same street on the weekend. Also a great patisserie .

This hotel charges the same as equally starred hotels in much better locations. You think it would offer better service at least. We stayed on a stifling hot summer evening to return at 11.00 pm after dinner to find the air conditioning not working. best location , direct in the historical roman center, walking distance from circo massimo, foro romano and colosseo. The friedly multilingual staff gave us good sugestion for viisting by walk the city. The internal garde is somenting unique, quite and full of flowers. The food was excellent and the service as well. Loved staying in a converted monastery...great for our teenagers on their first trip to Rome. Room was very clean and spacious. We faced the road below, which was a little noisy but not overly busy. This is a GREAT location since it's off the beaten path, but a quick cut-through Campidoglio and you're in the heart of the city. Loved seeing portions of ancient Rome right outside our window. Staff was outstanding and always helpful.

We recently stayed at the Kolbe hotel during a short break. We choose this hotel as it was very central. We arrived in our taxi to be greeted by the concierge who carried our bags in. Stayed two nights. Overall a good hotel with a nice little garden and a good bar which served nice cocktails. You also got out crisps, nuts etc when you ordered. Rooms clean were clean, aircon kept the room cool. What was a bit bad was that we first were put in room 402 that smelled (mold?) And when we asked about it they knew them room was smelling. Hotel Kolbe is a nice hotel in a good location if you wish to visit the historical sites. We booked 3 quad suits and 2 double rooms during our stay with a family of 10 people. Great hotel, has everything you need. Rooms are of a great size, big height and comfortable with safe and plenty of storage. My wife and I came here for our honeymoon a few years ago and loved it! It was well priced, and the staff provided excellent service (assisted us with reception and departure, helped us figure out places to see/how to get to them, etc. The room itself had a lovely courtyard view, was well sized, and was absolutely spotless. Stayed here last summer on our babymoon. Our room was huge! We had s view onto the roman forum with a huge window. Staff were very friendly and always helpful. This hotel is in such a great location. It is close enough to walk to the colloseum etc but also tucked away from the busy centre. The garden is beautiful and so relaxing. We loved our stay here and would definitely recommend to other couples.

Stayed here in July 2016 and it was amazing. We booked the Triple room and ended up getting a 2 story room! It had queen beds on floors 1 and 2! Brand new carpet, new bathrooms and very spacious. We were 2 adults and 2 children. The breakfast was great too! Only minor con was that its a long walk to many locations, but, not too bad.

This was the perfect hotel for our stay. Ideally situated minutes from the Roman Forum and the Colesseum. Clean rooms and the family room we booked was perfect for what we needed. Staff were pleasant although some of the reception staff were not that welcoming and i did call down to reception a few times with no answer and when i did request something it did not arrive. I was traveling to Rome with my mother for the first time and we could not have been happier with the Kolbe Hotel. Our standard room was large and clean. The staff was helpful and so nice. They gave us great recommendations for dinner and helped us navigate our trip to Rome. We enjoyed a delicious breakfast at the hotel each morning outside on the patio. This hotel is deceptively large. When there, you get the feeling you're at a small, boutique hotel with just a few rooms, but it can actually accommodate quite a few. Our room was of a decent size and comfortable. The view of the ancient part of the city was amazing (and we could see Circus Maximus, meaning we got a free concert while there). The staff is friendly and professional, the breakfast is good, and the restaurant is exceptional for a hotel restaurant.

Booking a twin share room seems to mean that hotels will find the smallest and darkest, dankest room in their establishment to furnish you with. Two small single beds, without mattress protectors and mattress covers that were saggy and baggy making for a lumpy and uncomfortable sleep in a room roadside (close to the forum). Our family (2 adults and 2 children) stayed in one of the Deluxe Suites in August and it was great. We really enjoyed the split level room with beds on both floors. It was quite hot during our visit and the room stayed quite cool. The bathroom is spacious and we had a nice window that opened to the garden. The location of this hotel is excellent for tourists to Rome. Right next door to the Roman Forum, and a very comfortable walk to the Colosseum. The hotel itself is fine, comfortable and reasonable size room, particularly for the budget. The buffet breakfast is really nice, with pleasant outdoor seating near the garden.

I stayed here for a conference in the Fiera di Roma. That is far away from the city but the hotel is close to all attractions you might want to see. Good breakfast, you can zit on the patio but beware of birds stealing your food. I had a chamber on the ground floor, space and with a good air-condition. If you like to slee in try to stay away from the ground floor as it can get noisy in the morning due to cleaning. WiFi is slow at times.

We only stayed one night. We wished we could have stayed longer. The staff were very friendly and spoke English well. The hotel location was great. It was a short walk to many sites, shopping, and food.

Stayed a few nights which unfortunately included a Saturday night during a wedding which was very noisy and kept us awake well after midnight. The speeches and cheering sounded like they were inside our room. No one warned us of the function and staff never commented on it or asked us if we enjoyed our stay though i heard several people complaining the next day. A very nice hotel. Good sized room,be sure to get a junior suiite, larger than most European hotels. Quiet, but near everything. My wife and had no trouble walking everywhere. I'm 70, she's not. The staff was excellent. Marella and Francesca handled all our needs, they could not have been nicer or more professional. They are an asset to the Kolbe. Brilliant hotel close to the Forum. About 20 minutes walk to the Colosseum and 35 minutes walk to Pantheon or Spanish steps. Reception are very helpful and will advise on anything you need, from cabs to the best walking route. Breakfast is good, rooms are very clean and cleaned daily. Free WiFi. Steps and lifts to all floors. Pleasant grounds to enjoy drinks on the terrace. Would visit again. Thank you

for the second time in this unique hotel just face to face to the Palatine Hill. It was a franciscan convent , converted in a luxury hotel in the heart of Rome. Our room was spacious, clean and quite with garden view. The food is excellent and the staff is friendly and helpful. Alla was to our satisfaction also this time. This is our preferred hotel in Rome

to be face to face to the Palatine, like this hotel, it means to be in the best location in Rome where all roman history began. This hotell has also many other positive points , like the internal garden, an oasis of peace where we had our breakfast and dinner. The food was excellent and the service as well. The multilingual staff was always friendly and helpful. We enjoyed our stay and will suggest this unique hotel to all our friends

We were supposed to start at the Pinewood hotel in Rome but they overbooked and sent us to the Kolbe hotel. Much closer to the main attractions, the hotel is super well maintained and clean. We were given 2 handicapped rooms on the first floor. Staff was proper, nothing more nothing less. There is a nice garden in the courtyard which is very quiet. Probably the best location in the whole city - all the main sites are walkable, even the Vatican, for which there is a nice walk along the Tiber. The hotel itself is very nice, with friendly, helpful staff. It would have been nice to have had seats or sun loungers in the garden for relaxing at the end of the day. Again in Rome and again in the same hotel of last time and it was again a good choice. This hotel has one of the best location in Rome. Face to face to palatine and at walking distance to most important monuments . The staff is friendly and helpful . Our room was large and quite with a nice view on the internal garden. We had also dinner in the garden , the food was good and the service very professional. Wi.fi. Speed internet connection is free of charge. Hotel to suggest .

I was for a convention in this hotel , well located in the historical centre. My room was quite and clean, with all modern comforts.. Our meeting room was on the first floor and it was well equipped. The hotel staff was friendly and the food excellent, we had coffee-break, work lunch and gala dinner, all was perfect. thanks to all staff of this luxury hotel

Stayed here for 4 nights in room 121, grubby carpet with stains; also stains on the wall. Breakfast was very poor. The cheapest white sliced bread, tinned fruit not fresh and luke warm coffee from a Nescafe coffee machine, luke warm congealed bacon. Not what you expect from a 4 star hotel. This hotel is perfect for the Forum, Colosseum and Vatican. Exceptional clean, well accessorised, good food and perfect location. Great location and easy reach of the Circus Maximus and the Metro tube.

We spent 3 nights here recently on our trip to Italy and would definitely stay here again when we return. Perfectly situated to get to the Palatine Hill/Roman Forum/Colosseum as well as being within walking distance of Trastevere. This 4 star member of Luxury Hotel Group is really a rather poor hotel, in that you have only a simple reception, and breakfast room with a bar at the other end of the same room. Breakfast is lousy; tinted peaches and prunes. Small white and brown bread rolls of a very poor quality. Small squares of hard cheap cheese. The machine coffee was terrible. every time i go to Rome, i always book this hotel not only for his excellent location , face to face to the Palartine Hill, where the Roman hisotry began but also for the good service this hotel is able to offer. This hotel was lovely - thought a bit off the tourist path. Luckily Rome is an Uber city so we had no trouble getting back to the hotel at night with a very short drive from all the attractions (maybe 5-8 minutes). Being from NYC it was walkable but a 30 minutes walk! The rooms were great - the staff was lovely and even called us a cab to the train station. Breakfast was included and delicious. I give them an A+

This hotel is on quiet location but in the middle of Rome. So for walking distance perfect. Also very nice cafe within 10 meters. Breakfast was oke unfortunately you can not sit outside because of the birds they will steal your bread of your plate. We did not eat at the restaurant which looked also very quiet but there are many good restaurants around the corner. expecially for the morning breakfast the staff in Kolbe hotel were very nice .polite big surprise for Rome!!! the rooms though are sometimes too basic. and the shower a little too complicated . on the whole the stay was pleasant expecially for the room that opens into the garden.I enjoyed looking at nature in the heart of Rome

A perfectly fine, if unspectacular, hotel for seeing Rome. It's not in the best location - the nearest 'sight' is the Colosseum, which is probably 15 mins' walk away, but you're not paying top dollar prices either. The rooms are a bit on the small side, and the breakfasts are adequate but won't leave you gasping with amazement at the range or the variety - but there's certainly enough to please everyone - the lack of varieties of fresh fruit (eg grapefruit segments, orange segments) is disappoin... We have stayed at Kolbe Hotel four times now. It's a beautiful hotel with a good atmosphere. On one side you hit a quiet, beautiful garden and on the lyger side the Palantine Hill. There are many historical places nearby such as Palantine hill, the Forum, the Mouth of truth, circus Maximus, Colosseum and more. The straff are very helpful. We will absolutely come back

When we visit Rome we alway book this nice and best located hotel. Also this time we had a good stay, The peace of the internal garden is unique, you are in the historical center and in the same time there is no noicy you can really relax . We enjoyed having our breakfast in the garden. It is a good start for than visit the city. All by walk. On ourt arrival the rteceptionist upgraded us in a Suite, at no extra charge, just because we have been in this hotel for the 3rd time. Hotel to suggest

Really great location on the border of the Forum Romanum and only a couple of minutes walk from Circus Maximus. Clean, modern, well kept, and above all quiet - the street outside has traffic during the day but none at night. The staff were friendly, helpful and professional. Good buffet breakfast, although the coffee could have been better - and that is hardly excusable in Italy of all places! Would definitely stay here again. i was in Italy for a tour with Insight Vacation , we had 2 nights in this luxury hotel where i was already in the past. I can confirm that this hotel was the best hotel of our Italy Tour. Spent four nights here early October on our first visit to Rome. The hotel's location is almost perfect and our room had a view up the Palatine Hill. Around the corner is the Fora Romana. The hotel itself is clean and very well presented, however, a four star hotel it is not. Quick check in comfy large room super clean. Good breakfast as you'd expect. Great location walked to all sites!!! Palatine hill and circus maximus on door step. Great wine bar few hundred metres away. Great restaurants over the river. Free wi-fi. Couple of eateries round corner and small grocery shop. Would stay again. Beautiful garden and terrace which in warmer weather would be great to use.

We checked into this hotel as part of our tour of Europe. It is located close to the Coliseum and the Forum but other than that you would need to walk a fair distance to any restaurants and dining locations. The road along side the hotel is very busy and narrow. As for the room it was a bit small but cozy enough. Room was excellent - typical modern European. Very close to the Forum and Colosseum. Restaurants were a little further away, but all within walking distance. Staff was friendly (spoke excellent English) and had good recommendations.

Excellent location, comfortable. Downsides: staff helpful but not particularly friendly, room design a bit odd, fridge did not work, poor lighting, impossible to read in bed, no bedside table.. Beautiful gardens and superb views.
