This hotel is a regular for me when in Kingston and it is a grand old gem that keeps getting better. Rooms are being refurbished for an even better experience with new furnishings. The great asset this hotel has is that it is right on the water literally. Every room has a fairly large balcony with chairs so you can sit out and enjoy the sunset. I went with 2 friends as a kind of reunion, hoping to enjoy the view and sights of Kingston. Unfortunately the hotel was dated, worn and not particularly clean. Using a duvet with no cover on the sheet was very unsanitary. It even had a stain on it. Around the doors needed to be wiped clean. High prices that fluctuate depending on how booked up the hotel is!! Fire alarm strange noise, called desk and they said everyone must evacuate but there was no guidance.

As a 30 year veteran of the Royal Canadian Airforce I was excited about my son's upcoming graduation from the Royal Military College of Canada and booked two rooms for two nights at the Holiday Inn Waterfront in Kingston. We spent a week in this hotel in early May and rather enjoyed it. It is located on the water front and we ended up with a nice view out over the water. No issues with our room, it was clean and kept clean by some great staff. The bed was very comfortable and really, we only had two issues. The room had a door for the adjoining room. We stayed to attend the graduation ceremony for RMC on 19 May 2016. Upon arrival, we were told that the rate we booked on (Military price) could not be honored unless travelling on official duty with proof. The price jumped from $110 to $180. The best thing about my stay here was the harbour view. The room was comfy and fine - nothing special, but the location was perfect. Ask for water views as the other rooms look over the carpark. Loved Kingston

Our family stayed at the Holiday Inn Kingston Waterfront for the May long weekend. It has lots of parking ($16 per night as a hotel guest). The people at the front desk and housekeeping were so nice to us. I don't recommend the restaurant in the hotel though. Our order took forever and I think the waitress forgot about us. Located right slap bang on the waterfront in downtown Kingston. You cannot get a better location. Car parking is in an open air car park opposite the reception entrance. Drive to the barrier, take a ticket and get the reception desk to validate it for you. You can then use the same ticket for the duration of your stay to come and go as you please. We stayed here last weekend while celebrating our 35th wedding anniversary and taking in a Meatloaf concert at the K-Rock Centre. Hotel was decent to stay at, close to restaurants which was nice. We were there with a team, people ate on patio, family of 4 took 2 hours to eat. Security was on us constantly (which we get, but really wasn't required that often). I've stayed at various hotels when in Kingston on business. The Waterfront Holiday Inn is the one I prefer. Location is excellent, staff is pleasant and helpful, meals are average, patio is great when the sun shines and beds are comfortable. The hotel is dated. It definitely needs a facelift. This has to be a prime location for Holiday Inn and I would suggest that they spend a little money on updates. I will continue to stay at this Holiday Inn when in Kingston.

My husband and I had a wonderful time during our stay in Kingston in large part due to the staff at this hotel. These are really genuinely nice people and they go out of their way to make your stay a special one. The restaurant at the hotel has good food and the waitresses there are wonderful. Though the rooms could be a little newer overall they are clean and comfortable which is what counts. We would highly recommend this hotel and we can't wait for our next visit.

Spent a long weekend here and throughly enjoyed ourselves. We parked our car Friday afternoon and didn't need it again until we left on Sunday. A very walkable city with plenty to do and see. The name can be not really good for hotels but this hotel is really at the waterfront. You can benefit of view over the lake from the rooms and you can enjoy nice time on the balcony during summer time. The only bad thing are mosquito. Plenty of them around the area. I did not have breakfast because the coffee machine and the fridge in the room were enough for me to make myself my own coffee in the morning. My wife and I stayed overnight while attending the St Lawrence College graduation. The location was great, the price was reasonable and the room was clean and had a nice view of the harbor with an outside seating area. It has a restaurant with an outside patio which was a nice setting for a sunny day.

It was very nice to be able to sit out on the belconey and enjoy a cup of coffee in the morning. The Dox servers a nice selection of dinner options and the breakfast buffet had a little bit of everything to satisfy everyone's tastes. The only thing that was disappointing was that you have to pay for your parking in addition to your room.

We enjoyed our stay at the Holiday Inn Waterfront. As its name suggests, it is right on the waterfront and the view is pretty. In walking distance are plenty of shops and restaurants. Within steps of the hotel is the harbour with the Shoal Tower which is at the entrance of the Rideau Canal. There are also 1000 Islands Boat tours leaving from the dock right at the hotel. Room was really expensive $254 and just not worth that kind of money. This is the last time I book there. A real rip off. The balcony was so dirty we could not sit outside in the morning to have our coffee. The bathroom was disgusting with mildew on the shower curtain, a clogged drain in the tub, the bathroom door so water damaged it didn't close. Dust covered mirror frame and a make up lamp with a non functioning light and all rusted. I am appalled!!!!!!!!!

Everything about this hotel was excellent: friendly staff, clean rooms, balconies overlooking the water and waterfront and the list goes on. Food in the restaurant, "Dox" was excellent. The relatively new bartender was exceptionally nice and attentive, not only to us, but to every guest with whom he came into contact. Location is perfect to all of downtown Kingston.

We stayed there the night of July 2 for our anniversary and we were quite pleased. The room was exactly what we had booked with a great balcony overlooking the water. We could all over the water and watch the 3 tour boats, etc. The room had a king sized bed with great mattress, tv, frig, desk & chair and a casual chair, a couch and a coffee table. The location is great, the staff are friendly, but the hotel is way too old, dirty to be still under the holiday inn banner...it should be an Econo...something. We stayed here on July 1 and 2, which is a busy weekend...but The carpets in the hallways are stained everywhere, and the 'perfume' they put to cover the smell is enough to trigger even the mildest allergies. We have been travelling to this hotel for the past 20 years and have always had an excellent stay. The building is older, but they work hard on keeping everything fresh, new and in good condition. Rooms are spacious and clean. The beds were great! The only downside to the room we stayed in was that the bathroom was tiny and did not have an exhaust vent. The balcony to my room looked out towards the river - excellent view and would be fantastic when warm outside. The room is generally very shabby and the entire hotel needs a really good reno. The carpet, in particular, looked completely filthy. The bedding was fine, though. The door to the room (which looked like it was from the 60s) stuck so badly that I had to get one of the cleaning staff to open it for me the first time I entered. Hotel location omits Amazon, a few minute walk away from almost everything. We had a riverfront view with s balcony, the views were amazing, lovely to sit out on balcony. One of very few hotels with an indoor and outdoor pool- highly recommend! Wish we could of stayed longer!

There seems to be a common complaint about this hotel when reading the reviews, and it is correct. This place is in desperate need of a remodel! We stayed in town for two nights for a soccer tournament. The hotel is on the waterfront, right in the heart of downtown Kingston; no need to drive anywhere as dozens of shops and restaurants are within a 5 minute walk. The hotel is in the best place of the city, with great view of the river. Parking in the hotel, good location. All the staff is best, very friendly and heapful, primarily the waitresses in the restaurant. The hotel is old, and need a extreme renew. The room smells bad, the carpet have a deep dirt, KEEP YOUR SHOES, otherwise you will lost your socks. Terrible conditions in the bathroom.

Stayed here on a first trip to Kingston. Great location - walkable to everything downtown. Staff very friendly! We had a harbor view room - higher floors, higher numbers closer to the water. Hotel could use some updating, but clean and comfortable. Rooms were very quiet.

The Waterfront Holiday Inn has an outstanding location in the heart of Kingston. The service was excellent, beginning with two very friendly young men at the check in desk. Rooms are large and quiet, but in bad need of some modernizing. The carpets in the hallways and rooms are shabby and the AC and fridge have noisy whistles. For my holidays this summer i took a driving trip to Quebec and purposely included the Holiday Inn Kingston Waterfront as part of my holidays. it is a perfect start (and end) for a long drive going East of Toronto. This isn't a bad hotel, and it's very centrally located, but everything is starting to show signs of age and general wear-and-tear, moreso than you usually see in this brand's properties. That said, the room was quiet and basically clean and the bed was comfortable. The staff was friendly and helpful throughout. In short, a reasonable option if you're looking for something central and you're on a budget.

My daughter and I decided to do a road trip and spend a couple of days in Kingston and visit The Kingston Pen for a tour.We choice this location because it had access to everything .....which was wonderful for us to walk around ,shop and stop for a bite to eat. If you are looking for an upscale, posh hotel with evening entertainment, then do not go to the Holiday Inn Waterfront. However, if you want a great place to enjoy your vacation, this is the place for you. It's got everything, fantastic location at the foot of Princess Street. The staff is awesome, they exceeded our expectations big time! We traveled for 2 nights with our 10-month old baby and everyone was very welcoming and providing a very personalized service. We felt at home. The location is perfect and the views from the room are great. Breakfast buffet was also very good and the outside pool was warm and clean. Special thanks to Patricia and Moses at the Dox breakfast buffet. You made our stay very special.

I booked two rooms for my family of five and we drove over 4 hours to get to Kingston. I had asked for water view rooms as it was my daughters first visit to the city. I booked on Booking.com. The king bed was very comfortable . We upgraded to a room with a view of the river . This hotel could use a bit of updating but it was clean and the staff were friendly and efficient . Eden (hoped I spelled it correctly) at reception was exceptional . The best part was the restaurant which was a nice surprise . We usually stay here whenever we come to Kingston. It is right on the waterfront and the view from the riverside is amazing!! We stayed this time on the top floor that have rooms. It was extremely quiet. The room itself was dated. I was surprised to see rugs in the room. The room itself was clean and the bed very comfortable. Excellent location, excellent water front view. Outdoor pool is great. Indoor pool and exercise room good. Rooms were decent could use a little face lift. The balcony was full of cobwebs makes it a little harder to enjoy the beautiful view while you sit outside. even at night the view is gorgeous. Definitely over priced for the hotel but i guess with the views they can charge

As stated in several reviews you are right where you want to be in the centre of the city. We had poolside room on third floor, which was great, had it not been for the sail ship docking there in the evening. Had we been on the ground floor, we would have looked eye to eye with the kids on the boat. Otherwise it would have been a beautiful evening on the balcony. Service friendly and helpful all around. The waterfront Holiday Inn is a little long in the tooth, but that's OK. Our room was small but spotless, as was the bathroom. The best thing about it was the location. Our room had a balcony overlooking the marina and the Martello Tower. Fantastic! Staff were young and perhaps not that experienced, but cheerful all the same. Parking is outside in a lot across the street - $16 a day. Steep. However, overall it was a very positive experience.

We arrived on a Saturday morning in July to attend a wedding. Not having been in Kingston for a while, we decided to stay an extra night. That's why we were so disappointed upon walking into our room, which cost roughly $500 for two nights. Apparently that doesn't get you much on downtown Kingston these days. This property is lucky enough to have a great location, right in the harbor in Kingston. They have a nice patio and a great big outdoor swimming pool. Sadly, as far as the patio is concerned, they have a small kitchen---and hence service is very slow for a meal. Our wait staff reported that many tables just walk out. We had a corner king suite, the best room to get overlooking the water on two sides, with a balcony. Staff at the hotel were great, starting with the front desk. Breakfast in the resturant was fine except way under staffed, the ladies were working as hard as possible but could not keep up. Overall I think the best place to stay in Kingston, in the heart of the action.

Went to a wedding there this passed weekend. We got a special rate for being a wedding party guest. For what I paid it was an ok value. If the wedding wasn't in the hotel I probably would have stayed elsewhere. Service staff is nice and friendly. Although it is an older hotel and yes a bit on the tired side we love coming here Get a room facing the harbour and watch the activities of the boat cruises or just people watching in the park. Close to walking trails, and downtown on the waterfront you have easy access to shopping and restaurants. Walk the waterfront trail for a nice relaxing evening stroll. The rooms are comfortable, the staff friendly and helpful. We will be back again

Very enjoyable stay. Stayed for five nights in July. Hotel is getting a little bit older, but still very nice. Good restaurant. Great location on the water in Kingston. Many attractions within walking distance. Entertainment at the restaurant at night. Boat tours and trolley tours very short walk away. Friendly staff. Good beds.

Went to the Kingston Holiday Inn waterfront hotel with my sister for an overnight stay...booked an executive room with harbour view, but the room just looked like a regular room, not sure what executive part meant. Maybe standards in Canada are much lower than in the States. This has hands down been my worst Holiday Inn Express visit ever. We stayed in room 225 7/29-7/31. The room had a leaking faucet, leaking shower, bathroom showed multiple signs of water damage on the ceiling and especially the door to the bathroom. Lots of mold/mildew in the caulking. This was a nice hotel and I love the view. There is ample parking and plenty of shops and places to eat. Staff are knowledgeable and friendly. A great team and each on their own. Been here on & off for 30 years. This time we noticed that maybe an all around refreshment was needed. The view of Kingston Harbour is a bonus as usual. Nothing is restrictively wrong per se but the Wi-Fi is painfully slow and the $16 parking is not appreciated in a small city like Kingston as the price is very high already.

Hotel is not worth the price they are over charging because of the location. The hotel floor that we were on was not vacuumed Being charged 255.19 for a room that if you LEANED over your balcony you might see the water. What we were over was the restaurant and hotel fans. We have enjoyed our stay at the Holiday Inn Kingston waterfront. The room was nice and clean. Beds are a bit outdated but still comfortable. The room was ready upon on our arrival and check-in went pretty fast. All the staff is very smiley and curteous. Stayed one night. We had to move as the original room had an air conditioner that didn't work. There was an odd smell in the room despite it being a room set aside for dogs. Turns out the carpets were disgusting. For being charged $40 for the dog, they might clean the carpets more frequently, or better yet, take them out of the rooms allocated for dogs. On the positive side: the staff was nice and the location is terrific. On the negative side: the place smells from musty carpets; just a used and unclean odor. It is expensive- over 200 Canadian dollars for one night (which included a buffet breakfast of mediocre quality and parking). I would recommend looking for a place a bit farther out. Sometimes location isnt everything!

Overall, it's a decent hotel. The location is great, rooms with waterfront views & a balcony are a nice bonus. You definitely pay a premium for the location. The hotel is definitely dated, but I'd still consider staying there again in the future.

We stayed here for 5 nights and we were a bit apprehensive due to some reviews. We were coming for a wedding. This spot was perfect. The rooms were nice and clean. We had a view of the harbor which was lovely. The staff is very good and helpful. We met some great people. The restaurant is a bit expensive for breakfast but Tims is only a block away. Everything is walking distance so parked the car and then totally on vacation. Oh yes and the pools are great.

We picked this hotel because of the outdoor pool and waterfront location and we were not disappointed. The pool was refreshing with gorgeous views of the harbour and the poolside furniture was most comfortable for lounging and reading our books. Stayed here on the Friday night of the Labour Day weekend. A weekend when all the university students are returning to school. The hotel was sold out but our stay was fantastic. Enjoyable time in Kingston staying at the waterfront. The hotel is the perfect location beside most tours and activities. Nice pool on site and convieneint restaurant also. The location can't be beat, it's terrific! Ask for a water view (I would recommend 4th floor odd numbers, 449-453 would be best.) We had a great visit to Kingston downtown this weekend. We usually go once or twice a year just to recharge for a weekend. This hotel is EXTREMELY overpriced, as are most of the hotels downtown Kingston. It is dated and very disappointing. Our room was standard and our bathroom needed updating & a good scrubbing. My husband and I weren't aware of the renovations at the hotel, but we still feel we had a good stay. The front desk clerk was thoughtful enough to ask if we minded workers in the 4th floor hallway taking down wallpaper. We stayed 1 night on an end room & "double balcony" with nice water views on 2 sides. The hotel is very close to the historic area with great restaurants and nice shopping. The staff were most helpful.Wished we had stayed longer. The hotel left a caution re possible insect problems if the balcony doors were left open in warmer months AND an offer to vacuum the room if needed. We had no problems suspect this will not be a problem until the hotter summer weather next year.

The good news: it's an excellent location, it was quiet, the bed was comfortable, the shower worked, the climate control was fine, and we had a balcony overlooking the water. Very convenient for walking around downtown. Breakfast buffet is consistent. Rooms are a little dated but hotel is renovating hallways right now. Great views if you are on the odd side hallway. King size bed that I would try and steal if I could. Staff are excellent very pleasant and accommodating.

Since we had never been to Kingston, I picked a hotel which would be close to the waterfront and other arttractions. Our room / balcony provided us with the best views of the harbour, the City Hall and the ferry going back and forth to Wolfe Island. The room was clean and very comfortable and the restaurant served extremely good food. The staff were very friendly and helpful.

This hotel is directly on the Kingston waterfront, overlooking a park and the boardwalk. Although the hotel was under renovations during my stay, the large rooms are well appointed, with all the amenities, including a heated bathroom floor. I reserved two rooms for the 4 of us. The first set of rooms stank, one due to cigarette smoke, the other due to mould. The hotel stinks of mould as soon as you come through the sliding doors to the lobby. We were moved to different rooms (great service by front desk staff). The rooms (all 4) were dusty and just didn't feel clean. There was black mould in the showers. Total waste of money!

The room seemed OK at first glance, however a very long black hair was found on the pillow case (we are both grey haired seniors) and the bathroom was less than spic and span...a huge pink stain - probably cleaning solution - on the base of the toilet and the bathroom floor was very sticky when walked on in sock feet. I always love staying at a Holiday Inn. I know that the rooms will be clean and the staff will go above and beyond. Again, this past weekend I experienced great service. Unfortunately, we were not visiting Kingston on a happy note, unlike all the other guests who were celebrating "Home Coming", we were there visiting a loved one in the hospital. Best place to stay in downtown Kingston is at the waterfront. There are several hotels that fit the bill and this Holiday Inn is one of them. Ideally located, with nice views of the lake on either side. Our stay here was quite satisfactory; no surprises. Staff friendly, room comfortable, etc. Not plush or fancy but quite acceptable. Wi-Fi sketchy. Parking is extra. Would likely stay here again if the price was right.

We found the people of Kingston to be extremely friendly and this was especially true at the Holiday Inn. Location on the waterfront is convenient to local attractions and especially so if you take the cruise from Kingston to Quebec as we did. Just walk out of the restaurant with your bags and on to the pier where the boat is docked. A Hop On/Hop Off bus stop is nearby to take a tour pf the city.

Were in town for boys hockey tournament and spent the weekend at this hotel which was booked solid. The staff were very good and put up with the 14 year old boys and parents in a cheerful and helpful way. This was my second stay at this hotel. This time, my room was slightly better but looked over the parking lot instead of the water so overall, still not that great. If you can get this hotel for about $130 or less, you're ok, but I certainly wouldn't want to pay more. I stayed at many great Holiday Inns over the years but this is not one of them. The place needs a complete reno and felt damp and mouldy.

Someone opening their door down the hall sounded so loud you thought they were coming through your door! Parking is expensive because it's a shared lot with the city.
