Stayed in the Kabiki for a couple of nights and would recommend it if you just want to relax in their garden and the swimming pool. Nothing better after visiting the city under the scorching sun. The hotel staff is very helpful and rooms were clean and quiet. It's really 5-10mn walk from good restaurants and bars. A nice retreat in the middle from all the city mayhem.

This is a hidden gem in busy Phnom Penh. The gardens are lovely and away from the noisy streets. It is a haven of quiet. The rooms were simple but the bed was so comfortable, the air conditioning excellent and the water pressure pressure. It has an excellent location; easy walking distance to the Royal Palace and museum, monastery and waster front and the other sights are easily taken by tuk tuk. We stayed with our 2 young kids and they loved the bunk beds, the pool and kittens in the garden. The hotel organised a taxi from the airport to the end of the street (blocked for resident security) and everything from there went smoothly. The cafe/restaurant was good, room small but clean and lovely cool shaded pool surrounded by tropical gardens. They also provided us with breakfast to take with us when we were checking out early. Lovely and quiet but central.

Loved our stay at the Kabiki. Previous reviews were right, this really is an oasis in the heart of Phnom Penh. our rooms were clean and spacious and the pool was wonderful - such a relief at the end of a day exploring in 40c+ temperatures. The breakfast each morning was incredible and we had dinner one evening at the restaurant and it was delicious. Highly recommended.

We spent 4 nights- travelling with our ours and another family. We had 2 "family" rooms.(#5 king+ 2xsingle; #4: 2xqueen +single) a/c in room 5 was amazing-Almost cold at night. Our friends (in rm 4) found the a/c less effective but okay. The pool is large and cool under huge canopy of shade. This is a great hotel, tucked away in on of the most travelled friendly areas of Phnom Penh. I.e. it's close to a whole lot of nice cafes (Artillery, The Shop, Enso etc.) and trendy shops and within easy reach of all of Phnom Penh's major attractions (Royal Palace, Riverside, Central Market etc.) The pool is always cool as it has the Kabiki tree itself (and other beautiful trees) shading it all day long. Wonderful staff, comfortable rooms, beautiful grounds, relaxing pool and nice restaurant. A bit difficult to find and down a street that only allows local traffic, so you will need to "hump" it for 75 yards. Ticked all the boxes for us, however, breakfast did not start until 7 and we needed to be out the door at 6:45.

Just got back home from a round trip through Cambodia. We (family with 2 years old kit) stayed at the Kabiki for a total of 7 nights and are excited about this lovely place! Nice hotel in the centre of Phnom Penh. The staff were really helpful and the room was great. But the hotel took the money out of my account 2 weeks before we stayed there when booking.com said it was pay at the hotel. When we emailed the hotel about it they said it was a misunderstanding between them and booking.com- not helpful. The Kabiki is a great spot to stay in Phnom Penh, its located on a very quiet street which is controlled by security staff as the president (?) lives on the same street & no cars drive up/down it. The Kabiki organised a taxi pick up for us at short notice & also allowed us to check in early. We have stayed here several times it is always our first choice when arriving as it is cool and peaceful with lovely spacious rooms. The main hotel building used to belong to the royal family in fact it is in a gated complex with government buildings further down the road. I can't praise The Kabiki enough. Set in lush grounds, with a beautiful pool and bar area, it is a quiet oasis of calm away when you want to escape the heat and bustle of the city. We stayed at the kabiki hotel for 2 nights and used it as our base in Phnom Penh. It's in a quiet part of town which made relaxing by the pool lovely. It's also very accessible to the more lively areas. We got a tuktuk from the hotel to the killing fields and s21 which cost 20 dollars for the day. The staff were amazing friendly as were the family of cats around reception. Breakfast was nice and we had a lovely meal there. Would definitely recommend

Nice oasis in Phnom Penh. The pool area was very nice. My room was comfortable and clean. It was too hot to take advantage of the balcony, but if you're there in more temperate weather it is a nice feature. The only thing I want the Kabiki to address is their plumbing. I reported the bathroom plumbing 3 times. The shower drain was backed up. When I flushed the toilet, water shot out of the shower drain. When I ran the sink, the toilet bubbled. We were warmly welcomed to the hotel with a refreshing drink and cold towel by very friendly staff. The room was lovely - 4 poster beds, lots of room, complimentary drinking water. The outside had an oasis feel with lots of trees and a gorgeous pool with seating/lounge area. After the hustle and bustle of Phnom Penh it is a delight to enter the peaceful grounds of the Kabiki. There are a couple of rough edges like the lack of water pressure in the shower or the noise of the trees scraping across the gutters but they are more than made up for by the lovely rooms, friendly staff, numerous cats(note to self; these probably need desexing), shady pool area and laid back feel.

The hotel is in a perfect position. Rooms are very comfortable, clean and nice. Garden and swimming pool are fantastic. Great staff. Breakfast a là carte. Perfect choiche for an holiday in Phnom Phen. You can go to the city centre by foot in 5 minutes.

The trip from the airport to the hotel was fascinating- scooters, tuk tuks, cars going in all directions. Brand new glass covered buildings next to wood and canvas lean-to's, tangled knots of telephone wires two feet wide. We were only here one night but enjoyed a dip in the pool and some games in the bar in the evening. The place is beautiful, lit up by fairy lights and lanterns at night. The rooms were clean and and comfortable. The pool and deck chairs are well shaded from the sun and there is a smaller, shallow pool for children too. Would have liked to stay longer!

My friend and I stayed here for 3 nights. We were ready to move on from Phnom Penh but not ready to leave The Kabiki. Such a lovely place to relax during the steamy afternoons and evenings. The pool and atmosphere was so tranquil. Servive was excellent, such friendly staff.The breakfast selection was great as well. You will not regret booking this hotel for your stay in Phnom Penh. Perfect location to see the main sites and enjoy the night life.

This is a great family hotel. The family room was luxurious with separate area for the kids. The kids loved the pool that was open all hours. The food was very good. We stayed here as the first hotel we stopped at in Phnom Penh and it was fantastic, a little oasis in the busy city center, when you are by the pool you do not realize how close to everything you are. The staff were very friendly and the food was fantastic and very reasonably priced. I completely recommend this little gem, its perfect.

Such a lovely place. The staff are absolutely wonderful. Everyone is so kind, welcoming and helpful. Despite being only blocks from a busy part of the city and walking from the main sites, you can hear nothing. It is quite and peaceful. We had a lovely stay. The beds were comfortable and the food exquisite. If traveling with a small group or looking for a romantic get away this is the place.

The Kabiki is not a well known property and we had to go in cirles to find the place as its tucked away from the humdrum of the city. Infact its next to the prime ministers house with very strict security. We could not drive in with the car but had to ask the hotel guys to help us with the luggage and walk 300mts to the property. I loved the pool area & garden of the hotel, it was very peaceful & safe. My room was clean & comfortable if not a bit small. While the rooms are not very sound proof, the vibe of the whole hotel makes up for this. Staff are friendly & I was happy to see decent wine on the menu! I would definitely stay there again.

Unfortunately on arrival in Cambodia for our honeymoon we were mugged whilst en route to the hotel. Clearly shaken and upset by the whole incident the staff could not have been any nicer. In particular Rotana. He escorted us to the police station so we could report it and get a police report. He stayed with us for over 2 hours and translated everything. His English was great. They said when we checked in that they offer comparable prices with breakfast included if you book directly with them. The Kabiki hotel is a charming hotel set in lush gardens in the centre of PP. the rooms are decent sized and well decorated in traditional crafts and some modern art. A family of five, we arrived at the Kabiki and were welcomed with drinks and cold towels. The Deluxe Family Room had two king sized beds and a sofa. It was spacious and well equipped with a flat screen TV, DVD player, mosquito nets, a safe for valuables and a kettle. Kabiki hotel is situated just behind the Royal Palace in the city great location and the tree covered gardens offer shade all day, the pool is not over large but serviceable. Room was good and found all the staff very friendly, breakfast was ok. $2 tuk tuk ride gets you to most places around the city and $20 return gets you out to the killing fields with a visit to the old jail along the way. Lovely hotel in a large peaceful garden , hidden oasis in a busy city . Restaurant and pool area lovely , rooms are large and clean. Only downside is hotel is on a small lane that vehicles cannot get through, only 100 mtr walk to hotel from main road .

Loved this boutique hotel, thought it was great value for money. Stayed in a Family Deluxe which had bunk beds in addition to two queens and a single. Simple decor, not super luxe but clean and fairly stylish. Decent food, breakfasts are nice and lunch was good. Large pool and kids pool. Loved the cats wandering around! Our family enjoyed 2 nights in one of the rooms on the ground floor. The whole place was clean, safe and we were very well looked after by the staff. It is family, friends and couples friendly. The pool is great and there is even a shallow one where toddlers can splash while parents enjoy a drink. The 3 different set breakfasts are very tasty.

Staff were very welcoming and our room was lovely, I think we paid 35e for the night not including breakfast. Didn't get the chance to swim although the pool looked green, not 100% why this was. It's like a secret get away from the city... very relaxing after a day of touring. Even though the food in the restaurant wasn't great (nicer restaurants close by) I still give this place 5/5

This could be a very good hotel with better management and attention to detail. It's situated along a closed road because of proximity to government/vip buildings, so after being deposited on the pavement at the end of this road by the airport transfer minivan (arranged by hotel) we had to carry all our luggage to the hotel 300m away. We arrived for a three night stay at the Kabiki after flying down from Siem Reap. Phnom Penh is a much busier, hustling, bustling city compared with Siem Reap and the Kabiki is a little oasis away from the clamour of PP. We stayed in the kabiki in four days and that was four awesome days. The hotel offer a pool, great breakfast and a smiling staff and much more. The rooms was very clean and comfortable. It is located on a small closed road. I personally really like this hotel and will definitely recommend it to others. Four stars from here

Quiet hotel in a lovely garden with pool. We stayed two nights to discover Phnom Penh (Wat Penh and King's Place) and surroundings (Killing Fields). Everything is reachable in an easy and cheap way by Tuk Tuk.

Loved staying at the Kabiki. Pool area is lovely, good and cheap options for dinner if you choose to eat there. Comfy bed with mosquito net. The location was fantastic, walking distance to the popular street 240 which is full of nice shops and cafes. We walked to the royal palace and river front from the hotel too. The hotel is in a private street so its nice and quiet and safe.
