The small hotel is probably situated in one of the best spots in Rome. The rooms are plushly decorated, VERY clean and the beds are MOST comfortable. You get complimentary water every day in the mini bar and the coffee machine on the top floor is free of charge all day long. Breakfast is included and is served on the top floor on the terrace with a spectacular view. Would definitely recommend to stay here. The owners were most helpful with every question we had.

GREAT! Affordable, quality service, lovely breakfast, amazing people. Take the Metro service to Spagna and use the elevator to the left of corridor just before exiting underground. Hotel 40M from steps, so not far to access and located near resturants with plenty of Italian character and charming sites near by, not to mention those Spanish steps.

Wonderful. Great staff. Roof top breakfast. Perfect location. BUT, after a long day of walking and returning after dinner one must climb those steps. So, a halfway rest necessary to recoup and be a part of the heart beat of Rome. Staff helpful in securing a car to the port as we were beginning a cruise from Rome. Easy walking distance to many restaurants and shopping. Public transportation nearby. Hop On Hop Off busses can take you everywhere.

Very friendly, lovely people and staff. We picked the right place to stay for our visit to Rome. Very close to the Metro Spagna. The Outside restaurant adjacent to the Hotel is Excellent. We stayed with my wife in this boutique hotel situated in one of the most lovely location in Rome over the spanish steps close to Villa Borghese in front of Trinita dei Monti church. The view from the rooms and the breakfast terrace was amazing. Even the lift had a fantastic view of Rome when going up. The room was small but clean and every detail was looked after in order to satisfy the customer. Free hot and cold beverages where available in the room and the breakfast was excellent with the a... This is a quaint boutique hotel with excellent service, delicious breakfast, a perfect location for walking or taking the subway to all the attractions, and wonderful views of the city. The rooms are spacious by European standards, very clean, quiet, and comfortable beds. In-room coffee was above the norm. The reception staff was helpful and prompt. We stayed two days and had a wonderful time.

We booked a superior family suite (2 adults & 2 children). Fabrizio was very helpful in the lead up to our stay as we had heard the Spanish Steps were under refurbishment, he assured us it would not compromise our stay and he was absolutely correct. We enjoyed a lovely outlook to the Square from our room, with 2 large windows and beautiful natural light. Although the area was bustling, the area was quiet in the evening and a perfect location to access all the sites as well as great restaurant... Read more

This hotel did not honour our booking. I booked the family suite 7 months in advance and arrived at the hotel late at night after a 24 hour flight from Australia with 4 young children to be told that my room would not be available that night. Why? Because the guest who was in the room did not want to leave. Seriously? We spent that first night in 2 rooms on different floors. The manager was absent that night but when I confronted him about the situation a couple of days later he become aggressiv... Read more

We spent two nights here (family of 3) - rented the family suite with a little balcony next to breakfast room. Was excellent spot. Breakfast was really a nice surprise--good. The room wasn't huge, but did the job. AC was strong. The place is well situated at the top of the Spanish steps. Easy walk everywhere from here. I'd recommend it. Was a good find. Wifi was a little weak in our room, but strong elsewhere in hotel. Walls are thin. Enjoyed a good argument next door for 30 min. Luckily wasn't... Read more

We had three families and we each need a room to sleep four. This was perfect for us. Small, clean, cute hotel with a wonderful breakfast. Every night the owner helped us make dinner arrangements for the next day. For a group of 12 not an easy task. Dinner was always great. Only slight negative our air conditioning was not working the best. However other rooms it was great and the staff helped us by keeping the air on when we were out for the day.

Traveled with my husband and son and stayed in the Junior Suite, #10, the three windows at the front of the hotel above the sign. It felt like our own little apartment in Rome with the complimentary in room drinks and snacks, and the breakfast room/terrace with 24 hour coffee/cappuccino just a few steps down the hall. Breakfast served until 11 AM daily (nice for those of us with jetlag) was a good start to each day of sightseeing! All of the hotel staff whom we met were courteous and helpful ... Read more

This hotel is great place to be when visiting Rome!! It's located just above the Spanish steps and in walking distance to most of the popular sites. The staff was friendly and very accommodating. Our room had a small balcony to enjoy our morning coffee or evening wine and a small terrace that looked into a busy street below. The room itself was spacious and had an excellent a/c. We would definitely stay here again.

I stayed here with my grandmother for two nights - we were on the ground floor at the end of the corridor to the right of reception. The owner of the hotel and his brother are great and accommodating - we were given advice whenever we needed on places to go and nothing was too much trouble. The room itself had one huge double bed and one single bed so there was plenty of room. The only issue we had was that the power kept cutting out while we were in the room - and I had to manually reset it ... Read more

We chose this hotel because of its location and it was great, although the Spanish Steps themselves were closed for restoration. The hotel is small and cozy, the room was not spacious but we had everything we needed (except the bathroom facilities were a bit dated). The windows overlooked the piazza but it was quiet at night. There was a free minibar in the room and 24-hr tea-coffee facilities in the breakfast room. Breakfast can be taken on the terrace which is nice and relaxing. The wi-fi co... Read more

I selected this hotel based up on the location and the great reviews on this site. It was fantastic! The location, at the top of the Spanish Steps, is so central that I was able to walk to everything - from the Piazza del Popolo to the Colosseum, the Pantheon and the Trevi Fountain. Fabrizio the owner of the hotel was so friendly and accommodating that his slogan of "Home in Rome" was understood immediately. I was sceptical at first cause I am used to staying at the bigger hotels and was a bit shocked that the main building did not have a lift. But they made it up with a great service! There is a little cafe right next door, so lunch and dinner is easy. The breakfast each morning is good, and food was fresh no matter what time we arrived. We would stay there again.
