Absolutely perfect for my boyfriend and I. It is very basic but very clean. We came for two nights and as we spent most our time exploring Pisa and also got the train to Florence for a day we didn't intend on spending much time in the hotel. So this was a steel in price and a perfect location as we had a view of the tower from our room window. I highly recommend this hotel! Friendly helpful staff and basic but tasty breakfast to set you up for a day exploring.

This hotel is very close to all Pisa's main sights. Literally 200 metres to the tower. The hotel itself is tired the carpeting and walls show this mostly. The rooms are small but ok with no frills. The tv is a 16 inch screen. A somewhat primitive bathroom arrangement. The corridors have a smoke and possibly musty smell. The wifi is fairly slow but stable.The breakfast was better than expected. Would suggest the star rating is generous for the actual facilities on offer. Could not recommend.

Having read many reviews on TA about this hotel, we had realistic expectations. If you want glass & stainless steel and über modern, this hotel is not for you. If you fancy character, cleanliness, shabby chic, retro decor a stone's throw from the Leaning Tower, then look no further. When the cab pulled in front of this hotel we were shocked that our travel agent had booked us there. To describe it as shabby is being kind. Lobby: carpets worn and need cleaning; everything needs paint; artificial plants and flowers are faded and dirty; dust piled along edges of stairs. Our room was on the top floor overlooking the small piazza and of course the tower. The room had massive shuttered windows that opened fully to give the room a feel of having a balcony. Great for a glass of wine and people watch. These windows were very effective at cutting out street noise at night. The Villa Kinzica is a small, friendly hotel that??s in serious need of modernization. The carpets and furnishings are old and threadbare, and there??s little in the way of amenities. The lift has a limit of two people. The hallways are unkempt and dirty, and the rooms aren??t much better. Only steps away from the leaning tower, but rooms are shabby and tiny. I would not recommend for overweight or older or handicapped people. As you can see from the picture, you have to step over the bidet to get into the shower. I am a normal sized person and it was hard for me to fit in the shower.

You might think it has not changed much since the 1970's! But the important things have. The room had been painted and the bathroom equipment had been modernised at some point and all worked well. The room was very large and all was clean inside. (Hoovering the stairs would be a good idea though, mind you that might suck up the last bit of thread on the carper. it has an excellent location just across the Pisa tower but an old hotel needing urgent renovation, breakfast is quite basic but very good coffee. I can recommend this hotel for short stay, it is very ideal.

Me and my wife stayed here in 2005 for our honeymoon, it looked clean then but when we returned 10 years on for a 2nd honeymoon it looked a lot more run down and still had the same carpets everywhere as it did 10 years ago, this time they looked dirty. The rooms weren't much better either, they could have done with a good lick of paint and modernising in some way. We were lucky to be in this hotel, as it's location is just a stone throw away to the Pisa tower, Cathedral And other historical places here in Pisa. We would like to special mention the following staff in Villa Kinzica: Marcia - she was accommodating and very pleasant to us. I hate writing negative reviews but this place just wasn't somewhere I could recommend. I think three stars is generous. To be fair the location is great and so close to the Leaning Tower and the reception staff were very welcoming but the room was like something from the early 90's and i have stayed in better hostel rooms for less. We stayed here three days aiming to get a glimpse of Tuscany. Pisa is a good base to see Cinque Terre, Viarregio beach, Lucca and even Florence so we have chosen Hotel Villa Kinzica because it is so close to the Pisa tower / Piazza dei Miracoli and Pisa/Rossore train station (5-7 min walk) where the train to Viarregio stops (every hour 3.5 euro) , same train to Lucca and may continue to Florence after 2-3 hrs visit (8.6 euro). Rooms were a bit old but you cant beat the price and location you walk out the front door and your are a 2 min walk to the tower. Breakfast was enough nothing over the top but coffee was great. We had a triple and the room was very spacious and private so i recommend for a short stay to just see the tower.

Little family hotel in a house. The hotel is charming although the room is old and would enjoy a total renovation. But that is not what you are here for, you've come to see Pisa. Open your window and look a that tower bending over just a hundred meters away!!! You choose this hotel because of its location, not because of its amneties.

Hotel is situated on great location, only few steps away from Pisa tower. Rooms are little bit retro and they need refreshment and renovation, breakfast is modest, receptionist was very polite and she gave us several practicalities. In general, it was a pleasant stay.

This hotel was especially nice because it is close to the center with basilica, tower, cafes, etc, but off a bit, with a nice little restaurant across the quiet piazza. The hotel is a bit old and a little shaggy, but the staff is nice and helpful. Breakfast was fine, though server was a bit grumpy. For a single night, it was perfect and location was excellent.

Although I wasn't that impressed with the tower itself I was very impressed to open my bedroom window to find the leaning tower right in front of me. The room was clean, the bathroom was a little dated and the lighting poor. Breakfast was included in the price but incredibly disappointing, little more than juice and a roll.
