The rooms were neat and clean. The location is right on the beach, near town and shopping. Our son lives in San Pedro and he recommended Caribbean Villas. Food was great. We also rented a golf cart at hotel office. Good prices on all accommodations.

My friends and I take an annual dive trip all over the world and this year was a special one as two of my friends celebrated their 50th! We had 32 people in the party in which a little over half were divers and other half non-divers. I stayed with a large group to celebrate a friends birthday and the resort was very accommodating. They hosted a fun party with dinner, a DJ and cake for a very reasonable price. The air-conditioned rooms were clean with plenty of space and a fridge. The water pressure on the 4th floor was not very good so stay on the 1st or 2nd floors. My husband and I wanted to get away for a week, and after looking at websites and talking to friends who have a house on Ambregris Caye, we found Caribean Villas. I went back a second time for a week as I really enjoyed this hotel. The food was excellent. The rooms were bare bones but very comfortable with a nice deck overlooking the beach and water. The staff were very friendly, accommodating and the place was peaceful and well laid out a short 10 minute walk up the beach to town.

I came with a friend for a little R&R and we had a great time! The room was small, but very clean with an eco-friendly simpleness that I appreciated. Service was non existent. Rooms were not clean. They advertise that they provide all kinds of services but really just give you to the most expansive place or something owned by "Pedro" who also owns the hotel. FYI, the only events they suggest are ones that they get paid for or that Pedro owns

Spent time in Belize recently. This place was awesome. Nice staff and the beach view was spectacular. Rooms were like the rest of the places I've been in San Pedro: clean and simple. But that's how the island is. Relaxed and easygoing. Would definitely visit and stay again.

This is a very well kept calm and quiet resort. Service was excellent. Joel and Karla at the front desk were awesome genuine caring people willing to try to make your vacation as comfortable as possible. Paul from management was extremely nice also. We always come back and stay here because it's the one place where they always remember us. It's a comfortable, clean, friendly and helpful staff kind of place. They help with golf cart rentals, tours and trips and water sports and always with a smile. The food is really good and the menu has something for everyone, even picky kids. You have to try the "Panty Rippa" adults only :-) Can't wait for our next trip here!

The hotel is a common place in beaches, it has a nice garden view , the rooms are basic regular, standard nothing special, except for the balcony. The rooms ar not properly cleaned every day, cleaning its quick done and you perceive this in the bathroom, there is alway a sewage water odor in the room. The rate we had is high according to the servives and ammneities in the place.

We stayed in a suite (11). Room was quite large with kitchen and 2 baths but dated. Kitchen sparsely utensiled. Rooms were very clean and maid service was excellent. Son was getting bug bites on his ankles at night in the small bedroom. Toilets empty very slowly. Room was always quiet. Biggest issue was that only the largest bedroom had air-conditioning. I have been in January 2015 again in January 2016 and most recently in June 2016. Since the first time we went we fell in love with Belize, the atmosphere, the people, scenery and the weather! Really liked tis little resort that has its own dive-shop counter on-site. Very clean and comfortable rooms with AC and calble TV (if a bit darkish) with nice balconies with sea-views. Ok bar and restaurant on the site which are a bit costly but other options cheaper options available on the beach and withinn 5 minutes walk (towards downtown which is no less than 20 minutes away). I arrived at the villas after a three week firefighting deployment to Belize. As planned I was looking for a tropical paradise where I could unwind and take part in some scuba diving. This was my third stay at the villa and we will go back. Staff friendly. Enjoy the walking distance to San Pedro and the eating experiences. It is my favorite destination! All the excursions are easily booked right at villa and picked up right at the dock.

This hotel is the best location in San Pedro. It is within walking distance to all my favorite bars/restaurants, but is far enough away to feel relaxed. The beach is amazing, with maintenance done daily to ensure it stays clean and pretty. We LOVE the 4-story water slide, and the breakfast menu is fantastic! If you just feel like chilling, the bartenders are friendly and there is always someone to join you in a drink. Rooms are well priced, new, and extremely clean. There is also A/C WOO HOO!

I visited this resort for the day while staying at the sister property Pedro's. This was a very easy no hassle sharing opportunity. I was allowed to stay all day and run a tab back to my hotel. Snacks, drinks, excursions, free wifi....a very nice little day on the beach with full access! I did not stay here so cannot comment on the rooms.

Worst experience in San Pedro hotel. Paid $120 for a small room which didn't even had hot shower, TV remote and booked it online for a matrimonial bed which ended up being just 2 small beds put together. Stay away from this hotel. I bet there's better and cheaper hotels out there

My wife and I snuck away from the kids to celebrate our 10 years anniversary. We were a little hesitant about going to San Pedro - or Ambergris Caye, but we called this property and spoke with Paul and he answered literally every single question we had and then assisted us with the travel plans. The suite was wonderfully prepared for us newlyweds! The view of the pools and the Caribbean sea was exceptional! They have friendly staff. The waiters at the restaurant were professional and the food was delicious! Definitely will return sometime soon!

We love this place and plan to be back again soon. The location is ideal: short taxi from the Water Taxi drop off, beach front, and right next door to a great restaurant. The rooms stayed cool which is a huge relief in the Belize heat and humidity. Even the decal stayed cool most of the day. Paul and the staff are outstanding and we highly recommend them!

The slide was a bonus I didn't even know about until I got there. Two pools was a bonus and was nice if the other one had kids in it. Bar and food were great. Walking distance to everything. Staff were quite helpful. The room was decorated very nicely upon arrival. Felt like a cruise ship.

The staff were very nice, it was very central and convenient for the airport. Everything definitely needed a bit of a re-vamp. The bed was 2 singles pushed together. Good to walk down the dock outside.

Very recomendable hotel in the beach of San Pedro, not far from the town centre (walking distance) but enough far to avoid the very noisy cars in the island. The staff was very professional and nice, the maintenance of the hotel is good and the appearance is clean. The rooms are basic but correct, appropriates to make the stay confortable.

We absolutely loved it here. The location was perfect, the room was just what we needed...but what helped divide caribbean villas from the other places were their staff. Their front desk, bartenders, servers, maids, you name it, were above and beyond. It has changed over the years. Many years ago it was small with a little tower bird blind in the back and very peaceful. It is still separate from the noise of the main area of San Pedro. You can bike or golf cart to get around and it is a good place to stay if you will be gone for a couple of days on a trip to The Blue Hole.

Staff is great! Rooms are clean. Nicely located. My wallet ( full of cash & credit cards)was retrieved by Richard, the security guard, from the bar. My vacation would have started on a wrong foot had it not been by the honesty of Richard. Kudos to Richard and all the wonderful staff at Caribbean Villas.

I stayed at Caribbean Villas while on a ten day vacation to San Pedro. The resort staff were helpful, pleasant, and very accommodating. There is a long oceanfront pier for easy access to island adventures such as white water rafting trips, Mayan ruin trips, rides along the river, snorkeling and scuba diving. A nice location about a 10 minute walk to town along the beach, and less than 5 mins by taxi from airport. The Staff were extremely helpful and accommodating, cannot say enough about them from the front office, to bar/restaurant staff, and even maintenance in resolving an issue. Stayed here for nine days throughout hurricane 'earl'. Great hotel. Clean spacious rooms, a bit out of the main hub so quieter than other places we looked at. A nice bar and right on the beach. Open during our stay for breakfast and lunch tho no evening meal which I think is a mistake, but could be because it's coming into low season right now. Friendly helpful staff. 2 pools, not huge but adequate. Good value for what it was. Would stay there again.

I spent four night at Caribbean villas and it was great. The staff was wonderful and the Bloody Marys in the morning at the beach bar were PERFECT! The rooms are not fancy, (local hardwood walls and floors) but mine was very clean and the bed was quite comfortable. A really great place and good value!

We researched this resort, looked at the pictures, and read the reviews beforehand. We were so excited to arrive and discover it was even better in person. We were really disappointed with this Hotel. Service and quality was really bad for this price. The sea was almost impossible to swim into, because it was layered with sea grass and the sea grass removal team worked so slowly, that the amount of sea grass was actually growing. Caribbean Villas has had its ups and downs for Sunday Funday but this week was the return of live music and Keith and Dennis did an amazing job. Excellent entertainment, terrific drinks and solid food. The owner hangs around all day and is simply a pleasure to drink with. The dogs that frequent the beach are gentle and fun to play with. I highly recommend Caribbean Villas on Sunday Funday.

This place was exceptional. The entire staff, including the owner went above and beyond to make the trip and wedding a complete success. It would be unfair to single out any individual staff member as all of them made myself as well as the wedding party feel like we were staying with friends. The staff is friendly and helpful and the beach restaurant isin an ideal location, in between the pool and the beach and very close to the sail boat rentals . In addition there iis a facility for arranging diving tand snokling and trips to get he reef near by.

Caribbean Villas was the perfect level of comfort at the best possible price. Its location near the center of San Pedro makes it a convenient location, just a 15 min walk. There are a number on f activities offered, like sailing, paddle boarding, and yoga (in high season). The bar offers beautiful views of the sea and the bartenders very friendly with great customer service. Paul at the reception is exceptionally helpful.

Great people, good food, awesome room, would absolutely love to go back! There was a taxi pick up waiting for me at the airport, quick and easy check in, and my room was the ocean front casita. Full service kitchen, TV, nice bathroom/shower. Dive boat picked me up right from the dock out front, easy walk to the local store for food to cook in my room. Bicycle to use for exploring San Pedro, good food and drinks at the bar/restaurant. I really liked the Caribbean Villas Hotel.

Loved our stay at Caribbean Villas. We stayed on the building where the studios are and they are rustic. The rooms make you feel that you are in an Island. The AC worked well, the view was fantastic and beds were comfortable (two twins together tho). The bathroom may use some upgrading but overall the rooms are all you need. The food at the restaurant is expensive, but awesome. We didn't have a single bad plate of food. Overall, we loved everything there and the people make you feel at home.

Even though tourists were sparse, the staff was still upbeat and consistently friendly. From the guys who raked the grounds to all the office staff. We stay in one of the suites. Air conditioning was iffy at times, but the staff responded quickly to it going out. Had good breakfast and lunch menus at the onsite bar / restaurant. Be prepared to walk down the beach to another resort fro dinner.

My husband and I stayed in Villa 1 right on the beach and could not be happier with the room and incredible view. We had a few hiccups during our stay which included having the refrigerator replaced (didn`t work) and having no water (was fixed by maintenance quickly). We were very happy with our stay at the Caribbean Villas. It was the slow season so almost had the resort to ourselves. Beautiful views!! The staff made our stay!! They serve breakfast and lunch on site and several places to walk to in the evening. We were sad to see the slide was taken away by the hurricane.

Beautiful setting a little out of town. We visited just after the hurricane so there was a little damage to the dock etc.. but we still could not fault it. The service was good, food was of a decent quality and the views from the balcony were incredible. The room itself is nothing fancy but I believe the simplicity keeps up the quality. It is also handy if you are going on a scuba or snorkel trip as some companies will pick you up directly from the dock of the hotel.

We were terribly disappointed with this resort. The resort is in two parts, on either side of the main road. One side is oceanfront and has the pool. Despite a nearly empty resort during low season we were given a room on the lagoon side, directly next to the restaurant. Our room was old and smelled strongly of mildew and damp furniture. Next time I would like to have grapes served to me while I lay by the beach. lol. The food at the restaurant was great and never had any issues with the service. Especially when my friends went fishing and they brought back plenty of fish for the restaurant cooks to prepare for us at lunch. It was a hug platter cooked three different ways. I booked this hotel at the last minute and they gave me a really great rate. I was surprised to find our room has an oceanfront balcony with the greatest sea breezes! Our hotel had a really nice beach -- one without a seawall which you have to be careful about when you book hotels on Abergris Caye.

Another great stay at Caribbean Villas in San Pedro. We keep thinking about trying another spot but the kids always want to come back to the villas. We prefer the villas to the hotel rooms when we are there with the kids. They are clean and well equipped and the views out to the water are lovely. The sailing school is awesome for the kids and there are always lots of other children to meet up with to sail and swim or play on the beach. The staff is super nice and accommodating. Good food. When I travel I look for the best hotel in the best location, that has everything I need, for the best price. This was that hotel. I had a ground floor room with a small deck, ocean front, right near the dock. I loved seating on my deck in the morning having my coffee. They have a outdoor restaurant on the beach, that was 40 steps from my front porch. I ate there once. Visited and stayed at Caribbean Villa's for a second time. Its still a great, clean, well priced resort. Great views and having the restaurant so close is a bonus. The staff are friendly and helpful and helped me book a few trips and arrange diving. Hiring a Golf Cart is advisable though as it is a bit of a walk into the main town area.

I love this place and can't wait to go back. Great beach, awesome location, friendly staff, and fantastic food and drinks. You can walk everywhere or rent bikes right on site. Rooms are cute clean and most have ocean view. And the rates are reasonable for all you get.

Great staff and a really comfortable, clean place to stay. we've stayed in 3 different hotels on the island and this is our favourite and is certainly the best value we've found. Also nicely placed if you want to sample the rest of the island's offerings.

Would highly recommend this resort. Right on the beach! Every room has a view of the ocean. Rooms are simple but very clean. Great location! Can walk the beach to several restaurants and bars. Quiet at night. Cant wait to go back!!!

I am from Atlanta and This is my forth trip to the island and second stay here. The Villas provide a great floor plan for families. We stayed in unit 11 which has a master suite, a second private room with a twin and a third twin bed not private. This hotel overs two great pools, you are just steps to a breathtaking beach, and very friendly staff. Walked in and don't want to leave already... Staff were lovely, the hotel was more that I expected.... The views are a dream!!!!! And the hotel are dog friendly. BBQ on arrival and a drink. More than meet our needs.

The hotel had nice rooms with a refrigerator. The air conditioner was working but a friend of mine had a problem - they just had to change the fuse. It is right on the beach and it well kept. There is an outdoor restaurant that has very good food - low to average American price. Beds were comfortable.

Caribbean villas is an amazing hotel,its on the beach and you have access to everything and the staff are amazing and look after you.If your going to come to San Pedro I would advise you to stay here,its a beautiful place.

It's convenient to have the bar on the beach. The rooms are very clean. Very close to town and local businesses. The food is good. The staff is extremely friendly. I would definitely recommend this hotel and would come again!

Nice view on the beach. Friendly bar tending staff. This hotel has good accommodation. There is a really great atmosphere and everyone is always really enjoying themselves. The two pools are nice! Would come again!

Clean, simple hotel with very helpful staff, nice bar with great food, awesome bar at the end of the pier. They were really helpful with booking day trips, Glenn at the bar was super cool. I'd definitely recommend this place.

Set back off the road and backing straight on to the beach the Caribbean Villas was a joy to stay at! The staff were some of the nicest people we met on the island, rooms were lovely and breakfast was the best meal of the day. They arranged all our trips and took great care of all our group of 14 there for a 40th bday party.. Good times.. Highly recommended. :)

Came to Belize for a birthday weekend, and stayed at this special spot. The staff was incredible and did everything they could to assure we were comfortable with great fishing and dive trips. The beds were comfortable, and nice hot showers. For the price it was an excellent value. Only comforts missed were the actual key door locking from inside and out. The hotel was good and the staff was great. No complaints about the room. The problem with the place is the owner. I believe his name is Peter and his favorite word is the f-bomb. The more he drinks at his bar the louder he gets. I was there for a week and one example was last Sunday when they have their Sunday beach barbeque. My stay at Caribbean Villas was wonderful! We loved the environment and it was a great place for our family. They have 2 pools and one of those pools lights up at night. My children loved it because they could stay up late swimming. The staff were very friendly anything I need it they were always there. We loved our stay at Caribbean Villas - the staff is incredibly nice and helpful, as is the owner, Peter. The location is fantastic, as it is walking distance from some great restaurants and locales and the dock from which you can get ferry boats. Stayed here 3 nights in October. Room was great. Restaurant with amazing views. The Sailing club has Lasers to hire which I found in top condition. Also got some Laser tuition from Andy which was first rate. On Sundays there is a grill and a band playing all afternoon.

I don't have a hotel comparison in Ambergris Caye, but from what I noticed, there weren't any luxury hotels so I'm going to base my review on that note. The hotel was in a good location as it was right on the beach and pretty close to everything. Tours could be booked from front desk and many water adventures had pickup at their dock.
