After a business trip in Melbourne, I decided to stay in the city over the weekend and choose Oaks on William after reading good reviews on Tripadvisor. True to the positive reviews I read, the hotel looks new and clean, and has friendly reception service staff who were willing and patient in answering all your questions. The rooms are not huge but clean!! and perfectly formed.You have everything you need including a full size fridge and kitchen. Close to the markets, CBD, and a perfect spot for a footy lover. The free tram stops right out the front making everything just that much more convenient. Its a great place to stay.

I bought my daughter here to Melbourne as a surprise for her 15th birthday. We wanted somewhere central, easy to get in and out of but affordable. Oaks on Williams was awesome. Very friendly and nothing was too much trouble. I would highly recommend them to anyone. Thank you for making our stay so memorable, a treasured mothers memory. Hope to return again.

We have stayed in Melbourne a few times before where we have been happy with the accommodation. I perused plenty of popular hotels in Melbourne through various websites and found Oaks on William to be very competitively priced and the closer you get it seems to lower by a small amount. Arrived 2 days early for a bit of R&R before a week of work. The hotel is amazing central, clean modern and fresh. Staff are welcoming and inviting. On our 2nd day after a morning of shopping headed back for a rest only receive a phone call from family which cut our visit short. Anthony and Alina were incredibly helpful and I was so appreciative of the genuine compassion shown. Thank you so much and we will definately return for a much longer stay! Very highly recommended!

Oaks on William is in a perfect central location to some of Melbourne's finest attractions such at Etihad stadium, Queen Victoria Market etc. The room itself ideal for a short term visit to Melbourne, offering amazing views of the Flagstaff Gardens. We needed a apartment in the city that allowed us to leave early enough to catch a day sailing on the Spirit of Tasmania. Modified bathroom was excellent and access to meals was facilitated easily. Parking was good and there are a number of cafes etc around William St.

Beautiful, clean and luxurious. Great location and staff were efficient and friendly. We got a King room with a balcony looking on o the park. awesome deal on lastminute.com. There was a kitchenette with full size fridge, sink, microwave, stove, oven and dishes etc however we did not use it. Room cleaned daily.

If you need a space larger than a hotel room and with a nice little park in front, view of Melbourne stretching to the docks and good eateries and night life nearby and within ten bucks cab ride from the casinos, this is a great option!

A very modern, smart Hotel, centrally located to the city.. Parking is available at a cost of $20 per night. The room was very nice and had a kitchenette, with microwave and full size fridge, as there is no restaurant or room service facility's at this hotel. Great price for an inner city hotel.

Modern, spacious, clean and good value can be a rare combination in Australian cities, but this one ticks those boxes quite well. Got to stay on the higher level of this apartment and it was awesome as there were views of Melbourne CBD in every room! Rooms were clean, spacious and toiletries were provided. Apartment came with 2 bathrooms, 1 with bathtub, the other with a standing shower which was quite cramp to turn around in. Full kitchen utensils with a big fridge but the stove area was very greasy. Checking in: My friend and I flew in from Sydney and stayed at Oaks on William for 4 nights, 5 days. We booked the most basic, un-serviced room through Hotels.com for an amazing deal, only $550! However, when we arrived reception told us we did not have a booking. We visited for 5 days. This is a good location to stay, tram stops right outside the venue both for the circular route (30/35) or the north/south route (55), also right on the train station so very good for getting around to the further out locations and suburbs. Also very close to the Victoria market which is certainly worth a visit. Most central places are walkable in 20-25 mins or so if preferred. Stayed for 3 nights, I was in a studio with kitchen. Room was of an excellent standard, spacious and very clean. There is no in house room service which was the most disappointing thing for me. Great location, across the road from flagstaff train station and trams available right at your door.

Stayed for two nights in a studio apartment - was very spacious and equipped with a great kitchen (handy if you are preparing meals). Requested two single beds as was travelling with my brother - this was not a problem and all organised upon our arrival. Modern bathroom with a great shower and hair dryer. The room had a modern fit out which reflected the funky Melbourne culture. Looking forward to my next stay at Oaks on William.

Booked a great room on last minute.com with a fabulous rate after another local hotel failed to provide care for their customer. Very comfy bed. Unfortunately the room I occupied was not private and I surprised several office workers 2 meters away with an eyeful after stepping out of the shower :-((((

Oaks on William was a great place to stay, check in was friendly & quick. Internet was at a small charge but with no problems. Room was extremely spacious. My only recommendation would be to have a room that over looked the park rather than Office Buildings. A small walk in to the Melbourne City Centre but definitely worth it. Will definitely stay again & recommend.

The hotel looks fairly new. Its very in date and stylish. The room was really nice. The service was also outstanding. Its also right in front of a Tram stop so its easy to get to and from places. If i go back to Melbourne I can see myself staying there again!

Stayed here for 5 days during July, the hotel was easy to find. We were able to park in a ten minute waiting zone out the front of the hotel whilst we checked in. Melbourne is where us Aussies go for a tram ride. The free tram is right outside the door, central to the mall, china town, train, markets ect. The bed is a true kingsize, no the twin ones zipped together. Gym on site and you can select the type of view you would like. I've stayed here a few times when travelling on business. Rooms are always clean and bed comfortable. This time I specified a park view room and it was worth doing as some of the other categories have a view of only the office block straight across the lane and the sound of the garbage collection in the early hours is a bit off putting. This is an average hotel conveniently located close to shopping , cafes and restaurants. Tram station is just outside the hotel. Two cafes are located adjacent to the hotel. Pleasantly surprised by the quality and location of this hotel. Friendly and helpful staff, we were booked for two nights and due to a bit of a mix up with our booking procedure we were offered free internet and an upgraded room. I recently stayed at this apartment hotel for 5 nights on business. I was accommodated in one of the studio apartments which unfortunately had an uninspiring view of the office block behind. Nonetheless the apartment was comfortable and well equipped with a kitchen complete with refrigerator, dishwasher, hot plate and microwave oven. This is the third time we have stayed at Oaks on William. We find these apartments are just what we require when staying in Melbourne. They are close to the Queen Victoria Markets and also to transport and other venues in Melbourne. We have walked to the MCG and Etihad Ovals for AFL football games, but trams are close by if you prefer to travel by these. Stayed there for circa 3-weeks on business. Staff & cleaners were consistently excellent throughout my stay & catered for all my needs. This was a part business and part holiday stay and the location and proximity to the excellent Melbourne public transport made the Oaks on William a great location. Hard to fault the Oaks on William. The entrance and front foyer/reception is very small and unassuming but the room was the complete opposite. Spacious, modern and very comfortable - and clean. King bed also very good. And the room was very quiet which is also a plus. Definitely recommend this hotel to anyone. A short walk or tram ride to the heart of the city it's also in a good location.

This was my second time staying here. The rooms are spacious and very comfortable. As we were on a budget this trip we opted for a studio room without a view. Greeted by friendly reception staff. Such an enjoyable stay that we will return again. Within walking distance to city centre. Great views from balcony. We had a 2 bedroom apartment on the 30th floor. The room offered sensational views of Melbourne towards Docklands and Etihad. There was very limited information about the hotel facilities (eg gym) and nearby services in the room - this wasn't helpful for our later check-in. Fortunately there was a Dine-in menu available but not available 24 hours - prices seemed reasonable enough. Overall the apartment was clean and served our purposes for the duration of the stay.

Stayed in Melbourne at oaks on William in a park view room . It was very clean and the kitchenette was a great bonus , everything you needed. The view at night was just beautiful. Onsite parking was good . The staff were very friendly and most helpful with directions. The free tram was just outside. Great place to stay as are with all the oaks hotels I've stayed in.

I have stayed at Oaks twice since my last review. Each time I have been very happy with the location, amenities and level of service. I don't pay the extra $15 a day to get the rooms with a view so I get the back rooms which overlook an office building and some residential high-rises, so they are very quiet. The hotel is good. Staff are courteous and helpful. Internet is free for guests, with password. The location of the hotel is very good with trams on one side and beautiful parks and gardens on the other. Close to the mint. good to walk and find convenience stores for general items. Great stay with very polite customer service. Stayed here alone with a large self serviced apartment to cater my every need. Very close to the CBD with easy tram access. 2 nights @ Oaks on William...& loving it! We upgraded our room for a mere $15 per night. It wss well worth it. The Flagstaff garden views from the 18th floor are spectacular - especially @ night. Booked into Oaks on William for a one night stay at end of week around Melbourne. We were given a room on the 32nd floor and my husband doesn't like heights. After looking at the room we decided to go back downstairs and ask for a lower floor. The staff member (didn't get her name but she was very close to having a baby) was so helpful and immediately sorted out a lovely room on the 9th floor. Stayed just one night as we were meeting friends for dinner and didn't want to drive 2 hours home. Great place! Really convenient to where we were eating that night ( sheer coincidence but husband wants to take the credit for great planning!) Bed was really comfy and there was a kitchenette. Location gave easy access to CBD with free tram system outside door. Rooms well presented clean and spacious. Kitchen had everything and if you need anything for extra guests - staff were prompt and very obliging. We will return.

Stayed a week on a business trip. Friendly welcome at reception on arrival with helpful advice on nearby convenience stores and the free city tram service just outside on William St. Upgraded to a park view apartment on the 10th floor which was just the right size with a great view. Oaks on William St an excellent place for extended stay in the city. The rooms are very spacious with a dining table, fully eqipped kitchenette and large shower/bathroom. The room I booked was overlooking Flagstaff garden which was pretty nice during daytime. There's also a balcony with a couple of chairs which would be great for warmer days. Room 1301 had plenty of space for two. Every room has a little balcony, even if the cheapest room option overlooks other buildings it's nice to have the option of fresh air. A park view must be lovely for $20 more. We only stayed one night but I could have happily stayed more. We returned to Oaks on William for our annual Queen's Birthday 'staycation' in the City. The price, location, cleanliness and general amenity of the rooms means we wouldn't stay anywhere else. With the free tram stopping right outside the door, this hotel is handy to anywhere. You can easily walk to Hardware Lane (location of many great cafe's) and most other areas. Flew in from Perth on Saturday of the AFL GF at 5:15am on the horror red-eye. Went straight to the room, utilised the block-out curtains (highly effective!) and slept like a log. So good. The bed was extremely comfortable. Everything was spotless and modern. The MCG was a quick 3km walk away, didn't take long. Shame about the umpiring. Would definitely stay here whenever I return to Melbourne!

Clean and modern, adequately decorated and equipped hotel in central Melbourne. Works both for the business traveler and the visitor. The rooms are simple but nice. The beds are comfortable. There is a small gym with enough equipment for a 30-60 min morning exercise. Only the 30 minute limit on free wi fi kept me from giving this hotel a five. Really nice, modern accommodation with a kitchenette. Wonderful little coffe shop attached. Really good it Italian restaurant next door. Great location, near everything. Friendly and helpful staff. Great place to stay. Highly recommended.

We stayed there for 4 nights. Room is spacious with nice parkview. Good location to city tram stop. In the first day, there was fire alarm, and smoke in the corridor, of course we left our room immediately. While we were finding the exit, one of the staff pointed to us. Spent the weekend in the city and this was a great central location. Close to the City Circle tram which makes travel around the CBD easy and free. Close to the Vic Market and far enough away from the really busy parts of the city so it was nice and quite at night. Lovely big and comfy beds and nice views from the balcony over the gardens. Friendly and helpful staff.

Just checked out from our 2nd visit & we were disappointed. The cleaning was below average, the cord is missing from the iPod/radio making it useless & the battery was low on the safe which beeped to tell us every hour for 4 nights. We reported to front desk but no one came to fix this (Rm1508) HOWEVER..we love the location, the tram out the front, the decor & the balcony. Our first stay here (May 2016) was amazing...this was our 2nd.. We are about to try our 3rd stay again this weekend.

we stayed at level 32 and 34 and both rooms had really good city/suburban views. reasonably newer rooms for a reasonable price if you want to stay in the middle of the city. parking is expensive if you got a car- hotel $25 per day or 5.50/hr on the road outside, night free.

"Underwhelmed" by the one bedroom apartment we stayed in. The bedroom was cramped and the lounge in the in the apartment was so small and hard, two people could not sit comfortably. Nothing like the apartments we looked at on the website. Very disappointed in the overall experience.

We stayed here for a week as part of a flight / hotel package. The room was a studio apartment and was big enough for our needs. The decoration was a bit weird, especially the concrete roof. The hotel is handily located at the top end of the CBD and still within the free tram zone, with a tram stop outside the hotel. Pros: Really good views from high floors, clean room, early check-in is possible, elevator is fast, the room is big! Located right next to flagstaff garden and 1 minute walk to tram stations Cons: STOP pushing us to check out. We know and we understand that it is the policy that guest have to check out by 10am. A 10 minutes~15 minutes breather would have make us happier.

We transferred to this property from another hotel because we nees to stay close with Victoria Market. It is convenient to anyway into city area. Perfectly located for the CBD but nothing else going for it. No lobby, no meeting place and the room that I was allocated was dirty. Carpets, bathroom and glassware were filthy, bed had a major sag and the fridge was dirty. On requesting a room change I was told that they would do a VIP clean and change the bed. Stayed here for two nights mid October. Stayed in the 'Studio View' and the room itself was fairly good quality, however a small amount of maintenance items let it down. The bathroom sliding door wouldn't close all the way, just needed a bit of adjustment and the walls had a lot of scuff marks on them. Don't have a bad word to say about this hotel. We were on the 17th floor park view facing and the views were amazing ! Such clean and spacious rooms. Staff very friendly ! Get free wifi for 30 mins each day or u can pay to get it fails but that was expensive. Also parking at hotel is expensive but very secure. Will definitely return

Pretty good. Staff very helpful and friendly. Bed is comfortable and clean. The room has been serviced already unlike the one I had in Sydney. The bathroom is clean and modern. The AC works. The studio room is small but that's ok for me, I'm out all day. My main issue is that I'm on a camera shoot and need to plug in battery chargers, a computer etc, etc. There's only one plug near the desk and it's by the bed! Guess this is for tourists.

Adequate accommodation and good if you are fit - for walking to and from City. If not there is a tram stop right outside the door. Cleanliness is not great but everything is there. Gym and laundry services (do it yourself). Room servicing doesn't exist on Sundays.

The room was basic by way of what you would expect from a hotel @ <$150/night. Pro: the $10 per day parking option at a nearby parking lot was fantastic! Con: not enough toiletries provided and a max of 30mins wifi per night, like really it's 2016, wifi is a basic expectation of any modern traveller. Would say this hotel does the job(if you are there to shower and sleep)

Good location. Clean, neat and comfortable. All staffs were very polite and has good soft skills at the desk including the cleaning lady on the 8th floor. Mr Krishnan and Mrs Paramjit has gone out of the way to help and assist me. All desk staffs were very willing to give directions to places I needed to go. I have no negative comments. Everyone was kind and very approachable.

While the location was good, I really wished I'd booked elsewhere for our one night stay in Melbourne. Our room was a $200+ 'studio apartment' but looked nothing like the photographs on the website. It was large but dark, with the only window facing other skyscrapers (no view). This is the second time we have stayed here. They have a range of self catering rooms. The hallway carpet is a little dingy however the rooms are lovely. The rooms are serviced every second or third day or upon request. The free city circle tram stops outside though you can jump on any of the teams for free if staying in the free cbd precinct. Opposite Flagstaff Gardens Definitely love this place and will be back again

The room is very big with its own kitchen complete with cooking utensils. The room is clean and the bed is very comfortable as well. The hotel is conveniently located with train and tram within walking distance. The hotel reception also guided us to the nearby restaurants during checkin. Overall a fantastic stay.

Nicely laid out room and clean and fresh. My only grip is my balcony was only meters away from an Office Block that looked directly into my room. Had to have blinds closed all the time. Good restaurant on ground level for morning breakfast with great coffee.

Really nice place to place . Handy to Victoria markets and free tram outside front door. Apartment was quite spacious and good views. We liked 2 bedroom apartments. It had big window on side of unit which had uninterrupted views of markets and surrounding suburbs. Good verandah. Good size kitchen and good size rooms. We liked the location of the Hotel, opp. a park with free tram service but for breakfast we were sent to a eating place (don't call it restaurant) next door called "La Stradda Caf├ę". It as a very dirty place, the floor never cleaned - I was surprised that the Hotel Oaks has a tie-up with such a place. The staff at the reception was friendly (most of them) but they could not help us with the non-existing WiFi, even after payment. The Mini-bar was empty (don't they trust their guests ?)

Friendly staff, not extraordinary, but it was very busy when we checked in. Great location. Convenient location. Minutes to Victoria market, RACV and a walk to the city center (CBD) Free tram zone. Modern room, comfortable bed, with kitchen. We requested a higher floor when we booked, before we arrived and at check in and they could not accommodate us. The views from the 12th floor were magnificent from the veranda. Great value.

The location is really good. Walking distance to the riverside and Federation Square Room is spacious, but they do not provide slippers. Wifi is only free for 30min, You have to pay for it if you need to use it longer.

This hotel is clean and safe and quiet with large attractive rooms and modern bath. Mini kitchen is nice for short stays but could be challenging if you really planned to stay and cook regularly. The hotel is conveniently located on William St - just a short walk to numerous restaurants and other Melbourne attractions. The room we stayed in was comfortable, spacious and quiet. A couple of downsizes are the cost of wifi (not an issue for us as we used our own much cheaper mobile data) and the Credit Card surcharge which we avoided by prepaying accommodation with an online booking company for the same rate without a credit card surcharge.

Great hotel! Perfect location, close to trains and trams (but the train station next door closes weekends). Within short walking distance to the queen Victoria markets and the city centre. I would recommend this hotel to anyone looking for somewhere close to everything.

I'm currently staying in your hotel. Hotel facilities are good, however I'm given a king size bed and a single bed for 2 adults and 2 child ( age 5 and 8) and I'm told it is considered triple sharing +1. Previously I've mentioned I wanted 2 queen size bed. Now I'm told that I have to pay additional for that. Very nice hotel, the beds are cozy and comfortable and the staff are friendly.. Some people say the concrete ceiling looks disgusting, however it's pretty obvious that it is a design feature and I really don't understand why people are complaining about it... Overall great experience and I would recommend this hotel when visiting Melbourne!
